I have just moved from NY and most apartments wanted me to pay a certain first time fee because I didn't have any rent history in Texas. In addition to the quiet environment, affordable apartments and prompt response to fixing issues,they made the process very easy for me and best òf all, waived the first time fee due to my good credits. RC was the man! He followed thru from start to finish.
Flor was really nice and welcoming too, she showed me the apartment and answered every question with a smile on face and made me feel like am part of their community already. Thank You Flor
I have been here for some years, this place is wonderful and safe. The attention from the office staff is excellent! Flor is always happy to help if I need anything. Maintence ia very good too.
I recently moved into this property, the staff is very friendly. Flor helped me and answered all my questions. I love the apartment with black appliances and a very quiet place. I recommend them 100%.

I moved her 1 year ago and I can say it is a good place to live.people in the office are nice and ready to help you with any issues and the good thing is there is a kind of improvement of services. CLAUDIA and ASHLEY are very professional and nice with residents and wish the best for both. Only because of those 2 ladies i will give 5 stars
This pool is dirty always dirty. I lived there and passed it frequently it's a lie this picture it's a dirty pool you can see the nasty stuff at the bottom and it's not clear but murky mop water.
We move in 4 months ago and so far everything is good, at the beginning the parking was horrible but they recently change the parking policy so hopefully it will work. I love the fact we have an app to open the gate and another app for maintenance. I put in a maintenance work order and it was resolved in a day! And so far no sign of roaches. The office ladies Ashley and Claudia they’re really nice and helpful.
SHOUTS OUT TO Ashley, Claudia, Mary at Ashford Briar Point Apartments. We renewed our lease today, they really know to make you feel welcome here. We love staying here and it is very safe. These three lady's take care of us and we have no worry's. We love our neighbors and we will always renew our lease at ASHFORD BRIAR POINT they are the best from MARCIA TWYMAN ALMESHA TWYMAN MARCI TWYMAN
I have been here for some months and the management is doing a good work. They are courteous, ready to listen and assist as quickly as they can. Of course everyday can't be the same but on the scale of 0-10. I give them 9. Hope they do more.
1.) DO NOT BELIEVE ANY POSITIVE REVIEW ABOUT THIS PLACE. THE STAFF AND OWNERS ARE CREATING THOSE. 2.) Roaches, As a Licensed Commercial level pest control expert with the Texas Department of Agriculture I say the following: These apartments CAN NOT be treated without having an ENTIRE building vacated for no less than 48 hours and Fogged/Sealed/Treated/Baited. The infestation is insane. I used to live in one building, packed with roaches, moved to different building on the opposite side of the complex and it was Infested before I had even brought in my stuff. After my first week, I casually went into the kitchen at night and flipped the switch and my floor was CRAWLING with bugs. I have sealed every crack and crevice, baited. Used Insect growth regulator , commercial level poison, Hydro sprays. They will always keep coming. No water or food is left out, Toilets are sealed. Gaps in-between Mirrors are sealed. Unit is kept CLINICALLY clean. The buildings are 8 units. 8 Families living together in the same building, so you're getting 8 times the exposure to roaches. Not only this, but by the volume of the roaches here. It is a fire-hazard. The like to excrete on warm things, You should think: Electrical outlets here: German roach stats: 1 adult female can produce up to 50 eggs in a sac at a time. They will produce up to 6 egg sacs in their lifespan. 1 Female roach can live up to a year and her and her spawn can produce over 300,000 roaches Just starting from 1 egg sac. Maintenance workers. They lie about filled work orders, shoddy maintenance. I'm Bilangual yet I'd say 90% of the workers can't speak more than 2 words of english. Office staff, 1 Very nice woman, has Blondish hair. Has always been rapid to help and is efficient. The manager. A rude lady with a superiority complex who neither understands rental or property law. Property Health: 2 dumpsters all the way at the rear of the complex. Unlucky tenants residing in the front have to walk over 200 meters just to throw their trash. That is 1 way trip. If you have more than 4 bags of trash, you're walking a Kilometer. These dumpsters are overflowed out into the parking lot daily. Fraud, outside lights and water for fountains is tapped into individual apartments resulting in inflated utility bills. I have even seen very long extension cord lines *hidden* coming from the boxes all the way to the units that they give to the maintenance team.
This has been one of the worst complexes I've encountered so far. The management handles issues poorly, and doesn't have a care in the world. Maintenance does not fix problems correctly the first time, and barely speak English. The parking is a disaster and the apartments are infested with roaches. The washing machines are always out of order, and there are not enough to accommodate the tenants living here so you have to play the waiting game.
