I haven't moved in yet, but I can say the staff today d1/23/2021 (the young lady that worked today) treated me like royalty. She was super nice and I loved the tour of the place. I'm looking forward to hearing back.
The 'playground' is actually for the dogs, as I realized later. There is no place for kids to play. So drive slow, please, it isn't their fault that they have to play in the parking areas. The 'water' bill is about $160 per month. Your electric and TV are separate from that. There is at least 1 super moldy garage and they never fixed the cause of the problem. If you want a garage, make sure you look at it before signing. But once you get one, you are stuck with it. I was told people opt in for the winter, but there really is no opt out. Don't be late with the rent, and by late, I mean the morning on the 2nd. The late fee on that day is $150. I don't even want to know what happens if you are later than that.
The apartments are not worth the money. Management is horrible and showed us an apartment that was upgraded and at move in time gave us an apartment that was not. No cameras or lights in the parking lot.

They come to you after a few months and want you to sign another lease or they will raise your rent!! Had terrible time with neighbors and they did nothing. Terrible management. Had to pay to break my lease to get out!!
I have been in my apartment now for about three months. The sales people make promises that they do not keep. There is no property manger onsite so your concerns are not addressed in a timely manner. There are hidden fees that the sales people do no not mention. For example, I am being charged $115.00 in additional monthly fees (water $19.13, Sewer $24.11, Trash $39.88, Common Electric $23.81 and Admin Fees $8.99). The is not management is not responsive to the tenants needs it took over 6 weeks for them to correct a minor problem with my dryer. Please do not be fooled!
So far we have been mostly happy with our experience at Austin Springs. The staff is super nice and the amenities are pretty good. The appartment is up to date. Our only complaint is that it take a while for service requests to be completed (still waiting on some things to get done from 4 weeks ago). There is a ‘community utilizes bill’ that you get each month and is around $90. Overall, it’s a good place to live just be aware of these few details.
I’m in my earlier 20s and this place is an amazing place to live! You’re right by Austin Landing, which keeps growing and has so many good and shopping options, and you’re right across the street! The price is adorable and you definitely get what you pay for! The apartments are beautiful and updated and the staff is friendly and always willing to help you out! If you’re thinking about a new place to live, Austin Springs is a great option!
Look nice from the outside. Looks maybe even nicer on the inside. Very convenient location. Staff is friendly. Stainless steel utilities, nice big windows. Most neighbors seem friendly. Overall, we really enjoy our new apartment and would recommend.
There are a lot of apartment complexes in the miamisburg area but Austin Springs has that brightness and peace that I’ve been looking for. I’m very big on customer service and these people work very hard to make my family and I happy. So worth the money
Tonya and her crew are very pleasant and care about their residents. It is a nice community, very family oriented. My neighbors were all nice and respectful. I never had such a pleasant experience. Had to move only because I needed a closer commute to work. I would move back without hesitation. Going to miss this place! One Happy Resident Tana Johnson
The manager explicitly told us our pet fee covered replacing the carpets a few months before we moved out. She said we wouldn’t have to worry about how damaged they were because they automatically install new ones when pet owners leave. She said they don’t charge residents for this—that the $300 we paid when we got our dog was a flat-rate fee they put towards carpeting and they paid the difference. So a few days before our lease was up, we asked the other associate to do a brief walk-through and point out anything we might get flagged for. She did hand us a written checklist of items we were responsible for, and I saw “carpet cleaning” on there. So I told her about my previous conversation with Tonia and asked what to do. She explicitly said, “If Tonia previously told you not to worry about the carpets, then don’t worry about them.” So we followed her instructions and didn't have the floors professionally cleaned. Then a week later, my husband discovered they'd charged us $200 to clean the carpets because they decided to keep them. He told her we didn't clean them because they told us not to, but she wouldn't directly address his concern. So then I called because I wanted to know why they charged us this fee when I was told TWICE not to worry about it. When I spoke to Tonia, she rudely interrupted me and immediately used a demeaning tone calling me “honey." Her only explanation was, “Honey, you had a checklist in writing.” “I don’t know what you want, Honey. You had it in writing.” What I wanted is for her to admit she and her associate had both verbally confirmed we were not responsible for the carpets, and they screwed us out of our money. I also wanted to know why they didn't use our PET FEE to pay for the damages caused by our pets. They instead used our move-in deposit, which was refundable, while our pet fee was not. Tonia didn't answer me when I asked about this. She just repeated, "Honey, you had it in writing." I am FULLY aware we had it in writing. The only reason we didn't do this was because we received verbal confirmation AFTER receiving the list that we didn't need to professionally clean the carpets. An honorable company would've told us how where our money went, and they would've also kept their word, or at least, admitted their mistake. However, the Connor Group isn't a kind company. They are taught to be "relentless." There are several other red flags with this company, but I've reached the word limit. Stay away from the Connor Group.
I have been in the apartments for a year and I incredibly upset. I left a positive review on the site when I first moved in to get the credit on my rent but after being here for over a year I can not come back and correct myself. You pay utilities for common electric, which includes the fountains that run 24/7 365. Even if the water is frozen over you are still paying for those fountains to run. The maintenance group is a joke. They will openly lie to about your problems and put off fixing anything that requires more then minimum effort. I was told when I moved in that they would be willing to hang curtains for us. The maintenance group told us that it would be a liability. The next day they hung curtains for our neighbors with no issue. We have had a loud knocking noise in the wall of the master bedroom that wakes us up in the morning and we have been complaining about it for months. We have been told that it was because of the cold weather and it would go away. When it didn't go away we were told there was nothing they could do about it. It wasn't till we told them that this was unacceptable that they actually investigated it. Now they keep putting off fixing it because it is costly and they have other priorities. Finally the campus is covered in poop. People walk there dogs and never pick up after them. Goose poop everywhere. I was told that they are taking steps to get rid of the geese and it shouldn't be a problem anymore and the next day there was more geese then ever. I can't in good conscience recommend this development to anyone. Be aware that if you do get apartment here, they have a no lease break policy and your stuck.
We have lived here for about a year now and have nothing but an amazing experience here. The apartments are cozy, clean, and up to date. This apartment complex is extremely dog friendly which is great! We love living here, and would refer anyone to live here.
I lived at Austin Springs over 8 years and the staff and apartments were ok, however I was not treated fairly when I moved out. I left the apartment very clean and repaired the drip pans with new ones, but where still charged for cleaning and new drip pans so I could not receive my full deposit. This is so wrong. I would not recommend anyone after this experience. So sad.

