Property Ratings at Aspen Leaf Place
Pro's The apartments themselves are actually really cool. The two bedrooms are BIG, and they each have their own bathroom which is unheard of, especially at this price point. The price is good. The property manager is okay and nice for the most part - but she will tell you not to do things and then she does them. For example, she will tell you to be quiet and make your guests be quiet, but yet she is very loud on the phone and with guests over. She tells you that your guests are not allowed to park in the office spots, even for 5 minutes or if they're empty, but then her friends come over and park there all day. The location is a definite plus! Central to everything and feels rather safe. I like that you get your own parking space, but a couple of times other tenants had their company park in my spot and I had to ask them to move. The other tenants (or at least the ones I met were so nice). All the utilities are paid for except the Xcel which is nice. The laundry mat is decent and usually kept clean and I like that you have to have a key to use it. Con's: The rental management company is horrid and I really do not know how they are in business. They neglect you as a tenant. Don't expect responses to anything unless you're okay waiting for weeks and having to contact multiple times. The way they control the heat in the winter and AC in the summer is enough to make you puke. They control the unit temps so you cannot go above or below a certain temp and it's pretty much miserable in there year around - and it doesn't help that if your AC unit is broken they take months to fix it and it will get up to 89* in your apt even at night!. Most tenants that I talked to end up buying separate AC units and heaters to put inside, as I also had to do. They take part of your deposit back for "cleaning" but you know that it's way more than it actually costs to clean that place. The carpet is extremely thin and hard so you to have rugs everywhere. The fridge shelves in my apt were broken since I moved in. The light bulbs went out and I ended up having to replace them myself and they were so corroded that they were black and the wires were exposed. The plastic tubs of the showers creak very badly. The walls are paper thin that you can literally understand your neighbors entire conversation. The property management company should not have a license. If you can deal with all of that (I did) then it's a good place to live.
Very rude on the phone. Short to answer questions and not helpful. I am a veteran and they declined me because I'm using my gi bill to go back to school so they said they do not except students. Overall horrible place.

We have a no student policy on our properties. We ask a list of pre-qualifying questions, one of the first few is if someone is a student. I appreciate all of our vets and what they have done for our country. If we make acceptations for some students and not others, though, we can get into trouble with State Laws.
I love the layout of these apartments sort of like the one I was in back home in Tennessee. I also feel this is the perfect place for me and my little family to start out with since we just moved here. I also adore the area and It's not to far from my job and the city part. Excellent place!!
