Situated in Northwest Raleigh next to William B. Umstead State Park, Crabtree Valley takes its name from the popular mall located on its central east side. If I could start with anything good about this place, it would be the layout of the units and the responsiveness of the maintenance gentlemen for small repairs. I'm done. Because everything else about this complex was horrendous during my lease term. I could begin by telling you that during the winter months (i.e., December) my HVAC went out and while I went through the process of a multitude of requests to fix, I was met with its 'just something that they do when Winter comes around'. Alas, I was forced to deal with the apartment at sub-60-degree temperatures. Or I could start with between that and around May, I continuously placed double digit requests and inquiries that the unit was still broken but this time, the sub-60-degree temperatures inside were now 82+ degrees minimum due to the warmer weather. After respectfully demanding some attention that this thing is not working, they agreed to finally send out a 3rd party specialist who shockingly, was able to make the determination in about 15 minutes that this unit had been dead for a long time. Glad i listened to the suggestion from the office of 'have I tried opening a window?'. During this time, the water heater went out for 2+ weeks so if you like a cold plunge or ice bath, maybe this is the place for you. I'll co-sign with all other reviews below (bugs galore, pool never open, etc.) Management will likely respond to this review encouraging me to reach out to understand my problems but as you'll see above and with other comments, that email address is a blackhole and communication is non-existent, so I'll spare them the e-mail they don't have to pretend to read. Don't do it.

You might be tempted by the “affordable” price this close to downtown Raleigh but you’ll regret moving here. Management is unresponsive. I’ve had maintenance issues in my apt going on 7 months that have yet to be addressed and I continue to get the run around. The pool was hardly open last year due to constant vandalism and this year as of July 10th it still isn’t open with no updates on why the repairs needed at the beginning summer have taken so long. Just empty promises of “hopefully next week we will have better news”. Was told preventative maintenance was being done on my apartment last month which included checking smoke detectors and changing air filters. After the service date passed I curiously opened the door to look at my clean new air filter and it had not been changed. In fact it looked years old. I was so disgusted I needed up buying my own replace my since I didn’t have the energy to try and get the complex to handle it. Bugs bugs and more bugs. Even if you are the cleanest person expect to see roaches in your apartment at least once a week. Don’t forget to watch out for the rats running around the property and the piles of trash that are constantly at the dumpster. While your at it make sure to look where you walk cause you are bound to step in dog poop just about every five feet of you are walking on the “grass” or should I say dirt that surround the building. Landscaping is a joke and they just blow leaves to the curb leaving them there to blow right back into the pathways on their own. If it rains and you are on the ground floor expect your patio to be underwater and possibly your sun room. Don’t waste your time looking at an apartment here and definitely don’t move here unless all the above sounds like a great place to live.

I have been living in site for a number of years. Waterton is the 3rd owner since I moved in 2015. Within the last 6 months the residents are enduring rat infestation. There is poor response from management office to secure a vendor to address this at the building level. My apartment also has has black mold growth in utility room. There is mandatory valet trash but trash left outside by maintenance workers does not get picked up. There is onsite dumpster and recycle bin that can be used by maintenance vendor contractor but they fail to use

The location is okay, you are near alot of stores and highways but overall I don’t see what I am paying for. The only amenities are the pool and dog park. They take forever for maintenance to come to your apartment, and also be prepared to play phone tag if you ever need anything from the leasing office.

Overall Atria isn’t a bad place to live .However I do think that it is time to renovate all the unit because I’ve noticed mold underneath cabinets and closets which isn’t healthy .Kitchen appliances need to be updated.At least repaint cabinets and walls to make attendants feel like there are some type of upgrades to our units .Other than that not a bad place to live just old and ran down

Been here for almost 5 years! These past 1yr 1/2 has been nothing but poor management sense the Waterton company has taking over! They don't answer the phone, the management and leasing staff are never on the same page with what's going on with your apartment! With Covid going on right now; As a resident I WOULD LIKE TO NO WHOS BEEN Entering MY APARTMENT!!!! The mangers (expect for Quadarrries) don't ever respond back to your emails and only give you half short answers and not keeping you up to update on your apartment with repairs going on! the maintenance just enters your place with out calling and don’t leave notes when done! (Which they are suppose to do) I've called numerous times about this issue and its solved! The repairs are always half way done! Their Valet trash (that you pay monthly for) doesn't GET PICKED! I've called the office about the trash and was told.... That I need to call the trash company to solve this Issuse! That doesn’t make Sense! The atria company is the one who hired them! Now they want me to do their JOB!

