This place is perfect if you like apartment homes no higher than 3 stories with beautiful appearance, pet parks to walk your pet dog, washer/dryer facilities, spa & pool amenities, convenient workout/weight-room area indoors including air-conditioning or heating & restroom, your own parking garage w/ a built-in wooden storage for ready beach-ongoing residents, and automatic lighting at nite for those who work late and are leaving or coming. In addition, I give it five stars because you might even see ducks walking around the built-in ponds that make this place pop. And they're harmless too.

The cons: - ZERO guest parking. There are about 8 street-parking 2-hour only spaces that are always completely full, and the only unassigned spots on premises are for future residents ONLY. You can register a guest's car to use these spots BUT they can only park there from 6:00pm-8:00am - so no guests allowed during the day apparently. [Also if you are unfortunate enough to have one of the garages behind the fire lane, prepare for someone to always be parked there with their hazards on making it impossible for you to pull into your garage, and you will have to spend the next hour wandering the grounds trying to locate the car owner - hopefully you don't have groceries in hand] - Most of the bedrooms back up to the garages/alleyway, so you'll get to hear people coming and going all hours of the night, chatting or fighting in the parking lot, running their vehicle for over an hour at 1:00am, etc. [You can keep your windows closed, but the apartments are already swelteringly hot as is] - Items in the apartments are either cheaply made or poorly put together. Within my first 3 months of living there the: closet door broke, freezer fan broke, patio screen door broke, bathroom door handle broke off, dishwasher broke (whole thing had to be replaced), kitchen drawer broke, toilet paper holder broke off the wall (this happened twice more after it was "fixed"), and then a month before I was to move out the garbage disposal rusted itself off which completely flooded the under-sink cabinet ruining all my cleaning and grocery supplies. There was also a leak from my bathtub plumbing into the garage below. - The water is shut off at least once a week; seriously problematic if you work from home. Also taking a shower means a constant risk of either scalding your skin off or turning into a human icicle literally every, single, time. - Cockroaches seen in stairwells and garages. One month of free rent is only for new tenants, not extended if you choose to renew your lease. No utilities included. Laundry facilities are small and often had at least 1-2 washing machines down for the count. The pros: - Convenient and safe location (I felt safe going for walks after sunset/early AM, and left my garage door open a few times always to return with everything still there) - The management and maintenance are very communicative and very responsive - Air conditioning in the unit works fantastic ***Bottom line: I would absolutely never live here again

Atwater Cove strives to be professional, clean and attentive. Staff are very friendly and respectful, plus they take pride in their work. They enforce rules fairly and with excellent communication as well.
Love our home! Everyone is incredibly friendly and kind. Truly a nice environment to live in.
There is a homeless man that sleeps in the third story chute and there is an abundance of flies. The maintenance man is completely rude.
The maintenance crew and leasing office are friendly and do their jobs well, and the complex looks nice.
New matainence man, Rich, is awesome and outgoing. Hope he sticks around!

Living in this place is seriously asking for multiple headaches a day. From the terrible structure, plumbing issues, cheap apartments to the people who actually are supposed to look after you at the leasing office, I wouldn't recommend this place to my worst enemy. The water gets shut off at least 3 times a month. The inside of the apartments are made by the cheapest materials ever. Last year there was a big construction so they could make the outside look more update, and for an entire year I had construction workers jumping in and out of my balcony that leads into my bedroom unannounced, hammering and breaking all day every day, to the point that I didn't want to come home at all. I complained multiple times to the managers and nothing was done FOR AN ENTIRE YEAR. Not to mention that the new management is just as bad when looking after the residents. They are very passive aggressive when dealing with people's issues. They don't care about the people who live here, they just want your money. Don't let yourself be fooled by the newly painted buildings, this place is not worth your money, nor your sanity!

We certainly understand how difficult it can be living through a renovation project. In order to complete the plumbing work orders in your apartment, the plumber requested that morning for you not to use any water until they could complete the repairs. Failure to do so would've prevented them from completing your work order. We did offer to provide you access to another apartment home to use the kitchen and restrooms until your work order was complete. We certainly aim to offer great customer service. Not enough Guest Parking; only 5 spots and not a good system for their use.
It has a homely feeling. The upgrades are a major plus and the rental pricing is fair for the value.
For the pricing/location I would not recommend it. Some apartments are updated they have shared laundry

