Property Ratings at Asbury Flats
I lived here for over a year and a half. You can't beat location. It's so easy to access the highway or any other parts of town. It's right in the heart of Wesley Heights, with beautiful areas to walk along the greenway, through the neighborhood streets or in the parks. Super close to Bank of America Stadium. Great view of the Uptown Skyline if your apartment is facing the parking lot. Currently great management. DeWayne, Building Manager, is top notch. Very responsive and professional. Super helpful. Before DeWayne took over, getting a hold of management was almost impossible and upkeep of the facility was sub-par, but now he has really turned it around, updated finishes, cleaned up ammenities and social areas. After my wife and I got married, she moved in with me here since they were flexible on my renewal rate, which was also a blessing. We lived here together for 7 months married, until we bought a house. We were both very sad to leave our first married home, Asbury Flats, but we're also excited for our new home and what's to come. If you're interested in AF, I'd call and get a hold of DeWayne and he'll help you the best tha the can.
No absolutely not. Visited here and it was horrible. You live next a highway so it’s noise pollution. Dogs bark a lot, mail room smells of pee. Halls floor had trash. You have to pay to park, pay to use the washer & dryer in UR unit!!
PRICES change like crazy so don't expect to pay for what u signed
I will not renew my lease, can’t wait to move out. Terrible experience here, too many to count, so I’ll mention a consistent issue for the last 2 years and two other important issues. - A consistent problem here is loose trash in the breezeways almost every single day, and smells like urine by the mailboxes. Almost EVERY single day. Disgusting. - From the very beginning, the unit clearly was not maintained or cleaned for a long long time. Thick coats of dust on every fan, coats of dust on the air filters, a layer of black dirt on the window sills, carpet that smelled like dog (I had to literally pay a company to come clean the carpet my first day there, so glad I didn’t have to pay a deposit for this place!), a clogged tub, an entire room of outlets not working, chewed baseboards, and a rusted kitchen sink drain with the disposal not working. On day one of move in. - Lastly, a new company took over this complex in late 2021, and now are charging extra per month just for the washer and dryer that were ALREADY in the units when built like 8 years ago, and also charging extra monthly now to park in the complex lot where everyone was already parking for free that live there. Not worth what they are charging, not renewing.
This once beautiful complex is now unkept and untrustworthy. New management has turned this place into a dump. My 1 year lease ended on June 2, 2021 and I still have not signed my 6 month contract to even live here, which has now started in August 2021 because there was no one here or access for residents to pay their rent for 2 months!!! Luckily some of us have the integrity to want to pay our bills instead of dipping out of this place that has trashy hallways and parking lots, dog waste bins that are overflowing, missing packages, an unkept pool, car break ins, mold, persons living under false identities, a broken gated door that now allows access for anyone to get in, and a not so good at his job leasing agent. The gym is about the only thing great, but I recently noticed missing weights and a non working treadmill and elliptical. It’s actually quite concerning how sudden this complex turned into a 1 star. You might say why don’t you just leave, but this complex really is in a fabulous location and I still have a little hope that maybe they can turn this place back into at least 4 stars before my unsigned 6 months lease is up.
Was excited to move here but over time realized we were paying too much for the quality of living. For years, old tenants have complained about mold but we over looked that( keep in mind that this community has only been open for a few years). Had mushrooms grow from underneath our bathtub and it took almost a month to get the issue “fixed” Patching the cracks in the bathtub And was basically told it was our fault. There was a lot of turnover in the office So don’t get too attached to who the property manager is when you move in. Not saying don’t live here but keep in mind that the warm months specifically seem to give this property issues with mold.
