I am the resident here . I loved the way they used to handle the work orders but somehow they are failing to handle those these past months . Our A/C stopped working and we had to sleep in a hotel . The management was not giving any response and a day has passed, nothing has been done . It is 80 degrees in our apartment .

I have had NOTHING but problems since I moved in and the staff does NOT want to do anything to help you. Plan on paying $100 more than your rent for whatever weird fees and trash they tack on, not including utilities. Horribly done “renovations”. Minimal windows and very dark. Pools are usually dirty. I’m astonished this place has good reviews. I have a hard time finding one good thing to say about it

I’ll start with the positives… Pros: Wonderful views, relatively quiet even though next to airport and highways, spacious for work from home. Cons: Thin walls, trashed hallways, higher rent for “upgraded” units (redid the countertops and that’s it), shootings, no parking, broken mailboxes, maintenance takes forever to respond to requests and will walk into your apartment without a call first (even when you request no entry), late night balcony parties, pests galore including nesting in the walls, outdated and non-working gym equipment, broken pool furniture, unsupervised children in pool area… And much much more… I’ve only been here for 7 months and the rent has gone up $400 for my exact unit. It’s not worth it at the lower cost, nevermind the newly adjusted! Run! There are better places at the same cost! I’m looking at paying the fine to break lease and get out as soon as I can.

Highly incompassionate Staff. While signing lease, the staff infomed me that down the line if i need to bring my friend on lease, they will do it by taking application fees and checking the credit. Now when my friend actually wants to move in to my apartment and he needs an verfied address proof, these guys are not allowing to even run a credit check on him and add him in my lease. Wont recommend anyone to come here.

We have been very happy with our apartment. We moved in November 3rd, 2019. We are close to everything and have had great maintenance service and Pest Control. Whenever we have a problem and make a request it usually gets handled in a days time. We had problems with Bed Bugs and needed several treatments. Although very challenging for us and Massey we were successful in getting rid of them. We also love the fact that we could choose to decorate anyway we wanted as long as there were no permanent changes. It is a great place to live and the amenities are great as well. Thank you.

Audubon Village seemed great when we moved in in February 2019, leasing office staff was very friendly and helpful, etc. However, there was an immediate sugar ant problem - easy enough to get rid of with the right bait, but pest control only came in and sprayed, which made the ants scatter instead of go away. We took care of that ourselves, $6 for a series of bait traps at Home Depot up the road. However, a few months after the ants were gone, we started getting roaches. I know, it's Florida, roaches are a fact of life, but roach INFESTATIONS are not! Pest control came the first time we called about the roaches and identified them as "Asian roaches." They said they were coming up from the apartment below us, which had recently been vacated and needed a full fumigation, but that they should go away soon. When the roach problem didn't improve after a few weeks, we called again. The guy that came this time identified them as German roaches and sprayed the apartment. That's it. Spray. For German roaches. We're up to September 2019 now. The leasing office tried to blame the roaches on us in November, despite us complaining about them since July, because we had to move a whole bunch of cardboard boxes out of storage and into the apartment the first week of November. They FINALLY scheduled a roach cleanout for January 2020 and were supposed to come back to do follow up visits once a week until they were gone. Guess what didn't happen? The people on the leasing office get much less friendly the longer you stay there, it's always a fight to get someone on the phone. Maintenance requests got put "on hold" for months. They'd send people into your apartment without notifying you - and good luck getting hold of emergency maintenance! I witnessed a domestic dispute on a Sunday morning that involved broken glass all over the back staircase, and I know for a fact that we & at least 3 other apartments that used that stairwell have dogs. I called emergency maintenance, and it took THREE DAYS for anyone to come clean it up. The saving grace of this community is the regular maintenance team, who are super friendly and always get things done efficiently. You know, once they actually know they have a job to do. The floor space & convenience to the airport is nice, but not worth the massive headaches. Moved out in April 2020 and could not be happier to have left Audubon Village behind. P.S. Did I mention the termites? We had termites too. And spiders as big as my hand.
Extremely Incompassionate Company I recently accepted a job that required me to relocate to Tampa. The job wanted me to start on short notice so I was scrambling around looking for an apartment. I found Audubon Village because it was close to my new work, and they had apartments that were immediately available. Everything was going smoothly and they were very professional at first. I signed the lease on 9/19, and spent the next couple of days shopping for basics and cleaning the place. I then flew back home a couple days later with the intent of driving back the following Saturday to officially start my new career. Then on Friday, 9/27, I received news that company was rescinding their offer. I then immediately called the office to see if there was anything that could be done and provided them the email stating that my job offer had been rescinded. Despite providing them the email, they told me that I was intentionally breaking my lease and that I had to pay two months rent. Now, don't get me wrong. I was fully expecting to pay a penalty but two months rent when I hadn’t even lived in the place for a week seems harsh. They seemed completely uncaring of my situation. This was an unforeseen circumstance, and I had every intent of living here. I thought that I had found my dream job and moving to Tampa was something that I was looking forward to but this was the equivalent of kicking someone while they were down. In short, please don’t move here. If they are completely incompassionate of someone who is already down and out, then I can only imagine how they would treat someone who isn’t.
Since Cortland moved out and ConAm has come in, it has been a hell hole. First, they didnt communicate changes with us - all of a sudden, we couldn't access the resident portal or put in service requests. After 2 months, they finally got a system in place. They wanted to start a new package collection system and said we had to sign up by the end of Feb - well, its still not up or working. Service requests- especially emergencies - FORGET it. No one will answer. Ive had 2 emergencies that have been about leaking water and my a.c.. They went unresolved for HOURS despite the machine saying someone would be in contact soon. Whenever I see people tour the complex, I want to tell them to run. Worst management company ever and they don't give a crap about their poor poor service.

