First, I would like to highlight the very pleasant and accommodating Manager Ms. Alba. She has addressed my concerns and provided options. She was able to fix the issue in a very fast manner. Also, I would like to thank Mr. Jorge and the other guy sorry I forgot his name, for fixing my washer, water heater and some other things in the room before. The complex is not perfect, as I think like any other apt in town but overall, my stay was wonderful. The apartments themselves are good, but the amenities suck. The pool is always clean in the WINTER when no use can use it, but as soon as summer hits its FILTHY GREEN. Its such a shame residents cannot use the pool, as they only have it as a trophy to display to potential residents. As for the gym, some kids ruin the entire gym, making it a not so great environment.

Decent place to live for the price, near i85 and close to atl . My cons are that the valet trash is inconsistent and you HAVE to pay for it. Bug control could be better but its not bad. We get fruit flies occasionally from the sinks

Lived here for a year and it was the longest year of my life. Microwave caught fire, windows fell out of the window sills, the kitchen sink LITERALLY detached itself from the counter, and management took 3-4 follow-ups before they even bothered to look at ANY maintenance request. The only way anything is fixed is if you threaten to withhold rent payment. The water bill is also around $100/month for one person, and the electricity bills are astronomical because the building is so old. Do yourself a favor and find somewhere else to live. This place is a nightmare and a half.

Renovations are cheap, Staff is the WORST, BROWN WATER COMES OUT THE SHOWER, wasp nests in breezeways, power goes out all the time, you can hear everything through the walls. Save yourself the hassle and never live here.

This complex is the biggest pile of flaming trash. I lived here for 10 horrible months. The gym is never cleaned. The stairwells are never cleaned. The apartments are completely infested with roaches, despite weekly pest control treatments for MONTHS. The pest control representative even told me to move out. There are often evictions in the complex and the belongings are left sitting in the parking lot for weeks. The management is absolutely pathetic. Living here and moving out of here was a nightmare and I wouldn’t wish it on my worst enemy.

These apartments are horrible their roaches everywhere and ants I called pest control but it didn’t do anything there was more ants and roaches. I called to fix something in my bathroom and they still haven’t came. I don’t really recommend these apartments but their not that bad they have a nice playground and nice pool. The people that work here are really nice.

Please read this review carefully. From the 1st day I moved in I had mold, roaches, water overflowing, and in the past month my tv was stolen from my own HOME!! I would never recommend anyone to live here. The staff will be all smiles to try to get you to rent but please avoid it at all cost. The low rent is not even worth what you will have to endure in here. I have pictures from day of all the disgusting things in this apartment.

They are negligent irresponsible. I moved here and they gave me the apartment with a lot of bad things and I have called them I sent them an email and they do not answer. Also neither the washer nor dryer are installed. Numca, move here. It's horrible. I'm very disappointed.

I’ve been trying to wait until my lease is up to leave a review anywhere, but my disgust for this place is unimaginable! This place is not worth your hard earned money! You will not get anything like the model unit shown to you. I may as well be staying in the West End for the quality of the this place. Your rent will be $200-$300 more per month than what you’re expecting to pay. Your rent fluctuates from month to month because of the water usage (divided by everyone in your building). It’s sort of like a guessing game. I cannot believe I’m paying close to $90 additional dollars for water a month. Valet trash is $30 a month...I can take out my own trash for that price! The office staff is very misleading and they move at their own pace..with no sense of urgency. My old apartment complex was much nicer and cheaper than this place. I’ve been here for a few months and it still doesn’t feel like HOME. It feels more like a holding place until my lease is up. I wouldn’t recommend this place to anyone. It’s dreadful parking your car here after a long day of work. Please avoid this place at all costs. You’re welcome.

I was in town visiting a friend of mines and had to leave a review about my experience here at this community. The office staff is phenomenal, when I walked in I was greeted with warm smiles and hello's I felt very welcomed as if I was a resident here. The community manager Niesha has a fabulous staff and even she came out of her office to greet me as well, and her property was very clean and maintained. If I was in the market to move this would be my next place to live just to see everyone's smiling faces again.
Quoted a rate by the Manager, then the day of paying a deposit, they attempted to give me a higher rate for the rent. Was told the washer and dryer were INCLUDED in the price AND water sewage and trash: NOPE. Found out the next day AFTER paying the deposit that my rent did NOT include the washer and dryer and that I would have rent it as well as pay for valet trash. When I asked if I could just bring my own washer and dryer and take my own trash out the answer was NO. The Manager Wendy answered my call and instead of clarifying everything herself she just randomly forwarded my call to the Assistant Manager Karreen whom I'd never spoken with before. The Assistant Manager didn't seem to care that everything was a big inconvenience to me especially after there was a lot of miscommunication about the price of rent. It was more like, "Oh well, here's what you have to pay, what was stated to you means nothing." Unprofessional staff. Don't waste your time or your money.

