As its name implies, the Medical District is home to multiple medical facilities including Parkland Memorial Hospital, UT Southwestern Medical Center, and Children’s Medical Center Dallas. When I first moved here it was Madison @ Cedar Springs. No special appliances or cabinets but it was nice. Once the management changed it went from bad to worse. The office never knows anything and are completely clueless except for the lead property manager who you can never get ahold of. Packages are constantly stolen out of the mailroom. The USPS Mailboxes are out in the open and were broken in so much that they had to replace them altogether. The gate is broken at least once a month. The visitor's gate is constantly not working to let visitors in with a code. Trash Valet comes at random times instead of the designated times we are told and sometimes don't show up at all, even though we are charged a fee. If you don't have a pet you are still charged a pet fee. The shower head fell off the wall after a week of me moving into another unit. The microwave fell onto the oven after 2 weeks, took them a week to fix. They didn't replace the carpet even though it looked like someone spilled ink on it, they used offered a free carpet cleaning. The heater wont circulate air properly during winter months, so you freeze. Had them come out 3x to fix and it works for a day and starts blowing cool air instead of warm air. Maintenance dude tried to say nothing was wrong while feeling cool air blowing instead of warm air. When I asked him if that was normal he looked me dead in the face and said yes. I made him stand there for 20mins and asked the question again. He then called his Supervisor who tried to say the same thing, I wasn't buying it. They claimed they fixed it and 24hrs later it was out again while it was snowing outside. Then the Thermostat stopped working altogether and had to wait a week for them to get another tech to fix that. Then there's the issue with the windows. None of the windows had screens on them nor a screendoor for the sliding balcony door. I called the leasing office and the lady had the nerves to say oh some ppl don't have screen doors and to buy my own screens. I was told this after I was told to put in a maintenance ticket which kept getting closed for 2 months until they finally told me they could not put screens on my windows or give me a screendoor, which my law they are not required to do. You have to call multiple times to get them on the phone and even then you still may be unsuccessful. They refuse to keep up the hallways and let every and anything build up. I had to keep annoying them for 2 months to get them to clean the hallway
If I could give them zero stars I would. I moved into my unit a year ago and ever since it has been hell. I moved into a dirty apartment, holes in window screens, no screen on sliding door, dirty/broken and discolored blinds and a pest problem. Throughout my stay, I have dealt with over 20 maintenance requests where some have taken longer than others to be filled. My heat was not circulating properly in my unit for over two winter months and my son and I were freezing in our apartment. With consist complaining they finally fixed it after two months. My packages have been stolen, I have dealt with pests (roaches), and charged a pest fee. I am nearing the end of my lease and I received my renewal letter. Atera inflated my rent attempting to raise my rent by almost $600 dollars. After speaking with Evan (renewal specialist) I received another letter which would only increase my rent by $250. On the letter it specifies to submit a 30 days notice to vacate. I adhered to the letter and submitted my 30 day notice but the apartment complex is not willing to honor it stating it was a clerical error. It is at the discretion of the manager to accept my notice vacant and she, was not willing to do that. Every person I spoke with was unwilling to help me and unwilling to accept accountability for Atera mistake. So now their mistake is my issue. I have already made arrangements, signed a leased, and put money down on another property. My situation is a money grab for Atera. Instead of them honoring their letter that was sent out, they are asking me to make payment arrangements. My experience has be terrible from the beginning and I would not recommend this place for anyone. I have made friends with other tenant who have lived her for many years and they have expressed the same and mentioned this property management company has been the worse.
Maintenance crew is great, but overworked and slow at times with work orders. Property is maintained for the most part. Prices are manageable for the sq ft and location. Office personnel and on-site management are poor. Cooperate responds and communicates well. Constant break-ins to the mailboxes, and "secure" package rooms. Front gate is constantly broken. Lots of tick tack fees.
Good luck getting someone in management to talk to you. Management is rotated and horrible to deal with. Maintenance requests are fulfilled very quickly which is nice, but apartments are not ready to move in and left dirty and with appliances that need to be replaced.
So far I like the community, maintenance was done in exceptionally well and in timely manner. The vicinity is well kept and clean and importantly no bugs/ rodent. Baller!

I enjoyed my residence at the Atera and always felt safe and comfortable. Management was always polite and maintenance was always prompt and respectful of my space. I would recommend this community.

