I strongly advise against moving into this apartment complex. It's simply not safe. If anything breaks, whether it's the heating or AC, management doesn't care and takes an incredibly long time to fix it. The noise here is unbearable, making it impossible to get any peace and quiet. Worse still, there seem to be many people with keys to your apartment, and they enter immediately after knocking, making me feel extremely unsafe. Overall, this place is a nightmare to live in.
I have been living at Ashford Santa Ana for more than three years, and my experience has been increasingly frustrating due to a persistent water leakage problem. For the past six months, I have been reporting water leakage through the main door every time it rains. Each time I file a complaint, I am told the issue has been fixed. However, the only way to verify this is to wait for the next rainfall, and every time it rains, my apartment floods again. Despite creating numerous service requests and being reassured repeatedly that the issue was resolved, the problem persists. Last month, I was informed that they ordered a new part and would install gutters to address the issue. I even received email and phone confirmations stating the problem was fixed. Yet, it rained again last week, and my apartment flooded once more. When I went to complain again today, I was told that they still cannot find the issue and that I have to wait for the next rain. This ongoing problem has caused significant damage to my personal property, including the loss of my camera, damage to my carpet, and ruined couches. In response to my damages, they offered a mere $200 discount, which is a pittance compared to the financial loss and frustration I've endured for half a year. Adding to the frustration is the constant change in management and systems at Ashford Santa Ana. I have explained my issues to several different people, and each new person promises to fix the issue. Unfortunately, they either disappear, leave the property, or move to a different location, leaving me to start over with someone new each time. Living here has been an incredibly frustrating experience due to their inability to effectively resolve this issue. I would not recommend Ashford Santa Ana to anyone until they demonstrate a genuine commitment to fixing their maintenance problems promptly and properly.
The infestation is beyond what pest control can handle. Not only that, but also the property does not respond to pest control work orders in order to even resolve the issue. Pest control is paid for monthly by residents and we rarely see them at the Ashford Santa Ana Apartments who truly could use the service the most. The units have mold all around the bathrooms and kitchen that the staff just paint over. Multiple burglaries. Overall very unsafe and unsecured.
Honestly the staff is very nice and generous. The only concerns I have is the roach infestation. I have to keep buying roast spray and bombing my unit. The property is mostly clean for the most part. The security needs to be More improved. My motorcycle got totaled while being parked in a space on property. There is always a water shut off constantly. I have to go to Someone else’s apartment to take a hot shower because my water is mostly cold. The Wooden floors Are starting to squeak. For the most part, it be quiet and peaceful at night time.
Apart from the pest problems, security issues, endless house fires, and broken amenities, the most significant problem is that the agents don't even know how to benefit their own business. What do I mean? Well, when I moved out in February 2023 or so, I needed to leave quickly and thus wasn't able to finish cleaning; so, I expected a bill from the complex. That's entirely understandable, and I certainly appreciated that service. But here is the preposterously incompetent thing that the agents did: when I received a bill of a little more than two hundred dollars, I dutifully called the complex and offered to pay them the entire amount immediately; but they said that they would only accept an electronic payment through a department store money service. They gave me a short code to use to identify their company. I went to one store, and they could not use the code. Then, I went to another store, and again, the code did not work. I decided to call the complex back, and I asked for help. They said that they had no other information to give me. I said that I would happily pay the full amount with my credit card. They declined. I said that I would happily pay with a check. They declined. I said that I would happily pay with a money order. They declined. I said that I would happily pay with cash, in person, at the office. They declined. Finally, I said that if they didn't want to receive the payment, then there was nothing that I could do about it because their own code didn't work at every location that they suggested. Now, because of their own unparalleled incompetence, I have since received a derogatory remark on my credit report. Of course, it has not done much damage because I have always managed my credit well. However, since they have decided to treat me in this way, I have decided to make known what they have done so that honest people who want to pay their bills will know to avoid this place. And by the way, if the managers read this review and are still willing to accept the payment, I'm certainly still willing to pay it if they remove the derogatory mark. They know where to reach me. Yet, for some reason, I have a feeling that the same unmatched stupidity that kept them from accepting my money beforehand will also prevent them from accepting it now. It is their loss and not mine: all I got is an unearned negative mark, but they have lost money and have gained yet another negative customer review.
