Property Ratings at Ascent Athens
The smell of marijuana from neighbors gets into my house very often, even at midnight (although Ascent Athens claim that they are smoking-free). Sidewalks are covered by dog poops. Noisy cars often pass my door and sometimes park there, making the whole house trembling for minutes. To make things worse, Ascent Athens leasing office never help you reduce those bad behaviors. They always come up with excuses such as “your neighbor might need marijuana for medical purposes” and refuse to do anything about them. For the marijuana problem I have to call the police after I tried every way to get help from the leasing office. This clearly enhances the bad behaviors because such people are never punished for those. Finally I cannot tolerate these and decided to break the lease and move out. Ascent Athens tried to charge me as much as they can: fee for breaking lease early, fee for absence of sufficient notice, and rent for the days after I move out. And never expect to get back your security deposit. Also, there are many hidden fees not included in the rent, including pest control fee, trash reimbursement, and valet trash removal, building protection fee, billing fee, common electric fee (to support their own office), water fee and sewer fee. And with all the trash removal fee which is high enough to buy a trash service package with outside company, this community does not have recycled trash service. I asked their manager Julia Pontsler where to throw recycled gallon water bottle, she said you can either flatten it (how?!) or throw it to garbage, because they never recycle anything no matter where you throw your garbage. They also once tried to overcharge my electric bill, and claims that I owe them nearly 30 dollars for just two days, and when I asked them for a precise electric bill from Georgia Power, they cannot present a bill and have to withdraw the charge. Such a dishonest management team! As a conclusion, NEVER rent a house in Ascent Athens, or you will regret.

Hello, Thank you for your feedback. We understand your experience with your neighbors was not ideal, and we are diligently working with these individuals to best enforce our lease agreement. All rental rates and monthly fees such as pet rent, valet waste, etc are outlined in your lease agreement in a detailed fashion, along with a very detailed addendum that outlines early termination requirements. Although you have expressed you do not agree with the clause, we are not able to exempt you from following the requirements of the agreement. The original Accent Athens got purchased by a new company that changed the name to Ascent Athens and the new people are wonderful and responsive to questions. No longer paying a fee for online payments which is nice. Nice new apartments with big balconies and large luxurious bathtubs. I have been here since they opened and nothing has broken or shown much wear besides the normal wear and tear of living. Now that the townhouses are built nearby there is a nice half mile walking loop around the community. Nice barbecue/ pool/ seating/ corn hole game/ gym area at the center of the complex
I moved in about a month ago and the apartment was so clean and beautiful!! I feel extremely safe here as a college student because there are always people at the pool or walking their dogs so you never feel alone. It has an amazing location near tons of food options, publix, and UGA/downtown.

I moved into to Accent Athens about a month ago and I have really loved it so far. I could immediately tell that it has been built recently because my apartment feels brand new. The pool and other amenities have been great so far and everyone that I’ve met within the community has been very nice. I highly recommend when comparing to other apartment complexes in Athens.

I cant say anything negative about this community. I have not only visited but have had contact with the front office and i am wowed by the level of service provided. I have seen some reviews about communication and i feel as if it is unfair to mention this during Athens busy season and a pandemic. I ask you to come for a tour and see some of the best designed town homes and apartments the Athens area has by far. I would recommend Accent Athens to ANYONE! I love the friends i have made here already, the way its maintained and how close i am to everything.

The apartments look nice and are brand new, but the management has managed to mess up everything that has happened so far. They were difficult to communicate with before moving in and often never answered emails/texts. When lightning struck the building and the power went out there was no communication about when it was going to get fixed and it took way too long to fix. It was weeks before power came back and then over a month before all the rest of the maintenance requests were done. Every timeline they promised was missed, the pool was not open by August, the mailbox keys didn't come until a month after move-in, I never received my apple TV that was one of the "premium gift" I was promised at move-in. At the beginning I felt bad that there were so many things going wrong when the complex was opened since it was new, but it is not getting better. So many of these problems might be out of their hands to solve, but the communication and general feeling of being kind to people is not there. Since the complex is new many places that deliver won't deliver to this apartment since it doesn't show up as a legitimate address in their maps system. We are forced to pay for trash pickup every month, but a few times no one has come to pick up and they won't take anything larger than the trash can. Let us opt out! Neighbors are nice and overall the area is quiet except for occasionally a dog barking or weekend 2 am college kids getting ubers, but that is normal anywhere. I can hear my upstairs neighbor stomping loudly and the people next door talking, but that doesn't seem any worse than any other apartment I have lived in.