The floorplan is ok...but there are some bad things. The appliances are not the best; our dishwasher was not installed properly and does not shut tight without pushing it down from the countertop. The AC is NEVER cold. The fridge has the handles next to the wall so opening the fridge is not easy; you have to back up against the counter to open it up. BUT THE WORST is the fact that the electrical outlets do NOT hold a 2-pronged electrical cord...they fall out. We had to buy 3-pronged power strips for every outlet we use because the plugs don't stay in. And there are no overhead lights in the bedroom or living room, so we were in the dark until we bought new strips because our lamps wouldn't stay plugged in. This place is very convenient to Crabtree Valley Mall, RDU Airport, and other places like PNC Arena and local hospitals. ALSO BEWARE THAT THEY WILL RENEW YOUR LEASE WITHOUT YOUR APPROVAL. They do not wait to hear from you about renewing.
I have already expressed to everyone I know looking for apartments to never rent from Atria or other Bainbridge properties &I HIGHLY suggest you avoid their business as well. My experience shows they have zero respect for your time & your requests that are completely rational as a paying renter. Short version of why this was the worst experience I’ve had is the following: 1. Bugs, bugs bugs 2. Maintenance cutting two large holes in my bedroom sheetrock ¬ fixing it for nearly 2 months despite multiple service requests &phone calls. 3. It took 3 months &5 days to return my security deposit, despite there being no issues with the apartment when we left, my calling nearly every 2 weeks &their constant empty promises to get back to me (they never did)/ it had already been sent (it hadn’t even been written)/ it was already paid out (not the case).
I am truly convince that some of the reviews had to be bought if given a five star. This place absolutely sucks. I have been here two years only renewed because they had a change in management and she convinced me that things would be different and I would be impressed by the change and how residents issues would be handled. She was gone after two weeks so nothing changed at all. Lindsay was the new girl and the worst I have ever encountered but she is no longer here as well so to get to the problems with this place. The apartment we got had the previous owner clothes still in the dryer and the AC unit didn't work. This is the first day. I have put in so many work orders for my AC not working since then it is unreal. I would say close to 75. Even to this day while I'm writing this I have been without working AC for almost two weeks. They NEVER call you back or communicate with you at all. Maintenance suck. If you don't call them or go by because they never want to answer the phone you will know nothing. I'm so tired of complaining and they act like they don't even care. No one will convince me when my lease is up and I'm running out this place. And by the way my neighbor s apartment floods just as much as I have problems with my AC. Not worth the headache. I'm so done!!!! But they want that rent money tho.....
DO NOT LIVE HERE Terrible terrible apartment complex with terrible terrible terrible office staff. Over priced, and thin ceiling/floors. Can hear my upstairs neighbor turn on his mattress in the middle of the night. I can also hear him walk around, play video games, etc. I'm pretty sure there is no cement betweeen my ceiling and his floor. Sounds like he's walking on a wood panel floor about to come crashing into my apartment. Mouse infestation, broken sliding glass door, air filters not replaced, roach problem, open needles on grounds, muddy walkway to apartment, multiple cars have been broken into by shattering windows, awful smelly apartments. I feel physically sick walking into my apartment. And this is just the apartment. The staff never responds to these maintenance issues. When approached to about the break ins, nothing was done, no email sent out, no higher security. DO NOT LIVE HERE. Over priced terribly. I regret living here and do not feel safe AT ALL.
The apartment above mine had their hot water heater bust on a Thursday and I was never contacted nor was my apartment checked for flood damage. I arrived home from work in DC at 11pm Friday night to find my apartment flooded. It was Monday at 3:55 pm before anyone from Atria maintenance even came to look at my apartment. They had sent a floor extraction company to handle the carpet over the weekend and that was it. Not once did I even get an apology from the front office staff. Typical renter's insurance has a $500 deductible and I am even fine with paying that myself. However they won't even let me break my lease 16 days early which I find unacceptable along with their lack of apology, especially given that they made the situation much worse by not notifying me or checking my apartment.
My family & I have lived here over a year now. The new Property Manager has been here about 4 months & is wonderful. She went over & beyond to make us happy, & we renewed our lease for another year. I also wanted to compliment the grounds keeper of how hard he works on the property & nice he is to me & my family. I highly recommend Atria Apartments at Crabtree Valley.
I bought out my lease because I was so miserable! The grounds aren't kept up that the grass hits my dogs stomach that is pretty long, even in the summer. The kitchens are so dark they are depressing. I asked for an outside storage door and they had to order one because they are actually inside doors not outside doors and twice they gave mine to another apt. and I never did get one. I would rather swim in a swamp then there pool, it was always dirty looking, I never used it. Watch out very carefully because they make you take there cable package which is another fee mine was $200.00 and it is in the lease you don't get a choice you have to take it whether you want all the things that come with it. Breed restrictions are a joke! I was there only 3 months and got bit by a pit bull that crushed my wrist, now I have a plate in my wrist, and I had to pay all the bills even though it happened on there property outside! When I went to the office I asked them after the fact did they have any breed restrictions they said yes, but she pulled it out of her desk drawer! Now what good was that? It should have been attached to all leases no matter if you have an animal or not. Read that lease word for word, take it to an attorney before you move in or you will be sorry! Better yet find another apt. there are plenty in Raleigh.
I've lived here since April 1st 2015 of this year I've only been here a few months but the staff is very nice. My husband got fired from his job the day we moved in he went over 60 days without a job. They've been working with us on the rent. It has been late and it seems like its hard to catch up because of the situation. Paying the lawyer fee isn't pleasant at all that's money that could go towards the next's month rent. There landscape could have been so much better. They've added this big huge rocks and I just feel that there way to big and it makes it looks ugly to me. I won't be renewing the lease only because I found somewhere that I like much better than here. Atria is very convenient to crabtree valley mall so if you like to shop you won't have to go far at all.
It's decent I just dont like the walls because they are thin and I dont like it's so many bugs
I love my new apartment the leasing agent was very professional from the start to finish of my whole application process. The location is perfect it's very close to my job being that I'm on call I have to live within a certain distance of my job. My apartment sits on the second floor and I don't have anyone below me which is perfect. Upon moving my apartment was super clean with upgraded appliances, and they also put in new vinyl flooring. My neighbors are supper nice, and I don't hear much noise at night. Couldn't have picked a better place to live.
The floor plan is great for your money it's huge and spacious. When it comes to other aspects of the apartment it is simply horrible. As soon as we moved in many of our appliances began to fall apart. Also we have a very bad bug problems and we have reported it to maintenance over 3 times and nothing has been fixed. Overall great floorplan but horrible maintenance.