I have been a faithful resident since October 2017. During this time, Audubon Village underwent an extensive facelift (new paint, color scheme, and balcony renovation). Cortland underhandedly sold Audubon Village to a new property management company based in California named ConAm. This move has been nothing short of a disaster. My apartment has been without an operational balcony (the area was closed off for use) since April 2017. It is now January 2019. When I have asked for status updates, only round about answers were given. There have been a significant decline in the level of service too. Minor apartment fixes that would take one to two days to repair have taken weeks to even be acknowledged. Communication with the new property management office has been minuscule at best. For sake of this review, not everything about Audubon has been bad. Pros: location, rent prices compared to surrounding area, accessibility to gym, pool, parking spaces, quiet community Cons: gym equipment is old, back pool (2nd pool area) needs upgrade, major construction in community (there will be noise and inconveniences), A/C occasionally freezes during summer (was reported to maintenance multiple times), Cortland management For the record, I will never live in a Cortland owned property ever again. It is unjust and downright disrespectful to not complete a renovation job, charge residents a standard rent, and leave without fulfilling promises. Hope this review helps.
They are showing the old version of this apartment complex. The management is so nice when you are moving in, but as soon as they get your money they disappear. It took two months to have a hold in my window repaired. Water leaked in everytime it rained. Spiders, ants, roaches, and even a gecko were able to get in. I've had to have pesticide sprayed four times now. The neighbors are loud...I've had to call the police more than once. There aren't sidewalks to use if you want to take your kids for a walk, and there are not enough posts with garbages and bags for dogs. This makes it so that there is poop left around in all of the patches of grass. The management changed recently and it has gotten ridiculous...residents have to fend for themselves.
I've never left a review like this, but this is truly the worst place I've ever lived in. I wish I'd never signed my lease. I've been here for over three months and it's been awful so far. For instance, since I've moved in, only one washing machine has worked in the laundry center (and only two dryers work). I've called, emailed and gone in-person numerous times. You'll see other reviews complaining about the same thing. The staff here just doesn't care. They really expect an entire complex to go months and months with only one working washer. Also, the office never picks up their phones, so a lot of times you'll have to go in person for a simple question. This can be a problem in other apartment complexes as well, but I've ever experienced it as bad as it is here. I've been renting apartments since 2011 and this has honestly been my worse experience ever. I'm literally counting down the days until I can leave. Don't make the same mistake I did: find another complex to live in.
I do love the stafff and maintenance here at Audubon Village Tampa. Very attentive to needs of residents those that they can resolve.

The community is quaint, quiet and well maintained. The community events are also fun and an awesome way to get to know your neighbors and other residents.

I've lived in several states and in many different apartment complexes. I had to relocate without personally seeing properties when coming to Tampa. I was beyond lucky to discover Audubon. Nothing is perfect, but this is darn close and if something isn't right, they make sure to fix it. You can trust the team and the community. It has a great mix of families, professionals, some single people, and even retired people. Great location and great apartment options. Plus it is kept clean and with continuous improvements to not only the property but also existing apartments, which is not always what you find. And, the features like pool, fitness club, etc. are terrific. Everything was so easy about moving in and transitioning. Stick out the application apartments forms and pay the fee. It is worth it.
My mom always told me "If you don't have anything nice to say" you know the rest.
best place ever -for example after hurricane caused problems with water system shower trailers, and toilet trailers were brought in. staff even had grill days and provided breakfast and dinner for us. clean friendly place to live.
I only have 2 positive things to say about this complex: 1.) Vinny (in Leasing Office) is great and tries to be helpful, and 2.) the maintenance guys do show up on the days you ask them to. Otherwise, my overall Audubon Village experience has been extremely bad up to this point and I truly regret choosing this apartment complex.

