Property Ratings at Vesper
Picked up keys today after driving straight from California to our new home at Aspen Creek Apartments. They sent pictures of the home and said they were fixing issues I pointed out in pictures. THEY LITERALLY PAINTED OVER A ROACH OR BED BUG. And thought it was acceptable to let us move in. There were 3-4 other dead roaches in the home, one living. When I told them about it they said “Texas has roaches”. So does California if it’s infested. The apartment wasn’t painted or cleaned. I asked for an invoice for a cleaning they told me was done last week, never received. I’m a property manager, and if I let someone move into a home in this condition I would’ve been fired on the spot.The manager, Violet, said she never walked the home. She said her Regional manager, Tiffany did. Shows you what kind of company they are. What a joke.
I do not recommend it at all, The apartments are flooded when it rains, they are delivered dirty, the entrance of some apartments do not have grass, they are dirt! And when it rains he is a barrero! They do nothing to fix, and they throw the ball to each other, it is not a safe place to live! They do not do any maintenance to this condo, do not be fooled by the photos, nothing is as they put it online, the laundry and the gym is disgusting, and not to mention the smell of marijuana that you have to inhale every day because your neighbors consume it! I don't give it even 1 star!
Been here for almost a year and we cant wait to move. The day we moved in, the apartment was so dirty with dead bugs everywhere. We see roaches every day in the kitchen and fire ants in the bedroom. The first day we told them about the roaches they just put sticky traps on the floor, knowing we have pets. We told the office about the ants and they NEVER came to fix it. You can hear EVERY step the upstairs neighbors take and sometimes its extremely loud. Its an alright place if you're just starting out and have a small budget
I lived at Aspen Creek for a little over 3 years. When I toured it seemed okay, but as soon as I moved in I realized how terrible it was. I moved in and had no dead bolt, and the lock did not work. It took 2 weeks for them to fix it and I had to fight them on it because they did not think I needed a dead bolt. When I moved in the apartment was completely dirty. There were bugs EVERYWHERE. I had a roach infestation the day I moved in. It took months for me to get rid of them. My apartment flooded 7 times in the time that I lived there, full on flooding with a lot of my personal belongings destroyed. On more than one occasion, maintenance would tell me they would come out the next day and did not want to drive out to come fix it that night. They would come out and say that it flooded for dumb reasons like a kid was playing with a water hose, or a sprinkler was on and hit the wall of my apartment so that is why my whole unit was flooded. They never cleaned anything after the fact, and the walls were FILLED with black mold. When I moved out there were holes in the wall from the mold eating away the wall, and standing water on the floor because they never fixed the issue. On top of the terrible quality of everything I already mentioned, safety is terrible! For my first two years the gate was never close. Then they decided one day to open it and I had to buy a new gate key for the once a month they decided to close the gate. There were gunshots all the time, drug needles everywhere, and when told about it the apartment did not care. I got 5 nails in my tires from all the nails all over the complex. My final straw with the apartment was when my neighbor got MURDERED, and the apartment did nothing about it. They declined it happening even though it was all over the news. I told them they needed to fix the lights that were out since someone was killed, and they never fixed them. Safety, health, or comfort is not important to this complex, and it is very apparent. The best thing I did was moving out of this complex.
Lived there for 2 years. When leaving the apartment I cleaned the apartment took some pictures hoping to get my full deposit back. They said my carpet had a big stain on it, I asked them to send me a picture of what they are talking about , they didn't . Now I filed a lawsuit against them for trying to stay with my deposit .
I've been at Aspen Creek about a year now, my contract will be ending in October and I will be renewing. The apartments are located close to my job, which is a plus! There are also a lot of restaurants and things to do in the area just minutes away. I am in a 2 bedroom and the apartment layout is great and roomy. I was hesitant to lease since I had read so many bad reviews, but most of them are from a while back. Staff in the office and maintenance are always courteous.
These apartments may look nice online, but they are NOT!! When i came to these apartments they stated i was going to get a certain apartment but I DIDNT . The floors and the cabinets look like a great value type apartment. You can here your neighboors shower running EVERYTIME they use that and the BATHROOM! You can even hear their music through the walls. These apartments shpuld run for 600 and below. These are NOT WORTH spending anything past 670! Ready for my lease to be OVER ALREADY! But i just moved in and thats a bummer.
Listen people RUN now...if you can... aspen creek is a rip off ... they look beautiful online but wait until you move in, everything goes down hill seriously. The apartments are old and falling apartment as your reading this rating... The office has absolutely no sense of urgency. Not to mention they are extremely rude and change very frequently "management that is". Parking is horrible you can be towed at anytime. Don't even attempt to put in a work order.. it won't get fixed. Long story I can't wait until my lease is up I'm going to fly out of this place.. overall rating is a big fat zero... "F " as in not passing, horrible, thumbs down, a huge disappointment. Must i say no more.....
I moved to Dallas to start a new job, and needed to move quickly, the management at that time was helpful in making the leasing process easy. Over the almost two years, I've been living here, the management team has changed at least three times. One management company lasted less than three months. Parking policy is inconsistent and changes with out notice. The online resident portal is only useful for making payments, otherwise it's worthless, no documents are available, the messaging doesn't work, and I don't believe staff understands how it works. The office will accept package deliveries but will not notify you in any way if you have a package. There have been some improvements to the units in an aging complex, but there is barely enough parking for residents, and the landscaping is mostly dirt and there is poor drainage during heavy rains, and the front security gate hasn't been working for several months. My lease paperwork has been "lost", ignored, or misplaced. I will be looking for a new place when my lease expires.

online this apartment looks pretty nice. You don't realize until you move in how cheap the renovations are. The wood floors are really some kind of paper material that rips easily, collects dust really fast and is hard to clean. The counters are plastic and the cabinets are old and just painted over. The A/C is probably my biggest complaint, it blows out slightly colder than room temp air so that it has to stay on forever in order to cool the apartment which in turn inflates the electric bill. I do not recommend this apartment by any means other than the decently cheap rent.