Although the on site manager/ maintenance are attentive and friendly , they have been given an impossible task. Water is constantly an issue. Water On/off , no hot water, too hot water , I take cold showers regularly. Construction is a major nightmare- we’ve had no access to pool/spa / gym for 6 months driveways always blocked and construction vehicles all over an already small parking area for tenants. The on site manager has asked a supervisor for the management company pinnacle living to contact me to discuss resolution of these major issues But they refuse to make contact or discuss anything. I’ve lived here three years and have never been late with rent once. The old owners would have made this right immediately. The new owners “ investors” could care less

The price is high, and the out apparience looks warn out. Has not receive proper maintenance.
Overall, my experience was pretty good. I really liked my apartment, but had major issues with the plumbing that were never resolved. I was not able to used my own shower for half of the time that I lived there and it was really frustrating.
I have worked in customer service for many years and I have to say that Christian did an amazing job at making us feel right at home!
Maintenance man was extremely friendly. He finished the job quickly and the issues are solved. In my old apartments it took a few days to weeks for a maintenance issue to be fixed.
The amenities and the overall building. It looked like a new pool was being built and alot of work was going into the property. The leasing office agent Kristal was very polite and pretty. She answered all my questions and was very accomdating

Parking is a HUGE problem and has been a created a financial burden in terms of parking tickets, towing, etc.
I would recommend this community because the office personnel, as well as well as the maintenance workers, are very friendly, respectful and professional. They strive to keep the complex clean and free of any difficulties, and they address concerns and needs expeditiously.
Because the rent is becoming so much higher while the amenities stay the same I would be reluctant to recommend it.
As a stay at home mom with children, it is a very nerve wracking feeling every time I get a notice on my door stating the water will be closed for a day due to repairs. This happens often, and sometimes with very little warning. One day, I woke up with no water, and a sink full of dirty dishes. I could not cook, or wash my children, and had to leave for the day to my in-laws home just to be able to take care of myself and kids. I came back home with a notice on the door stating the water would be shut off that day. The management changes all the time, and they don't seem to know to whats going on. Sunset cove does not take responsibility to provide drinking water while the water is shut down for those who stay at home. We get inspected twice a year to make sure we are within 'code.' I feel violated each time the staff come into my home to look around, and also to 'inspect' my car garage to make sure I actually have a car in there. There are so many out of code items within the apartment complex that have not gotten fixed. i.e. the elevators have not been inspected since snakes walked upright. I should just call the city to make sure that the inception they do are legal, and also to make sure the apartment complex is within code. The contract states that no drugs are allowed within the complex, to include medical marijuna. As soon as the management leaves for the day, all rules go out the window. One night, while doing laundry, I saw a pimp and two ladies in the elevator talking business, and they weren't shy announcing what they were doing or who was hearing. Don't move to this place unless you have no social life and don't mind your privacy being violated. Not a very family friendly environment.
I love the location in Costa Mesa. Its easily accessible to the freeways, close to the beach and other surrounding cities, close to shopping, entertainment and a bunch of grocery stores. I love the water that flows throughout the apartment complex with a few different small rock waterfalls that go into the stream. Its extremely relaxing and makes you feel at home. The staff maintains the grounds well and respond quickly to any maintenance issues you report. The gym is super convenient with a few treadmills, stair climbers and a weight machine. The only downside is parking. You absolutely need to be a single car household, since you only get one spot. The street parking is super competitive and sometimes its hard to even find a spot at all, you are condemned to park 2 blocks away.
I'm sure back in the 60s this was a happening place the layout is really unique you have these cool walkways that go over tropical gardens there's hummingbirds everywhere. Plus the apartments are big for oc, and you have balconies, dogs and cats are alowed and just across the street from OC college. those of the pro's. But now the con's. So while hip in the 60's, unfortunately it's not the 60s , and these buildings had its fair share of tenants and it shows. There is lots of maintenance issues like leaking roofs, plumbing and water shut offs. Prepare for your water to be turned off about once a month if not more. With some apartments, a garage you get. It's a great deal and cool, except for in some there are sewage and or water lines running across the top that leak or will break onto your vehicle. Yes feces raining down on your car and belongings in you garage is a possibility that has happened to several residence. This which of course causes damage to your cars paint job. Constant issues with garage doors that won't open or the opposite. People will park in front of your garage too, seams especially on a day that you're probably going to be running late. even though you have a huge parking lot across the street and on the other side you and you guests cannot use them. So parking is a huge issue in this area people get towed all the time. But cheap and it's fairly safe for this area. And they allow pets! So keep in mind with all apartments there's pros and cons. The management does their best. But the property management company might be part of the problem. This property also uses NWP . And seams in the safer part of this area, mostly because of th police and security at oc collage.