The apartment is falling apart. There's black mold in the bathroom and in the laundry room. The garbage disposal constantly backs up and clogs the sinks and the dishwasher. Theres a terrible smell in the apartment. There's cats EVERYWHERE and they get into your trash. The closet doors come off the tracks all the time and the closet shelf falls to the ground if you put anything weighing 25 lbs on the top for storage. The renovations are so cheap and everything is falling apart. This experience has been terrible, I can't wait to leave next month.

Living here has been, quite possibly, the worst experience of my life thus far. If I could give negative stars, I would. At first we thought Audubon Briarcliff was nice, but we clearly fell victim to a nicely decorated model apartment and leasing office. We should have listened to the angry tenant who stormed in as we were signing our lease. We noticed multiple issues upon moving into our unit in July 2015, issues that were not resolved until months later. Multiple times we've not been notified of water being shut off until after the fact. Dealing with management and maintenance was the biggest hassle. It usually took 2-3 weeks before any sort of maintenance work would be done, no matter how serious the issue. When maintenance did come around, they never seemed to fix the core of the issue, just deal with whatever symptoms show up. Not only were they a pain to coordinate with, but management also did not treat us with respect. When we went into the offices, we were not greeted, sometimes not even acknowledged until we had been standing there for several minutes. The people in this office have no sense of urgency and no sense of empathy. Since they weren’t having to personally deal with whatever issue was happening in our apartment, they approached it as if it weren’t an actual problem. Needless to say, we will not be renewing our lease at this hellhole. If you have any self-respect, you should go seek shelter in a dumpster rather than sign a lease at Audubon Briarcliff.

Don't let the promises of amenities or new renovations fool you, you can only polish a pile of manure so much. I signed my lease right when TFJ Group took over management in a newly renovated unit and assurances that the pool would be redone and a new clubhouse would be complete by Memorial Day. It's been a year and the clubhouse has yet to open, the pool has never been open consistently, and since the new office staff came in, don't be surprised if your maintenance requests go unanswered for weeks at a time. (Having no working toilet for two weeks is tons of fun.) Lately I've been getting slapped with notices that I have back rent to the tune of several hundred dollars due because of an accounting error in the office and only 3 weeks to pay it. "Amenity" fees have suddenly been appearing on my bills with shoddy explanations about why they have never been present in the past. The new appliances are nice and work fine for the most part, but with odd quirks like the over door hitting the pantry door molding every time you open it. The ice maker in the fridge has never worked properly for the entirety of my lease. The dryer vents between my unit and the downstairs unit are aimed at each other, so if they run the dryer my living room gets steamed up and I'm sure it happens vice versa as well. No outlets in the bathroom. Extremely poor insulation leads to obscene power bills in the summer. (Around $200 for a 1 bed unit) Do yourself a favor and look elsewhere. The location is nice and the rent is cheap for the area, but you wind up paying more in power bills and surprise fees due to the incompetence of the workmanship and management.

These are remodeled apartments. Mine had new appliance and new floors. They left all of the beat up doors on with a fresh coat of paint. There has been a new owner and crew takeover since I got here in Jan, 2015. The apartments offer a few amenities: tennis courts, pool, and weight room. The net is broken on the tennis courts, the pool was never cleaned, locked when it was supposed to be open and closed for remodel from the middle of july to labor day weekend. Pool was still dirty once it reopened. Since I've lived here the weight room has never been available. The remodel has dragged on. I still don't have floor down in my foyer of the building. It's been torn up for about 3 or more months. There is also a ton of stray cats around. Its quite sad to see. I will definitely research my next apartment much better.

I had the pleasure of visiting this property Wednesday, July 22, 2015. There are beautiful renovations going on!! I plan to downsize from my current home and make Audubon Briarcliff my next home. The apartments are spacious...just the right amount of space for me. Sophia, the Assistant Manager was a pleasure to work with. Sophia was knowledgeable and unusually kind. The managers of the other properties I viewed made me feel rushed and they were unable to answer my questions. Sophia had ALL the answers I needed. I have lived in a private home for the past 30 years and recently decided it was time to downsize. I had many reservations about moving into an apartment. My son lived in these apartments in the early 90's while attending Georgia Tech. He shared his very fond memories of his '1st apartment'. My move will bring our family 'full-circle' with this wonderful community :-) I plan to move into my 2-bedroom, 2-bathroom apartment by the end of 2015. That will be a GREAT way to celebrate 2016!!
