The Parmer neighborhood is about 10 miles northeast of Downtown Austin and nine miles from the University of Texas at Austin.
Parmer contains several shopping plazas along I-35, with plenty of additional businesses scattered throughout this busy area. Nearby parks include Walnut Creek Metropolitan Park and Stoney Creek Park, both of which provide hiking trails and picnic areas. Walnut Creek includes the Walnut Creek Municipal Pool and the BMX Pump Track.

Property Ratings at Austin Waters at Tech Ridge
Apartments themselves are ok, since this is a fairly newly built complex. However, being near a trail area, be prepared for consistent pests/bug infestation, particularly with ants everywhere, even if you don't leave food or drinks out at all. Due to the fact that this is a completely open apartment complex, there's frequent package thieves and unruly people around the property. Noise is also an issue with said unruly people, partying and playing loud music late into early morning. Compound that with living next to the interstate highway's frequent police, firetruck, ambulance sirens, loud exhaust from trucks, motorcycles and you can hardly get a good night sleep.
This apartment complex will charge you THOUSANDS of dollars if you do not give them a 60 day notice that you’re moving out when your lease ends. The absolute rudest and ruthless management by far. Stay away from this apartment complex. There is constant crime of which they do nothing about but send emails. They close the pool and never tell you when it’ll re-open. They don’t tell you when maintenance enters your apartment or when they will be there.
The apartment nickels and dimes you for every single thing, the water heater is gas so that’s 10$ month, you have to rent a washer/dryer that’s 35$ a month, if you want a storage unit it rages 25-45$ a month, parking is free in the hot sun, if you want covered of course that’s a charge.all units are inside so it’s like a hotel, negative, they only allow at&t cable which sucks there’s always a delay watching tv and you always have to reboot the system, don’t think I will be re signing.
Its like a bidding war to try to get into these apartments aha! There in so high demand, the apartment I have I was applying against 3 other people at the same time! Just trying to fill my application faster then them, luckily I got mine in first because I lucked out with my apartment. I love living here, this is best place I lived at for apartment living. The front office staff is very kind and they take the time to get to know you. I come in every other day to get coffee and they always greet me and we make small talk but its good to know the office staff cares that much. I've had my fair share of rude front office staff, so its very refreshing. I did a 6 month lease but I love it here so much I might stay longer, plus I would hate to give up my apartment to someone else.
I love the property so much! Beautiful place to live. Very convenient spot! Not too far from the domain area or downtown Austin! Great office staff, there very helpful and sweet. Great prices for being brand new! I read the other review that was left on the property and I DISAGREE COMPLETELY! The other review that was left is ridiculous. Internet set up has nothing to do with the property itself, that is the internet companies fault.
It's nice place to live for the time being,but they need to do better . still construction is going on around the complex, we have been waiting for over a month to get to get our internet installed ,but still it can't be done due to AT&T said construction is going on at the complex.

We are so sorry to hear you are having issues with AT&T. This is the first we have heard of anyone having any problems... I would advise you to contact the leasing office so they can give you a contact number for the AT&T rep that has been assigned to our property. As our construction is almost complete and should have nothing to do with getting service to the residents.
