Newark’s dominant landmark and cultural hub is undeniably the University of Delaware campus, where the student body nearly matches the city’s population of permanent residents. Accordingly, many of the community’s resources are tailor-made for the collegiate crowd: an eclectic mix of restaurants and nightlife venues lines Main Street on the north side of campus, and affordable apartments are easy to find anywhere in town.
Despite the fact that it is primarily a college town, Newark maintains a diverse population with rental options available to suit any lifestyle. The sprawling nature preserves that border the northern end of the city provide gorgeous settings for hiking, camping, canoeing, and simply enjoying the great outdoors. Just thirty minutes from Wilmington, Newark also makes an excellent home base for commuters.

Property Ratings at Aspen Run
Amenities outdated, ac is broken during heatwave, make sure your tags are not expired it will cost you $400 to get it out of tow. They won’t even provide wipes for gym equipment. Everything is outdated and office staff is rude.
First and foremost they charge a ridiculous amount of rent for a horrible quality of living , all of my appliances have broken down at least once and it takes maintenance weeks to fix it (IF THEY EVER DO) the management people in the leasing office are either never there or they don’t answer the phone so most likely your concerns will not be addressed, they are also very rude any time you do ask for assistance. Packages constantly get stolen , walls are so thin that sometimes I think someone is in my apartment but it’s really just the neighbors talking or walking around in their own apartment and last but no least the water from all of the faucets has a tendency to either one not heat up , or two run brown when you turn it on , please never rent here !!! If you have any other options do not choose this place you will regret it !
I've never been so frustrated with a leasing office. They never fail to be presumptuous and impolite every chance they get it seems. The leasing officer manager is the worst of them all, so it's not hard to see why the culture in there is the way it is. Apple doesn't fall far from the tree... Wouldn't wish an interaction with her on my worst enemy. This place would've been decent if it weren't for the leasing office staff.
Customer service is horrible. They never pick up. Appliances they give don’t work. It’s always needs fixing or has a really pound noise. But then they feel comfortable to charge a ridiculous amount for rent.
Better than Spring Crossings formerly Autumn Park apartments where we lived for just over 7 years. Grounds well kept and lit at night. Buildings in decent shape. Unfortunately you are not guaranteed any parking near your building as there is insufficient parking space for residents much less visitors. There are several cars either abandoned or disabled in the lot between 3000 and 3700 building. Some also unregistered for years. All taking up what little space there is. Brought this to management attention but they don't appear to care. Very stressful after day at work to drive around hunting for parking spot.
The 3100 building is infested with roaches don’t matter how clean you are. The kitchen appliances are old, cabinets falling apart and they made me pay for it. I ask for my AC to be fix and because I was leaving they left me with no AC my last month during a heat wave. The office workers are rude. They charged me for wall paint and kitchen counter top that perviously stain before I moved in. They do expectations after you leave and not with you. Constant water leak from 3rd floor damage belongs. Loud area, person who come every night around 1am and blast music. Washing machine loud. My experience was horrible apartment complex not worth the money! ROACH INFESTATION even with pest control coming once a month.
I have been experiencing mice for months!!! Tried to call the property manager, she ignored me and the problem! Can’t wait for the lease to be up, I wouldn’t renew.
Don’t live or move here.. I have been without AC for a month and all they do is patch job it.. I have a medical condition thats noted and they still dont care.. they have no compassion but all they have are excuses.. The property manager has a bad attitude.. Do believe the lies if you can find somewhere to live please go cause all they want is money but dont care about the safety or health of tenants. Please have no problems cause the office will not respond or answer to you at all.. Renters beware
Poor management no action of all the problem, all they need is youre money, I don’t renew my lease... unprofessional staffs...
The office staff is not helpful with any issue you may have. Maintenance can not fix issues and in most cases they create an even worse issue. Maintenance has not been able to fix my washer after five attempts. I’ve had a squirrel in my attic and they can not trap it. The foyer needs paint and the carpet is stained. Maintenance has entered my apartment twice without notice for non-emergency reason. Management thinks this is ok. Avoid moving here.
Maintenance sucks... management doesn’t care they ignore you.. they only want money... Please don’t live in here..
A BREATH OF FRESHNESS IN AFFORDABLE APARTMENT LIVING. Aspen Run offers Newly renovated apartment homes Does not true..! Of all apartment this is very horrible. Very noisy neighborhood, a lot of things need to fixed and they don’t care ????? pls don’t waste you’re money to live in.. management doesn’t care.. Plssss.. Dont waste you’re money to stay this place its not worth it...
