Property Ratings at Ashworth Woods
I went on a tour today of a 4 bedroom townhome. Currently in early labor so im moving slower than normal and the young lady that accompanied me and my sister was very patiant and sweet. I spoke with the manager two days prior to my appointment and told her my sistuation she was not only patient but very understanding and made me feel confident that I had a good chance due to what i thought was a unique situation of mine she told me it really wasnt and she has dealt with situations like mine before. My overall experience so far with Calibre has been wonderful hopefully if I beome a tenant this remains as the staff have been wondeful thus far and the property is very nice for the asking price. The only thing is some of the other tenats can definitely maintain outside their front doors better. So the outside looks more appealing to the eye.
The house is a bit worn down but is worth the price you pay, however in the actual neighborhood it's not as great. 2 gangs operate in the neighborhood and there is a slight bit of violence. Overall though the people are pretty nice to you if you are nice to them though, I would not recommend if you are moving here to go to college but I would recommend it if you are a low-income family.
I have lived at Ashworth just over a year. I'm a glass half full kind of thinker, but there are things at Ashworth that are worth considering before making your decision whether it's the right fit for you. For instance, I can hear my neighbors' conversations through the wall. Not just muffled garble - I can actually hear what they're saying. More than I need to know, lol. And while there are 4 bedrooms, only the master bedroom is roomy. The other three are quite tight - hard to fit more than a twin bed and a dresser. The living room is a tight space, too, although the open floor plan keeps it from feeling too small. There is no storage, unless you want to give up most of your master bedroom closet (which only has access through the MBR bathroom) -- that's what I've had to do. Another peeve of mine is that there are no handles on the kitchen drawers and cabinets. It's hard to pull some of the drawers open, especially when I'm cooking. The garbage disposal is the loudest I've ever heard. Also, it seems as though there's always trash in the common areas. Our unit's near a dumpster and I am picking up other people's trash at least once a week out of my yard. Could be from the open top of the dumpster that it just blows out. The wooded area is absolutely littered with trash, too. And they make your 18 year old children sign the lease, which I think is crazy, but they assure me they have their reasons...So that's what I don't care for. And as mentioned by another reviewer, there is an insane amount of paperwork to fill out to get a lease. But I am a glass half full person, so here's the good news. It's in a great area. Quiet and residential, but just minutes from the action. Spring Creek runs behind the property. There's a deck/patio (even though it's really small) where you can sit and enjoy peace and quiet. If I have a maintenance issue, it's resolved quickly. There's a community garden that I grow our own produce in. The residents are friendly. If you have a dog, there are areas to walk them, complete with clean up bags. And while the bedrooms are small, each of my 3 kids has their own room, which they love. And 2.5 baths is great, too. The heating and cooling systems are efficient. Some of the utilities are included, so that simplifies things. The kitchen layout is great for cooking & baking, with lots of counter space and outlets. All in all, it's not a bad place to live.
Don't go to the Calibre Residential office if you don't have to, very rude manager.

I am sorry that you had a bad experience at our office. I don't think you spoke to me (Jim), because I was out of town during this time. if it was me, I would like to talk to you to see how we made your experience so unpleasant.
This is the worst rental I have ever lived in, I have lived in many different rentals in many different states. I give it a Fair rating only because it is in a very quiet area with decent outdoor space and a townhome, though very small at 1300 sq feet without garage or private back area. Master bedroom not bad in size at 12x14 though attached bathroom small with walk in closet in bathroom. The 3 remaining rooms are very small, office size spaces at 8x9. The common areas are not well maintained consistently and the staff are not helpful. The staff are not on the same page and you get a different answer from different people. The maintenance is very poor and not very knowledgable. The required paperwork to rent at this community is excessive. The amenities are very limited with only a play area and basketball court. Unlike a lot of apartments in the area however, the rent is lower as it is in a major University town.
I've lived at Ashworth for almost 2 years now, and the townhouses are great. Almost all utilities are included, which is nice. I only pay about $20 each quarter for water, and electric is usually between $60-100 depending on the time of year. Most tenants are families with children. When the weather is warm, the children are always outside playing. However, I am usually the only parent around. Also, the walls are very thin.

The townhomes do have adjoining walls and if there is a particular issue that residents have, I encourage you to talk to management to see if there is a solution.
