I’ve been here for almost 3 years and I’m honestly happy. Yes, the units aren’t as modern as new ones built; however the amount of space compared to newer apartment buildings is great! I’ve always have friendly communication from the maintenance staff and never any real issues! Calvin and Cristina in the leasing office are amazing! Very friendly, responsive and all around good people. They communicate well and even proactively!

Maintenance never ACTUALLY fix anything. Air conditioner has been broken for months. Bugs are all throughout the building. Package room is a disaster. Management rarely responds to emails.

I'm living here for around 2 years and I feel it is a decent place to live. It was chaos when I moved in but the recent management has done a great job to improve the community. The apartments are nice and spacious. The renovated ones are equipped with quality appliances. Also, the maintenance staff is on-point for completing any minor/major work orders. The community areas such as the conference room, coworking space, gym, and pool area are good but can be definitely improved and maintained properly. If cleanliness in common areas is improved, then it is the great place to live.

DON'T MOVE IN! Don't do it. It may seem like a nice place to live for the price and location, but we have had issue after issue... First, we were told the apartment would be cleaned before we moved in, it absolutely was not. This was during peak COVID time and people were in and out of that apartment. Before we signed the lease, I asked if there were other fees besides the parking and pet fee, was told no, definitely not true. There is a fee for common electric, pest control, recycling, sewer, storm water charge, trash, water (expected), parcel fee, and admin charge, so your rent is actually way more than you think, usually around $150 more a month. Next, our internet didn't work when we moved in. Comcast came out 4 times stating it was the apartment building, management kept saying it was Comcast. Finallyyy it was determined that it WAS the apartment's wiring (literally after a month) and from a previous review, I see we were not the only ones. Then we had water leaking through the electrical switchboard, but it was absolutely not an emergency to the staff/maintenance. Then the water started leaking down the entire wall. The paint was coming off and bubbling. Turns out it was coming from the apartment above us, not sure why or how? Then we had three more leaks a few weeks later, one that pooled in the kitchen light (fire hazard). And the reason? Maintenance was working on a leak 2 floors above us, left the water on, but "it was such a small amount, they didn't think anything would happen"...??? The actual apartment seems like it's updated and modern but the windows and sliding door are ancient. The screens have holes in them, the sliding screen door barely ever stays in the track. Door handles were falling off. The hot water is not always reliable. Our dishwasher was super cheap and smelled bad, barely washed the dishes. We had issues hooking up our washer/dyer because of the old hookups on the wall. On top of that, the communication from staff/management sucks. The halls and stairs are always dirty and smell awful. There are 3 elevators and you can always count on at least one being broken, and those are also always dirty and smell bad. The parking is a joke. No security, literally anyone could enter the building. I honestly hate giving bad reviews because I understand things happen and no where is going to be perfect. But this place was just not worth the price at all. So happy to be leaving.
I have lived here for a few months to give this building a chance before judging it. I highly suggest you do not live here. Every time I have put in a service request it has taken them at least 4 weeks, and multiple requests online and in person. For example, I had a wall holder falling off the wall. It took 2 requests online and checking in person several times to get it fixed. There are 3 elevators. At any one time you can count on one elevator working. Pulling into the parking lot is an absolute nightmare, as the lane is two cars wide, and someone is always parked on one side. For what you would pay, it is worth it to look elsewhere. As a side note, that’s a fountain in the pictures by the dog park. The pool is a small rectangle in the shade and has not worked in months. The only saving grace of this building is that the front staff is usually very kind, and it is in a decent location.

We recognize the limited space of our entrance and implemented several new parking enforcement tactics last year in consideration. I recently moved in a few moths ago. The staff is always so helpful and welcoming. They are truly there if you ever need them. I had a dog, so the one site dog park is a bonus. I moved into one of the new renovated apartments and I love it so much. It is everything I've wanted for an apartment. Not to mention, the location of the complex is perfect since it is close to major highways and the marta train station!
I have lived here for less than a year and can not wait for my lease to end. Nevermind the great location and the extreme convenience of being right next door to Kroger with easy access to 400 and I-85. There is ALWAYS trash strewn thoughtful the building and the dumpsters and never tidy. The residents nor the groundsmen clean up after the pets on the property! The hallways and common areas often smell like urine. We have 3 elevators in this building but they are ALWAYS broken. The lights in the parking garage are out and haven’t been replaced so it is extremely sketchy coming or going after 5pm since it gets dark so early. I do not feel safe coming home, especially when I have a ton of groceries and have to take the stairs to the 8th floor. Do NOT MOVE HERE!!!

