Property Ratings at Aspire Columbia Ridge
Staff response is lackluster, dismissive, and company-branded emails are usually full of typos and misspelled words. Not surprising since I've lived here a year and have already seen a full office turnover from when I moved in. Rules and leasing agreements are not enforced unless it's about the pool. The gym is only open during office hours (and was closed for most of the first year I was here). Parking spaces are assigned and stickers are required but this is not enforced and our spot is often occupied by friends of the neighbors. Overall would not recommend as it's unpleasant at best, and unlivable at worst. The only pro is the in-unit storage off the balcony, which holds about as much as a 5x5 rentable unit.
I would not recommend that anyone move into these apartments, unless they are prepared to be met with frustration at the unfair conditions and lack of response from the management office when bringing up legitimate concerns. Our downstairs neighbor constantly smokes cigarettes, weed, and other drugs in the apartment despite it being against the lease. They constantly park a myriad of cars in the assigned parking, without a designated parking sticker, despite it being against the lease. They have loads of people over from 6pm to 3am, making a ton of noise. They are constantly screaming at each other, and have gone so far as to shout obscenities and slurs at me as well when asking them politely to not touch my car. The same neighbor hit our parked car one night in the parking lot, causing thousands of dollars of damage, and jumped through a window in the middle of the night the same week, damaging apartment property and scattering glass everywhere. We have reported them to management countless times, and while we have received empty platitudes, there is no action. The lease clearly means nothing, the rules clearly mean nothing, and while management can leave the office at 6pm and go back to their own residences without a care, we are stuck here living with neighbors who make us feel incredibly unsafe all the time. Pick somewhere else to live. This is not a good or safe place to be.
I lived in a 2-bedroom at Columbia Ridge for two and a half years, and would recommend it -- with a few things to be aware of. MANAGEMENT/STAFF - 5 stars! Jamie and Michelle are super friendly and helpful. Management also goes out of their way to plan fun community events for those with kids, or who want to get to know their neighbors. GROUNDS/MAINTENANCE - 4.5 stars. The outside is kept clean and well-landscaped by professionals. Maintenance requests were always taken care of promptly and by helpful, pleasant staff. LOCATION - 3.5 stars. PROS: Close to both I-84 and I-205 (15-20 minutes drive to downtown). Close to a Costco, which is nice. There are a couple of decent restaurants nearby, as well as a Plaid Pantry convenience store right next door for emergencies. CONS: 1) The freight train on Sandy Blvd can be loud, and it's a busy street. If you're noise-senstive, try to get a unit closer to the Fremont St. side. 2) This is not considered the "best" part of town, though I never felt unsafe or witnessed any crime. 3) the area is right on the border of a residential and industrial zone. If you don't mind driving, you won't mind, but don't expect to find much enrichment within walking distance of your front door. I wouldn't live here if you rely on public transit, unless you work close by and get your groceries delivered. UNIT INTERIORS: 3 STARS. We loved the HUGE kitchen! I've never had so much cabinet or counter space in an apartment. The washer and dryer in the unit is a great feature, though you can tell the apartment wasn't designed to accommodate them (they're located in what obviously used to be the coat closet, by the front door). Closet space overall is slightly lacking, especially if you have more than two people. We made it work by installing hooks where we could. I would bump my rating up to 4 or 5 stars if management would remodel the insides to make the apartments look more attractive and modern, but our unit was completely adequate for what it was. AMENITIES: I never used the pool or sauna, but it seemed well-maintained. The little exercise room is nice and there's hardly ever anyone using it, which is great. VALUE: Fairly priced for Portland in general, and the rent increases were very reasonable. CONCLUSION: If the location is right for you and you're looking for a reliable, friendly place to rent, look no further! I recommend it
I’m very happy since I got here which is on March 3 I’m very happy with the manager Jamie and assistant manager michelle at Columbia Ridge. the people that are here to help us regardless. I am on the apartments I’m very happy to be living here and I would I would stay here regarding regardless anything if anything please be happy
Over priced for the quality of service received from management.
Management is okay with giving people broken stoves that have had fires on them. My stove totally caught on fire with flames and all! Yet the VP of the properties decided to just "fix" it and put it in another unit. I hope you don't get the unit burning stove!!
My stove had a fire and the fire captain put in the report that the stove malfunctioned and should be replaced, he valued the loss at $500. Management has decided to replace parts of this stove and relocate it to an empty unit and give me the stove from the empty unit. So renters BEWARE you may end up getting the unit with the stove that I had a fire on. This is lazy on management part if not something more. The fire report alone could get the complex a new stove with their insurance carrier; It makes me wonder if the stove they want to give me has not malfunctioned previously. I just don't trust the management anymore.
So far it is nice. I like the apartment and management is also very good and helful. I like their strict policy. it actually helps it to bea safe and respected place. Thanks for your work management. Also, maintenance is quick to respond and fix things, so that's a plus!
Office as well as maintenance staff are amazing they go above and beyond for perspective tenants as well as current tenant. Spacious 2 and 3 bedroom apartment homes at a great price!!
This apartment is both quaint and convenient, with pretty descent amenities.
My apartment was greet when I first moved in. The rent was reasonable. Now in the last couple of months, they have gone up on the rent twice. So many people has moved out because its no longer affordable. They have new rules about your guest. Things are realm getting out of hand. They look at the tenants as slot machines instead of human beings.
My roommate and I moved 1600 miles to live in Portland. The folks at Columbia Ridge apartments, especially Jamie, have been fantastic. Because we were unable to tour the apartment community before we moved here, we put a lot of trust in the Columbia Ridge employees to be completely honest with us about the unit and we are incredibly satisfied. The apartment itself is very spacious and the rent is fair. The complex has a great pool and workout facility as well as basketball courts and is super family friendly. The maintenance crew at Columbia Ridge does a fantastic job in a timely manner. The complex is also very close to the train station which makes trips to downtown Portland a breeze. We couldn't have asked for a better experience. Thanks for making us feel welcome in Portland!
