Property Ratings at Atlas at LaVista Hills
The people in the leasing office lie for sport, they can’t keep employees let alone their promises to tenants. The trash rooms overflow with garbage into the walkway, security doors and gates do not work, anyone can walk onto your floor if they’d like to so your fob is pretty much for decoration. The hallways are filthy with stains and trash thanks to the “trash valet”. My a/c was out for almost two months in the summer and the maintenance came three times to fix it and didn’t get it done until the last time they decided to come back. I had maintenance requests sitting for months. I was also locked out of my unit for two days with my children due to them placing an indoor lock on my front door that called for a special key which they “didn’t have” and they claimed they didn’t know why it was placed on the door after “fixing” the first faulty knob. I was told to pay for a locksmith and bring the invoice to the office and they would reimburse me, of course that was a lie. I had to use a screwdriver for two and a half weeks just to leave my unit ! It was a complete safety and fire hazard. The area is great but find somewhere else to spend your money.

We’d like the opportunity to discuss this feedback with you, so please give our team a call at (770) 621-4144 or visit our leasing office.
Please don’t move here. Save yourself. As I write this I feel horrible. A loyal tenant since 2017. It feels like being in a horror movie. This apartment community is NOTHING like it use to be. The amenities are unavailable. The staff lies to your face and they don’t do what they say they will do or what they should do. The office is a revolving door of people. It is not safe. Security doors have been broken for almost two years and the only thing consistent is the lies about when they will be fixed. I have complained since August about possible mold and nothing has been done. MOLD!! They lied about air quality reports that they couldn’t produce because they had not been done. I just want to live comfortably. Nothing special. Just what I pay for. I wouldn’t want an enemy to move here. The service is just that bad.

I could not express how awful this place is. When i first moved here thought it was going to be a fresh start for me and my family..... thought wrong 1st - the dishwasher started fillng up with water and leaking with an awful smell. I called maintence and they blamed it on me .. but i do not even use dishwasher and they supposedly "fixed it" 2- My microwave stopped working and didnt heat up . I called several times and put the request in December.. it is now May on the following year and it still hasnt been fixed . I had to go and buy one with my own money. 3 - They never pick up trash at the correct time and always pilling up everywhere 4- Smells like weed 24/7. I have little kids and everywhere in the complex smells like weed or you see people smoking 5- The garage gate is never working and always needs fixing . so much for security 6- My last and final straw MY TRUCK WAS BROKEN INTO. Window was smashed and personal items of mine were stolen. When i went to go talk to the front office they didn't even care or act concern and blamed it on "gang violence" When this is a reoccurring thing at this complex even the police had told me when i reported it. Ohh but they want there money on the day its due and that is all they care about. They do no care about the people hear and it is so overpriced. And want to charge you for every little thing. DO NOT RENT HERE

I have lived here for over 6 years. I am satisfied with the schools that my children have attended and being near my job. I have stayed here for these reasons, despite the challenges. I have been able to maintain a clean living space with responsive staff when needed most of the years I have lived here. I didn't harp on the delays in response to requested service orders. NOW...it costs too much to deal with this. Problems included frequent fire alarms sounding, concern for marijuana smoke in a nonsmoking complex, trash in the hallways and garage, lights being out that resulted in safety concerns when walking at night and other things that I overlooked. I tried to be understanding of "things happen" and there being things outside of the immediate control of the staff on site. Since the pandemic it has become a little bit more upsetting. Loss access to amenities which was understanding in the beginning. Now the most concerning things are the things that impact my daily living. Not having access to things that you pay for (i.e the AC, washer and dryer, dishwasher, and amenities built into the lease that you sign). Rental costs continue to go up and are too high to be unable to use what you pay for.

Just like you I never write reviews but let me just tell you what goes on here!! I have been living here for around three years and every year as soon as the weather gets warm and you flip that AC to cool it shuts down :/ then they take FOREVER to fix it so just be ready for that but hey rent is due on the 1st!! .. don’t forget! That what I’m currently dealing with right now here The microwave has been out for 2 months As soon as it stopped working I went and bought one because I knew I’d still be waiting today The fire alarm always goes off at random times so if you have a baby in the house it’s over with Basically proceed with caution The leasing office however is very pretty and deceiving! But the AC there is refreshing Your unit is going to be a hot camping site