From the point at which I inquired about living here to the point I moved in, the staff at 3833 has been extremely helpful with my transition to their complex. Their entire staff that I have interacted with has shown impeccable professionalism and customer services towards potentially new and current tenants. I office staff has always had a cheerful attitude and demeanor. We even have a courtesy officer on the property in which he seems to be very focused on the safety and security of the complex and responds promptly to calls after hours. I feel a sense of security knowing that he is present on site especially after hours. They have a clean assessable gym and dog park. The location makes this complex an awesome place to lay my head because of the convenience to and from work. This complex is definitely a hidden gem!!
My experience in the 4 months since I’ve moved in. *Find somewhere else to live.* This isn’t the place for you if you’re hoping to have peace of mind when you wake up &/or go to sleep. 1 - Elevators constantly out of service. I had to walk down from the 7th floor just this morning to get to my car. 2 - Our unit was dirty when we moved in (dust and chunks of debris from repairs in shower; clogged drains; dirty sinks & toilets; dirty floors; hair and stains in/on washer & dryer). 3 - We were promised $ off rent for having to wait on new washer/dryer to be delivered but that never happened, even as we continue to follow up. 4 - Trash all around the parking lot, or in other common areas, is normal. 5 - A/C in the hallways & gym hasn’t worked for months (yet we’re charged for common electric AND pay our own electric). 6 - Our entire floor has smelled bad (like hot garbage) since I moved in 4 months ago. Looking at other reviews, this might be due to a leak/flood from years ago that was never properly cleaned up after. 7 - THE DAY we moved in, our neighbors voiced all of these grievances to us (& more), & we thought we might have a different experience, since meeting with staff & paying all our fees ($) had gone so smoothly. Needless to say, we were wrong. 8 - Just learned there’s a ‘Tenants Againt the Connor Group’ Facebook page. 3833 is a Connor Group property. 9 - Even if I wanted to leave before my lease was up, I’d be obligated to pay the full 12 months of rent I initially agreed to. You are locked in after being misled when you first arrive. 10 - Oftentimes when you run into other tenants, you immediately bond over how horrible it’s been living here. Just had this experience today in the parking lot with a guy just moving in. I know this seems like a lot, but I ain’t lying. I will say that the staff here is comprised of really great people. It’s unfortunate that they have to work in a building where majority of the tenants are constantly unhappy, & they have to constantly respond to all this negativity. I pay to live here though, & deserve to live somewhere that (at minimum) don’t stink & has reliable elevators. Very disappointed & saddened. There are too many nice apartments in Atlanta for you to live at 3833. I’m embarrassed that I live here myself (only 8 more months to go). Good luck.
If you are planning to move in, please take 5 minutes to read all these 1 star reviews here and make your decision after that. This is definitely the worst place I have ever stayed! The leasing office is worse than horrible. The Connor Group which manage this apartment is a fraud company, They will try everything to steal your money after you move out (asking you to pay the common utility you have paid again and also steal your security deposit), I will sue them on this. For this building, trash, dog poop everywhere. Terrible smell everywhere, you can smell marijuana on every floor as there are tons of drug dealers and prostitutes living in this building. The building is built in a piece of paper which you can hear everything from your upstairs, downstairs, next door neighbors. I can promise you there aren't many people living in this building with a decent job. Inside your apartment, everything is extremely old, your AC is 30 years old and please enjoy your AC down at Atlanta's July, and of course, the leasing office and maintenance will always do nothing. They only want you to sign the lease and do nothing after that. There is only one maintenance in this building and that maintenance is rude and unqualified. Don't be surprised about only one maintenance here, just as somebody else said this building is at most only half occupied and the leasing office probably can't afford one more maintenance. Even so, the majority of the residents can't wait to move out. The fire alarm is always broken which you will hear them at 2 am for 10 times. The elevators are always broken. at 99% of the time there is only one of three elevator is running. This building is also dangerous, you can see cops every day go to this building. All in all, do yourself a favor, never consider to move here only if you are looking for a 7/24 nightmares and enjoyable with this fraud company.
This complex is so convenient to almost everything you want to do in Atlanta. The layouts are nice an you get such an awesome urban vibe here. Def would recommend!

