Snug between the grassy plains and mountain peaks, Fort Collins is a treat for the eyes. It’s also home to Colorado State University, a top-ranking school known for academic excellence. Like many college towns, Fort Collins provides a variety of shops, restaurants, nightlife, and entertainment in its downtown district, but the pull of the beautiful landscape might draw you outdoors most often. The nearby Rocky Mountains and Roosevelt National Forest are ideal for activities like hiking, biking, kayaking, and fishing. In the winter, sledding, skiing, and snowshoeing are popular.
Year-round events and festivals bring Fort Collins residents together. Whether it’s enjoying the popular summer concert series, catching a live musical performance at the Mishawaka Amphitheater, cheering on participants in the Colorado Marathon, or attending one of the popular music festivals, there’s always something exciting happening.

Property Ratings at Aspenleaf Apartments
Avoid this complex. These places are falling apart. Even the renovated units, all of the "improvements" are cheaply done and honestly look like crap. Our kitchen floor was so unlevel you could see a crease where the lenollium was folding. Our dishwasher was literally hanging on by a single screw. Our cabinets and drawers were all misaligned, some wouldn't close properly. The closet door in the bathroom fell off maybe two weeks into moving into this place. The bedroom closet light doesn't work. All of the blinds including the ones to the patio door are broken, breaking, or are about to break. The entire building smells like curry, the neighbors are inconsiderate and loud. You can literally hear everything that's going on around you the walls are paper thin. The community washers and dryers stink and are constantly breaking. People also will leave their clothes in them for HOURS. The leasing office closes early for no reason all the time so if you have to add money to your laundry card but work a 9-5 good luck. The "amenities" are trash. The only good thing they have is tennis courts but who plays tennis? The pool is the size of a large jacuzzi and isn't even worth going to. They also kept our security deposit with no explanation of why. When I asked the maintenance guy if he had an idea of why he said he hasn't seen someone get their security deposit back in the 10 years he's been working there. DO NOT MOVE HERE.
I lived in a garden-level non-remodeled 1 bedroom with 2 cats and it was really nice! The hallways do have a weird musty, sometimes smoky smell but it didn't seem to ever travel into the apartment. The neighbors I had were quiet and really nice. I felt safe since the buildings have locks on the outside doors too. The laundry and mailboxes are in each building which was nice during the winter! The walking paths were nice during spring and summer. I didn't get to use the pool but the kids in the building seemed to get a lot of use out of it. I never had any issues with management and got most of my deposit returned when I moved out which was a nice surprise! The rent didn't get raised after a year either and is already a good deal for the area.
I have lived at Aspenleaf for a few years now. The place is nice, quiet and due to the large open space to take walks and be outside, it feels secluded. The Management is fantastic. They are so nice and on top of things. The maintenance team always responds to my requests, usually within the same day. The staff does not get enough credit for what they do. I love this place!
I recently took a tour after visiting several other apartment complexes. I was looking for an apartment for my daughter. I have to say, immediately walking into Aspenleaf both myself & my daughter felt welcomed. All of the ladies in the office were so cheery & personable. We chose Aspenleaf to tour based on the fact that the complex is close to CSU. The apartment we toured was beautiful! It was spacious and the layout was practical and well designed. The grounds, although it’s winter time, appeared to be well maintained. My daughter fell in love with Aspenleaf. I highly recommend Aspenleaf.
Walls are thin, you can hear everything as if it’s happening in your own apartment. It smells bad. Neighbors are loud. The office personnel are rude, as well as the maintenance people. It may be cheap, but spend a little extra to spare yourself from regret by moving here.
The only good things about these apartments is there is plenty of parking spaces, would be better if every apartment got at least one reserved space. My girlfriend and I moved to Colorado from out of state and didn't get the chance to see the apartments before hand. If we had we definitely would've chosen somewhere else to live. The neighbors are some of the most inconsiderate, unhappy, and rude people I've ever met. The people across from us let their children scream and bang on the walls. The one time we were loud the neighbors opened the door and made a big deal about it. Imagine grown adults throwing and actual fit when you're being a little loud at 12p. Our neighbors are constantly being loud and turning the volume of their tv up so loud you can here it from the entrance. The person above us stumps so loud in the middle of the night and throws his cigarette buds by our window. The walls are too thin, the hall ways stink, and the washers are dirty; they leave dark oil stains on your clothes. Only moved here cause my grandma used to live here, guess the apartments where better back in 1995. Since then things haven't been kept update to date. The price of the apartments are too high for what you actually get. Definitely not worth it, you would be much happier living somewhere else. Maybe get roommates instead. Heard people in other buildings complain about bed bugs and fleas. When you take any complaints to the management they said call the police. Sorry lady but calling the police isn't going to fix the bed bug problem. After charging an insane amount for mediocre, ruin done units they have the audacity to make you pay for your own laundry. Started doing my laundry at a friends much nicer apartments cause they are private washer and dryers in his complex and there is no fear of bedbugs. Management was nice the first week of move in, now they tell you to call the police to deal with issues or suck it up. 8 more months of living in this trash can.
I lived in this apartment complex for two years and some of my appliances never worked properly. The rooms are small and dark, only having lights in the bathroom and kitchen. The floor has places where it is sunken in and uneven. The walls are the main issue though, I can tell when someone across the hall is using an electronic razor. This fact is only made worse by the dozens of screaming children that run rampant around the buildings. Overall this place was the worst place I have ever lived, I wouldn't wish it on anyone.
Not a bad place to live. Kept pretty clean and staff is nice. Walls are thin and can sometimes hear t.v.'s and conversations.
If you go to CSU and have a vehicle, this location is great. Its about a five minute drive to CSU depending on the street lights and its surrounded by a huge selection of places to eat and shop (I just bought a bicycle and plan on commuting that way this semester). 15 minutes away you can enjoy Horsetooth hiking trails and plenty of other good natural areas. The apartments themselves are fairly nice and have balconies on the second and third floors. For the price, i would say that they are worth it.
The apartments need major renovation; old appliances and amenities. The carpet is old and the apartment would benefit from faux wood floors. HOWEVER, for the price of apartment is REALLY affordable, perfect for college students, or anyone on a tight budget.
The one positive is that there is plenty of parking. Management will take Thursday and Friday off and then work on Sunday. The ceiling fan in my bathroom has never worked; I reported it the day I moved in. The bathtub has to be the original, no storage unless you pay extra, bring your own lamps there are no overhead lights. I wanted to switch from Comcast to a dish because it would have been about $40 cheaper per month but I had to be grandfathered in. Very old and dark, not worth the money.
These apartments are nice, but they're pretty far away from CSU and old town. Most of the people here are families, and during the day you can hear a lot of screaming kids. If you have noisy neighbors who do end up staying up late into the night, the staff is unlikely to do anything about it. They told me to call the office while it was going on and then they could do something about it. But.. the office isn't open at 2 in the morning so... Overall, these apartments are alright, but I'm certainly going to be looking elsewhere once my lease is up.