I've been living here for almost a year and trust me the only thing I want right now is to move. But unfortunately I have a contract for 13 months. MAINTENANCE SUCKS!!!!!, very unprofessional, irrespecutful and rude. It took forever to get things fixed. They don't care if you are right they just ignore you. Everything is always breaking down. The AC is very noisy. You can hear everything you neighbors do, is very uncomfortable. Horrible place to live in.
This apartment no good the maintenance don’t care.. don’t waste you’re money to live this Apple chase apartment(Aspen Run)very noisy neighborhood we always complain smell marijuana... nothing change still the same... you call the office to complain they dont care also... don’t waste money to stay this place..
horrible place to live. bugs everywhere- TONS of slugs, spiders, roaches. everything breaks. closet broke and fell on top of me. thin walls and noisy awful neighbors all night long. i've complained over and over and no one cares. hallways are disgusting and dirty. please, please, do not live here. for any reason.
Current resident of only a few weeks and I am already fed up with the place. One thing breaks down after the other and/or things never worked in the first place. Maintenance is not very responsive. They always say nothing is an emergency. Some of the issues faced so far are lack of running water in the bathroom, gas leak and smell throughout apartment, oven not working. The simplest of things could take up to a week to get fixed. Communication is poor with office staff -not responsive to emails. I should have known the living experience here will be awful when it took almost a whole month to get our application approved because the manager was busy.
I would give 0 stars if I could. I had black mold growing in the corner of my closet. How did maintenance fix it? They painted over it.... THREE TIMES. I was having migraines and breathing issues. The third time they came out, they actually found what was causing the mold, however did not actually get rid of the physical mold, again, they just painted over it. To prove the mold was still present, I took a butter knife to the ceiling. The butter knife went right through the ceiling so easily, exposing the black mold. The property manager brought an outside agency in to "inspect"... they claimed there was no mold (I have pictures and videos of the black ceiling). It got so bad that I have moved out and my lease isn't even up yet. They should be ashamed of themselves for forcing a tenant to pay rent in an unlivable situation. All I can do at this point is warn others not to give them your money... 0 STARS.
Not only are the Apartments way overpriced but they RAISE THE RENT BY $15-$35 EVERY YEAR. The appliances are junk, and you can expect at least 4 or 5 days before anyone will show up to fix it. The office will tell you “next day or the day after” then when maintenance doesn’t show up, they’ll tell you “the next day or the day after”. THE OFFICE WILL LIE TO YOUR FACE. (They’d rather tell you ‘tomorrow’ than ‘I don’t know’) Meanwhile, your dishes or clothes will start to pile up. If you rent a two bedroom, the bathtub WILL NOT DRAIN CORRECTLY. They don’t have proper plumbing here, they patch it with duct tape. The porches are very small. They invest in putting locks on the building doors, making a trip to the top floor with groceries impossible. They’re also “not responsible for damages to or stolen property from vehicles in the parking lot”. Instead of installing building locks, put in parking lot cameras. Every complaint just falls by the wayside. That’s why I’m writing this review. Do yourself a favor, and Don’t. Live. Here.
A few times now I have had my appliances stop working, and was promised that maintenance will be here the next day, if not, the day after. THIS DOES NOT HAPPEN. I have to wait days, even weeks for someone to come out just to rig up some plumbing with duct tape. The office staff is rude once you’re moved in, because there’s nothing a tenant can do against this awful, terrible service. We dont use the pool, or the gym, but still pay full price to be treated poorly, and not be able to use the ammentities that we were promised in the lease. The area is dangerous; complex was called Apple chase but changed the name due to all the shootings and ambulances going in and out of here. Not worth the money, or your time.
I was very disappointed with the service I received, first of I was given the impression that I got the apartment by the agent thus my payments for all that was required of me. But at the end of the day my application was denied and no reason was given to me as of why and the two months waiting time for their reply costed me the ability to look for other places and now am out of time to look for a place. If they had told me the truth from the beginning none of this would have happened
Got one star because staff in office is pleasant and matinence does try but EVERYDAY you walk out to three over filled dumpsters and heaps and heaps of trash piled around them, bags not closed and garbage falling into the street. The housing development behind the apartment complex residents just drive in a dump there garbage as well. It's summer and it now of course smells. No not worth it gross moving out at end of lease.