The management and maintenance team at Audubon Village are excellent. I have lived here since 2009 and don't have plans to live anywhere else. They attend to any issue timely and completely and always have a smile and friendly "hello" when you encounter them. I highly recommend checking out out community.
I love the apartments here, it's very cozy and cute. Location is quiet and peaceful. This is the best area if you have pets. The leasing office and maintenance people are friendly and hard working. It's homie and I'm very satisfied.
Audubon has been one of the best places I have ever lived. I was very pleased from the start when I first viewed Audubon with Wendy. The application and leasing process was simple and very fast. Wendy helped me each step of the way and made move in so easy. On the day of my move in, I got to meet the rest of the staff who works here. The incredible welcoming and overwhelming kindness was impressive. They are all so awesome; if you ever need anything, they are there. Everyone is always so friendly and happy each and every day. They really make you feel at home and give this complex and sense of community. I have now lived here for a little over a month and it has been great. The units are nice and the community is friendly. I am very happy I made the decision to move to Audubon.

I just moved to Audubon Village and I love it already! The community is always clean and it always looks presentable. The staff is very nice. Since I moved in, any questions I had, they answered them and made me feel welcome from the very beginning. I love the once a month wine get together, which gives you the opportunity to meet your neighbors so that it Is more like a family than just neighbors! Maintenance is always on time and you do not have to wait long for them to come and replace or fix things! The food truck is very good as well! I would give Audubon Village a 10 for everything! I love it here :)
Amazing team, beautiful apartments in a gorgeous environment
I feel lucky to have found such a nice place to live. Management is top notch, and the complex is great.
I wan places in a different apt then the one I saw. The one I was placed in after signing my lease wasn’t finished and had a different view- so I was being charged higher rent on a lesser and unfinished unit. I was told that they won’t come back and finish after I moved it so I was stuck with unfinishing sparkle, trim missing and unmatching paint on trim and floorboards. The garbage disposal never worked and maintenance is terrible. In the middle of summer my ac went out and it took them 6 days to respond and another three to fix it. I have a shoulder injury because the shower rods were not installed properly and one fell on me right after I moved in. Shower rods, toilet paper holder, towel racks, and dishwasher were all installed poorly and wouldn’t stay in place/ work properly. They have washer and dryer on site, but at least half of them are broken at any given time. And the property isn’t safe either, there are drifters who come in to use facilities and trucks park in the back parking lot at night. It isn’t safe. On top of all that, management kept my security deposit for these same issues. When I tried to communicate with them to resolve it, they wouldn’t reply to phone messages or emails. Just save yourself the hassle and choose another apt home.
Moving can be very stressful and most places just want you for your money. This place, first time stepping into the office smiles greeted and the energy was so positive. Wendy was so kind and so sweet. Process was easy, communication was very strong from Audubon and moving in was a breeze! Soon as I settled, a few things needed to be fixed but they were on it right away. So satisfied with my move. I've already told my friends when their lease ends to come here!!!

Great place to live you will feel like you are on a resort
After searching for apartment communities, and having bad experiences with some previous complexes, our search is over and we happily live at Audubon Village! The value and amenities of this community exceed what you pay monthly for rent; simply an amazing experience! We loved the updated apartment fixtures, the flooring, and the cleanliness of the apartment upon move-in. The valet trash service is timely and a great perk! The community as a whole is inviting and we have some of the best neighbors we could ever ask for! We feel safe and comfortable. We live on the bottom floor and hardly hear our neighbors at all. The staff is what exceeded our expectations the most! They are friendly and always prompt to help in every situation. We are avid users of Amazon and receive packages all the time and we love the system the office has in place to accept them; we get an email, with a picture of the package letting us know it's ready for pickup! We look forward to the community events and the food trucks that visit. The gym is updated and kept very clean, same with the pools. If you're looking for a great community, within driving distance to everything. We enjoy the shopping around the area and being close to an organic community garden; Sweetwater Organic Farm. Audubon is a solid choice and we have enjoyed our experience so far.
Since this website helped me out finding a place, I figured it would be worth making a review of the one I found. The Audubon is a great place, conveniently located to a lot of things. The staff has been great. Super helpful with everything. Very responsive. Great for dog owners!! Overall I am very happy with my choice so far.
While it's a nice-looking community, don't even begin to think to move here if ANYONE who wishes to live there (even if they do not pay any of the actual rent) has had an eviction. Even if that eviction was due to a sudden medical issue, they simply do not care. You could have 7 years of on-time rent payments and then start having troubles one month and then evicted the next. Too bad. The other occupant is now disabled and is on fixed income. They. Simply. Do. Not. Care. They'll string you along the entire time until that part of the application comes around (because, hey they got your $150 in application fees!). If you wanna live here, everyone in the home better have a flawless rental history and gleaming credit. Doesn't matter if you have a criminal past, though! A current resident with whom I've spoken says there are people who live here that have known criminal backgrounds but, hey, no evictions! Guess these are the types of people they are looking for. You've been warned.

