I’ve been living in these apartments for two years now .I just moved they do not maintain the property right my AC did not work for over a year they gave me one window unit on top of that. I asked them to spray my apartment because I had roaches from my neighbor my dishwasher was not working for six months when you called the office to speak to a manager she never responds at this point someone needs to report them because they don’t do their job they just taking people money.

There is god awful management that do not do what they promise. Had no dryer for 5 months, fridge made noises that could be heard outside apartment, and much more

I'd give this complex a zero out of 5 I've lived here for about five years and they couldn't care less about their tenants having safe livable unit. I've been having issues with my air conditioner and air handling unit since March 2021 every 3 weeks - 2 months it's a repetitive cycle. The unit stops cooling they come charge it, that works for all of 2-3 weeks before the air handling unit in my bathroom starts to leak everywhere then a week or so later the unit malfunction again and stops cooling. We live in South Louisiana where it sweltering and humidity even now in November it was over 80 degrees today. I've been calling about my air conditioning unit since Friday. I've called the emergency maintenance line and left 3 different messages with absolutely no callback nor has anyone been to my unit. Yesterday I called the office the lady that answered the phone told me there was nothing she can do for me that I needed to call emergency maintenance which I explained that everytime I've called emergency maintenance for over the last year and a half nobody contacts me or comes out she still refused to assist me. So here I am yet again on the 3rd day of having no working air conditioner in my unit clearly nothing is classified as an emergency anymore. It always takes a week or two for anybody to come out for anything. I called on 10/18/22 (time before that 9/22/22 and before that 8/20/22) when the air handling unit was leaking in three different places which is located in my one and only bathroom I had to deal with water running all over my floor, toilet, and counter for two weeks before they came and of course since it has stopped by the time they came I was told they don't see anything to call back when it happens again. Apparently I don't deserve a livable unit despite rent not being free. The lack of professionalism, customer service, and problem resolution with the front office staff and maintenance is astounding. I'm assuming the property company as a whole just doesn't care about their tenants or property maintenance because I also emailed corporate the last time this happened and didn't receive a response back or phone nor has the problem been resolved. I wouldn't advise anybody to move into Willowbend Lake Apartments, I actually wouldn't advise anybody to move into any property owned and operated by CLK Management.
The place is nasty..Garbage is always all over the ground..The area or the buildings are never pressure washed..We are asked to pay too much for rent to be having to deal with filth..When we moved in..The carpet was not cleaned and the entire apartment smelled like cigarettes..Not a good choice to pick for a place to live.

I stayed here for 7 months and was told if I can refer someone I would get $500 off rent if the other person pays their first two months on time. The person I referred check gets mailed to them. So it’s time to pay rent, they the $500 off and I pay the rest, a week goes by and I’m at my Brothers funeral, I get a text stating that I haven’t paid my rent, so the next day I go to the office and ask what’s going on they state that they haven’t received the other person’s rent on time so I have to pay the full amount right at the moment. So I call the other person to see what the problem was, she states that she hadn’t received her check and was calling the post office looking for it. Come to find out the manager for the apartments had it since the first and didn’t say anything. And when I tell her this she says I still had to come up with $678 by the end of the day of we would be evicted.
If I could give 0 stars I would. Please do not put yourself through the hell of moving here. I moved here last June and the amount of maintenance issues I have had is ridiculous. I had a bad leak underneath the kitchen sink TWICE. Every time I ran water in the sink, the water leaked to the cabinet underneath. I have had a consistent leak from the icebox leaking on the inside and the outside of the fridge. My washer leaked and formed a puddle FOUR days In a row. I called maintenance every day and each day they said they fixed the problem and an even bigger puddle formed the day after. I have had the smell of acitone come from my AC and the maintenance people did not know what it was. 2 weeks ago, I had a huge puddle in the bathroom and they came to “fix it” and last night I woke up and the puddle is covering my bathroom floor. I had to wear rain boots to walk in the bathroom. The carpet in my closet is also soaking wet. I have called the office several times and no answer. No one can live in these conditions.
They moved me into an apartment that reeked of smoke had dirty carpet and vents! The refrigerator and A/C are both broken! I’ve put in work orders for both, but they have yet to be properly fixed. The apartment was literally 92° at one point!!! The pool is never open! No one is ever helpful nor concerned. They’re clearly just there for a check! Worst apartment ever!
Management is horrible and rude. Never fix anything they don’t hire experienced maintenance techs. The supervisor doesn’t do anything! The leasing consultant is unprofessional. It was a nightmare walking into this office. DO NOT LEASE!! STAY AWAY IF YOU CAN!!

