If your looking for a quiet, yet modern aspect of living then Ashton Brook is your place. The newly renovated apartments are very nice and the luxuries they provide regarding amenities are incomparable. The new fitness center and brand new reconfigured/ resurfaced pool are great additions. Esepcially if you are a cold plunger and fitness enthusiast like me. Those aspects are crusil for my development as an athlete. I look forward to another great year at this location and the facilities they provide.

There is a poor lack of communication by the office staff. In order to get a response from them I have to take time out of my day to walk down to the office and speak with someone because they don’t answer the phone or return voicemails. They take days to reply to emails, if at all. I have also notified them about a hole on the outside of the building near my kitchen window and have received no response about it. I have only been here a month and there hasn’t been a week that’s gone by that I didn’t have to kill several bugs which includes roaches, ants, spiders and earwigs. I will not renew my lease at this property and definitely won’t recommend it to anyone I know.

The management team seems out of touch with its residents and at times incompetent. Events are organized during the work day - when most people are working and cannot attend. The gate is permanently broken and when it does work the call function does nothing resulting in long lines. I (and it appears many others) had to get our access card reset for the new gym - an inconvenience that should’ve been accounted for. I don’t have this issue but I see others on the app stating their rent isn’t correct and random charges appear. I really hoped the new management company would be better but so far it’s pretty much the same. I moved from out of state but it’s really disappointing how low the bar is for customer satisfaction and basic communication from the office staff. Plenty of times where maintenance work, such as closing our staircase, was not communicated.

There really isn't enough space here to write about everything that is wrong with this property. Just be careful moving here. No gym-they will tell you a different story each time. The larger, nicer pool hasn't worked in two summers now. The office staff is incompetent and will tell you anything or just never answer emails, calls and when you go in, they will just lie. Tons of fees on your bills and that is something you will have to stay on top of for sure just to get them to make it right. It starts from the top, corporate. If something breaks, good luck. Drive by and you will see the broken garage. Its been that way for months. Other yellow markers around the property and still not fixed. That will give you an indication of how long it takes for them to fix your unit correctly if something is broken. Do not be fooled by the office staff if you come here to look at the apartment. I wish I had read all of these comments and took them to heart before choosing my home. Best of luck.

We understand renovations take time, but we know our residents are going to love it when it is completed! We're almost there! Happy residents are our first priority.
Pro - Safe place to live and convenient location Cons - - They forced us to get renovations in the kitchen and bathroom while we still live here. First, it was inconvenient. We couldn't use them for about a week and a half. The renovations made things less functional. The bathroom mirror is now a third of the original size, the bathroom counter space was greatly reduced, the water pressure is ridiculously low, and they removed the drawers under the sink. In the kitchen, the sink was replaced with an asymmetrical one where the side with garbage disposal is too small to clean off most of my pans. Also, all of the power outlets have one socket that does not work. - Moving out was a pain. After emailing the office many times, one of the employees told us how much our rent would increase (about $200), so we emailed him back that we will not be renewing the lease. Months go by and the lease renewal was never put onto our portal to officially decline, but I thought that was due to us emailing them. About 3 weeks before our lease is up, we decided to try to confirm everything was good to go. Had to call, email, and visit the office to finally get someone to help. THEN they posted the lease renewal on the portal. It is like pulling teeth! I have to keep calling, emailing, and visiting the office to get all the information to move out. - Overcharged a full months rent. I move out in a few days, and Ashton Brooke charged me for the full month of July. I was told it would take up to a month to reimburse me.

