It’s been okay.. parking sucks, and the managers and enforcing the property rules. Or taking complaints seriously… There are several people who don’t park in their reserved spot like R25 and R22 all the time, when they pay for it. Instead they take up regular spots… knowing other residents can’t park in the reserved spots.. just frustrating when parking is already limited.

The apartment complex is fairly new. It is located close to Baybrook Mall and I-45 South. You can get to Downtown Houston in 30-45 minutes depending on traffic. The apartment units are very modern with an open floor plan and a kitchen island. There are lots of A/C vents throughout the apartment to keep it cool in all rooms. The pool area is very nice and relaxing. The fitness center has lots of cardio machines and plenty of weight lifting options.

I love the community here. I feel safe and the property is small enough I like that. The down side is the parking not great, I wish I could get an assigned parking that’s closer. I pay for the parking so it’s not great that I have to walk around the building to get to my spot. The other problem is all the dogs, it’s all great till you step on poop. People are not considerate of other neighbors, this is a community not your own back yard. Please clean up after your self or your dog.

I’ve lived at August of Friendswood a month now. I know a lot of reviews are negative about the parking, but in the month I have lived here, I’ve never really had an issue finding a parking spot near my apartment. The new staff, Katrina, Elise and Lilly, are amazing. They really show care and sincerity towards residents. Elijah and Carlos do amazing maintenance work. Though the office staff is fairly new, they are trying their very best to overcome previous management’s issues. I see great things to come for August of Friendswood with the current management staff. Give them a chance to prove it and you will see the difference. I love it here

The apartment is very nice, mostly new, very updated, pretty large. Seems to be in a safe neighborhood and everything inside the apartments works. The gates seem to stop working at least once a week, parking can be a nightmare, management doesn't communicate very well in my opinion, and I have to log into so many different systems I don't know what is what. Neighbors can be loud as it seems like the doors/walls are thin. People throw their trash onto the ground instead of in the dumpsters, and let their dogs poop all over the complex without cleaning it up. (Not sure if this would be better anywhere else though.) All in all, not a bad place to live, but there's for sure some things that are inconvenient/annoying.

Office manager and the leasing agents are really nice and attentive! The only real downsides are the parking situation, occasional ants, super loud neighbors and the dumpsters seem to always be overflowing. I really like the interior of this apartment and my husband and I have for the most part enjoyed living here. Unfortunately the cons have outweighed the pros and we will be moving out when our lease ends.

Didn’t start too good with the move but it has gotten so much better. Moves are always hard and hectic. But the apartment was not cleaned well. Aside of that maintenance is good always on top of all requests. Front office is kind and friendly always willing to help. The only down side is parking but I can live with that. Over all I love it and glad I made it my new home.

My move in was horrible, I have yet to be able to get into the resident portal to pay my rent etc. Every time I mention it to the rental office, they brush me off stating "You will judt have to get a money order" it's going on 3 months and I still have not been able to get into the portal

Much better than old place. Staff can be a bit hard to get in touch with at times. Maintenace is very fast at responding to different situations.

The August Friendswood Apartments are quiet and peaceful which is an A . An I hope it remains this way. The Manager, staff and maintenance are great! They stay on top of things and that is important to me. Great area to live. Down the street from grocery stores, schools, mall and restaurants. Overall great apartments, pricey but for the better.

Poor parking, there are less spots than there are residents. Many times we will come home around 9pm on a weeknight and not have anywhere to park. People even park in the front spots for the clubhouse

The only thing bad about the apartment complex is when the complex is 90% full and there is no where to park because there is not enough parking for all those apartments. Other than that it’s very quiet apartment complex

Nice place to live! Parking has been much better now that we have reserved parking spots. The pool is very nice, but it is normally super crowded so I go during less popular times.
