Immediately outside of Washington, DC’s southeast boundary between Suitland Parkway and Pennsylvania Avenue, Suitland’s location is ideal for anyone who works around the Capital area. Commuters on a budget will appreciate the fact that apartments and houses rent for much less in Suitland than in DC. Compared to other DC-area communities, Suitland offers some of the most convenient access routes to both Joint Base Anacostia-Bolling and the Washington Navy Yard, making it a very appealing option for military service members.

Property Ratings at Ashton Heights
The office staff are unprofessional and dismissive after you sign a lease, the maintenance staff do not do their job and when they do it’s 3+ weeks after a request. My unit has things I can’t even access like the drawers in the kitchen due to the stove being too big for the kitchen. Over door doesn’t open all the way because the fridge blocks it. This place is honestly a joke!! You’re better off in a shelter not even trying to be funny

ROACHES !!! Moved in February left in April! I never seen so many roaches in my life one roaches literally fell from the ceiling into my 2 year old eye I literally had to beg and complain for my lease to be broken free of charge! They look nice and a good price but not worth it

Our Resident Help Team is ready to provide assistance and resolve any concerns. Thank you for your feedback and for bringing this to our attention.
MICE INFESTATION HEIGHTS!!! The worst apartment ever!! For starters it's filled with mice no matter what pest control do you will still have rodents playing with each other at any time of the day. They're in the wall so it's nothing they can do. They change management every year. We been without working elevators for 5 months the only reason its working now is because they had over 30 evictions. Can't forget about the roaches its 2023 I didn't know they still exist. The pool is never open its infested with insects (dead and alive) and black algae a complete disregard of pool health. Work orders take months. It's only 2 maintenance workers. Please save yourself from this Headache it's not worth it. The 3 pros are the LOCATION, UTLITIES INCLUDED, AND ITS SPACIOUS.RUN AWAY ITS MICE, MICE, MICE, MICE, MICE.
The guest call box has been broken for over a month. Management refuses to fix it. If u run downstairs and leave your key fob, you can't call your phone to buzz yourself into the building. The day time security refuses to let you in the building, he or she will stare at you and not open the door. We've had lengthy elevator issues and roaches. The towing company will tow your vehicle for no valid reason. The leasing office is always closed. The leasing office is always posting flyer notices, threatening to evict us ( The Donaldson Management Group). The good thing about this place is that all the utilities are included and you're relatively close to the metro and it's bus accessible. Rent is not bad.