Years ago I moved to Apple Chase during my divorce with my son and between the friendly leasing agents and the layout of the apartment, it was a quick decision to call this home. The apartments are spacious and they really do take care of the properties and tenants. I have since bought a home, but if I had to go back to apartment living I would choose Apple Chase again. Apryl
-Moved in March of 2015 where I received a free months rent but wasn’t told until it was time to sign my lease that receiving a free month meant I had to sign a 13-month lease. -When I moved in my stove didn’t work, was promised a new one but got another old one. My bathtub was clogged with hair and they had to come out three times before they fixed the problem. My bathroom wall bleed yellow which I scrubbed before I left the apartment. -I heard my neighbor having relations 5 nights a week. -I received a job offer in December 2015 with a new company 1700 miles away. I was told I wouldn’t qualify to break the lease. - I was charged the remainder of my lease, plus a re-letting fee equal to one months rent and my free rent I received at move in totaling almost $5,000.00. -The leasing office avoided me until I started calling corporate but still I was left responsible for the whole amount. -If the apartment had been rented before my lease was up I would have saved money. It “supposedly” remained vacant for three months until the very last month and then when I asked to view it to make sure no one lived there, I was told it got rented the day before. -The leasing office was sending out e-mails about me to associates and accidently sent it to me. -I’m on a payment plan and I can’t go to court to recover any of the funds until after it’s paid off. -I had a co-worker that lived in another apartment in the area and when her and her husband got divorced she told her leasing office she was moving for work and had no problems, even though she was lying. -I have a friend that lived two buildings down from me and when he got relocated for his job, they charged him almost as much as me even though he qualified. He also took the financial hit and now lives in California. I just wanted to let people hear my experience.
I've lived at Apple Chase for over a year. For the rent you pay, you are getting more bang for your buck than other complexes in the area. I have had no problems since moving in and management has been very responsive to any maintenance requests. Some of the people who live here are messy and inconsiderate, however, that is not the fault of the apartment complex. The new renovations to the fitness center are nice as well. Dont expect luxury living if you move into an apartment complex, but I think Apple Chase is a nice place to live and very convenient to route 95 and the surrounding area. As far as management being rude, I have never personally had a problem with management. They have been nothing but friendly to me and I suspect that other posters may have been rude and disrespectful when they go to the leasing office (as I have observed on occasion). Treat others how you would like to be treated.
"These are great apartments in a great area. They are a bit older and that brings some issues, but the maintenance and office staff are always friendly and quick to respond to such issues. I have loved my time here and will always recommend it to others."
Don't come here. The area is not only unsafe, the apartments are dirty. The staff is an absolute nightmare at the front office. The workers will hang up on residents, call them names, refuse to give any further contact numbers for managers or any other person at Capano residential. The office manager currently is the worst of all the workers. She is incredibly inappropriate and handles herself with no professionalism in the least. This is something that I have come to expect from them and other residents here have expressed their concerns as well with the way we are being treated by office staff and management. Don't come here.
Property Manager at Aspen Run, Responded To This Review
We are sorry to hear you did not have a pleasant experience. I urge you to please stop by the office at your earliest convenience to discuss any issues you might have.
My husband and I have lived here for about 2 months now (moving from a very rural area, to Delaware). We like the area, everyone we have encountered has been very nice! Okay, generally the apartment is good. The good: Love the layout everywhere but the kitchen Fairly quiet, we don't hear the neighbors too much (we are on top floor) The balcony is awesome! The AC works really well water pressure is good, we have not run out of hot water yet. The pool is great, and is much deeper at the deep end than you would normally see! Maintenance crew is really nice and helpful The Bad: Our apartment was not very clean upon move in, however it had been vacant for a few weeks before hand. (but obviously not cleaned very well when the previous tenant left) The kitchen is a galley kitchen, with not a whole lot of cabinet space. and the washer in dryer(I don't know if it is the same in all units) is in the kitchen. The AC is loud, we are constantly having to turn the tv volume up and down to adjust to when the AC turns on and off. The train, shakes everything!! I am used to living near train tracks, but it is good to consider. Most of the people in the office are nice. One of them, so far, is rude and does not always take issues seriously. That being said, any issues we have had so far have been fixed (mostly in a timely manner). Consider getting a draft guard for your door. There does not seem to be one in the main door to our building, because of that, bugs from outside tend to make their way inside. I have had a giant beetle crawl under the door as well as a couple of smaller ones. and we are on the top floor. All things considered, we do enjoy living here. None of the things mentioned above are too bad to not live here. Yes it would be nicer if there were not any issues, but who is perfect? I hope this review was helpful!
