Property Ratings at Ashley Lake Park Apartments
I wish i could give this place 0 stars, it's a slum. Where do i start is it the constant infestation of cockroaches that they say they come and spray for but never actually do? Maybe the appliances that only sometimes work? How about the black mold that all of my neighbors warn me about after i moved in? This place is the definition of a landlord special everything is painted over and rusted. We have two exhaust fans that go absolutely nowhere so you can't even shower without your whole apartment being filled with condensation (probably where the mold is coming from). Or maybe it's the shooting that happened next door. Best advice i can give is just to stay away this place is disgusting.
Been here for a few months we’ve had a mold issue the entire time. Management has refused to do anything about it and constantly plays the blame game even though we’ve never had this issue before. When we first moved in there were cockroaches literally everywhere. They send out notifications bc about spraying or doing maintenance but never come. Almost nothing in the apartment works and it’s super worn by previous renters. Asking for anything to get fixed is always a battle and you almost always have to just go down to the office to get anything done. All of our neighbors have had similar issues. It seems like management doesn’t care and they just wait until you move out so they can just move someone else in your place and pull the same thing. Avoid this place at all cost save your money go somewhere else.
Wish i could give 0 stars, we've gone a month without a working dryer. Have called, emailed and came into the leasing office to try to get answers. We've talked to kadesha and others in the office multiple times about the issue. Each time we've been told the maintenance was coming that day and hes yet to come, let alone show up to at least assess what could be wrong. Its ridiculous to be paying this much in rent and not having working appliances. On top of that the complex has a horrible roach problem.
Appliances are constantly falling apart, takes them over a week to fix; therefore, they do not uphold their end of the lease, and they always have an excuse. Management is beyond terrible. They also lie. I’ve had several issues with them, their answer was “I don’t know.” They claim to be excellent communicators and how they take pride in communication, however they don’t even know what’s going on with maintenance. I was supposed to be given paperwork last year and they claimed they sent it and they never did. They lie to the residents, and when I walked in I was greeted with “what do you want?” If anyone comes for a property tour, they will show you a nice renovated apartment, but ask them to take you to the back of the neighborhood… It’s not taken care of at all , it’s muddy, trashy…also honestly the people that live here, let’s just say that’s declining as well. The lake in the middle of the neighborhood is black with seaweed and trash just floating in it all the time, my trash is never picked up, that’s another issue that has not been resolved but I’m shoveling out $30 a month for that Service. The tennis courts and playground and another area in the back are never taken care of. The dog park is literally a strip of grass that’s constantly muddy. Kids can’t even go to the playground, because numerous other kids have hurt themselves on the playground due to equipment malfunction. If you ever find yourself in there leasing office, do yourself a favor and just run. Plus they’ve just hyped up everyone’s rent over $100 and could not give a reason as to why. People and companies like this need to be held accountable. Trashy neighborhood, trashy service, the apartments are falling apart, and nothing is ever done about it. Run as fast as you can!

Do NOT move here! First off, their prices on this site are completely wrong. Everyone ends up paying $30 a month for trash, which they never pick up… We also now pay for water and sewer and if you decide to pay online your monthly rent, you're charged a 40 something dollar convenience fee on top of the already high rents. Leasing staff is honestly quite miserable. They do not have even decent customer service skills. This is a new management company and I've lived here for a few years now, and this is by far the worst management company ever. They're very nice once you come to look at apartments but then once you signed the lease, they honestly do not care about anyone or getting their needs resolved. I've had a couple of maintenance requests that have taken over an entire week, which according to the lease it's only supposed to be 48 hours. They are breaking their own lease. They try and feed their customers the same crap about how they are so backed up. Maintenance does not work on the weekends. They're also in the process of renovating apartments so they can jack up the rent at least another three to $400 a month. They also charge for transfer fees within the neighborhood. They tried to charge my friend a $1000 transfer fee for literally moving to the floor below where she was. I'm not just some pissed off resident, I'm just trying to get this information out there, they do not care about the residence, they treat us like crap, neither Lisa nor maintenance staff are friendly or do their jobs even close to what they're supposed to be doing, the dumpsters are always overfilling, there's always garbage on the grounds of the neighborhood, the parking situation is a complete disaster, I could go on…this is NOT the place to be!

Dear resident B, Thank you for providing us with your feedback. Unfortunately, I do not know what resident this is as we want to understand how to help you. When any future resident applies, they are given prices at that time and they can change daily, so if you do not apply that day the price can fluctuate. All residents are charged $30.00 for trash monthly and their schedule is Sunday thru Thursday with some holidays that are not picked up. They have missed pickups at times and when it is reported to us, we will reach out to the valet trash company as to find out what happened. Water and sewer has always been charged at this property. When you pay your rent online, you must choose e-checks and it is a free service. If you choose to pay with debit or credit it will charge you a fee. We are sorry you feel we are miserable, but we actually are very outgoing and work hard to give everyone great customer service. The lease actually reads 7 days to complete workorders, yes it can take longer as emergency issues arise, which take precedence over all. Maintenance is on call 7 days a week, so if you have an emergency maintenance issue, they will be come out. This year we have not renovated and when we do, we do not charge $400.00 more per month. We do charge transfer fees during your current lease to transfer onsite, but not $1,000.00. If you are at the end of your lease, there is no charge. There is not a Lisa that works at this property and the maintenance team is friendly and works hard. The dumpsters are picked up every day and if trash is not put in the dumpster, the maintenance team picks it up and puts it in the cans. The parking is not a disaster as long as you follow the guidelines set forth. The management is terrible since day 1 we had so many problems, the day we move the apartment wasn’t ready and the movers had to wait one hour ( you know how much moving costs) they finally gave us the key and the apartment was full of animals disgusting. We finally end our lease last month and today we received a notice claiming we owe them one month of rent, after the property manager Teresa told us it was fine and that we had time to let them know if we were moving out. Is a big headache you don’t want to go through all this believe me