We have sent out email communication regarding updates for these repairs. Our team would love the opportunity to address any further pending requests or concerns with more information, please give us a call at (770) 621-4144. We hope to hear from you.
Their service for maintenance is terrible the doors that are supposed to be locked for our safety are always broken key fobs not needed which we pay for, there’s always young guys walking around complex at night looking sketchy not to mention break ins because the garage gate is always broken!! we need security my families terrified
I’m here to echo all of the other negative reviews being shared because This is absolutely the worst apartment complex I’ve ever lived in and I feel like I need to warn people. I have a lot of issues with this place, but my three main are maintenance, trash, and security. Maintenance doesn’t respond, even when we’ve had more serious issues like water leaks from both the vent and washing machine. Or like this morning when my door handle broke off in the bedroom and I was literally trapped inside! I called the emergency line which no one answered so I left a voicemail and no one ever even tried to get back to get back to me. I can resubmit the service request multiple times online and call or stop by the front office, they just lie to my face and still don’t show for weeks or months. Trash is not collected consistently or removed from the trash shoot so loose garbage stays piled up in the shoot room and left all over the floor and hallways. There are multiple doors around the complex that are supposed to be locked and key fab controlled but they’re broken (and have been since I moved in) so they just stay open and unsecured. And the gate to the garage is always broken and left open so cars get broken into regularly. It’s very raggedy and disgusting here. Don’t do it.
They suck, I don’t know how many maintenance people they have working at the complex, but they don’t have enough. Heater wasn’t working almost the whole winter before someone came out to fix it when it started to warm up, then the AC started acting up, had to wait another month or so just to get someone to look at it and the lady in the office literally told me ‘be patient we only have one maintenance person but i’ll talk to the maintenance manager when he comes in’…but she always says that, I dont even know if they have a ‘maintenance manager’. Sinks been messed up for like 2 months and still no help, gotta brush my teeth in the kitchen sink. The gate is broken sometimes but the main problem is that when the gate is broken, it doesn’t seem to get fixed until multiple people have already had their cars broken into and/or all 4 wheels stolen. Trash is always backed up, idk why they dont just hire a trash removal company to come take all of it. Overall, if you think about moving here, you could do better trust me.
This is not a place you want to move. I never write bad reviews for places, but they do not return phone calls/ emails or contact you about anything. There is also so much crime in the building and we only hear about through neighbors, not the office. I am counting down the days until my lease is up.

Being a good tenant and paying your rent on time or ahead of time doesn’t get you anywhere. If you’re late one time they don’t even attempt to work something out, even if they mentioned your “referral fee” would be applied to a specific month of rent. I was told that my referral fee would be applied to my December rent, so I set aside my rent money minus the $500 referral. On 11/30/2018 I paid $810 to have my car repaired (which, I would have waited, had I known they wouldn’t have the $500 referral in time for my December rent) Then the wording of how they explained the referral changed to it can take 30-60 days for the referral “check” to arrive. So now because I was told different things and spent what could have went toward my rent in the first place, they won’t waive the late fee. At the end of the day...they’re only amount money and don’t really care about how all of the other months your rent was on time until this referral fee miscommunication. The guy manager after speaking with him tells me “I better start calling for some help because there’s nothing they can do”...to waive a late fee!!! Sue is cool though. She’s always very helpful. On top of that for the past 2 months, I’ve been complaining about yellow jackets (bees) getting into my apartment. Nothing was done about that. Sending pest to spray doesn’t stop bees from getting into my apartment. Finding the source (bee hive) which I specifically told them it seems to be somewhere outside of my bedroom window, would be the solution. I even stressed that’s I have a toddler in my home and I wouldn’t want him to get stung...and still nothing has been done.

I moved in a couple of months ago and am enjoying my apartment. The move-in process went great with the help of Quinn. The staff is friendly and helpful and make an effort to keep everything running smooth. There is really effective communication to tenants by email if there is something going on. I really like the covered parking and the trash pick-up outside the apartment door is excellent. I am very happy so far and my neighbors are friendly. Its been a good experience.

I moved in just a few weeks ago and so far am very satisfied with my decision. Sue, the leasing agent, is fantastic and is helpful, courteous and professional and went above and beyond in making sure my move-in went well. I looked at a lot of apartment complexes and this one stood out with its cleanliness and well-maintained look. I love the fact there is a parking deck so my car is not out in the elements, as is the case with most apartments, and it's very quiet and all the residents I've met so far have been very friendly. I highly recommend this complex and look forward to enjoying my time here at Atlas LaVista Hills.

Hi, we're so glad that we were able to go above and beyond your expectations! Please let us know if you need any assistance in the future as we are happy to help!
I have lived here a few years now and recently signed a new lease, upon doing so decided to move into a larger apartment. I spoke to the office and after looking at several options decided on a unit. This was a very smooth transition. Stacey and Sue both went above and beyond what would be considered a normal effort to make sure I was and have been happy. I am what some would call high maintenance and Stacey probably wanted to run me out of the office a few times as I checked status and everything else, but she has always been patient and greeted me with a smile. I have nothing but nice things to say and always refer the property to anyone I know who is moving.