The Atera is one of the gems of the Oaklawn area. The apartments are impeccably maintained as are the grounds. It is a wonderful place to call home. The neighborhood is quiet, as is the complex. It is handy to the Tollway, Love Field, I 35, and downtown. Kroger has two handy locations and the post office is just around the bend on Oak Lawn. The staff is incredibly kind and considerate. You could not ask for a better place to live.
Decent place to live as it is close to downtown, but the price to live here should not be what it is for the complex and appliances that aren't up to date.
Ive completed a week as a new resident and was so disappointed from the start, my AC /security system wasnt attached to wall correctly and fell off and I had no AC for a week with no dialogue with management.
Atera team has been amazing. Selena was my Leasing Consultant. She took the time with me on the phone going over options of 1 & 2 bedrooms. Ultimately I choose the 1 Bedroom with Garage. She followed up with me after our initial contact and was in contact with me throughout the application process. It was a very smooth and quick process. I have thoroughly enjoyed living back at Atera. I love the improvements BH has made to Atera. The community looks great and cared for. Look forward to my next year here.
I have lived at this property more than ten years. There is not anywhere in Dallas that offers such value for the price. The Atera is conveniently located near two Krogers, Tom Thumb, Whole Foods Market and various boutique small businesses. Al Biernat's Uncle Julio's, Bo's Steak and Chop House are some of the many excellent restaurants within walking distance. There is also easy access to almost any of the fast food chains one could want. The Oak Lawn USPS Branch is a three minute drive and there are multiple UPS stores, Kinko's , and office supply stores. There isn't a place in the nation where you can't easily begin your journey from The Atera. The Dallas North Tollway, Highway 75, Route 20, Route 30, and Route 35 are all within three to five minutes from the property The Atera has a management staff that is second to none. Maintenance issues are resolved quickly and properly. The staff have a genuine concern for their residents and never have I have an encounter with any of them that they haven't been pleasant and professional. The grounds are maintained with incredible attention. You will never find trash lying about. In alley years here NEVER ONCE have I had a single spotting of any unwelcome bugs. NOT ONCE! I might sound like an advertisement for The Atera. I'm not. I'm just grateful to have such a great place to live.

Atera Apartments is an extremely beautiful community to live in and is conveniently located to nearby essential and fun places. They could work on making sure that every feature in their apartment is clean and fixed before renting it out.

It's literally just decent. The complex could definitely be more clean and upgraded. The surrounding apartments are $200 more for a way more modern look. I do like the convenience of parking distance to my unit.

I have lived at Atera for approx. 20 years and I am very happy here. It's a great location close to everything you could want. Don't hesitate to rent an apartment here. My little Yorkie likes it here too.
I've lived in 2 different units over the last three years and it's been improving! New appliances, painted buildings, new security systems, all have been introduced and kept up well. The new dog parks are also a wonderful addition! It's a really dog friendly complex and they're catering to the owners. Contrary to another review, this is NOT a high crime area. There was a very popular case that happened to be in the gates. I've never seen crime issues or had fear on the property or the neighborhood surroundings. If you're still not sure, I can tell you all the gates in and all the amenities have codes that you have to know to get in. Speaking of surroundings, this is the best possible location! 4 nearby grocery stores, lots of gas stations and restaurants, clubs and parties just down the street, everything is here! I've never waited more than 2 days for a maintenance request, the agents in the leasing office have always been kind. A few small downsides: if you don't have a reserved parking space, you will probably struggle to find a place to park. It isn't plentiful by any means. Temperature control in the apartments is sometimes spotty. My bedroom and my roommates bedroom aren't usually the same, but an extra blanket or turning on the fan does the trick. The walls aren't very thick, not between rooms or apartments. I live on the top floor and our downstairs neighbor can tell when we're walking about. I never hear my neighbors though! It's a really respectful community. Basically, if you aren't a wimp and know how to take care of things yourself on occasion, this is your perfect home.

I found everything that was missing in my rentals prior to Atera. Atera checked all my boxes and continues to offer more than I manifested. Loving where you live makes for a happy life. Namaste

5 stars. Amazing place to live and would def recommend this place to everyone and anyone.
My only complaint is the adding of features which are interesting gimmicks, but not particularly useful and rather expensive. Also, the automatic locks will lock randomly. If you arent careful you will indeed get locked out of your apartment taking out the trash. And the second deadbolt cannot be unlocked from the outside. That cannot be a good idea. Well, I gave you three gripes. Generally Im satisfied with my living situation. The auto lock thing just bothers me because Im the only one who sees this as a problem.
It is very simple. If you want to live in an outstanding, clean, safe, well tended property, in the heart of Dallas, there is only one choice, the Atera. It is close to all the major highways, supermarkets, the post office, and yet is a quiet oasis in the midst of all the bustle.
As with any property some individuals are just hard to please. Well I'm one of those, however, I have lived at Atera going on (4) four years. I am pleasantly surprised at how prompt service request are handled. I have a few. The last was the best. Due to Covid 19 only emergency issues are being handled. I still sent in my non-emergency order. I broke three of the glass door blind panels while washing them. It was completed way sooner than expected. But it's always nice to come home from a hard day's work and see they are still maintaining great service at Atera.
Illegal parking issues and cleanliness of common area like the stairways are horrendous.