They do not keep up with maintenance requests. They are allows under staffed. All the appliances in my apartment are out dated and do not work properly. When you send in a maintenance request it takes forever for them to follow up.

When I lived here in 2010-2011 the apartment complex was well maintained, clean, modern looking and they did have a very professional staff (Kelly was the one who helped me with rental agreement, etc.). The rental process from the start to finish went so smooth (And I was given the apartment I looked at during walk thru). Loved the place a lot and still have a lot of good memories... lake is very tranquil and in the evenings you can enjoy BBQ or just grab a beer with friends or neighbors. It feels like home... Location was very convenient, too, due to I-12 (It took me only 15-20 mins to get to work in Downtown. To go to restaurants, trade square at Coursey blvd and Sherwood Forest or grocery you will need to drive). I had to move to another state and eventually to another, but when I'm visiting Deep South and driving thru BR to visit my friends I try to stop here for minute, just to remember... Save yourself the hassle and frustration - DO NOT MOVE HERE!! I am a recent flood victim and moved here because there was absolutely no where else to go. I have only heard terrible things about this complex, but I thought that I wouldn't be here for long, so it couldn't possibly be that bad. Well it is that bad!! All of the appliances and fixtures in my unit are completely outdated. This would be fine, if they would fix things when they are broken, but they do not. Maintenance issues are addressed (most often it takes them a few days to do this), but they are almost NEVER truly resolved. So far, the A/C, stove, and washer/dryer are broken. The refrigerator is falling apart on the bottom. I've had cabinet drawers come out completely. A vent in the bedroom/bathroom closet has fallen off. The toilet had to be worked on twice because it simply does not flush. The gate leading into the complex is always dysfunctional. Sometimes my gate card and/or code do not work. The icing on the cake for me though was getting a parking ticket from the EBR police officers who work for the complex (so I'm told). The ticket was for parking on private property without permission because I was not parked in an actual parking space - even though there were NO parking spaces available and I'm a rent paying tenant. I was told that the parking spaces were on a first come first served basis, and that if there were no parking spaces near my building then I would just have to park somewhere else and walk. Now this should only be an issue for people living in the first 3 buildings. I live in building 1. The way the complex is designed is that there is a parking lot in front of each building and another lot on the side of building 2. I checked all 4 parking lots before just parking on the side of the street - only to come out to a ticket the next morning. They do not care about their tenants at all. Do not consider moving here unless you have absolutely no other choice.
I have been living here for over three years and the maintenance has been consistently horrible. I have had multiple issues with them not fixing things or halfway fixing something. They are under staffed and can't keep up with the work orders. Since moving in my current apartment I have had repeatedly had problems with my air conditioner not working properly, having to call almost every other month because it's not cooling my apt unit. They are not fixing the problem because if they were it wouldn't continue to be an issue. I have complain to the property and district manager about this and nothing ever changes. They don't care,one bit. I pay a lot of rent every month I should able to be comfortable where I live. On top of that they don't keep the inside of the apartments up that well also.I'm sick of it. The only positive thing is the location. They have also been over charging since the flood in August. If u have other options don't come here.
Please please please do not move here. They will put you in a apartment that have bed bugs and when you report it they will say it's on you to pay pest control because you didn't report it in 48 hours. Please tell me how anyone would know in 48 hours they have bed bugs. I moved out and now I'm charge with pest control. I would not pay it. I'm also go to tell everyone that lived by me that they have to spray their apeartments. Don't forget how rude they can get in the office. You paying all that money for rent and they don't even fix anything there. They also don't spray inside the apartments for begs unless you put in a work order.
I've been living at Willow Bend Lake Apartments since March of 2015 (6 months). I love my apartment. The office staff were very friendly and very helpful when I visited the complex at the beginning of my apartment search. The application process was even easier. Everything was done online and very effective. The one thing I really love about my apartment is the easy online access for maintenance. You simply put your request in online, and the problem is attended to immediately.

The location of the property is right by I-12 with a variety of restaurants and stores nearby which is convenient and makes it accessible to get to and from. The units are small, a bit antiquated, and a little too pricey due to the washer and dryer in the unit. It's okay.