RUN THE OTHER WAY! This place may seem appealing for the location and price but it is not worth it! Less than 3 months of living here and I regret my decision already!! My kitchen sink has backed up twice with this brown water and flooded the entire kitchen. When I called them, they claimed that they cleaned and fixed everything. Less than a week later, I come home only for me to find that they just took shortcuts, because my kitchen sink has BACKED UP ONCE AGAIN!! This is absolutely disgusting!! They do not listen to you as a tenant and after asking that my kitchen be professionally disinfected the FIRST time it backed up, my request was denied. They stated that they didn’t FEEL like my kitchen needed to be disinfected, because they it was only grease filled water and not sewer water like I thought. They were so certain of the brown water in their pipes that they even took the liberty themselves to collect my dishes and run my dishwasher filled with this nasty brown sewage water. BAFFLED. None of my concerns were taken seriously even when i spoke to them in person.The lady was packing up her office getting ready to leave as she was trying her best to convince me that the issue didn't need to be handled by professionals and made me feel like a PESKY TENANT. They told me that they would follow up with the mold remediation that this flood would require especially to their already cracking wooden cabinets . The wood floors are now lifting due to the water damage from the first flood and there still has been no follow up! This place just loves cutting corners at their tenants expense. Mold is a HEALTH HAZARD, and there is no sense of urgency with how this place is handling this situation. I don’t have any faith that this SECOND sewer flood in my kitchen will be handled as it should, just based on my experiences so far in my 2 months at 3833 Peachtree. Imagine brown sewer water bubbling out of your kitchen sink that you use to clean, and prepare food for your family. Imagine your dishwater with your dishes inside flooded with this sewer water. Imagine your countertops, your floors all flooded with this water. That was my experience TWICE this week at 3833 Peachtree. This is only 2 months in...Some of the other tenants have told me that this place is running down to the dumps..but I didn't understand what they meant until now. They are doing all these "MOVE-IN SPECIALS" and remodeling of the exterior to trap new tenants. Do not be fooled!

Pros: *Location is amazing for the price point *Leasing staff are nice *Covered parking is reasonably priced *The building is fairly quiet overall *Tenants are nice *Utilities are reasonable *I feel pretty safe here *Newly renovated common areas *24 hour parcel service Cons: *Sometimes the elevators and hallways smell of tobacco smoke and marijuana *Sometimes the common areas (recycling area, elevator lobbys, trash rooms, and hallways) are very dirty and appear to only be cleaned once every other week at high traffic times (for example I've only seen them mop the elevators at 7:00am when everyone is leaving for work and 6:00pm when everyone is coming home from work--easy fix here)
I have lived here almost a year. Convenient to Marta and grocery store. The people in the leasing office has been very kind and friendly. I love the layout of my apartment. Very comfortable.
I have only lived here a couple of months and I have had nothing short of GREAT, FRIENDLY, and PROMPT RESPONSE/SERVICE! It's Conveniently near my job and all of where I dine, get My nails done and Shop! Thank You 3833 for your great Hospitality too!!!
The building looks filthy, they NEVER clean it. From dog urine, to blood, to just plain dirt in elevator area for months before being cleaned up. Management gets annoyed when you ask if they can clean up the nastiness in the building. Building went from 90% full to around 30% or so full - people moving out left and right. There's always a strong gross stench in the parking garage from trash all around. It has taken about 3 weeks to get maintenance to fix work request. Elevators break down EVERY WEEK! They did remodeling on elevators and put down new flooring in elevator areas, but won't address actually fixing elevators or cleaning the new floors. The security gate is always open - also the lever broke last year and it's still not replaced. Takes months before trash gets taken out. On top of the nasty building, management has nasty attitudes - they are nice until you ask them to clean the building because of vomit or urine.
I love living here. The only two things that bother me is the gate to get in on the second floor never seems to work much. And the elevators and common areas like the fountain and pool area is never clean.