Hi I'm a longtime resident of Ashley Lake Apartments they are over ran with bugs and mold they have switched office staff three times in the past two and a half years none of which seem to have a clue of how to properly run things I have spent the past five and a half months down in the office for hours at a time figuring out how and why I have been overcharged for rent every month since they switched to New Management again I truly have never had a more stressful living experience if you value your hard-earned money your time Insanity seriously I would definitely not consider this a place to call home and this is coming from a long time resident

I would personally would like to thank you on behalf or my family! We have noticed all the hard work your staff has been putting forth. Your service and maintenance of the property are absolutely essential to the success of this community! Changes have been seen and as far as we are concerned, we do not understand what is all the fuss about? Keep the good work, people do not like change! specially if the change is to their act together. Although, I can't apply here until my lease expires I have many friends here and we always get together at the pool on the weekends and have a great time. The pool is always in good condition and My friends apartment is the new ones that has been changed and the kitchen is granite and new appliances. I was there to see what were the requirements and I found everyone very friendly, me loving coffee and it was the first thing offered to me :) ! They showed us the apartment and it is exactly what we want the price was good! I want many of my other friends to move here! the Gym is brand new I saw and they said they will be rebuilding the kids park! Anyway, just had to stop by here to thank you guys for helping me decided and I have! will be your tenant soon! hope the service continues!

My girlfriend lives here and has been living here for the last 6 years! I have been dating her ever since and have never had her complain about much! the only thing recently is that they have a new management company and according to my girlfriend, they are actually cleaning up the place and getting more strict and making the place decent again! it seems like for a while they were just allowing anyone to rent, but this new management company is making them clean their balconies and many other things! we were recently there with my mother who is moving from Miami and she loved it and so do I! The new management is actually very professional and are making the property beautiful again! My mother was approved and will be moving in soon! thank you guys and by the way, my girlfriends lease its almost up and now that my mother is moving in she might just renew!
Needed a place within 4 days thought it was impossible, little did I know their staff mainly Samantha and Kayla did the best job possible to make it a reality for me my girlfriend and my friend to move in Samantha worked after hours to help us and kaylas customer service was amazing ! In fact I was so happy about those two particular ladies service I recommended a co worker of mine to move in he definitely is going to thank you so much Samantha and Kayla you TWO ARE AWESOME!!!!!!!!!!!!!!!!!
Well I could go on for hours but an AC closet that has literally melted as far as the dry wall from the moisture in the AC (and i mean from first day of move in the dry wall was completely ate up which ended up being the cause of a bad sinus infection i got. This cost me a bit of time out of work as well as medical costs. As for parking it's as if all the apartments have 6 people living in them, if you work look forward to GPS-ing a parking spot at the end of your day.... it won't be near your apartment but seeing as how they don't enforce it the solution is charging you $25 a month for a reserved spot.... after you pay for a parking decal. Also watch out for move out's, a complex is obligated to replace a carpet once every 3 years. In my case I had mostly linoleum floors and carpet in the rooms. I was informed on move in that they are removing the floors to switch to all carpet after I leave but kept it for me during move in as I wanted it. guess who just got a bill to replace the carpet on top of painting walls and cleaning. a total of $661. Room mates motorcycle was stolen from the complex when they have night time security, great job (that's sarcasm).
I moved into Ashley Lake in April 2015. I have no complaints about the staff, community, or apartment. We have had a few maintenance issues since moving in, but they have all been handled quickly and professionally. It is a clean and quiet community. The only issue is parking. Late at night the parking lot get full and I may have to park far from my building but I am always able to find a space. I am planning on renewing my lease.
Excellent property. Great staff. Friendly. Clean. Quiet. Great views. Pool. Gym. Leaving due to Appartment being taken over... Excellent suggestion for anyone young or older!
The complex was very helpful with us moving in quickly. They were also helpful with our pets that we have. They were one of the three apartments that accepted large breed dogs.
I will be moving to Ashley lake park soon and all the staff has been so welcoming and attentive towards all my needs. They are willing to help and that means so much. Looking at the floor plan is a piece of cake and looks so new and renovated. Everyone is so nice. There isn't a better place to call home. Can't wait to move in !!!
Over all I was pretty happy with this place. Spacious rooms nice layout. Not much room for a kitchen basic appliances and a pretty fair price! Definitely worth the money !
Recently updated, so looks very nice. Only 3 tiny drawers in the kitchen, so we've had to get very creative with storage solutions. The bathroom sink is outside of the bathroom in the bedroom, and makes it hard to use in the middle of the night without waking spouse. Overall a nice place to live.
The apartment is decent, had some issues with appliances at first but they have worked out. The community is all right.. definetly doesn't have a upper class feel, but not bad. 3/5
This place is always dirty. There is garbage every were, dog po op everywhere. No cleaning is ever done by their stuff.! If you want your hallway to be clean you better put gloves on and do it yourself. There's is barely ac on the gym, loud and nasty neighbors! Maintenance guys are horrible, lazy, careless and unprofessional ...their supervisor is very nice though.. It must be hard for him to put up with his two lazy employees. As soon as our lease expires I'm out!!!!!!!! Do not move here, unless you are ok an used to live in a dirty place.