This place is disturbing in every way possible! This place has been under two different property management within 6 months. Neither of these management companies seems to care about the property or its tenants! There are roaches galore, plenty ratchet activity, and it seems to get worse by the day. I’m a current tenant and I WISH I wasn’t ! Can’t wait until my lease is up I will be SPEED RUNNING out of here.
Since I've been here there have been 2 owners of this apartment building and neither of the owners can get anything right. This place is better off just failing and shutting down than keep being sold to owners that have no idea what they are doing. They built a security booth when I first moved in over a year ago and they still haven't hired anyone to be actually in the booth. They have camera's on every hallway that is live streaming and not recording. This was told to me after 2 of my packages did not arrive at my door and were never recovered. So having cameras in this apartment is useless. And there is no one evidently watching the cameras. The price is higher than most in this area because the utilities are included in the rent, which is no problem but I guess that means the amenities that are listed don't really matter. There is no 24 hour security, there are cameras that are live streaming just because and no one monitoring them. The security guards are just collecting a paycheck. The garbage that was getting taken atleast everyday when I first moved in, is not getting touched for 3-4 days, making the hallway smell especially after the holidays. The gym has been getting trashed recently and of course, people are now realizing that the cameras are useless, so they are taking advantage of the gym, the laundry room and the mail area. When this recent owner bought the complex, alot of complaints or issues fell on deaf ears. The usual issues include the fire alarm blaring randomly, the washers becoming filled with water and flooding, the dryers not drying completely (then raised the price to do laundry even though we have to wash/dry twice), and issues with the AC/Heat. There's lack of communication from staff. Aside from when one of those free utilities they have are being cut for one reason or another, we aren't aware of anything unless we reach out to them. Even previous arrangments with the previous owner was not shared to the current owner. This place is becoming a bigger hot mess than it was before. I'm sure people are only still leasing becuase they have yet to find something better. If people have the money to break their lease I would encourage it. For future renters, I would only advise to stay here 1 year max. This isn't necessarily a place you can save and stack money. It's spacious and close to two bus stops.
I have been a tenant year for 8 months. From the time of my application to the present, I have no real complaints. Carla my leasing agent was AMAZING when I first applied and CARLA the maintenance coordinator is AWESOME. The building manager, not management company, has changed since I moved in and Shaun has made my experience that much ch better. I can be a bit much and I know it but the staff ALWAYS makes me feel like a priority. My view of the sunset from the 16th floor is BREATHTAKING. There have been minor issues as with any older building but I have NEVER had a problem with getting a response from the team in the front office. It's an older building and it could use some updates but I see a future in the building and it's location and I'm going to be there when it comes. And oh did I mention there is a limited stop bus right on the corner that gets me to work by the Capital Center (a/k/a) Verizon Center in 20 minutes. And I have walked to the Metro or hopped on the bus which is two stops away.
I've been living here for two weeks now and I wouldn't dare refer this place to no one especially with kids. The water is always shut off, my apartment was dirty coming in, there's a leak in my window seal which mold started to grow, the hot water comes out white and it burnt my hand, MOST of things in here has fell apart such as closet doors I don't even have a tissue holder in my bathroom, my shower head was not placed on the correct way so extra water leaks and sprays the roof which causes the paint to bubble up due to water damage. I've seen two roaches in my kitchen cabinet so far....the parking is bad so if your here by 6:30 pm or 7pm at the latest you will have to park on the street. There's pee in the elevator on weekends and the elevator barely works. Please don't come here unless u really have to I wish I knew but now I'm stuck here for a year I can't wait until my lease up I'm so ready to go. 0 stars.
It will be 4 months in August that I have been living here the leasing specialist both Carla and Dana are wonderful to work with both very professional and they made moving in and getting comfortable very easy for me.... these two ladies Rock!! thank you ladies!!! Celestine
It takes months for maintenance to fix big problems and more than a week for little ones. Dog owners do not pick after their pets, so you better watch your step. There have been a few shootings in the complex across the street. One drive by a couple of months ago. There are police patrol cars circulating the area or parked across the building almost all week. Leasing and management office are in a never ending change of owners, managers, leasing agents, etc. They do not communicate well and are irresponsible when speaking of account management. It often takes 5 minutes to get an elevator and they are not serviced. The place is clean though and they do activities for residents.
I have been living here for 5 months and the leasing specialist both Dana and Carla have been so good to me they help me with all my issues and really do care ....Tangela
I thought it was ok to move here. When the old company sold the building there has been some changes. My biggest disappointment is that there's always a problem with the air, the designated area for the trash on the floors always are full or nasty people just dump their trash on the floor. People are still allowing their dogs to urinate in the stairwell. They try to keep it clean but there's just nasty people that live here that could care less about the appearance.

I absolutely love the size of my apartment. The bedrooms are large with ample closet space. There is extra closet space through out our apartment. Huge living and dining room. Maintenance responds quickly if a problem arises. Plenty of parking spaces in front and rear of both sides of building. The best part of living here is it's a pet friendly building.
The apartment complex has unstable, unreliable and poor management skill making living there an continuous struggle for basic comfort and necessities. Some units and laundry facility are prone to flooding, mice and roaches. The use of marijuana penetrates into one's living environment even though the building is supposedly smoke-free. Dog urine and feces are often present in the halls and stairwells. Overall, there is nothing luxury about this apartment community.
I have been a resident at Ashton Heights Apartments for a year and 6months. lets just say everything started out smooth then went down hill. It was been 4 different managements in the year I been here constantly having to change parking passes and update information. Maintenance comes when ever they want , people kids play in the halls and pull the fire alarms( and its 16 floors I'm on the 15th with a 2 year old) so having to walk down 15 flights of stairs for a false alarm can get irritating . They post notes on people door with a picture of someone sitting on side the street with all their things saying " do you want this to be you, pay your rent or pay movers to move your stuff" I will not be renewing my lease
This is my first time living in a high rise apartment and I absolutely love it.
Located literally on the line between SE Washington, D.C. and the state of Maryland, this towering apartment building has 16 floors of a great range of apartment types with the majority recently renovated. Despite the recent change of management it has some decent amenities and structure that my roommates and I enjoy very much. Since we took advantage of a recent move-in discount that makes this place seem worth it. The only thing holding it back from 5-stars is that there is still some minor fixes needed in the public areas(laundry room/fitness center) and the AC units needed new motors.
