Bullard is a large neighborhood about eight miles north of Downtown Fresno. Bullard is divided into smaller districts, giving the neighborhood a close-knit feel. Work up a sweat on a jog through the picturesque trails located throughout Bullard, or travel to the park-like areas of town via a refreshing bike ride. Along with plenty of restaurants and unique shops nestled along West Shaw Avenue, Bullard is near multiple shopping centers like Fashion Fair Mall. The neighborhood has great schools and neighbors the California State University, Fresno campus. Bullard is also convenient to Fresno Yosemite International Airport, while Highway 41 and Highway 99 make traveling in and around Fresno easy.

Property Ratings at Audubon Court Apartments
Had lived here for less than a year. Their units are very outdated. You will see bugs and rats around. Their bathrooms are filthy and even if you clean then everyday, it still looks gross. There are homeless people who have access to the gym and garages. There are also pretty sketchy and disturbing tenants.
Okay, get ready for a long winded review, lol. If you just want the quick down and dirty; YES I think you would enjoy living at Audubon Court and should rent here if given the opportunity. So, I love the location! Woodward Park, Trader Joe’s, Dutch Bros & Starbucks, Riverpark, and GB3 are all right here! Audubon will probably be the best located place I’ll ever live. The units are very spacious and nicely updated. The fireplace is a nice touch and I used it way more than I had ever imagined. Each unit automatically comes with a one car garage which is a godsend. I never really hear or even see my neighbors, so noise hasn't been an issue for me personally. The property has nice mature trees and the landscaping crews are always out here keeping up on the property which is good. All the buildings were recently painted on the exterior which helped on aesthetics a ton. Maintenance staff is always working hard to keep the units in tiptop shape plus they are friendly, so shout out to them! The guest parking situation is not bad realivite some of the surrounding complex’s parking nightmares. The rent value is pretty good and I think it's more than fair for what you're receiving. No place is perfect however, and Audubon definitely has its flaws. Many of these flaws appear in other reviews because they can be a real pain at times. For instance, the gates always seem to be broken so we get a lot of homeless walking through the property, digging through the trash, and making a mess of the enclosures. The dumpsters are not adequate for the amount of people living here. Audubon Court needs more dumpsters and/or to increase trash collection days. The pool areas do always seem to be closed or being worked on. The “gyms” are pretty anemic if that’s an amenity that is important to you. For me, not being able to pay rent online is a huge blunder in 2022’. Who writes and hand delivers personal checks anymore? The main property manager Rachel has been very friendly and seems very fair, so good on her! It was Rachel’s assistant that needed some work but she’s gone now so maybe the new assistant will be better. I will be vacating my unit very soon so I will give an update on how fair move out charges are since I know deposit returns are always a contentious topic! I’ll post pictures of my unit and of Audbon’s cleaning/inspection report so you can be the judge. Hope my review helps your decision making! Good luck!
Management need to fired, they close the pool resting area FOR MONTHS every year, therefore shouldn’t rent be less since we are not allowed to use both resting areas around the pools??? FOR MONTHS EVERY YEAR!
homeless people knock on your door, they go through the garbages. Be careful at night. Don't sleep on the downstairs level, I couldn't sleep because upstairs footsteps were too loud, I could hear them when they went to the bathroom too!
Old old buildings with lots of roaches, spiders, and veryyy thin walls, the kids upstairs make so much noise walking around, I can’t sleep. Toooo expensive
I have lived here for 9 years. My previous neighbor lived here for more than 8 years. The quality and price ratio is good. My apartment is at 3rd floor, sunny, bright and quiet (the sample apartment is at the 2nd floor). The double pane windows are sealed well and looked like new. I also had very nice neighbors who gave me helping hand when I needed. Although the refrigerator is old, it is clean and never gave me any trouble. The manager and maintenance group responded my questions and concerns quickly. The apartment design is rational, which made me take it as a home rather than a temporary place to sleep. It is a safe and convenient place to live.
This apartment complex is located in a nice area here in Fresno. For the price, you cannot go wrong. These apartments are really aesthetically pleasing from the outside and well as for the inside. Some of the pros for this apartment complex is that It offers multiple and spacious floor plans that all include at least a 1 car garage with no additional charge and include a full size washer and dryer. The complex itself also offers 2 pools, 2spas, 2 fitness areas, and tennis courts. The staff for the most part is competent and friendly and handle majority of issues in a timely manner which is a plus. As far as the cons go, not all of the units are upgraded but most I have noticed are in the process. The bedrooms do not have lighting which is probably the biggest con in my opinion but it does have a connected outlet and switch so all you need are some good lamps and you're good to go, problem solved. My apartment had so much natural lighting I didn't really need a lamp until evenings. Another con is that the complex is not pet friendly which is unfortunate since it is located right across from Woodward park. Also, not being able to pay rent online has sort of been an inconvenience, especially if you are a very busy person like myself. The clubhouse is just an empty big room with no furniture and is closed unless you rent it out-definitely not worth it. Overall these apartments are great if you are looking for a nice place to live, in a safe area, with a ton of amenities but do not mind not having state of the art appliances and not being allowed to own pets.
