Iowa City is a rapidly-growing community on the banks of the Iowa River. The student body at the University of Iowa comprises a huge portion of the local population, and Hawkeye spirit runs deep both on and off campus — expect to see black and gold everywhere, especially on game days. Iowa City’s historic downtown is right across the river from the university, and hosts a wide assortment of storefront shops, restaurants, bars, nightclubs, and performance venues. The student body and ever-expanding downtown district provide an incredible variety of apartments and homes to renters, so no matter your budget or style there’s a perfect fit for you in the city Forbes once named one of the best cities for doing business.
History buffs will also appreciate the beautifully preserved architecture and the museums in and around the Old Capitol building.

Property Ratings at Aspire at West Campus
Great place to live I am a first year graduate student and living at Aspire has made the transition from undergrad to graduate school smooth.
Best place to live in Iowa City!!! Aspire is definitely the best place to live in Iowa City! Close to the University of Iowa and to UIHC, on the CAMBUS route, close to shops and downtown Iowa City, and with the best staff and maintenance people. Aspire is very clean and safe. I definitely recommend it!!!
Great for Hospital employees and medical students Aspire has almost everything I look for in an apartment: 1:1 bedroom/bathrooms, in unit laundry, friendly staff, efficient maintenance, a bus stop to the hospital for work, a dog park, and outdoor spaces to grill/visit with friends. The only thing I really wish was different was that there was a pool. There is lots of comparing to other student housing options in the area, but aspire is the only one that doesn’t have a pool. I would love to see that change.
I lived here with my partner for 2 years in a 2x2 unit. Pros: Unit is huge. Fairly quiet. Maintenance was responsive. Ample parking. Package service. Grills and dog park. Pet friendly. Cons: the office staff, while plentiful, was bothersome to work with and often not helpful. Our apartment was FILTHY upon move in. The gym usually had 1+ broken machine. Common areas were usually pretty dirty for extended periods. Above all, I just think there is better value out there. For the price point there are places with better amenities (pools, basketball courts, better gyms), and in better locations (although I like the walkability to the tennis stadium gym). I also think the apartment is overall cheaply built, despite being new. It’s not a bad place to live, and if we were staying in Iowa City we might have resigned (although the $100 rent increases seem excessive year over year), but if I had toured around more I don’t think I would’ve lived here to begin with.
If you are looking for a clean place with friendly staff and excellent maintenance, look no further, Aspire is the place for you!!!!! It is very quiet, the neighbors are friendly and there's even a dog park for your puppy! I've been living here for 4 years, and absolutely love the place!
Aspire at West Campus has been an okay place to live. Although the apartment is nice and the staff is good, there hasn’t been anything that makes them stand out.
I have really enjoyed my time at Aspire and that is why I am renewing. The only reason I am taking off one star is because the workout machines are broken semi-frequently and they take awhile to fix. Other than that, they have some fun community events and the maintenance staff is very responsive.
I love it here! The atmosphere is amazing and the people are so nice! The parks next to us are my favorite part and the bus system is very convenient.
Love the amenities and the bus that takes me to school. The community feels safe and the staff are friendly. Wish there was more tables or seating outside.
I've personally had a wonderful experience here at Aspire! Not only have the people always been helpful and understanding of any problem or concern I've had, but they go out of their way to be kind and considerate if I ever have questions or just need to check in for something. The apartments themselves are great and the bus system is wonderful. I've managed to cultivate a great life at Aspire, and I'm happy to renew my lease for another year!
I have loved my time at Aspire. It is quiet, clean, and any maintenance requests are resolved quickly. Also my apartment is beautiful! I would recommend Aspire to anyone looking for a mature college town living experience.
Everyone is so friendly and the environment is great! I’m really glad I chose to stay at Aspire. I would recommend this place for any new incoming graduate student!
Love it here, everyone is so nice and responds quickly. It is also a very nice environment. I have had a good experience and hopefully you will too.
Great location and I love the in unit washer dryer but the rent is too high for the amenities this place offers and there is usually dog poop everywhere outside. I also don’t have an elevator in my building so carrying groceries up three flights of stairs is a hassle.