I’ve been living with mold in my bathroom for months and nobody is doing anything about it! We have no water or hot water at least once a week! They fixing things that don’t need to fixed. And you’ll hear shoots EVERY DAY
Huge roach infestation, everyone complains about it. I’m over here buying raid cuz I’m from the north and never dealt with bugs. I buy some $3 boric acid and it works like a charm; I asked the office multiple times for help and they acted like there was no roaches. People leave their valet garbage out all weekend while the workers aren’t scheduled to come and then leave large items that the workers aren’t supposed to take, no parking, but the neighborhood itself isn’t bad, lots of shops.
Roach invested buildings. Mold within vents. Weekly A/C leaks. Maintenance late to respond. Gate is always open to public coming in and vandalizing parking lot. Do not give this company your money. They couldn’t careless about their tenants or the habitability of the units. Rude customer service from the leasing office to corporate. Rather stay at an extended stay hotel month to month.
I looked at an apartment two months before my move in date. During that two months it was pulling teeth, multiple emails, and multiple phone calls just to get a response. When I did move in: Carpets were dirty, floor boards loose, cabinets off the rails and hanging, outlets loose and inoperative, paint was chipped, and do not get me started on the roaches. The unit was vacant for at least two months and that is the condition they considered to be "move-in ready". Took 11 days, multiple emails, phone calls, and calling corporate before the issues were fixed. Add on to the fact that they DENIED compensating me for the 11 days that my unit was in the condition of a crack house.
No lo recomiendo... Si no quieres perder tiempo y dinero, ve a otros apartamentos, pero nada que sea de comunidad Ashford. Sólo tienen opiniones falsas, y las fotos que muestran solo son por mercadeo. Ya cuando entras al complex ves la realidad. Muestran un gimnasio, que está fuera de servicio, las piscinas cochinas, las puertas para los pasillos no tienen seguridad. Pienso que cualquier persona tiene acceso al lugar sin tener que vivir ahí, fui a la oficina y estaba un señor reclamando por liqueos que nunca le terminan de reparar.
I’m going on the 2nd day with no running hot water. Anytime I reach out to the leasing office, they simply say “they’re working on it”. There have been no accommodations set in place and this absolutely absurd considering how much rent is paid monthly! Not to mention, the boiler is water heating system breaks down every other month (no exaggeration). I would highly suggest no one to lease here!
I’m not gonna lie moving here was HORRIBLE, but not because of the apartment. I moved in the day before the Feb freeze of 2021. So i had a super rockey start having no power for 5 days and no hot water for 7. Fast forward a bit, i think things are going great until i start having small maintenance issues around the apartment. Maintenance will mark your request as COMPLETED within the first 20 min of submitting the request and then nothing ever happens. I asked to have the air ducts cleaned because the DUST IS INSANE here for whatever reason, but alas they bring a CARPET CLEANING COMPANY IN AND WASH THE CARPETS INSTEAD. Immediately i call the office they don’t answer. I submit a new request and in the description i said “i asked for an air ducts cleaning and got my carpet washed instead”. Again marked as completed and nothing changes. You cannot rely on the office to EVER pick up the phone, if you want something actually fixed you have to walk down to the office to talk to them in person. Most dismissive people ever, pretty much everything is your own fault here. AND don’t even get my started on the trash (valet trash that YOU HAVE to pay for) they sent an email around halfway though my lease telling residents that if they had more than ONE trash bag in the bin that they would not be picking it up and you would be fined. They said that trash bags are only allowed outside of the apartment during 5pm-8pm (which is when they’re supposed to pick up the trash). But yet i would wake up every morning to trash bags outside. I’m conclusion, my worst renting experience to this day. Would NEVER recommend to anyone unless this is all you can afford.
I have been dealing with the neighbors upstairs for over 5 months. Their children run, jump and scream until 2,3 even 4 am pretty much every night. Management has refused to do anything about this for all of this time. Now they’ve moved a 2nd family in and guess what, management still does nothing. I also have maintenance issues that still have not been fixed. The floor is sunken in in various spots in the apartment. Trash thrown everywhere on the property with the exception of around the front office. The police have been out multiple times. Steer clear of here.
I read reviews and thought these apartments fit exactly what I’m looking for. I applied and haven’t heard back in days. I have no idea if I was approved or denied. No call, text or email. There has been zero communication to keep me in the loop. I’ve never waited this long to hear back about an apartment. It makes me second guess my decision and wonder if this a sign of what’s to come.
Every time it rains it FLOODS people ! Every pathway turns into an river they will never fix the problem ! Please I advise if you don’t believe this review, ask them to look at an apartment around the tennis court or swimming pool when it’s raining. This place is horrible with NO maintenance/ office support. I also read this place was built 1974, go figure.

