Panama City Beach is a coastal city with beautiful white-sand beaches – it’s what they’re known for! It’s a vacation destination on the Gulf, referred to as PCB (by the tourists, anyway). The city is located on the Florida Panhandle with miles of beachfront activities. To many it’s a spring break hotspot but to you, it is home. Pier Park is an upscale outdoor mall with a variety of shops and eateries. Sometimes there will be live music playing in the background as you shop and dine your way through.
When you live in PCB, you’ll have an abundance of water activities, such as parasailing and boating, at your fingertips. A variety of amusement parks call this place home. Visitors and locals alike enjoy the dolphin exhibit at Gulf World Marine and splash zones at Shipwreck Island. If golf is more you thing, Panama City Beach has it too. Numerous seaside restaurants are in walking distance of area apartments.

Lived here 2021-2024. Paying far too much for too little here. Don’t let the nice pictures fool you. -Not a quiet community. Lots of loud neighbors in units and out, engine revving, speeding in complex, road rage in complex, horn honking, loud music from parking lot and inside neighboring units. - Lots of crime lately, including a shooting that resulted in one person dead (august 2024) and frequent illegal drug use -No courtesy officer (when they lost the one they had, they didn’t notify residents with regard to safety protocol changes) - False advertisement as a gated community - front entrance gate hasn’t worked in 4 years, always open to everyone. Management always says it’ll be fixed soon - never has been or will be fixed. - People leave trash in bins for long periods of time or let them leak (stink and stain). Stairwells and breezeways are overly stained and dirty. - Residents don’t pick up poop after their dogs - Trash collection is from 8-10 pm, very noisy - High turnover in leasing office leading to poor communications. - No communication in the change to use a utility servicing company that lead to an increase in expenses from residents - Gym is not 24/7 - limited hours and very small. - Pool is closed due to maintenance issues more than it is open for use.

Moved in Summer of 2020 and everything was great at first. Within six months everything changed. Now there is trash left outside people's door for weeks. I've seen a few drug deals go down in my breezeway multiple times. Decided to move out checked my rental agreement and it says my lease would be up in June, however my contract says September. That's my fault but remember always double check your contract.
They are very pet friendly. No breed restrictions and the front office has been very pleasant and helpful. Very clean and attentive to renters needs.

Maintenance has been great ever since move in, Ted and his guys always take care of all of my work orders and keep the grounds clean. Haven’t had many issues at all and when I do it’s addressed.

I hate to leave a negative review because of this. The apartments were fine, facilities were fine. I had to move out early because of work reasons. I paid all the fines and fee's associated with that, that is understandable. They sent me a final account statement in the mail, I cut a check for that right away, no problem. They lost my check. I had to call them multiple times to hound them to find it. Then I get an email with a revised final statement that was $266 less than what I paid. It was less than what I paid but still said I owed $156.08. I sent emails and they just kept sending me that updated final statement not acknowledging that my over payment would settle the amount owed. I called when I was sent to collections out of the blue for that due amount and spent a long time on the phone to get it resolved while they kept saying I could have come in and talked about it. I moved 3 states away and they didn't respond to my most recent emails. She kept referencing another ledger sent in July. But that was just the final account statement that acknowledged that I overpaid. I am extremely disappointed and frustrated in their lack of willingness and openness to work with me when I had the paperwork confirming I had paid. Again, it is a nice apartment and I hate that this one final experience marred my time there.

If you don't mind people coming in and out of your apartment all the time or having someone come in when you didn't hear them knock and you have no clothes on but your panties, then this is the place for you!
It need a lot of work. It's not the best but not the worst. All the outlet need to be replace, need new carpeting. They should paint the apartment when some one moves out.They should make sure the outside light work. Cracks in the walls and ceiling should be fix. Window screens should be replaced.Other than that it ok!!!

The Best community whenever I have seen at Panama City Beach. Here is everything all I need for me and my dog. Nice view from my windows . Pure air, great parking lot . Freandly neighbors . Amenities in community on highest level. Reasonable price on reasonable apartment . Great location , near to shopping center , restaurants , grocery stores and my lovely point - The Beach. Ashley at Breakfast Point is a wonderful apartment complex. First you've got the location...less than 5 minutes from beautiful beaches, shopping, dining, water park, movie theater...you name it! Close enough to get there quickly but far enough away to enjoy a peaceful community and hear the church bells softly chime from across the street. The community is taken care of on a consistent basis and looks great. The gym and common room are in good condition and the pool is kept in pristine condition, it's so inviting whether you want to rest in a chair/hammock to get some sun or grill out with your family. This is a popular spot at Ashley. The actual apartment? Open floor plan, high ceilings, doors galore, great screened in patio (just the right size for our outdoor dining table), multiple closets for optimal storage, plenty of windows for natural light and valet trash service. We haven't found many downfalls to living here but it would be nice to have more parking. The management team is professional and the maintenance men are friendly and proficient. The few times I have needed to call maintenance they have always arrived within the hour, ready to fix the problem and spoil my dog with treats. We've enjoyed the two years we have lived here!
I have lived in my 2 br/2 ba apt. (just under 1100 sq ft) since Thanksgiving of 2009. I have a view of a large wooded area looking from my balcony which is enjoyable as the seasons change. My apartment includes a washer /dryer. The bedrooms and bathrooms are divided by a living area that connects to my kitchen that includes a kitchen bar that almost stretches the length of the kitchen. The complex has a walk in pool with a pool lounge that includes TV, refrig, tables for eating and couches for relaxing, and a gym. Grocery store, restaurants, golf course, shopping strip and the beach all nearby.
I just moved to the area from Tennessee and Ashley at Breakfast Point has been a nice, new home. I feel very safe in the area and the staff are so nice and helpful. The parking, pool, trash service and fitness areas are all a amazing! Highly recommend this apartment
My wife, my daughter and I moved to Ashley at Breakfast Point in March 2013 from the Atlanta area. We had narrowed our search to Ashley, The Club and Columns at Cabana West due to their location. Ultimately we chose Ashley after speaking to a local Sheriff's Deputy and getting the opinions of a friend who lived in the PCB area. We have not regretted our decision. The office staff is friendly and responsive and the maintenance staff deals with most issues the same day you report them. The grounds are kept in really great shape with new pine straw and flowers brought in to keep things nice. Concrete is pressure washed on a 3 month schedule so nothing ends up looking too bad. The pool is beautiful and kept immaculate. The gym is very nice and all equipment is working and new. Charcoal grills are conveniently scattered throughout the complex. People are friendly and quiet. We were surprised at how quiet the complex is. Both my wife and I feel safe walking around outside after dark by ourselves. Most everyone picks up after their pets. They seem to be strict on their breed restrictions regarding dogs. The last place we lived in Georgia claimed they didn't allow vicious breeds but every other dog was a pitbull. Pest control is on-site every Thursday. In addition to routine pest control they will visit your apartment specifically to address any issues if you let the office staff know you need them to stop by. Its convenient to everything - Publix, Wal-Mart, Home Depot, Lowes, Office Depot, Dunkin Donuts and many restaurants. Not to mention the Gulf is about 3 blocks away. Kids attend Breakfast Point Academy which so far is proving to be a great school for my daughter. I will say the price for the amount of square footage is a little high. That being said I think with the price being a little higher it doesn't appeal to the people who don't want to pick up after their dogs, are loud and have broken down cars everywhere, etc. It keeps our community nice. Most of the staff lives on-site so that also is testament to how nice the place is. I should say 1 negative thing so here goes. The master bathrooms are tiny with only a single vanity. If there was anything that could make our apartment better it would be a double vanity in the master bath.