Great staff and maintenance, which is really important to me. Apartment furnishings (kitchen cabinets, fridge) could be higher quality. Pretty good value. Nice to offer a gym and business center, as well as a dog park, playground and volleyball pit, although the last three aren't applicable to me. Just wish it was located in more of a quaint neighborhood rather than on a busy road near a major intersection.
Amazing experience with a great team of staff members! Great maintenance team, high quality building, the dog park and location are terrific.
We have loved our 5 years at Aspire! My wife moved in during grad school and we have been here since. Great improvements to the community center, gym and amenities.
The maintenance people are very responsible and friendly. The buildings are well secured and my favorite part is that I can freely walk my puppy anywhere around here feel safe!
Great people as neighbours and as the employees. I feel very safe here and there are so many nice amenities— my favourite being the latte machine ??
Absolutely love living at aspire. The community is conveniently located with bus routes to down town and the hospital. It is super pet friendly and my dog and I love the dog park and proximity to walking trails.
Aspire was a great place to live! The facilities and amenities were top notch, and so was the staff!
Aspire is amazing! It is super clean and everyone there is super friendly. I had a lot of questions since I was moving from another country and they happily helped me through the process. I am so excited to start living here because the staff and community are so nice.
I have lived at Aspire for almost three years. I experienced both the one-bedroom and two-bedroom apartment styles. The best parts about the property are the easy access to the Cambus campus bus service (it has been extremely convenient to get to work and school), the relatively fast maintenance response (I have only once had to wait more than a week for service, and they truly respond within hours for emergencies), and the upkeep of the apartments. Both units I moved into were clean, recently painted, and I haven't seen a bug in either. I also enjoy the community center. I don't use it as often as I used to, but I particularly enjoyed the gym and the coffee machine. There is a lounge/study space and there is usually a fair amount of people in there. You can also rent out some of the community space for private events. The downsides: I would have given Aspire a 3.5 if that was an option. I have only had a couple of issues while living here. Firstly, the walls are extremely thin. I can hear a phone ring or text message ding from my next door neighbors. I can hear arguments and crying (not just from my neighbors with kids, but also my adult neighbors). My major complaint is the amount of trash left in the hallways. Aspire sent out an email telling people to stop leaving trash in the common areas, however there was no enforcement and it continues. I walk through the halls and can smell trash left out, including diapers. People also leave some of their belongings in the hallway including strollers and outdoor equipment. There have been instances when trash has been spilled down the stairs and it hasn't been cleaned up in weeks. People also allow their trash to accumulate outside of the dumpster. I know Aspire can't control whether people are respectful or not, but I wish they would reinforce their emails in some way. Or have the building cleaned more often to make sure the stairways and hallway carpets don't have lingering trash or smell. Another complaint I have is regarding the smoking policy. Despite the apartment complex being smoke-free, there are plenty of residents who hide out by the dumpsters and parking lots to smoke. For someone who needs to limit their exposure to smoke, it is frustrating to come across residents in common areas not adhering to the complex rules. Residents also choose not to pick up after walking their dog too.
Loose trash all over the stairway. The walls are too thin that I can hear disgruntled classmates screaming out loud. Dog poo all over the ground. Shuttle comes frequently during the weekday, but only once an hour during the weekend. People smoking weed at the tunnel near by. Landscaping rocks all over parking spaces. Leasing specialists call you every week to push you renewing the lease from Feb on, and never reply to your email except you are renewing the lease. The bath tub material is laughable - it gets stain so easily. There is only ONE power outlet at the bathroom. There is only one AC vent in each bedroom, while there are four vents at the living room; such a poor design. The gym at the community center is extremely small that it is so packed.
I currently reside in one of the newer buildings so the facilities and apartments are new. The complex feels safe and is very quiet. It's a great place to study and it's great to be surrounded by other graduate students. Another plus is the on-site Campus stop.
I've been at the grad housing for about a year now, and I've never lived in a more peaceful environment. It feels good to be surrounded by other professionals, students, and lots of nature/greenery. I work near downtown Iowa City, usually takes me about 5 minutes to get there, plus the apartment is just the perfect fit for us. They have really nice people working at the community center. Genuinely good people.
This is the worst place I have ever lived. They look nice from the outside but don't be fooled. I've never seen suh cheap construction.