Great location. I got a great move-in special. Hardwood floors throughout (except carpet in bedroom & tile in kitchen & bath). I received a brand new full-size washer & dryer when I moved in. The amenities were nice when I first moved in, but they've been renovating on all the amenities, & none of them are completed yet. Also, there is no such thing as a sauna, spa, tanning salon, tennis court, gameroom, clubhouse, or fitness program here, & it's definitely not "smoke-free." I can smell smoke half the time in my hallway & I can't always sit on my balcony because people are smoking. Overall the leasing office staff is nice, but don't expect them to follow-up with you on things when you ask. My apt looked great when I moved in, but there were several things maintenance had to come fix--it was like they didn't even do a walk-through before I moved in. Since I moved in 2.5 months ago, I've had to submit 4 maintenance request tickets--3 of them on leaking sinks, which ruined everything under my sinks. I specifically asked on my viewing tour if I would get garage parking & the response was "yes, everyone has covered parking." I moved in, to my surprise, getting a top level, uncovered parking. When I expressed my concern with the leasing office, they said they are doing renovations & the top-level will get carports when the renovation is done. But I would still have to walk through 2 gates & across the uncovered courtyard to get in the building, which is extremely inconvenient when it's raining & you have a handful of items to carry into your apt. The woman who showed me my apt also failed to mention every tenant pays for "common utilities," i.e. all the electricity throughout the hallways, elevators, amenities/facilities, etc. I even asked her for a pamphlet that explained all the fees for my apt & Common Utilities was not on there. But, I had nowhere else to live on my move-in, so I had to sign the leasing addendum. So in addition to my GA Power bill (running $80 /month), I'm also paying $120 /month for Common Utilities, Trash, Water, Sewer & other fees. You still have to take your own trash out in a nasty trash chute that is clogged half the time & be happy to pay $35/month for it. I was also disappointed when I asked about cable options and they said I could use any cable company I wanted, but in reality Xfinity/Comcast was the only option I had. If I could move out now I could, but I know I'm getting a good deal for the location & the size of my apt.
They get u in here, promise you what you would already expect from a "luxury rental" my tail!! They overpromise and always under deliver!! They could care less about their residents and It's so painfully obvious. You will see. Takes longer than a month I assure you. Those that had a longer stay here can speak from real experience. Thus : To the 1 positive reviewer, I'm glad you enjoy it. Give us an update in a year, let's see how you feel then. This place was always a few seconds from getting suit and if you try to share honest feedback they will send you an "I'm sorry you don't like living here so your the problem letter" you can break your lease" The most offensive disrespectful unprofessional group of people is connor group : the new team the latest team! They charge you the resident for renovations u didn't ask for. Their management failures in keeping residents here is what drives the remaining residents rent up. They find innovative ways to give you less yet constantly charge you more for it!This is to cover their butts with all the mistakes made.. they lose money u lose money and you pay for their decisions, their failures and meanwhile you should be grateful to live here.. 1 of a too many examples here: common electric: CMON! A few hundred dollars in common electric for "get this the buildings electricity" that you supposedly share. Unheard of and DOES NOT take place in the rental industry!! Ask any other community!! Sadly that's only one of too many examples at this place for ways they will scam you and justify it until the next change they drop on you, that will cost you more coin! It's expected they feel entitled and if you have an opinion that's your the problem... it's like an abusive ex boyfriend! "You don't like it leave mentality" those letters several residents got and they did just that!Maintenance is rumored to have gone thru someone's belongings rumored bc I don't know enough about it... these rumors don't happen elsewhere! Not like this. Not as often, not for the insanity that only this building can offer you in an experience! Rumors wouldn't even exist if there wasn't elements of truth embedded within them all coming from concern per one resident to others!
Very unprofessional place to move I honestly believe with all the construction happening around the building, so they can entice new residents, that the utility bill went from $75 to $160. They do not charge the residents by their own usage but allocate the entire amount regardless if it is the resident usage or the company just being wasteful with water. Do not believe the property manager Rebecca about anything I have her recorded stating, "the utility bill should not go up, but it does fluctuate" which is understandable, but all I have since living there is the bill steadily increasing. Even with a recording of an agent of the company the property manager at that! they refuse to honor what she told me. Expect the concierge to harass all guest even when you state to just let the guest up. Best to go down and get the guest yourself. Move here at your own risk, this place is no longer secure as it once was if an individual just acts as if he/she lives there, they can easily just walk past the concierge and call the elevator without a key fob, or come through the side door when another individual is leaving since it is motion sensor and close slowly. If you read any reviews with a resident stating they are happy living here it would be lies more than likely it is management doing it themselves. The clean crew that was there before the connor group took over is no longer there, which have most hallways smelling like mildew because the hallway carpet was never correctly treated after a heavy leak in the building. They took away many of the pleasures and securities that made the building worth paying that amount in rent and gave the residents even higher bills that they are allowed to change at anytime. I move out next month if you pay more than $1200 for a 2br 2ba you are being cheated because it is worth less than that and with all the vacancies they have they will try to make you pay top dollar to cover the additional losses from the vacancies. Most know a vacancy cost more than having an occupant with cheap rent, but this company thinks since its in BROOKHAVEN, not Buckhead, it should be able to charge as much as they want. So be careful, if you still want to test the water with I will advise a very short lease agreement with the minimal rent or you will regret it within the first 5 months. In addition, if you talk to Rebecca try your best to record every conversation because they will tell you anything to make you okay at the time then flip it on you.
