Property Ratings at Aspire Eugene
Management is super nice and friendly! The amenities are solid—there’s a pool, a decent gym, and a community lounge that’s good for hanging out. The pet park is a nice touch if you have pets. The location is convenient, with everything handy, and it’s easy to get places It’s mostly quiet here, though, so you get a nice balance of accessibility and peace. The neighbors are great and everyone is friendly. I have lived here awhile and its always improving! Happy here!
Do not move here 2024+. Right now it is 102 degrees out and the pool has been closed all summer. The pool/hot tub is only open for 3 months out of the year, so you would think that means they use the time when it’s closed to maintain it. Not the case. The reason it’s all closed is because they have an issue with the hot tub so it’s just been a gaping hole in the concrete, unsafe for residents to use the pool area. They had 9 months to figure all of this out. And now we are waiting for them to just hard cover up the hot tub indefinitely. They’re not fixing it. They had the foresight to raise our rent, but couldn’t be bothered to maintain the pool/hot tub. The only reason we stayed at this place was the promise of using a hot tub in the morning, evening (though I’d much rather it be open the whole year) and be able to swim if there’s a heat wave. This place is just as expensive as brand new complexes that offer colorful LED lit up pools hot tubs year round with fire features. And those complexes have built in washer dryers. Here you pay 2$ to wash, 2$ to dry. And your car will be constantly decimated by the trees dropping pollen, berries that explode/stick on the car, as there are no covers on any parking spots. And if you want your own parking spot that’s gonna cost you extra. Another great thing about this place is that they hold your package hostage in the office. Virtually all packages get sent to the office regardless of what instructions you put, and the office is open like 9-5 but they frequently close early or for the day. It’s just not worth it when you can get so much more for your money at so many other NEW complexes. They only care about luring you in here.
I am a military veteran and retired mortgage banker who has lived at Aspire Eugene for nine years. The apartment complex is located in a perfect location in North Eugene as it is within minutes of the Eugene VA Clinic, Costco, Safeway, freeway access, and many food and commercial services. It takes only minutes to reach downtown Eugene, the airport, the University of Oregon campus and all UO sports facilities.

This property is of a very decent quality of the cost of rent! Even better, the whole development has been improving bit by bit every day. The new manager and assistant manager are getting things done as quickly as they can when apartments have issues, the problematic / skeezy / drug dealing tenants have been removed from the property, and it's quickly becoming a safer and nicer place to live! If you need a place in Eugene that's improving, isn't too expensive, and is close enough to campus while being far enough away to avoid college-aged debauchery, then Sheldon Butte is the place to be.

I've lived here for almost three years, very happily. Yes, we live next to a high school (if you don't want to worry about the students on the sidewalk, when you're leaving in the morning, you can drive through the Dominos parking lot to get out onto Coburg Road instead), and yes the walls are thin, but I'm blessed with not having loud neighbors. All my neighbors are incredibly sweet, actually. I love this place for many reasons: it's pet friendly, management is friendly and VERY responsive, it's on a beautiful property full of trees and squirrels and birds, it's near everything I need like groceries, banks, pet store, restaurants, even a bar, schools, and our Sheldon branch library, and it's in a nice neighborhood. These units, being a few decades old and much less cared for by the previous management, have been needing (and receiving) a lot of upgrades. I moved into my two bedroom with brand new carpets, beautiful new kitchen cupboards, new paint, etc. Whenever anything old has needed fixing, they typically replaced it that day or the next (for me, in my almost three years, that has been the toilet, dishwasher, water heater, and lighting.) Another thing that I love about this place is the work the new management has done to get rid of any mold issues. Mold is a MAJOR problem anywhere that rains like it does here. These guys are on top of that. There are amenities here like the dog park and dog poop trash stations, pool and hot tub, fitness room, and community room; they also offer a lot of small touches like FREE WIFI and free coffee, tea, and snacks in the community room for residents, free hot cocoa and cookies at Christmas time, a pool party and buffet in the summer, etc. This place CARES about its residents. My experience here has been a good one, obviously. If you're looking to rent, come do a walk through of an apartment and the property. You'll see for yourself how nice it is here! -Lindsay S.

Yes, they are nice. BUT they don't have out door storage and want you to store EVERYTHING inside. (even things that logically would stay outside). They accept big dogs (the one reason i moved here) and have a decent dog park, however the other renters don't follow the dog leash rule and i have been almost attacked 3 times, the latest was this morning by pit bull mix that was not on a leash, jumped on me and my large dog, going for my FACE- another dog owner was stuck in the dog park because of the pit bull. The management will not email you back to even let you know they got your email, unless you call them first. The gardners are a joke and you have to do your own patio maintenance and you get blamed if THE GARDENERS leave things on your patio, even though you tell management. They do not do the move out walk through, as i found a broken kitchen drawer and when i notified the management, they asked if i wanted this fixed (well, duh,you'll charge me for it if i don't point it out). And check your patios, because if old tenants leave anything on your patio, YOU WILL get blamed for it. the only good thing is that the new assistant manager answers phone calls or returns calls. But no one else does, esp. if they know your phone number- they divert you to voice mail. Just.. do yourself a favor and don't move here. Oh! and the high school is right next door, and getting out in the morning is a joke. Drugs, drunk people, transients like to canvass the area as well.

Very Accessible especially to my daughters swim and ballet class just a walking distance....Negative: They have thin ceilings here, almost we can hear everything what's happening upstairs...management is not that quick in answering maintainance issue