This complex is where a man was recently shot and killed. Poor people skills in the office. If you have an issue regarding maintenance or anything for that matter you will be thrown on the back-burner. There appears to be no sense of urgency or decorum amongst the staff. When I moved in the finishes on the cabinets was done in a hurry and cheaply. (Painted over old cabinets and calling them “new”) Parking is atrocious. If you don’t fork out extra money for a spot or garage you are S.O.L. The gate to the community never works to allow guests in. Hair was painted over in bathroom drawers. Disgusting! Do NOT move here.
The rent prices are low for the area and the apartments show that. I lived here for two years and had issues all the time. My AC never properly worked and I submitted multiple work orders in a row to get it fixed. The only thing that would happen is the filter would be replaced, but my apartment would never cool, even if it ran all day. This caused me to have incredibly high electric bills, my last being over $200. When it rained water would leak through my bedroom and dining room windows. I had a couple of ant infestations in my closet and wasps on my balcony. The office management has no sense of customer service and will only really do anything if you constantly hound them. They are also terrible at communicating to residents any issues that would end up affecting them. The mailboxes got broken into so many times that management had the post office stop delivery without a timeline on when they would resume. I also had them give away my parking spot, because they lost the paperwork I filled out in the office months before. The newly installed smart lock system didn't work for over a week after it was first put in and management was not able to do anything about it. This lock system will also cost you $50 a month plus an annual fee to actually have an alarm service. If you have a dog you will pay a $400 pet fee that doesn't cover anything, so they will over charge on move out. The security gate breaks all of the time and one morning I walked into the police escorting a homeless woman out of the complex. Really the only bright sides were my neighbors were nice and the complex had a lot of dogs for mine to play with. All in all it's not worth it to live here and there are several other nicer complexes in the area that won't cause as much headache as Atera.
Atera Apartments I have been here at Atera for a little over a year now. Transition to the new management team was pretty rough, but the new manager Yessika, and her staff are the absolute best. Yessika is extremely responsive, quick to resolve problems, and a joy to work with. When I moved into my unit last year, the AC was horrible. Would barely keep the temps below 80 on hot Texas days. Previous team just ignored me, and it made for a VERY hot summer last year. I brought this up with Yessika this spring, and she was immediately taking action to try and resolve it. Had maintenance work on it, and when they couldn't fix it, had the parent company facilities manager check it out. Turns out it the AC was very old and undersized for the 3 Bedroom unit, so she had both AC's replaced, all within a month or so. The new maintenance team is great as well. Very friendly, careful of leaving any kind of mess, and quick to respond to tickets. Since the new team got going they have been improving the property with several new fenced in dog parks, new sod, new fencing, in unit alarms, thermostats, and electronic locks etc. Fantastic service! Highly recommend this complex!
This is by far my worst apartment experiences I've gone through. If you call maintenance to come in they won't show up until the next week and that's if you keep calling the office and reminding them. Also the people in the front office have major attitudes. Parking here is the worst they may have given us stickers but there is still cars without stickers parking here and nothing happens. For the past three months or so the gate has been "broken" and they leave it open for anybody which just makes me feel very unsafe. Please look into other apartments it is not worth the price.
The office staff here have very poor communication. I felt as though they just wanted to get me into the property and get my money. I should have heeded the reviews online. They are nice when they want your money and when they get it they drop the ball. Don’t waste your time or money. Amenities are not up to date for the pricing. Photos do not match actual property. Live somewhere else
A resident was robbed at gunpoint in the parking lot of this complex on 12/17/17 at 6pm. Property Manager claims that the attorney for BH Management wants to “wait for a second incident” (burglary, robbery, car break in, etc) before sending an official crime alert to residents - I’m sure the second victim will be glad to know this. BH Management took over this complex in August 2017 and I’m starting to see negative reviews posted where, before, there were usually pretty positive reviews. The apartments are nice but if residents don’t feel safe...no amount of “niceness” really matters.
This place WAS great. There is new management. While things used to be friendly, laid back and accommodating, the "new management" is rude, militant and condescending. If you're looking at reviews make SURE they were within in the last 2 months. Otherwise it wasn't this company that took over. If you're thinking about this place just don't do it. I will be leaving ASAP and I'm telling EVERYONE I know.
It is under new management and it is very clear they have no idea what they are doing. Im in the process of filling a lawsuit against this property for being charged fees that I am not responsible for and are not listed in my lease. No to mention for some reason my rent is 200.00 above everything they are now advertising. I would not have resigned my lease if I knew the new management would be this bad.
Pros Location and some units do have attached garages. Cons Management dismissive of renter's concerns Complex appears to be 'downgrading'. IE: bricked over fountain, laundry room closed, less frequency on pool maintenance, etc.
Fun Dallas lifestyle in a quiet, gated complex. Atera is a great match for those who want to go play in Uptown or surrounding neighborhoods, but come home to an affordable escape. The buildings themselves may look a little outdated on the exterior, but the units themselves are inviting and spacious for any type of lifestyle.
