The City Beautiful earns its nickname, from its gorgeous lakes and bright, sunny skies to its pristine streets and beautiful architecture. Lake Eola Park, with its swan-shaped paddle boats and majestic fountain, provides an oasis in the city that's ideal for weekend picnics and afternoon lunch breaks. Located in the heart of Florida, the beaches of either coast (Gulf and Atlantic) are accessible in roughly an hour’s drive from Orlando.
While it is known for being the home of prominent theme parks like Walt Disney World, Universal Studios, and Sea World, Orlando is also the county seat and home to one of the largest universities in the United States, the University of Central Florida. The city contains the Orange County Convention Center, the second-largest convention center in the country, in addition to the busy Orlando International Airport.

The screened in spacious balcony was a huge plus.
Property Manager at Ashton at Waterford Lakes, Responded To This Review
Hello, We sincerely appreciate your residency and glowing review of our community and team. We are so happy to hear that you have enjoyed your time in our community and we wish you all the best in the future! Kind Regards, Madison
I couldn’t recommend this complex less. I’ve had such a terrible experience here. I saw the listing for my unit online and the price for it was cheaper than it’s actually listed for, and they were willing to give it to me for that price— one of the very few things they did right. I had just started moving into the unit and discovered a horrible flea problem. They moved me to a different apartment after my being persistent, and they gave it to me for the same price I was promised. My upstairs neighbors are extremely loud, the leasing manager Katrina told me all upper units are carpeted for noise, but that didn’t mean anything, every noise or footstep they made was still so loud. And Katrina in the office wasn’t very nice, she only cared when I moved in, then she was just so difficult afterward. Couldn’t have cared less about the complaints I had or anything. The complex is dirty, nobody ever picks up after their dogs and they don’t do anything about it. Maintenance is terrible and inconvenient. The gates are ALWAYS broken. Parking is an absolute nightmare, rarely am able to find a spot outside my own building. This place is NOT worth the price and fees. Don’t give this complex any money!
I have been living at Ashton since August 2019. The apartment is spacious and has lots of light and high ceilings from being on the 3rd floor. It's safe but there are some occasions of cops coming and the complex never letting us know why. Appliances and detail to the apartment is bad. There are huge gaps in the walls where appliances are, and under countertops, sinks, etc., its all open and has led to serious bug problems. For the first year and more, we had a roach problem. Usually we'd find them in/around the dishwasher, the laundry room, and the front door, but we sometimes found them on walls and I have found one on my nightstand, bathroom counter, and in my closet (no food or mess). It took pest control coming many times and us using our own methods to reduce it and now we have only seen one or two in the last few months. There are also ants and silverfish and occasionally spiders, but they are not a huge problem. Most residents are nice and respectful but since COVID it seems neighbors have become louder with their music, fights, etc. and walls are somewhat thin. This definitely isn't a terrible place to live but be prepared for bugs and noise.
The rudest and most unprofessional staff I've ever seen. The new management made me and lots of my neighbors move out. Nothing ever works properly and they'll charge you a lot of money them. Do not waist your money and time.
The leasing desk people are very dishonest regarding the rent and extra fees. For instance, once your lease is ended they offer you a renewal with a considerable increase in the rent, never take it!!! You will notice that they will put the unit in the market with a much lower rate than you've been already paying. There are monthly fees for pest control but the place has a serious roach problem! The breezeways are dirty and they do not care about scheduling a pressure washing! The community is gated but most of the time one of the gates is broken and open! A great deal of noise comes from the floors above! All in all, avoid this community, there are much better places with the same or lower price ranges that don't have these issues.
Infested with cockroaches Raccoons will eat your trash because they won’t buy suitable trash bins Extra charges at every chance possible Loud No parking Rude office staff DO NOT MOVE HERE
I wish I could give this place a zero! Let me start off by saying, they're money hungry! My brother and I got evicted on hurricane irma just because we fell back on rent by one month. My brother just started his new job. But they didn't give us no time to catch up with the rent! We're forced to live in a motel for now! The services sucks because they take forever to repair things also theirs small ants everywhere! Everything else is just a front!
Lived here for nearly two years. The staff is hit or miss. Half are nice, half are absolutely atrocious to interact with. The complex tries to nickel and dime you with everything. YOU HAVE TO PAY TO PARK AT YOUR OWN HOME! You have to pay for trash valet service that only gets picked up when the trash people feel like (it ain't cheap either but you have no choice but to pay it...on top of your rent which is itself outrageous). Then if you're foolish enough to plan to live here a second year (moving is miserable) they will absolutely without a doubt increase your rent. It's crazy. I regret having lived here. Don't do it!
In the past, being far away from my country, the good old USA. I have found great comfort & relief in having my own roomy apartment finally. Becoming adjusted to civilian life isn't easy, but non-the-less extremely appreciative to the Creator. When I put my key in the door a since of safety, & protection fills my spirit. The living room has a high ceiling, which gives a feeling of a more spacious room. Its great to have this particular apartment I'm living in now, because this environment is quite & the view exhibits so much greenery. It's great having an apartment which helps me to unwind & feel safe. Thank You universe.
I have lived in this apartment for 7 months and they are horrible. The appliances are old, we have to dry our clothes 3x's to get them completely dry. The dish washer doesn't dispense the soap. I've called maintenance and they say it works fine. There are roaches and red ants. I can't wait for our lease to be up.
The apartments are truly amazing not one bad thing to say about them, the grounds are beautiful, the staff is very helpful when it comes to issues, and let's not forget the huge walk in closets in all the rooms! The insides are just as nice and clean as the outside, no loud neighbors and they are all really friendly, and the club house was newly renovated and looks awesome. I would highly recommend these apartments personally I guarantee you'll love them just as much as I do