Do not move into this apartment complex! Please read this whole review, as it lists reasons in detail: 1. I lived in building 6 and it is infested with cockroaches. INFESTED. We had pest control come out every Friday, but the apartment complex doesn’t require the entire building to be treated, so they just kept coming back. 2. They have a pool, but do not move in expecting you’ll be able to use it. I lived there for two years and was able to use the pool for a total of 1.5 months. They will come up with excuses like “we’re waiting for it to be cleaned” or “it’s being renovated” (when it’s clearly not). The pool is right next to their offices and a previous employee told us that they don’t like to hear all the noise from the pool and that’s the reason they are hesitant to open it each summer. 3. Management is really bad. Communication between all the employees is basically non existent. You can call and someone will say “they’re, not in the office right now, but I’ll give them your message and they’ll call you back”….you will not hear back AND when you call back to follow-up, they will have no idea why you’re calling because the message was never passed along. 4. You will not get your security deposit back. This is one of the most common complaints you’ll see on the BBB for this apartment complex. I moved out in November and have yet to receive my deposit despite being in constant contact with them about it. 5. They have an F rating on the BBB. Not shocking after having lived here. 6. Staff is rude and unwelcoming. Anytime I went into the office, their reactions and facial expressions made it seem like my presence was an inconvenience. 7. Our AC/HEAT went out 6 times while we lived there and it always takes a day or two to get fixed…keep that in mind. 8. Another note that was not mentioned to us upon signing our lease is that the first two months of certain utilities will come out of your security deposit (which I never got back). So, for example, out our $300 security deposit, we would only get $60 back because of all the money they pull out of it. Just a heads up. I hope this review was helpful. If you’re looking to move to the area, I would personally suggest moving into IMT Cool springs. It’s literally right down the street. That’s where I have been living since I moved out of Ashton Brook and I don’t have a single complaint about it!
I've lived at Ashton Brook for nearly 6 years and decided to look elsewhere. The front office conveniently waited until 45 days prior to my lease expiration to provide a renewal notice at a rate which was 15% higher than the previous rate. What makes this unacceptable is the fact that the 15% increase was offered to me less than 12 months after my rent increased by 25%. This would have translated into a 43% increase in monthly rent in less than 2 years. In my 6 years as a tenant, I was never late on a rent payment. When attempting to discuss a renewal option without a rent increase, the front office indicated that they required corporate approval to keep my rent unchanged. I followed up with the front office on 4 occasions over 10 days to confirm whether or not they could leave my rent unchanged. Rather than simply telling me that this was not feasible, the front office failed to provide a response. This is unacceptable. Incidentally, there was also a $200 month-to-month surcharge which I had to pay for 1 month so that I could honor a 60-day notice prior to relocating. Do not live here. The front office has never been especially good and, over the last 3 years, they've become a nightmare who will do whatever it takes to put you in a challenging situation with the hope that they can increase your rent.
Property has taken a downward turn as far as lack of communication and property upkeep. It's unfortunate that they are able to keep good staff.

I have been a resident for 3+ years with Ashton Brook and enjoy living here. It is close to Nashville with an abundance of great shopping nearby. I will say that in my 3 years, I have seen more positive changes since the new manager started late last year than I have in my entire residency. The communication is much better, office staff answers the phone and we now have resident events.
We have lived at Ashton Brook for about 2 years. In that time we have enjoyed the location and amenities. It is a good value for the price in a ever growing market. The new management company has been making a lot of great improvements to the community over the past few months.
Lived here for 2 years now. Close to I-65 so my commute to work in downtown Nashville is about 15 minutes. All the amenities of the suburb with city living.
I came to tour the property today with the manager, Tyler. He was very knowledgeable about the community and about unit details making everything so much easier. The property was very clean and the amenities are beautiful. Thanks Tyler for the great experience, 10/10 recommend!
The apartment itself is okay, but not luxury (as advertised) by any means. However, you are charged an amenities fee every month which covers the cost of the gym and pool. The pool opens mid summer and then is closed randomly during that small open time. The gym is not even a gym. It is a room with mirrored walls and dumbells. The equipment has been broken for over a year and they are not fixing it and refusing to remove the fee from the bill. After trying repeatedly to ask them about fixing it, they began to ignore my emails completely....super mature. Now, I don't hear from them at all and the equipment will probably never be fixed because it's obvious they are too cheap to fix it. Also, parking is a NIGHTMARE! If you live here, I hope you like long walks because you're going to have to walk a while from your apartment to your car and vise versa. That being said, my apartment is in livable condition and maintanance people DO come out to fix things that break in a timely manner. Overall, I give this apartment complex 2 stars, both of those stars only for the quality of the actual apartment.
Renters beware!! This place is lipstick on a pig. Every apartment has been cheaply "flipped" to look updated but don't be fooled. We've sent in numerous maintenance requests for our front door to be fixed since we are constantly getting locked out and they are completely ignoring it. They also don't plow or do anything when it snows either. The roads in the complex weren't salted or plowed, people were stuck and couldn't get their cars out. Best part is that when all of this went down their office was conveniently closed and the staff was no where to be found as they ditched the community. Stay away, way better options elsewhere!
Leasing office management gets changed every year and with every change of management, the paperwork gets lost and resident gets charged for that. Poor maintenance. Every for water breakage and the floor being flooded, its not an emergency. The vent ducts are never cleaned and contains lots of dust and smells bad. the air filter is changed only once a year, only upon request. The office manager and the rest of the team is very rude to answer any questions.