I've been living here for almost 2 years. It's minutes from the Tampa Airport, close to great restaurants and malls. The community itself has beautiful landscaping, however there are ponds with stagnant water which are home to all kinds of bugs, fleas etc. The property is now managed by 'Cortland' from the past year and a lot has changed since then, the staff are not very friendly, they forget what they tell you each time you visit them, we've always had maintenance issues and it takes them a while to come take a look at them. We are looking to move because of the said reasons.
PROS: LOCATION: The property is somewhat secluded, gorgeous. and very accessible to Tampa. It is VERY easy to access 589 and the Airport. I am at work in central Tampa within 15 minutes. (WITH traffic) You can also go west on Hillsborough and get to Oldsmar, Palm Harbor, and Dunedin very easily and quickly. We are also just minutes from the Courtney Campbell Causeway with quick access to Clearwater. There are multiple ponds and preserved natural areas on the property. It's also surrounded by trees and backs up to a Nature Preserve. Our 2nd floor rear patio actually overlooks the palm preserve and we can see the bridge and Tampa Bay from there. This makes for a very nice and relaxing place to unwind with morning coffee or looking at the lighted bridge at night. PET FRIENDLY: Multiple areas to walk your dog and dispose of waste. Great property to just walk the dog around. Staff are very pleasant and friendly to my dog. UPGRADED UNITS: The kitchens and bathrooms are lovely with high end fixtures, granite countertops, and dark wood flooring. MAINTENANCE STAFF: They are fantastic!! You can easily submit a request online and they will take care of it within 2 days. Most times they come over within an hour or same day. They are friendly and attentive and keep the grounds clean. OFFICE STAFF-MANAGEMENT: Almost everyone here is super friendly and very helpful. Sometimes they are hard to get a hold of over the phone, but when you go in person they do their best to take care of your needs. CONS: OLDER BUILDINGS: These buildings were originally built in the 80's so even though they are fixed up nice - sometimes the ugly bones show. We have repeated problems with our AC and have to get someone over to work on it often. UTILITIES: You are required to use their 'valet' trash service at $15/mo. Your water/sewer charge just shows up on the bill and fluctuates - and they don't show you usage. We were quoted around $20/mo for water/sewage usage, and with only 2 of us using a normal amount of water, it fluctuates from $30-$60!! We can't do anything about it and no one can tell us why it's so high or even what our usage is. The amount just shows up on our bill and we have to pay it. FEES: You are charged service and billing fees EVERY MONTH on top of your utilities and rent. You pay $15 for trash but also a separate $6 'billing fee' for it as well. And you have to pay a $10 'billing' fee on TOP of your mystery water/sewage bill.
Well the staff their is very friendly, ready to help. I love my apartment when I moved in everything was perfect, I have been there since April. I have great neighbors. The maintenance people are on the ball they respond to any situation very fast.
It's like a well kept secret. It's close enough to all the great things Tampa has to offer- beaches, International Plaza, Westshore Plaza, SoHo, Ybor, and all the bridges and interstates. You get the location without having to pay the prices for being directly in those places. The community is great, clean and well kept. Office management is great and the maintenance staff is always prompt and on top of their game!
Im new to Tampa, FL and out of all the locations ive viewed, i picked the perfect place.This place is amzaing very convinient . Alot of shopping places. Next to 2 different highways. Very friendly community and neighbors. Maintanenece is on poin and profession. I would recommend this place to anyone. It has 2 hugee pools and a jacuzzi. With a free laundry mat. Definitley one the best communities ive ever lived in.
I love the facility, amenities, and maintenance is great. I am about to move from this beautiful place because the rent pretty high. I am currently in school and about to graduate. My husband is working tours his for his A/C technician to provide a better life for our family.
The finishes are amazingly beautiful and the space is open and flows well. The staff is very responsive, polite, and tenative. Even though it is located on Memorial Hwy it is very quiet. It's close to everything Downtown, South Tampa, Citrus Park, St. Pete, and Clearwater. I enjoy everything about these apartments.
i really like the apt that I got. The management is really polite and helpful with all issues I have had. Great place and good location!
