Nestled just south of the Louisville International Airport, Louisville's Fairdale neighborhood sits about 15 miles south of the bustling city center. Fairdale was its own census-designated place in southern Jefferson County until 2003, when it became an annexed part of Louisville.
Locals enjoy affordable rental rates in Fairdale, with plenty of charming apartments and houses to choose from. The neighborhood typically attracts an array of commuters and families seeking convenience to the area's interstates (I-65 and I-265), proximity to lush green space, and a good mixture of residential and commercial development.
Fairdale is particularly convenient to a bevy of parks and recreation areas, including Jefferson Memorial Forest, Tom Wallace Recreation Area, and Waverly Park. The popular Iroquois Park is also just a short drive away in addition to notable attractions like Churchill Downs, Kentucky Kingdom, and the Louisville Zoo.

Property Ratings at Austin Park Apartments
They will charge for everything and anything when you move out and not provide clear evidence. I moved out during COVID-19 restrictions and the office told me to leave the keys on the counter when I move out. They would do the walk through and contact me later regarding the walking through. I called a week after move out and they still had not done walk through. According to them they contacted me regarding walk through but had no proof of that. I left the apartment clean I had to people help me because I was pregnant and they still charged me for cleaning. They stayed with my deposit and charged me an extra $400 and sent me to collections. Pictures show unclear evidence and they would not provide me with clear evidence after I asked them to. They said smoke detectors were missing and charged me for them. They said mini blinds were damaged and charged me for them. That information is incorrect mini blinds were in good condition with no damage(no image) and smoke detectors were there(no image). They did not give me an opportunity to confirm the charges they had against me.
I lived here from 2014-2020. They raise rent every year and if not they raise the water. My apartment was broken into twice and when they “fixed” the door it didn’t even have a lock on it. It had a closet knob on it. No peephole. I have pictures and videos of everything. And keep All confirmation numbers because they will accuse you of not paying your rent. The first few years were good but this past year has been a nightmare.
I have been a resident for 11 years total and I finally moved 8/1/20. That is when my lease renewal is. However they are trying to say I owe for August and I gave them notice to vacate in June. I have $1300 in damage deposit and they’re trying to say I owe $1045 in August rent. They’re upset that I moved out because the turnaround average for a tenant is 3 to 6 months. My across the hall neighbor is moving after years of living there. Amenities are not as they were but they want the money. It’s crazy!!
Do not rent from this complex or ACH realty. I loved at Austin Park for 3.5 years. I was a great tenant. When I went to move out they charge me over $1000 in damages I did not cause. I had no kids or pets. They had the audacity to charge me to replace the carpet when there had been no damage or spills. That was after they wanted me to pay to have it professionally cleaned on move out. When that was not done I was told it’s a good thing because we need to replace the carpet anyway. Little did I know that was going to be at my expense. They charged me for oven drip plan replacements. Again I loved there for 3.5 years, did they think I didn’t use my oven. I was charged to replace a bulb that happened to go out a day before I moved out. Things that should be handled by the landlord to flip the apartment, I was charged to fix or replace. When I tried to communicate with them I got no reply. I did not hear anything from them for 5 months after I moved out. I kept inquiring about by security deposit refund, and not a word for 5 months. Do not live here. The landlords and leasing office staff are not nice people. They are not looking out for your best interest. They are not there to help you. Only to take your money and make you pay for previous tenant damages. I have NEVER had an apartment experience such as the one at Austin Park.
DO NOT LIVE HERE!!!!!!!!!!!! This place was decent to live in besides our car getting broken into the second night we stayed there. But when we moved out we left the apartment in perfect condition but are still being sent a THOUSAND dollar charge ON TOP of them keeping our $600 security deposit. I have talked to many many people that have had the same experiences so unless you want to pay 2 months extra rent after moving out you should probably look else where for a place to live! You've been warned!! Wish i would have done my research before hand. TERRIBLE customer service. Terrible terrible.
Quiet and beautiful community. Trash got piled up due to the holiday season. Other than that. I love my home
I recently applied and moved in here. The staff was amazing! they were so friendly and worked quickly to get me in a home that i loved! Highly recommend them. Jessica, Alyssa, and Kristin were awesome
It is sad, you think this is a good place to live because it looks kind of nice on the outside. DO NOT BE FOOLED! They are dishonest and unethical!! If you do move in, do not do anything on their move-out list becuase they will not give you your deposit back, regardless of what you do. I paid to have the carpet professionally cleaned, replaced the drip pans and cleaned the apartment from top to bottom. Besides a little touch up paint needed, the place was just like it was when I moved in two years prior. They made up a bunch of untrue damages and told me they would be keeping my deposit. They charged me a "cleaning fee" when they had nothing to clearn, for the drip pans that I had already replaced, and a dent in the refrigerator that wasn't there. Even after I sent pictures showing how good of shape the apartment was in when I moved out and provided them the receipt for the carpet cleaning, they denied my payment. In addition, they messed up my auto-deduct rent payment and waited to tell me until I had a bunch of late charges. No note on my door or anything. It was the one and only time I was late with rent, the money sitting in my account because I had signed up for auto-deduct. I wasn't checking my bank account because I had to have emergency surgery. They let it go and let late charges pile up so I had several hundred dollars worth of charges upon my return after surgery that I, of course, had to pay. Dishonest and unethical...you do not want to deal with them!
