Property Ratings at Atrio Burbank
They only care about business and making money and you'll be treated as such. I have raised my concerns with several of the management employees numerous times and always given the runaround. Charging for parking, fine... i get it to an extent but a flat $7 rate and starting at 9pm is a joke. Should allow you to select a time you're leaving. None of my friends or family come visit anymore. Thanks for that. got rid of all the pool lounge chairs. theres maybe 10 of them out there, want to get some sun on a nice day? better get out there by 10am to get a char. If one family beats you out there, forget it. they did not pro-rate rent while every amenity was under construction for 6 months. the gym? it barely qualifies as a gym and if so, equipment is always broken. They remodeled and didnt bother to put in new equipment I went to use the new theater a few days ago and the surround sound doesnt work. NOTHING EVER WORKS HERE. Its a shame the new management has ruined a beautiful property. All the amenities are a facade Oh yeah, price goes up 10% every year cause they truly dont care. they do it cause they can. Over priced as is, let alone any of the above. 1 star is generous. STAY AWAY.

Well along with everything everyone else is saying on here - only security at night, PAY to park (the 2 bedroom used to come with 2 spots, now only 2 and $75/mo for second spot AND GUESTS HAVE TO PAY $7 a night to stay!) NOW THEY HAVE RAISED RENT $500 IN A MONTH!! It’s not worth it. The “library” is just decorating with some random books, the gym is smaller, the theater is cool but don’t plan on a night movie & the pool is exactly the same for this OVER 10% RAISE IN RENT!! They find new things to charge you for every month and raise the rent.. oh also it’s 29 days so they can charge you EVEN MORE on the months with 30 & 31 days. STAY AWAY!!!!!!! NOBODY IS HAPPY IN HERE WITH THIS NEW MANAGEMENT & SOME HAVE EVEN TAKEN THEM TO COURT!! ITS BAD!!

Digging the new amenities upgrades- club house with free WIFI (gym & movie theater, club house kitchen, pooltable shuffleboard in the club house den)outside amenities from the pool, fire pits, bar-b-ques and Bocce Ball court.

We appreciate your positive review about your recent experience with us! We are committed to a greener planet: with this response, we planted a tree on your behalf. Thank you for contributing to our growth.
Charge guests for parking! Put giant green stickers on their cars or tow out of nowhere. You will hate living here and your friends won't bother visiting as it is just too difficult. They are max rent raisers and amenities are constantly closed. Just say NO to Atrio!

TLDR? They're removing amenities that drew you here in the first place and will raise your rent 10% in return. Save the money and look elsewhere. When I first found Empire Landing (now Atrio) I fell in love. It felt like a Hawaiian oasis. There was lots of green space for my daughter to run around in with the neighbor kids and plants to filter the city air! The price was reasonable and my complaints were few. But then... COVID happened and the property was sold to Westfield and everything has been getting worse. What changed? 1) Guest parking which used to be easy and free, now requires you to register your guest's car and driver info, and charges $7 if they stay overnight. Not a problem if you don't want family or friends to visit. Also, the 2-bed units got one of their free parking spots taken away and are now charged $75/month to keep it. 2) That green space that you fell in love with during the tour? Don't get used to it. The property manager confirmed they're ripping up the grass and removing privacy shrubbery to put in concrete fire pits. They also removed tables and much needed shade at the pool, instead they have fancy looking furniture that looks nice in photos but is uncomfortable in the desert summer sun/heat. (Dark colors absorb heat!) 3)They closed the pool, gym and business center for renovations while simultaneously raising rent 10% for current renters. Didn't you know living in a construction zone with half the amenities is the newest luxury trend? Unless your salary goes up 10% every year, you'll be priced out of your unit within a year or two. Don't expect loyalty for being a reasonable and long term tenant. But back to the renovations... the pool looks exactly the same as before the "reno" except the showers are now missing hardware and there's dead wildlife painted into the deck! The gym will be smaller than it was because they took half the space to convert to a movie theater (I'll be surprised if they don't charge extra to use it). They also removed the business center in favor of an open layout co-working space... because who needs privacy? 4) They fired the 24/7 security patrol and replaced them with a "new and improved" overnight ONLY security patrol. The old patrol used to walk the premises all the time and were always super helpful. This new patrol ... I NEVER see them. Most of the families that were here moved because the prices have gone too high and the policy changes don't justify the price increases.

This property charges rent like it's the Ritz Carlton of apartments, but the actual apartments and property are more the Residence Inn vibe. You can tell its a cash grab right from the start. They list that you get 2 parking spaces with your rental. But surprise! Only the first space is "included". So why the fox are they listing that you get two spots? Pets are extra. Storage is extra. Parking is extra. GUEST parking is extra!! This "5 star luxury" complex is ready to nickel and dime you until you realize they're just griftin'. They'll close the pool for months to "renovate" it, and when it's open the showers doen't work, the bathrooms weren't touched, and half the pool is still cracked and peeling. Then they'll close the gym and lounge, but will also raise rent 10% "because we're upgrading the property". Like new carpet in a gym is worth 10% more this year over last year. I can just join a maintained gym people, instead of yours where half the equipment is broken. They play up the "security" of having a gated community. But wait! The gates are broken and left open for days to weeks, every single month. And yes there is a "dog park" but it's this nasty wood chip thing tucked into the parking garage that smells like excrement and death. Dogs are scared for their lives to go in there and never return. This property looks fine on the surface, but it is maybe a 3-star property trying to pull down 5-star prices.
THE ONLY REASON I’m giving it 2 stars instead of zero is because I like how it’s gated and areas for kids to play. However the new management company has completely ruined this neighborhood. First they have decided to CHARGE VISITORS AND TENANTS TO PARK IN VISITOR SPOTS! $7 a night. They towed my car after I asked the manager if I could park in visitor bc my daughter had a broken foot and our spot is up four flights of stairs, he said yes but I would have to pay if I parked there past 9/overnight. Okay fine. I parked there at 4pm on a Saturday, at 5:15 my car was gone. I called answering service, they had no idea what tow lot it was. They don’t have legal signs for towing. Not only that legally owner has 24 hours when a warning is placed on vehicle. They put a “warning” on at 4:50pm, at 5:01 it was logged into entering the tow lot. So they put a “warning” on it as it was being towed away. Not to mention it was illegal to tow it in the first place due to the lack of legal signs not there. After all of that I said because I asked permission, I would be removing the $500 it cost me off the rent. They refused, I had to contact a lawyer to take it further. They also towed 3 others cars including an actual visitor from out of town! So that’s right! You can’t have friends or family come and stay with you without paying the management company!! 2 bedroom used to come with 2 parking spots, now it’s only 1, and $75 for the other. Typically to renew the rent, it stayed at what I had been paying, or raised if i chose month to month. this time they raised it $250 either way! They are charging more and more by each month they are here. It’s only been a few months with this new management company. Apartments are now the same price as what the townhomes were. Every single friend I made in the neighborhood decided to move and find a better place with better management and I have now come to regret staying. DO NOT MOVE IN THIS PLACE!!! Oh, and part of what we pay for with this rent is a security guard, we haven’t had one in MONTHS, and the pool. They decided to “remodel” it in March, for “two” months. I have seen them work on it ONCE. Meanwhile no break in rent, ONLY INCREASING IT WITH THINGS TAKEN AWAY!!! It’s the only thing available for kids in neighborhood and they waited until it was warm out and now it’s almost summer and no pool. (Again, after loosing it for over a year AFTER covid- it was open 2 hours 2x a day up until about 5/6 months ago. Now this
