Situated just north of Austin, Georgian Acres is an energetic neighborhood with easy access to I-35. Founded in the 1800s largely as farming area, the neighborhood has become a hotspot for families because of its relatively affordable homes and apartments and its proximity to the downtown area.
The neighborhood is largely residential but does have a few local restaurants and shops on the perimeter. Georgian Acres is a very walkable area with a few pocket parks located nearby, such as Payton Gin Park.

My family has lived here for 2 1/2 years, and we can testify that Austin Parke is an amazing value. Whenever we've needed a repair, the front office has responded the same day. Today, once the maintenance team confirmed that our old refrigerator was beyond repair, Karla (the manager) found us a new one and made sure it was installed the same day. Neighbors are friendly and the complex is well-maintained and safe. You'll be happy you moved here.
Lived here for two and a half years. Facility staff has always been swift in repairs whenever something broke. Property has been kept clean. Washing machines don't get repaired enough but there's at least one that still works close to me.
After moving from apartment to apartment every year, my wife and I decided to give this place a try. Three years ago, we moved here and have not thought about moving out just yet (unless we are looking for a house). Management and office staff is incredible, and very prompt! Don't get me started on maintenance. I would say 9/10 times the work orders get done the same day. If they can't get to it that day, most likely its because they have a lot going on and will most likely get done by the next day. The location of these apartments is by far the most convenient. It is located just close enough to different food places and right off 183 and 35 so you can pretty much get anywhere in Austin quick (Depending on traffic). My wife and I have had an incredible experience here and although the apartments are not perfect, it feels like home.
all the team here are works together to make the customers happy one day I was had an issue with water all the maintenance team and supervisor came and fix it for me within few hours and the management of the office always smiling and they are always asking me if I have any question or concern please let us know to fix it for you... I am here since 2016 and feel like my home I want to thank you all with my love Malik Al Hasani

I moved in to Austin from Houston in 2016 and it was hard to look for an apartment within my price range, clean and close to my work. Surprisingly, I didn't just got a 2 bedroom / 2 bath apartment and moved-in in less than 2 weeks, pricing is very reasonable and it is very clean when I moved in. The staff are AMAZING and VERY HELPFUL. Too bad, I need to move out because I purchased a new home. I stayed in this apartment for a year and I cannot tel you how much satisfied I was. My neighbors are really nice and complex is always clean and very well maintained. Staff are easy to talk to (If you have issues or problems in the apartment ; which I never had any :P) they will respond sooner and graciously accommodate you. Close to freeway and stores around the perimeter. Bus stop seconds away from the complex and there is a huge Bus system that is walking distance away. My apartment unit is equipped and really nice. Parking is never a problem and it is a gated complex. A ....5 STARS! Arlene C

There are a number of things we love about this place. When we first moved to Austin, we stayed in a motel while looking for apartments. After the staffs learned our situation, they worked extra hard to process the paper work so that we were able to move in the same day we walked into their office. This allowed us to save the spendings on the motel and return our moving truck on time. Compared to other places we lived in the past, the apartment here is well equipped, especially in the kitchen area where we are provided with a microwave oven, a dish washer, and most amazingly a digitally controlled stove! The staffs show great care about the place. For example they would send notices to residents when they saw children loitering without the supervision of their parents. When the summer came there were reminders about the rules around the pools. The maintenance crew are very friendly. They were able to respond to our requests promptly in the past. The leasing office organizes parties once in while. For instance there was an egg hunt for the Easter. There is also an annual resident appreciation day when tenants have a chance to win prizes. We were lucky enough to win a 43" 4K TV the first time we participated in such event! Besides the prizes, it was also a good chance to talk with the neighbors. We met a person who lived here since the 80s and was apparently very happy about this place. There is a children playground behind the leasing office. We just had a baby here. It will be a nice place to let her play when she grows up a little. If I have to say something critical, I wish there are more tree shadows. There are many pine trees around which make the place look neat, but unfortunately they don't block much sunlight during the summer.

Bugs and rats GALORE! We lived in a two story apartment in this complex for a year and couldn't be happier to leave! DONT LIVE HERE. I'm going to summarize our experience in the order of when things happens: - cigarette butts not being cleaned in the courtyard areas outside our front door. - staff parking in the 'best' spots for residents - rats sneaking into our apartment - after maintenance was called, we couldn't step in the kitchen without triggering one of their cheap mouse traps - after maintenance was called again, they lazily filled in holes with expandable foam, which looked awful and rats still ate through - invested over 60$ in fixing the problem ourselves - flies sneaking into our apartment - maintenance was called and they had no solution. - we found a hole in one of the windows, called maintenance again. - was repaired one hour short of the 48 hour response time - roach infestation in the winter months - fogged the apartment ourselves to kill ALL bugs with no success - Staff gave us less than 48 hour notice that a company would come do a bed bug inspection. - inspector didn't find anything, but we found bed bug traces in our ceiling. We had BRAND NEW mattresses, pillows and furniture. - when we went to the front office to ask what they would do, they said it was up to us to pay for the solution even though it was physically impossible for us to have brought the bed bugs into the apartment complex - Staff gave us less than 48 hour notice that men would be tearing apart the ceiling and walls in our living room, did NOT mention that we would need face masks to breathe while they worked (thank god we don't have small children or infants). - Working men moved our furniture and personal belongings WITHOUT CONSENT. - highway noise is HIGH no matter which area in the complex you are staying in. - front office will NOT tell you when boxes have shipped to them, had several one sensitive shipments go to waste.

On July 30, 2017 I returned from a trip out of town to a sweltering apartment. Apparently the AC unit had quit during 3 days of over 100 degree temperatures. At 8:00 pm on a Sunday I called the after hours number. In 10 minutes a maintenance person had been dispatched. He determined that the AC motor had burnt out and immediately replaced it. Within 30 minutes of my call I had my AC repaired and running. This is typical of all maintenance calls I have made. I get quick professional service. Theses apartments are well maintained. I have been here for over 8 years and have no immediate plans to move.