Just want to say thank you to Sue at Atlas Apartments for the incredible job. I told her what I was looking for and she made it happen. I just moved into the most beautiful apartment with everything I had asked for-tons of natural light, hardwood floors, gorgeous landscaping, and so far, really nice neighbors. Sue was attentive, dedicated to helping me, and incredibly sweet. Also, all interactions I have had with other Atlas staff have been very pleasant. They are friendly and helpful. Thanks, Sue, for getting me into such a fabulous new home!

I would like to point at the service first of all, Georgina was really helpful, the complete staff help us in all our needs, even thou took some time to get approved, after that everything when really smooth, they even opened the apartment on the weekend before moving date due to my wife and I only can do it on the weekend, the maintenance team is awesome, Nate came over late Saturday after his shift to get a minor service for us; we have other few minor requests and they have been completed in the same day, community portal is exceptional, they came to my apartment to welcome me and family and bring goodies for my kids, I would recommend this complex to anyone. we are very happy here, very nice area
Finding a place to live and call home can be very challenging, time consuming, and expensive. Everyone has basic needs, some special needs and requirements that must be met in order to be "at home" with the decision they make in choosing the right place for them to live. Finding that right place has more to do with avoiding those unwanted or undesirable factors, such as limited parking, the safety of the area, a clean sanitary accommodating environment and dwelling, pest control, maintenance savvy, courteous and professional office staff, kept promises and straightforward business culture, etc. I found all these goods right here at the Marquis 2200. I had looked at other places and was let down when the management failed to prepare the unit for move in as promised, waited until the last day to let me know that the work had not been performed and that move in was not allowed and much more. Wherever you may live and pay your rent, you should live and enjoy the full experience of the benefits you have signed and contracted to obtain. It is difficult to find the proper place for yourself but it can happen. It did for us and we are overjoyed. Thank you Marquis 2200: Gina, Rise and Ricky. So, there's nice! There's incredible! Then, there's Marquis 2200 ! UNBELIEVABLE ! So UNSTOPPABLE !
I love living at Marquis 2200. From the moment I first walked in to the beautifully decorated leasing office, on August 1, 2015, I felt so welcomed by the staff. The amenities are very nice, business center, elevators ( I am in a wheelchair), Activity planning for Adults and Chilren. I was greeted by welcome committee, A couple who live on site, who plans the activity calendar.. There is also a dog park for pet lovers, three different saltwater pools, and covered deck parking that is plentiful. Marquis is very peaceful living yet minutes from the city.
Great place to be at love it her great staff. Lots of community activities
Great apartment to be at love staff here Ricky is great and everyone else too.
The Marquis 2200 is located in Atlanta/Tucker area. It is a great location near shopping, LA Fitness, a movie theatre and close enough to downtown Atlanta. The Marquis has challenges like any other apartment complex but the staff and the Cares Team makes an effort to ensure that things are taken care of in a timely fashion. I have lived here for two years and plan to remain at this location.
I really like where I live. I highly recommend living here.
I recently moved to Atlanta, Ga from Detroit, Mi. Was searching for the perfect apartment for months before I came across the Marquis 2200's. When first viewing the apartment i fell in love instantly the Staff that gave me and my roommate a tour was very nice and polite. Very knowledgeable about the surrounding area and also the apartment itself. What sold me was the big kitchen and also the bathroom with hugs tubs considering im 6'5 this i loved. When we finally made our decision to move in the neighbors helped us unload everything and even brought us some water out because it was quite hot. after moving in and being here a week anything that was wrong in the apartment was fixed quickly and quietly by the maintenance men. Behind the apartment on lavista rd is everything you could imagine a mall krogers publix target tj maxx with in walking distance. Also pest are not a problem here at all. The valet trash is also a good amenity. The pool is big and spacious and so is the workout room with updated equipment and a yoga room. To me the marquis apartment could not be any better as they have made my move from detroit very easy and happy. The Parking can be crowded and depending on where your apartment is it could be a bit of a walk but the parking is gated and you wont have to worry about intruders.
The apartment are upgrade all around with stainless steal appliances and granite counter. The floors and walls have very high quality tile. It a very large property so if you are looking for something smaller look elsewhere. It is local to a mall, grocery store, lots of restaurants, and about 20 minutes from Downtown Atlanta.
Ahhhhh....oh how I wish I could give these apartments 5 stars. The apartment is gorg, the exterior is very nice as well but the hallways and garage are always full of litter. The fire alarm goes off at least twice a week, the arm at the gate gets torn off weekly and the crime here is horrible. I wish that for the price that I'm paying they would upgrade security and keep the property up. Sad situation.
I moved in a few months ago, the staff is very friendly.. I haven't had any issues with noise, neighbors or any of that.. Really nice cares team putting on different event. I am really happy with it as my first apt! And I hope to stay with marquis for a while..
