Tavares is a small city in central Florida, surrounded by lakes and infused with distinctive personality. The Lake Dora waterfront has grown tremendously in recent years, overlooking the seaplane base that has earned Tavares the nickname “America’s Seaplane City.” The Downtown area around Wooten Park is full of terrific restaurants and pubs, easily within walking distance of the surrounding neighborhoods. Highway 441 connects Tavares to the larger city of Mount Dora, and Orlando is less than an hour’s drive to the southeast.

Property Ratings at Atwater Apartments
I just moved out after an 18 month lease. The apartments are new and very nice on the inside. However, they do seem to have been made cheap as I was always hearing noise, music, voices, and footsteps in the apartment above me. It wasn't rude neighbors just poor design. The entry door design is stupid in my opinion because the entry door to four apartments is crammed into the front of the building. Every time my neighbors left I heard their entry door slam. Since the buildings were designed cheap it would shake the walls and sometimes startle me if it was a quiet night. This was by far the most annoying part of my time there. This was a combination of poor design and lack of common sense of neighbors to not let their door slam coming in or out. The bugs outside mentioned by another post are not the fault of the property owners. Lake Eustis is a few hundred yards away and unfortunately living near a big lake comes with bugs in Florida. They did turn off the parking lot lights closest to the lake during peak season of blind mosquitoes which helped a little but yes they entered my apartment each time I opened the door but I dealt with it. I had a few minor maintenance and appliance issues that were fixed right away. The appliances were still under warranty when I moved so getting something fixed was more of a hassle because they had to schedule an appointment with an authorized repair company. Once the warranties expire I'm sure they will fix appliances much quicker. When I left there were no deposit areas set up for dog droppings. I had to pick up my dog droppings and pile the bags on the mulch near my entry door because there was no place to put them and the complex only has one trash compactor which is in the far corner of the property. This inconvenience seemed to lead to residents not picking up their dog droppings and leaving it for someone else to step in. Yes this happens regardless because some people are just lazy but it was more than usual for sure. I think the property owner assumed everyone would walk their dog to the dog park to do their business and use the deposit areas that were set up in the fenced in area. However, this is not practical. I would recommend moving in here Rent is high everywhere but this property is very nice and a lot cleaner inside and out for the same price as other properties around the Orlando area. Be thankful they don't charge more for rent honestly!
This place really doesnt take care of there property. Bug infestation. Coyotes behind the property. Homeless people love behind the property as well. Highly over priced for very cheaply made apartments. The appliances brake all the time and it’s months before they decide to come fix it. If they do at all. They mostly try to do a quick fix on everything. Run!!!
I’ve talked to my upstairs neighbors several times about their noise from 9 till about 2 in the morning. Blasting music, stomping feet and slamming doors. When I tried to go to the office about it the response I first got was “Well maybe it’s different work schedules”. Don’t see how that playing into music being blasted at 2 in the morning when I have to be up in three hours after that. They don’t care for their tenants.
The apartments are spacey, modern and overall great both inside and out, however there are lots of midges/blind mosquitoes at every door and all over the apartments. Only the main leasing building is being treated or cleaned of these bugs. When going into the apartment, they come right in. Also, there are no bike racks so you lose the use of the patio so you can store them. This really takes away from what a porch should be for and the overall look of the property. If they correct these two issues, I'd easily give it a 5 star. It would also be nice to have a playground for those with kids.