Great location across from Austin Landing with easy access to interstate 75. Another benefit is a bike path that is directly behind the complex which connects to all the miles of paths across the Miami Valley. The grounds are well maintained and snow removal is outstanding. Lots of parking throughout. Apartments are large and have unique designs. Mine came with all new appliances and carpet when I moved in. Of most importance is the quick response of maintenance from changing a ceiling light bulb to fixing a faucet. The management team is very friendly and responsive as well. I highly recommend these units.

I've lived at Austin Springs for almost three years now and I've enjoyed it! My apartment is nice and I've only ever had a couple small maintenance issues the entire time I've lived here. Maintenance came out right away to fix it when I called! It is in a super convenient area and I always feel safe in my apartment and when I'm walking my dog during the day and night! Plus, Tonia in the leasing office is super sweet and always helpful!
Austin Springs is a very nice apartment complex and are pet friendly. The maintenance staff responds very quickly to any issues you may have and you can’t beat the convenience of its location. My only reserve about not giving them 5 stars is the lease agreement. Make SURE you can stay your full lease term and have plans to leave when the lease is up. It is a no break agreement so unless you can get someone to sublease your apartment there is absolutely no wiggle room to leave your lease early. It would be nice if there were some kind of clause where you could forfeit your deposit or something to break your lease but that is my only caviat to not giving 5 stars. Other than that it is a very nice place to stay.
I have lived at Austin Springs for eight months and I love the location, grounds and staff. Austin Springs Apartments are located right across the street from a very nice shopping center that has interesting shops, great restaurants and a huge grocery store. It also just a short ride to the Dayton Mall. The well kept grounds are great for walking and the ponds often have ducks, which are fun to watch. The Staff is very friendly and they have always been very responsive. All in all a great place to live.
I moved in around a month ago and it has been wonderful. The office management team is amazing and helpful. The prices are really good and it’s awesome being so close to Austin Landing!

My family and I relocated to the area and chose Austin Springs to live - while we selected a home to purchase. Tonia (Property Manager) went above and beyond to take care of our needs and assisted with our transition into the apartment. I have two young children, who loved the apartment and felt right at home. The apartment is laid out perfectly and offers plenty of room and storage. I have no suggestions for improvements, as the apartment was perfect for my situation. The complex has an indoor basketball court with an exercise gym - which is awesome! The community is quiet, safe, and has a pleasing atmosphere. Shopping, grocery, and restaurants are literally across the street making Austin Springs a perfect living location. I've thoroughly enjoyed my experience and living at Austin Springs and will give my recommendation to others looking for a luxury apartment.