Hello city views without Midtown prices!! I love the location to awesome Buckhead restaurants and lots of shopping. My friends all live OTP and go crazy over my place. The whole building is getting a face lift/upgrade so it is going to be even better. So glad I renewed my lease again with the new management. They are always super nice and friendly when I need anything.
I've lived here for 6 years and I must say things are getting better! At first I wasn't sure about Connor Group but they have clean house! No one wants an increase on rent but this time I know it's worth it!

I have been living here for the last 2 years and its getting worse and worse. Like others have said, the management is horrible. They have changed management 3 times in the time that I have been here and each time it becomes more expensive and worse to live here. When we first moved in, it felt safe and friendly. Now there are evictions all the time, constant smell of smoke and pot, domestic disputes in the middle of the night, the list just goes on. On top of that, management takes over a week to fix any issues in your apartment. Not only that, but we had already signed a new lease when the new management took over and within a month, our new utilities have been upped over $70 without notice or explanation. On top of it, they have fired the concierge service and put in a "security person" at night for the front. Also for the 3rd time, to pay rent online you have to "resign up" and pay an additional $34 admin fee on top of the $9 admin fee every SINGLE MONTH just to pay your utilities which by the way are now separate from your rent...when I originally signed up, everything could be paid together, online, with no hassle or hidden fees. I cannot wait to get out of here and am currently reading through the lease for a loophole to get out as soon as possible. word to the wise: NEVER trust a place that changes management 3 times in less than 18 months.
I am a current resident and am either going to transfer my lease or vacate and sue. Let me first say I absolutely LOVED this place when it was Wood residential. In fact, I am planning on moving to another Wood property because the customer service was that outstanding. The Connor Group is full of CROOKS- from the corporate level all the way down to the property manager here! My apartment's air conditioning was broken for ELEVEN DAYS! In the middle of JULY! It's the end of August and I still have a piece of sheet metal on my balcony A/C unit! This is the maintenance TRAINER's full proof fix! Yes, for seven days they sent in countless supervisors from other properties and their corporate "trainer" put a piece of sheet metal on my balcony and decided that was the fix! My AC still won't go below 73 degrees. My attorney filed a formal complaint with the corporate office and they still won't return his phone calls! Not only that, but ALL of the reviews about people having their door slammed in their face, being accused of harassment by the leasing office is completely TRUE! Especially when people have locks broken, apartments flooded, BLACK MOLD, air conditioning broken, we are accused of harassing the leasing office to get our issues fixed! They recently announced the concierge is going away but not lowering our rent! Also, paying the common area utilities is a joke when my floor is always at a cool, breezy NINETY ONE DEGREES! Run run run run run!
So happy to be done with this place. It was perfect but has taken a turn for the worse under Connor Group management. I'm pretty sure half of this building is drug dealers, they changed over utilities so expect to pay $150/month for water and trash, they are cancelling the concierge service in September. And the AC units in the apartments are inefficient and loud. Go spend your money elsewhere, you'll be glad you did
two different sets of friends live here and one of them had their room flood and couldn't sleep in it for over two weeks and still had to pay full rent (a pipe in the wall in the unit above her unit burst) and the other one has had extremely high electric bills ever since the owners changed and he has been here for over 3 years and has never had an issue
I have been living at 3833 peachtree for a few weeks now . After searching for that perfect condo with amenities so that i can be close to my office I could not believe it , as soon as i seen this place i fell in love . My 8 year old loves the pool and i enjoy grilling on the weekend's . Concierge is amazing . I do not think that I can ask for anything better . The best part was my leasing agent has been so kind and more than helpful . Gail is great to work with ! Im so thankful and blessed to have such a lovely place like this .