After living at Ashton Brook for almost 2 years, always paying rent on time and never causing any issues for our neighbors Ashton Brook decides they can't even be the slightest bit generous. After dealing with a bug infested kitchen and bathroom you would think we would have had enough. Well, we stuck through it, and they eventually took care of the issue after several visits. We also decided to ignore the fact that several of our neighbors park wherever they want (not in parking spots or even in the no parking zones, and staying there all day long) this causes issues in parking, and this issue is still happening. Even with days without lighting in the public areas causing you to bring a flashlight to walk around outside if it's dark. We STILL decided to give Ashton Brook a chance. Then, when my husband and I found out we were expecting our first child we knew it was time to get out of this complex. We were going to go until our lease ended in January, but with an expected due date of early February, my Dr. advised that I shouldn't be walking up and down the 3 flights of stairs, and stressing about moving during my third trimester. My husband, and I put in our 60 day notice, and let the manager know that we are medically advised not to live here anymore. They still want to charge us the 3rd month's rent. To reiterate, I'm being advised that I need to move a mere month a half before our lease is up, and they can't help us out at all. Our lease would be ending right as the baby is due. Ashton Brook is here to make money, not fans. If you want to live in a complex that actually treats you like a human, and not another lease then don't move here. You're just a number at Ashton Brook.
I lived in Ashton Brooks for a year and was surprised by their utilities that included extra electric, water and trash disposal. You will be paying close to $50 a month to take your own trash to the front of the complex. They have the most poor maintenance I have ever experienced. I was having problems with my toilet leaking and had to wait close to a week for anyone to even come look at it. A fluorescent light had gone out in my kitchen which needed to be replaced. After multiple attempts to get the service I pay for monthy, I was told that this since it was not an emergency, I would have to "wait my turn". It took 3 weeks for maintenance to come change the bulb and was replaced with yet another broken, flickering light. Throughout my stay, I had set up recurring payments to avoid late fees. Once I moved out, I was still charged for the next month I was not even there!!! When removing a tenant, it would be assumed they would take care of cancellation of further payments. This was not the case. When I called to inform the front office, they were very rude as if I had inconvenienced THEM!!! They are a very sweet staff when convincing to move in, yet lose all professionalism when you are no longer a tenant. If you like poor maintenance response time, unnecessary utility charges and rude office staff, this is the place for you!! Enjoy
Management is rude and not very helpful whenever you have any complain. They will try to make you feel that they listen you but issue never gets fixed and you feel like you are done complaining and you get the habit of living with issues which is what this management is good at. Apartments are full with issues, no real maintenance, trash is such a pain. You have just one trash dumping place in such huge apartment community and the person who are not living close to that(which are not many), may find this a real pain and the reason to not renew the lease. Apartments are old and not energy efficient which makes your air condition running all the time and which gets your electricity bill higher than other usual places. I strongly feel that rent is way higher for such below average apartment and their lease breaking policy is also pain which makes it difficult for you to leave the place if you sign the lease and don't like apartment/management in few months(which you won't that i am sure)
We lived here for almost 3.5 years and have seen management changes for good. The current management cares for the residents and work toward improving community and surrounding processes. This community is at convenient location and in a great school zone. This is family friendly community with lots of kids. Two bedroom Phoenix plan is very spacious with vaulted ceilings and lots of windows for natural light. It's as good as 3 bedroom size apartment.
I've lived in this apartment complex for close to a year and am very pleased with everything. Very nice pool with wifi and grill, excellent customer service. The apartment complex is always clean and well taken care of. Would recommend this apartment to anybody.
I spent months looking at every complex in the greater Franklin area and I'm glad I landed at Ashton Brook. The amazing customer service alone is enough to make you know that you've found the right place, much less the above and beyond effort that I know is put into getting the units ready for move-in.
