Property Ratings at Athens Ridge
I've lived in Athens Ridge since January 2022 and these past few months have been the WORST. Ever since the new manager started the quality of Athens Ridge has decreased tremendously. Whenever you put in a work order it takes weeks for someone to respond and the majority of the time, they close out your order without even fixing it. My roommates and I have been dealing with a broken refrigerator for four months now and nobody has come to fix it. The shuttle bus schedule is getting worse as well. I'm either always late to class or have to run to my class so I can just make it on time. We've expressed our concern with the shuttle bus times and our concerns have gone unanswered which isn't surprising. Whenever my roommates and I go to the leasing office to get our questions answered we are met with staff members who either don't know what they are talking about or lie to us just to get us to leave. The latest issue that has troubled my roommates and me is our trashcan. Our trashcan was stolen over three weeks ago and after three of us have gone to the office and talked to staff members about the issue it still hasn't been resolved. Every time we go speak to someone we keep getting different stories and it's getting tiring. Whatever you do, DO NOT LEASE WITH ATHENS RIDGE!!!!!

I want to first thank you for taking my call so we can discuss these issues. I know that we spoke about the shuttles and getting a better plan in place for residents to ensure you are not late. Also the trash can as stated will be delivered on Friday as we did not have a previous work order. The refrigerator as well will be looked at tomorrow to see what we can do for you all on this. I never actually experienced any bug problems unlike other people claim. And once I was late on my payment, the management removed the late fees without any fuss. Overall I had a great experience

Fill out your move-in condition form. I didn't. The place was a disaster area when I moved in and now that I'm gone they're squeezing me for over 500 (down from 700+) to pay for fixes that should have been done for me before I even got there. Cockroaches were totally unmanageable.

Management company is in Texas so they are totally detached from everything going on here and the leasing office is run my incompetent, uncaring and unfriendly staff! They won’t fix a thing and if they do, it is done in the cheapest way possible.

I wish I never lived here. The staff sucks and they are awful at their jobs. They give no help and take forever to come out and fix maintenance issues. We have had leaks in our celling that we had nothing to do with. Not to even mention, "the best pool in athens," is the only pool not open in Athens and its April 14th and its been in the 80's the past few weeks. There has been gunshots twice this year, cars have been keyed, and my house also was broken into and robbed. Would strongly advise finding any other place to stay in Athens.

We did open the pool in May along with most other properties as the weather was not warm enough in Athens until then. Truly if I could give one star I would. Please be aware and do not live here. I walked into a dirty apartment, with mold and it was never taken care of they charged me for numerous things that was noted when I moved in and that was there when I moved in by the previous tenants but because they did not look at the house before my move-in they charged me and my roommates for it. The management there is not helpful and does not care about anything but their money. They charge one of my roommates almost $600 for a mattress when I and my other roommate had to fight to get a new mattress upon move in. These townhomes are not worth it and I wish I had never signed a lease here.
Good luck getting out of this place without being charged enormous fees for ridiculous reasons! $100 for 3 silicone bracelets labeled with 2019-2020?! Why do they need these back!! $150 for a garage door opener, $5 for every hole in the walls (don’t even try to sparkle, there’s a charge for that) and you get charged for not cleaning well enough or damage to common areas even though it wasn’t your fault! The only thing about this place that is worth anything is the shuttle. The pool was closed on and off throughout football season, the Jumbotron never worked, and good luck parking at your designated apartment! I am so glad to be moving out, take my advice and spend your money somewhere worth it!
Everyone that works there went out of their way to ensure that our needs were met. They went above and beyond to make sure all details were as perfect as possible. Everyone was friendly, professional, and helpful. The apartments are clean, spacious, and nicest we have seen. Thank you Athens Ridge for making this a seemingly smooth transition!!!!!!!!!! I have lived here throughout college and I have loved my experience! Athens Ridge has become my home away from home! I love having lots of space in my room and finally a walk in closet! Having my own bathroom is also amazing so I do not have to share it with my roommates. The office is always willing to help and are very friendly. The shuttle is perfect since it runs on time and stops right where i need it to! I would 10/10 recommend it to my friends!
The management team is a bunch of crooks. They try to have fun events and giveaways to hide it, but when it matters, they will nickel and dime you for everything. My unit had 4 girls who were relatively clean and didn't throw too many parties (so our apartment stayed tidy), but somehow, when we moved out, we were charged hundreds of dollars for dust on various appliances. The most absurd thing - we were charged $1000 to paint the whole house. When I tried to email them and inquire about this charge, I was hit with an automated reply that said to go read the resident handbook. Save yourself the headache and don't move there.
I went to UGA while living here. I did not know that the prices for the Lodge and Rivermill were near the same price and walking distance from the UGA campus. The bus is always late and unreliable. Thursdays through Saturday the streets are crawling with drunk college students fighting and breaking beer bottle in the street. Every night there are people drag racing down the street. To not ramble I will just say customer service here is awful and the only time they call you back is to try and get you to resign. I told them 10 times I would not resign. The biggest issue is they sucker you in to not paying a deposit. They make you pay a community fee instead. Well that does not help you at the end of the year when they charge you ridiculous amounts for disputes of damages you incur while living their. I owe $1,000......... Do not move here. Totally the worst decision I made during college.
My daughter lived here last year and the absolute ridiculous way the tenants are mistreated/threatened caused me to go personally to discuss these issues. I was hoping we could have a nice/civil discussion regarding what I hoped was complete miscommunication but I was 100% wrong. Upon my arrival at the office I was immediately treated with such disrespect by the manager. There is absolutely ZERO excuse for this behavior. If you are already living here or decide to try it, my advice would be to save all emails/documentation because unfortunately you will most likely need it at some point. I am truly disappointed this establishment and the owners allow this sort of behavior to represent their company.
Earlier I posted a complaint about Athens Ridge and their business practices. Since that time we have engaged in further discussions and negotiations which have totally resolved our dispute. I want to publically commend Athens Ridge for their willingness to fairly engage in negotiations with a view toward resolving the problem. Regardless of our disagreement or my personal opinion about our past interactions, their willingness to negotiate and come to a fair resolution to our problem should be taken into consideration by every reader and my earlier comments and reviews should be read with this post. Thank you Athens Ridge.
I am having a legal dispute with Athens Ridge and have never been so disappointed by a management company in my life. I have hired an attorney and given them my attorney's information, had my attorney contact them, and a week after they say that they "have forwarded the documents to our Attorney and will request their advice, with our formal response to follow" they haven't sent me a formal response, they refuse to provide me with contact information or even the name of their attorney. My attorney is a busy man and the longer I wait for this to be resolved the more money it costs and the longer I have to deal with this going into my senior year of college. I have clinical depression and this has taken a tool on me not only financially, but also emotionally. I was forthright with my attorney's information and now they are dragging their feet and I'm not 100% confident they even have an attorney. When I call them or go over there, which is just about everyday, they tell me one time that they are meeting with their attorney and then the next completely deny they ever said that. Please DO NOT LIVE HERE. The amenities are very nice, but there are so many places in Athens that have great amenities and a much better management.
This is the best Apartment complexes in the State. The place is well maintained. It is just minutes away from the football stadium and all the shuttles take you there and back. It has the only lazy river in Athens Georgia. The parking is perfect. It is a gated in community, so I always feel safe when I go out and I feel like that is the important thing
Athens Ridge is a great place for college students. It has a shuttle running to classes all day and has a shuttle for nightlife Thursday-Saturday. It is located near stores for food and other groceries. It has an awesome pool and lazy river and occasionally throws parties for its residence. It is also pet friendly. I am now starting my second year living here and would not want to live anywhere else.