?We have had some great and not so great experiences at Apple Chase Apartments. Initially, the property is beautiful and they were very accommodating with the location and unit preferences we had. Some employees are more helpful than others, and we learned that pretty quickly. As far as our experiences have gone, the area feels pretty safe. The landscaping is kept in pristine condition, the trash is close, and they do a pretty good job keeping the stairwell and shared spaces clean. The mailboxes are within the unit, which makes it easy to check your mail on your way in (instead of walking down the street). We have had good and bad experiences with the maintenance schedule/staff. Initially it seemed like we were able to get things fixed in a timely manor, but there have been a few instances where they took a ridiculous amount of time to get to our issues (fridge, heat/air conditioning, oven/stove). I don't know if maintenance is completely to blame though, the front staff wasn't helpful and seemed unorganized in these situations. We have issues with ants from time to time (which is weird since we are on the 3rd floor and keep our place clean), and though it says there are sound-proof walls/flooring, you can hear your neighbors a lot more than I would like. The location is something we have enjoyed, it's close to grocery stores, drug stores, and restaurants. It is also just a few minutes from Rt. 1 and I95. The apartment is Very spacious with an awesome balcony. The residents are diverse and all very friendly. With all of this being said, I am still very happy we chose this apartment and is definitely worth the small hassles we've endured.
There are good and bad issues with apartment living, as it is with being a homeowner as well. Below are my negatives (I'll start with the negatives) and positives since living at Apple Chase: 1) Severe paper-thin walls. I live on the ground floor. I can hear every single movement and sound of upstairs neighbors, to the point of knowing their routine because I'm awakened when they wake up (sound of walking, flushing toilets, showering, walking in the rest of apartment, when they watch tv, running appliances, opening and closing doors). Literally. My ceiling fan and kitchen light fixtures rattle when neighbors are walking or running appliances. Don't rent here if you have anxiety, or if deep sleep and rest are big factors in your apt decision. 2) Severely loud A/C unit. When a/c comes on and I'm watching tv or on the phone, I have to significantly cut the volume up. So if you can imagine, I have to keep the remote nearby to constantly turn up/down/up/down volume due to loud a/c unit. When I've fallen asleep in living room, I'm awakened most times by a/c unit. Again, don't rent here if deep sleep and rest are high priority for you. 3) weak, cheap appliances (washer, dryer, dishwasher). What's in the model apartment are not what's in the apartment I was given. If you plan on renting, I would check to see if you can view which apartment you are given before moving into it. I ended up going to local laundry mat because I got tired of making calls to maintenance. Positives: great location, well-maintained lawn, exterior, landscape. Nice, clean pool area. Nice lifeguard and maintenance staff were courteous. They (maintenance) can only do what they are told to and paid to do. Many times I found they 'bandaged' the issues instead of truly fixing the issues. But again, they can only do what management are willing to pay for. My final opinion, knowing what I know now, I would have: asked to see the apartment first before signing lease agreement, chose 3rd floor apartment, or spent the extra money and rent at St. Andrews (or the brand new apartment up the street from here). Good luck to you!
Hey! I've been living here for almost a year, and it's pretty good place to live overall. My building is pretty cool, not a lot of noise. Haven't needed much maintenance done so far. The only real complaint I could have is that the people at the office are usually really rude. The only one that I liked dealing with and knew what they were doing is Michelle. The apt complex has a bad rep for some reason. However it's not the apt complex it's the developments behind the apt complex. However, security drives around once in a while, and I don't feel unsafe as a female walking outside at night.
Property Manager at Aspen Run, Responded To This Review
If you don't mine me asking what complex do you live in? I was looking into moving here but wanted a building that was pretty quiet.
I lived at Apple Chase for about three years and loved it! Each time I had a maintenance issue, someone was there to address within about a day or two. The grounds were always maintained quite well and when there was snow, it was removed promptly. Only reason I left was to be closer to the city which is where I go to school and work. I would definitely recommend this place to everyone!
I am living in these apartments from past 7 months, anytime I put a maintenance request, never ever maintenance crew showed-up on time and fix the problem on time. I had placed around 6-7 maintenance request, every time I need to call them twice or thrice and request them to send somebody to fix it.
I recently moved here. It's really nice, don't have a problem with maintenance ect. The only thing I don't like about it is that we live at a building closer to the houses behind us. People that don't belong to Apple chase kind of park in our parking lot and go to those houses. To me that's kind of shaddy, and people from the other development through trash in our dumpsters and over flow the actual dumpsters. Besides that I'm pretty sure that we will be renewing our lease.
The staff are very personable and the maintenance have promptly addressed any issues i had. I feel very safe here . The community is well kept , landscaping and buildings are excellent. It is a beautiful place to live. I love my apt. and the community. It is excellent!
Apartments are nice and if a maintenance problem does occur the maintenance crew are on time and fix the problem in a timely manner. The office staff always greets you with a smile and is there to assist you in any way they can. Come and enjoy the good life of apartment living at Apple Chase.