I flew down very nervous to check out another complex on Gillespie, after I had paid a deposit at the other complex and waited weeks for a lease. No lease ever came and when I flew down the other place was too busy to see me. So I drove down the street to Ashton Brooks where I was warmly greeted by Jen and Meghan. Now, I was very nervous to rent here after the reviews on apartments.com. However, when I met Meghan and Jen and they showed me around I changed my mind. WE ARE SO GLAD WE WENT WITH OUR INTUITION instead of the bad reviews on apartments.com. WE love it here. Our son has lots of kids to play with at the playground. The staff is pleasant and always eager to help. This is a welcome change. After looking for a home in a sellers real estate market, where you feel like you're a number in a long line and the next person will willingly take your place, I feel at home at Ashton Brook. These people treat you like a guest in their home. They want you to be happy and they love to help. They have been responsive to all of our needs. I don't know what the other folks experienced here but that has not been our experience. They were also honest with the estimate of water/utilities charges which have been fine and not out of line. All in all, I would rather a warm, friendly environment with nice accommodations over the too busy for you other places around here.
Water, sewer, trash, "shared utilities", hoa fee. Adds up to way too much. Other apartments include these in rent. And the $34 for trash doesn't include concierge trash pickup which also isn't an option and there's only one dumpster. Water is shared cost and they have repeated water leaks and bill the tenants for the water which is way higher (double) than the house I rented in Franklin before moving here. Clean apartment with dated furnishings. Mine had fairly worn carpet on arrival. They Offer money for good reviews. Parking is an issue. Overall quiet neighborhood.
Don't waist your money living here. They over charge for everything. They don't inform you that on top of your rent and electric bill, you also pay a "community shared" water, electric, and service bill. So basically you pay an association fee. On average it was $150 per month. I lived here for 2 full years. After the first year they raised my rent $150 / month. I figured that was common and probably it. But after year 2 they tried to raise it another $150/ month until I had it. Maintenance was terrible at responding. The AC units are outdated and run constantly even though your apartment will still be hot and electric bill will be at least $140 per month because your air will never shut off. The Gym will constantly have broken equipment, the pool wont be open until mid June while every other surrounding apartment is open throughout may. The back pool is dirty all the time. The car wash port worked for about 2 months of my 24 months there. The garbage will be a mountain every Monday morning. The list goes on and on. I should have known how terrible this place was when I moved it. It was filthy and looked like it had been painted by a 3rd grader. There was a huge yellow stain in the bedroom on the floor and the kitchen cabinets were painted over??? I left my apartment in spotless condition and received $0 of my deposit back. Save some of your money and live at a nicer place in cool springs. Don't let the this terribly managed place and its location fool you like it did me.
When upstairs tenant caused a flood and it soaked through to ceiling below, it caused mold and entire wardrobe had to be cleaned. When asked about it, they said a de-humidifier would be brought by, but was weeks before it was done. When hot water heater broke, it took a week and three tries from maintenance before it was replaced. Cold showere for a week. Other problems like this still occur with poor response. Pool was closed for a few days by health dept. Improper cleaning or chemicals. Cost me a visit to Dr for eye infection. Three instances when a package was delivered no notice was given it was there. Loud upstairs tenants were allowed. Car was keyed and even broken into. This is supposed to be a gated community, but the gates are left open quite often. Management not willing to work with tenant on move out dates. Very friendly when moving in, not so when you are ready to move on.
Maintenance awful about getting around to fixing things. Was told at move out that they didn't have time to do walk throughs since there are so many units, then I get charged outrageous amounts at move out. One such charge was for carpet cleaning, which I did myself before move out. Also charged $65 to dispose of a microwave I was leaving for the next tenant. When I finally received these charges 2 months later, the manager said there was nothing she could do since she didn't do the walk through and the person who did was no longer there. Definitely would not ever recommend to anyone.
Nice quiet neighborhood. It's a pleasant area to walk, or run. Restaurants and shopping convenient. Grounds are kept very well. No pest problems. Very friendly professional management. One downfall for this price is the parking spaces are small and if everybody's home someone is parking away from their building. This can be a hassle if you have things to carry into your apartment. Two is the water bill is evenly divided per building not according to occupancy, meaning a single person will pay as much on the bill as the two people in the apartment next door. Not fair! Three, very little kitchen counter space. If these 3 things were better I would plan to live here longer.