If you don't mind having your apartment infested with BED BUGS or having no place to park your vehicle, then look no further because this is the place for you! I had to get rid of my mattress because of all the bed bugs and after multiple "treatments" they still didn't go away. As for the parking, the parking lots are so small and most of the spots are RESERVED so you WILL get towed in a heartbeat. Picture getting home and having nowhere to park your car without spending $218 on the tow bill.... fun. They don't care about you, they only want your money. The maintenance isn't very good either as I had to call at least 5-6 times for them to fix my shower, door, etc. The managers aren't very helpful either as they "can't do anything about it" and will just give you a superiors e-mail (which by the way they don't reply to). If I could go back, I'd rather spend more money at a better complex. Don't waste your time and money.

DONT MOVE HERE REGARDLESS OF PRICE. The building is in poor condition. As was stated before, the walls are incredibly thin. I can hear a normal conversation in the apartment next door. Living on the first floor is a NIGHTMARE. Not only can you hear everything but your apartment will shake and vibrate with every step your upstair neighbor takes. If your uptstairs neighbor is running around the windows, wall and fan shake violently. Water bill is high and is a set rate based on the number of rooms/people living in the apt. If you use little water you will have to pay for water you dont even use. This place is not worth it.
Bad attitude management Horrible parking policy Please avoid this place and save your self lot of headache.
These apartments are infested with BED BUGS! Beware and do not move here. I had to throw away a brand new king sized bed because of bed bugs, and that still did not solve the problem. I am counting down until my lease is up. I never had bed bugs before. If you never had them, imagine not being able to get a god night sleep because of these critters. Please, for you and your family sake, do not move here. I am counting down until my leases is up.
I have been living here several years and never have have I dealt with so many excuses and no results. My family has been without a/c & heat since Dec 3rd. I have sent requests, made phone calls, and sent emails and have been told it's not neglect on their part. I have spoken to the property manager and supervisor they apologize but still haven't taken care of the issue. I am no longer getting responses. I am now dealing with a leaky ceiling from the OUTRAGEOUS attempts to be fixed (due to their lack of knowledge). I have been told everyday it's fixed and it's the apt above me causing the leak. But it only leaks when the unit is on. The staff has no clue what is going on so you get several different answers from multiple people. I have filled complaints and now I am contacting every outside source to bring attention to the lack of professionalism that occurs at these apartments.
My apartments is very rude they are very disrepsectful they dont care that you have a life going on. They are rude they will cuss you out for no reason they yell for no reason and im really ready to move out of this crazy place i dont think anybody should live here they are rude and make you pay all kind of fees thats not in the lease. Managers dont care that you have a life too.
We've had about 8 different managers in the office within the last year. They are rude, they are forcing us to buy parking spots because they are selling them. It doesn't matter if we have a handicap or not. My water bill for my 2 bedroom 2 bathroom apt is $89 and the just put fountains around the complex which is going to make the water bill go up even more. They have weeds growing from the 1st floor patio to my upstairs apt. My sister have a birds nest on her patio and the office told her that it's her responsibility to get them off and cut the weeds herself. I can't wait until my lease is up so I can move.
Once they came under new owner ship thing turned to the worst so you may want to think of living somewhere else. First of they have had turn over so fats I have never seen anything like it. Second the horrible parking and the threads of towing cars! Besides that the GOODMAN A/C system that costed me an average of $100 to 150 a month? Are they nuts or what. Than the water bill $49 a month. I take a kitty bath and still $49! Than the main office, the pool has been closed since I moved there, the exercise room and visitors center. After this I was told that they no longer receive packages, Just horrible. I have lost over $800 in the mail there and had to have things sent to my brother's place. After all this was not a savings for me. I spent easily over $800 there. My rear bumper was trashed twice. My front spoiler weedwacked, my right rear tire slashed, I can go on. The worst part: the black mold. I was a healthy person before I moved in and never had health problem. I would walk in F20 weather and not have a problem. Approximately, 4 moths in I started having problems with my left eye and my crown popped off. I have on ampicillin for 21 days my eye opened back up and continued to live there because I did not know (even having Microbiology degree) than it started on my right side of my face, I have seen now over 8 doctors and had to use my own knowledge to help the doctors figure out what was wrong with me I had had at that time 4 months of headaches. Black mold hurts a lot!!