Nice apartment I just moved in recently ! The whole process was so smooth ... the management is friendly and very helpful ! Also there is security officer morning and night which is good and make you feel safe ! I already love this place !
Love my apartment, the move in process was very easy. They are remodeling units and I love the stainless steel appliances and bathroom tiles. At night things are pretty quiet. David was very helpful through the whole process
My wife and I had been looking in the area for apartments, had found a few we liked but they were missing something. The moment we walked into the apartment here we knew this was it. This was home. We had loads of help from David in the office with getting everything set up and he made the move in process very easy. We plan on staying here a couple years and we are looking forward to making this a home for a while!

She answered all of my questions including information on property & unit amenities, gave me the white glove treatment and made sure I had all of the necessary information to choose the right plan for me! My experience with her put this property at the very top of my list of possible places to move into next! Highly recommend!!!

This place is quiet! Management and maintenance are on top of everything here. Apartment is nice and clean. Property is kept up. Ali is the best! He had everything ready and was always available for any questions I had. He even checked in with me several times after moving in to make sure everything was good and if I needed anything!
I was in much rush to get an apartment. Surely, there were plenty of apartments available for rent. I visited numerous leasing offices, spoke to lots of people, but Elisabeth is the reason why I ended up choosing this place. No doubt, apartment hunting is stressful and hectic, but Elizabeth made this process very smooth and easy. There was not a single question that was left unanswered, and believe me, I had many! The entire time she was patient and kept a smile on her face. She was very helpful every step of the way. The transaction took just 2 days, can you believe this?! So quick and easy! To be fair, I don’t know if ill love the apartment complex, since it has only been 4 days, but as far as service goes, I am entirely satisfied. Literary, it is the kind of service you would receive at a 5-star hotel. Much recommended! Rusudan B.
The worst property where I resided, the office staff the worst, they tell you that they are going to accommodate you after you move in and when you sign they tell you that if you want what they promised you that you must pay more for the rent, you leave them all old and full of humidity and cockroaches, every day you have to call the maintenance staff because something defective always comes out in the apartment, in the office they fight you and pass the blame to each other so that no one will face up and solve your problems, to To top it all off when I had to leave there because I was unemployed due to the pandemic and how I could not pay I decided to leave the apartment they never attended me in the office or by phone to report and when I managed to connect with them they put me on my record a position knowing they were That he left because of the pandemic and that the apartment gave them back better than the way they had given me because I even bought the doors because they were not even able to put that, I really do not recommend those residences to anyone ie, if you are thinking of moving, think about it because you are going to have the worst and most difficult year of life there because they have the worst service in all senses
This place is quite old and filled with roaches. Do not even consider this place as an option.

This was the worst place I’ve ever lived! First month ceiling started leaking and 3yrs later same water stain on ceiling. Maintenance never fix anything. I’ve only lived here so long because I got a good deal (get what you pay for) and I was saving to buy a house. So happy to have accomplished that and got out of this place! Was robbed at gunpoint, apartment got infected with roaches, nails sticking out the kitchen floor, and so much more. Please steer away from this place.

As a resident of Ashford Aberdeen with my family, we are pleased staying and living there. The staff is awesome, cooperative, kind, and nice. This new staff and management has made a significant changes in the resident's lives, and the maintenance request has now been very good.
I wish I could give this place a NEGATIVE 10 stars. This place was HORRIBLE. Please don’t come here. I would not wish these conditions on my worst enemy. Just a few of my problems . My air conditioning went out 3 times during the summer. The guest bathroom leaked on 4 different occasions causing a mold spot to form and they did nothing about it. During Harvey water formed in the walls causing more mold and I watched the demolition people just paint over so it’s still a mold issue in the apartment. The carpet through your the apartment doesn’t meet the wall. Altogether the apartment is awful and so are the managers. They aren’t knowledgeable at all. Don’t come here please it’s the absolute worst apartment I have ever lived in.

