Property Ratings at Ashford Costa Esmeralda
Its a horrible place that does not care about they're tenants and do not enforce any rules or policies. It seems they are taking advantage of people especially immigrants as they make up the most of the residents. In the last 6 months, there have been 2 stabbing and 1 shooting within the complex. In one of buildings we have meth dealers that have dozens of people coming and going. They only run into the apartment just for a few minutes and than they leave. Plus they have 6+ people living in a 1 bedroom apartment and are up all hours of the night being extremely loud. The police have been to this apartment dozens of times in the 6 months I've lived here. The Police have recovered stolen cars from the parking lot and I've found (and disposed of) over a dozen used needles in the parking and in the park/courtyard area. My apartment is directly in front of the park. I've witnessed children playing with knifes (twice) that they found in the playground that someone has left or dropped. I disposed of the knifes as well. There is glass from broken bottles within the playground area sand as well. The laundry facilities are always broken and when they are not broken people steal the clothes out of the dryers, this has happen to several families here several times. Most of the laundry machines are broken as well. There is only 1 working washing machine right now, after the laundry facilities were down for over a week. The front gate has been broken since early December 2020, they will not fix it. I've witness homeless people in and around the property. Just a few weeks ago I left and outside my front door there was a homeless lady begging for me for money. The complex is littered with trash on a daily basis. Corona/Modelo beer bottles from people drinking in the parking lot are just thrown on the ground and even in the parking spaces. I've had to patch my tires twice because of this. And I haven't even started on the condition of the apartment. Within 2 weeks of moving in the upstairs apartment (we share the same sewer line) drain clogged and flooded the bathroom and and master bedroom. It ruined everything I had in the one and only bathroom we had. I completed a maintenance request but didn't get a response from the maintenance staff of management until 3 pm that afternoon. They only reason they responded was because I gave the manager personally a demand letter to fix that issue and several more or I was moving out due to Ashford breaking the lease.
I moved in February 2016. The apartments are clean. No problems with pests at all. Recently COMPLETELY renovated. My unit had all new appliances when I moved in. Good amenities. There's a small fitness center, on-site laundry (you can even pay for laundry with a phone app and the app will text you when your laundry is ready), swimming pool, PLENTY of BBQ grills, and if you have pets they have an off-leash dog park and a dog washing station on the property. There's a small playground for the kids right next to the pool and the sun deck (where most of the grills are located). Great neighbors. It's a wonderfully diverse community and everyone I've met here has been very friendly. I've really enjoyed getting to know my neighbors. Mostly families with young kids, so you don't have to worry about parties going on upstairs at 3am on a Wednesday night. Nice and quiet. Just as I like it. The complex is secure (gated),has CCTV everywhere, and a courtesy patrol that drives through to prevent any potential shenanigans. I've never once felt "unsafe" here in any way. The management here has been an absolute JOY to work with. They will do whatever they can to ensure that you love living here. The few times I've needed maintenance, they sent someone over right away. I gave the complex 5 stars, but I would give Brooke and her staff 10 stars if I could. So, it's clean. It's safe. Nice neighbors. Good amenities. And a fantastic management staff. I do not plan on moving at any time in the foreseeable future. I'm home.