I just recently moved back to the Ohio area, after living down South for a year. After looking around the area at different apartments I took a tour of a lovely one bedroom and was hooked! The layout was perfect,and had all the newest appliances,along with a washer and dryer! I also purchased a garage that was available, and cheaper than a storage unit. The area is so completely surrounded by Top Resturants,a Hotel for out of town guests,and one of the largest Kroger Grocery stores I have been in. LOVE THIS PLACE!! Check them out, you won't be disappointed... Scott
The place has a huge bathtub great for bubble baths, and is right next to the bike trail for easy access.
I've lived in a one bedroom at Austin Springs for almost a year now and it's been an overall great experience. The apartments are spacious and mine was very clean upon move-in. Maintenance responds quickly and is always helpful. The gym and pool are well maintained and I've never seen them too crowded. The neighborhood is quiet, and it's convenient being so close to the grocery store and plenty of entertainment. I highly recommend renting an apartment in Austin Springs. -Racheal Stutz
I have lived at Austin Springs Luxury Apartments for over 3 years and I have met some wonderful people who have lived here for 8 to 11 years, and I truly understand why. When I consider the the wonderful lifestyle offered within Austin Springs Luxury Apartments, I found it hard to think about leaving once my lease was over year after year. I did look around at other apartment complexes only to come home to my awesome apartment, because I realized that there is no comparison within this location of these magnificent apartments that offered all the wonderful amities and style that make Austin Springs Luxury Apartments so special. I feel like this is truly my home, and I feel safe. I have everything I need to sustain a comfortable lifestyle within this beautiful complex that includes shopping, dining, banking, groceries, pharmacy, parks and hospitals; as well as the best-of-the best apartment management team. Everything that has made Austin Springs Luxury Apartments outstanding starts with the staff because they care not only about the complex, but they truly care about us, the tenants, and I truly and honestly mean every word I have written. I can only say thank you to the Management Staff for everything you do and have done for us.

I had already looked at a few apartments before coming here. The staff was professional and courteous. The grounds are well maintained. I love my space. I love that my garage is attached to my apartment(which is included in the rent), which gives me the option of coming in through the garage or the front door. If you need maintenance to take care of something, it is done the next day. It is quiet and peaceful. I love the fountains and the outdoor spaces. It is also a convenient location. I love it!
My husband and I sold our home and needed a short term lease until our new home was ready. The staff, Tonya and Monique, have been great to work with. Walked us through the entire process with professionalism and care. A couple of mantainence issues were promptly taken care of. It’s quiet and convenient to Austin Landing and I75. Austin Springs has been amazing. I love the scenic views, open concept layout and quietness of the community. Kole, the maintenance tech has been outstanding in responding to all of my work orders. He goes above and beyond the call of duty with helping me since I'm in a wheel chair. I'm very impressed. Overall, I'm so happy me and my family decided to make Austin Springs our new home.
I’ve been wanting to live here for a few years now and finally I am able to thanks to Tonia and Monique. They are the best! Always there when I have a question, or just to ask me how my day is going. Retirement and relocating are two major life changes whose transition has been made nearly seamless thanks to the wonderful staff at Austin Springs. The staff is attentive and accomodating, and maintenance is exceptionally timely and professional. This pet friendly, established community is well maintained, the apartments are updated and nicely appointed, and the neighborhood is quiet and peaceful. Management is continually working to upgrade the property, including totally renovating the clubhouse (currently in progress). Location is the biggest plus, with upscale shopping and dining at Austin Landing nearby. This is one tenant looking forward to a wonderful future at Austin Springs!
Monique and Tonia are amazing! These two ladies went above and beyond what they had to do to get me my first apartment. I was surprised on move in day to have new carpet and appliances in my new "home". I was worried about apartment living after having my own home for 20 plus years. I have been happily surprised at how quiet it is. The grounds are very well kept and everyone is very friendly. The location is so wonderful, which is what originally brought me to inquire about the Springs. I can honestly say Austin Springs is a CLASS ACT. I would recommend my new community to anyone.
We moved in to Austin Springs In August and have found it to be an absolutely wonderful place to be. You cant beat the location, the grounds are well maintained the staff is attentive and quick to respond to individual needs. We love it here. Anthony
I moved in a few months ago to this apartment. The apartment is updated and many of the appliances were brand new when I moved in. It is quiet and has great access to both I-75 and I-675. The staff is really friendly and great to work with, even going as far as to help me water my plants when I was on an extended trip.
Best place I have ever lived! Office staff is absolutely superb! I have lived in a number of different apartment and this place is the cream of the crop. From their first rate facilities to their spacious floor plans to their landscaping to their pet policy, definitely the best place I have ever lived...

When I moved here from Nashville two months ago, I looked at apartments until my were crossed! I am so thankful I chose Austin Springs. The staff is amazing and it is everything I was looking for! It is so peaceful and quiet, I can't get over how close I am to shopping and I 75. I actually have a morning dove nesting on my screened porch. This is a great place to call home!!

After looking at over 24 different living locations, Austin Springs met most (13/15) of my requirements. From the day applied till the day moved in, every transition was smooth through the office. I feel Monique not only is very informative about her community here at Austin Springs, but also continues to give me the time & attention I expect & want from my leasing office. Maintenance is efficient, knowledgeable and friendly. The giant windows, open kitchen & the garden tub are a few personal favorites from the one bedrooms. All financial fees required by the end of the month are slightly higher but WORTH IT for the location, professionalism & “home” feeling of these apartments!