Love my apartment home just moved January 2017 few minor maintenance and all is Great Frannk is the new manager he is respected by everyone and listens to the needs of the residents. Ashford Aberdean is in the beautiful westchase area the residents are diverse as H Town i love it here. Im defientley home here. They have special events here and care about the kids they all play together and i love my neighbors they live across from me and we enjoy conversations in the evening on our patios i have a upgraded townhome and it is beautiful my kitty ans i are Very happy. The maintenance guy Hector is outstanding and the office work hard to take care of the residents the neighbors are great the kids all play together and I love my apartment home modern comfortable welcoming and affordable compared to others and the beautiful westchase area yes 6 stars Sherry & Jewels
I HAVE BEEN HERE SINCE 10/14 AND I AM A CURRENT RESIDENT!I HAVE PUT MY 60 DAY NOTICE IN AND CAN NOT WAIT TO LEAVE! EVER SINCE I MOVED IN THERE WERE ROACHES AND I TRIED BOMBING AND THERE PEST CONTROL. NO LUCK. THEY STOPPED FOR A WHILE BUT HAVE COME BACK IN THE LAST YEAR. THE GATES ARE ALWAYS OPEN AND SOMEONE HAS BEEN BREAKING INTO CARS STEALING CHANGE. THEY'RE NEIGHBORS THAT ARE LOUD AND HANG OUT. THEY THROW TRASH OUT SIDE THEIR BALCONY AND THE OFFICE HAS DONE NOTHING ABOUT IT! PARKING IS HORRIBLE AND CARS WOULD GET TOWED OFTEN EVEN IF YOU LIVE IN THE APARTMENT WITH A STICKER. THE FINAL BREAKING POINT HAS BEEN RECENTLY. I AM 21 DAYS AWAY FROM LEAVING THIS ROACH INFESTED PLACE AND I GET BACK AND SOMEONE BROKE INTO MY APARTMENT. THEY PUSHED THE WINDOW IN(that shows how cheap the windows are) THEY TOOK JUST ABOUT EVERYTHING THAT COULD BE SOLD. THE APARTMENTS WERE NO HELP. THEY SO CALLED HAVE CAMERAS BUT WON'T WATCH THEM AND THE SECURITY GUARD IS ALL OF A SUDDEN NO WHERE TO BE FOUND. THIS HAS BEEN THE WORSE BY FAR AND I CAN'T WAIT TO LEAVE. !!!!!*****DO NOT MOVE HERE!!!!!******YOU WILL REGRET IT FOREVERRRRRRRRR!!
I feel the complex has improved since new management. I don't have any issues and if any work need done it's taken care of right away. I don't see much roaches anymore since I've started treating my own apartment, moved in with them being there already (yuck). Signed a second yr and probably will sign another yr if things keep going the way they are! Thank you Ashford Aberdeen staff!
I love this apartment complex because it has a Gym that never closes. The Office staff are very nice, They could do something about the dress code. The only thing i really don't see as well is if anyone uses the Volleyball court. The Property is very lit up at night and i know that they have patrol officer. The Property has a great view from the third floor you see almost everything. all and all they have a great Property and i love living here. Not to brag but i have the best apartment here. The apartment is upgraded and i pay over the regular price but its worth it.

I'm a currently resident at Ashford Aberdeen one months ago my lease was about to expired. Actually was thinking of moving out, but decided to give the new office staff a chance and see what they did have to offered. The property has have a huge change since they took over new bussines center/gym/ cameras has been installed through the apt complex. I do see we have a security officer and new lighting around the property it has been upgraded. Now they just need to work on the Hallways for this place to look and feel even better. It was nice to come home and get a birthday card/cupcake & balloons inside my Apts on my bday. Nothing expensive but at least they took the time to show care for me. I really I appreciate that. I was in Houston for a temporary job. I am originally from San Diego and I was googling apartments around the Houston area, especially the Westchase District. I found Aberdeen and I called them and they got me all set up to move in. It's a really nice apartment complex and I like the fact that they have a business center and fitness center. They have Starbucks coffee in their club room which is a plus because I am a coffee addict. The staff is really nice. There are a lot of events that they do for the people that live there which is pretty cool because you get to meet your neighbors and what not. I did a six months lease since I had to come back to San Diego, but if I were to go back to Houston I'd choose this apartment complex again.

I would have gave them a negative 3 if it was possible. Since I've been here my experience has gotten worse. I don't even want to complete my full 12 month lease. Management is awful! All of them have horrible attitudes. Parking is horrible I've been towed twice. The roaches have taken over my apartment, and sometimes they have us go weeks without hot water. A man died and the next building because of carbon monoxide. My air has not been working and no one doesn't do anything about the problems I encounter. This is only the least that I've dealt with living here. Please read the reviews before moving here, don't be like me! I will never recommend these apartments to anyone don't be fooled by the looks and prices.

We do enforce towing in order to have parking available for our residents. We have designated visitor parking. All our residents were notified and provided with new resident sticker since December of 2016. I would like to thank the Ashford Aberdeen apartments for all that they as done , sine i move in i have fell in love with my apartments they always fix things when i need them to fix and the parking is so good i love that they has provided stickers because now everybody cannot park , i also love how it is quiet and no violent i would give them a 10 because i love these apartments .I am so glad i found them. The managers are so nice and kind and they always helping and keeping the area looking nice .. i refer people to come and stay here ..

It's the worst place you can live in. The showroom they show you the first day is completely different from the apartment that you're actually going to be living in. There were a lot of issues at the apartment : uneven floors, dish washer not working (even if repaired many times), neighbors making a lot of noice, A LOT OF COACKROCHES (all sizes). We reported many times the latter issue to the management and they sent an exterminator to treat the infestation. But that never worked, it's like they give them vitamins and not poison. The management staff are not professional at all.

I live in this community DO NOT MOVE HERE. It is ROACH INFESTED. The management team will NOT help you after u pay rent. My ceiling has been leaking for a month! No one has came by to fix it. DO NOT WASTE YOUR MONEY HERE. Trust me
