This place is awful. First, there were critters in the attic and walls consistently throughout the time I lived there. It was reported numerous times and nothing was done. You can hear everything your neighbors say and do. I get apartment living sometimes mean we hear our neighbors but this is terrible, especially in the bathrooms. It sounds like the neighbors are in your apartment you can hear them so clearly. It was the dustiest place I’ve ever lived. I was sick all the time from the dust and nastiness of this place. I’ve had no problems at all since moving out. If your neighbors smoke inside you will smell it in your apartment. Your stuff will smell like it if they happen to incessant smokers. We had water damage and what appeared to be black mold growing on a wall in the bedroom. Again, it was reported numerous times and essentially nothing was done. They came in and sprayed the wall with killz once, but shortly after the mold was back. We were told it was mildew. But it was black and continued to grow along and up the wall. We tried cleaning it with bleach since the property management didn’t care, and even that did not work long-term. When it was reported a month before we moved out, maintenance left a huge gaping hole in the wall for three weeks and the moldy drywall in a pile on the floor in the bedroom. We have no idea what was finally done about it. Upon move out we got charged for kitchen cleaning and vacuuming. We vacuumed the entire apartment and cleaned very well, including the kitchen. We are still out $65 and because it was such a pain to just get the refund of our deposit they agreed to return that we decided it wasn’t worth fighting over. Which may have been their plan. They sent the refund check to the wrong address. It took three contacts to get a response. I never got an apology for the fact they sent it to the wrong place only an apology for it taking so long to return my calls and emails. And that’s from the property manager. I would look anywhere else for a place to live. This place is way too expensive for what you get and trust me you can find much nicer apartments for less or about the same in rent. It will be worth your patience to look elsewhere. Avoid this place. The only benefit, you can walk to Meijer for groceries.

They agree to the apartment they say you will get, make you sign the lease then give you an apartment that resembles nothing like what you requested or that they showed you and force got to accept what you never agreed with because you already signed the lease. They allow their workers to bang on your windows and doors if you have pets then issue a noise complaint against you and threaten to fine you. If you have any complaints they fail to take action if you are not in good graces, then refuse your payment only to threaten eviction and collections when you have had the payment and tried paying on the lease. Very difficult office staff to work with, shady business approach that needs to be looked into. I would not recommend this complex to anyone, not even to house pets. They definitely take advantage of young, naive adults, just waiting to screw them over. Very disturbing business and office practices. Do NOT recommend!

I rented a 1 bedroom apt. here for my daughter with a 1 year lease. We were not allowed to go into the actual unit prior to signing a lease. When we were moving her in, it was clear that the wood sub-floor under the carpet was very soft and old. It was as if you could cause a hole in the floor just by walking acrossed it. And it squeaked loudly in any area you walked. The apt was on the top floor, and I can't figure out how anyone could possibly handle the noise living under that without being deaf. The gas stove / oven was so old that I was afraid that one of the pilot lights would go out some night and kill my 19 yr old daughter while she was sleeping. One night a pilot light did go out, but she wasn't in bed yet. I told her to turn off the gas valve and never use that piece of junk again! Everything in the apt. was so old that it felt like you were in another era. Bugs were the first problem, then came the issue with the hot water heat system being too old to keep the apt. at a good temperature, then the old window air conditioner unit that was built into the back bedroom wall bearly cooled the bedroom and left the living room very hot. We ended up having to break the lease 6 months early because I just didn't want my daughter to suffer through all of the issues that this place caused (like the maintenence men entering the apt. without any notice). Of course, there was a $1000 fee to break the lease, added to the rent, with a $252 fee for "cleaning & filling nail holes". I would have paid anything to get my daughter out of this Port-a-John. People are walking around outside at all hours of the day & night, and they don't appear to be the type that you would want to ask for directions. The grounds outside are in such bad shape that it seems like they don't hire anyone to do anything with it. This place felt more like an urban trailer park than anything. Just don't do it to yourself !

My daughter and her friend moved here on September 30. Immediately upon opening the door, we smelled cat pee and the floors were still damp from what we assumed was a carpet cleaning. The next day, my daughter found bed bugs in the bathroom and living room. We told our daughter and her friend to immediately vacant the premises. We met in the office the next day with Courtney who said "we'll keep this quiet" and said their cleaning staff was "trained to find them". We felt that implied WE were the ones that brought them in. Needless to say Orkin found carcasses next to the walls which he said he wouldn't have found if they had bothered to vacuum them up. He told us the bed bugs were there when we moved in and that we did not bring them ourselves (which we knew already). Long story short, I want people to be aware. Very disappointed. My daughter said the office staff was really nice after this happened, I said of course they are, they don't want anything to go to court. That's why we received all our money back as well. Sigh...parents, ALWAYS read anything your child signs before they sign it. Even if they "want to do this ourselves". It's just smart parenting.

Not really sure what to expect from an apartment complex, my 2 years here hasn't been horrible. I live in the back which is nice having a view of the woods, I got lucky with quiet neighbors, but a dog downstairs barks often. Walking distance to Meijer and 15 min from downtown GR is a plus. Maintenace was always fast and friendly. Did notice high turnover in the office staff. Gym membership and basic cable included in rent is cool, but rent is EXTREMELY overpirced for the worth. My rent went up $50 after first year, and make sure you save up if you want to terminate your lease......BIGGEST COMPLAINT. Moving isn't always easy to plan (nor is it cheap), I'm a college student and literally could not wait until my lease was up to leave. Though your security deposit is only $200 they expect you to pay $1,005 to terminate your lease ON TOP of paying that last month of rent. So, to leave it was nearly $1,700, I'm a good tenant but who knows if I'll even get my $200 back after inspection. Also, if you come visit and they show you the display apartment, just know your apartment probably won't be up to date with tile floors and white cabinets...

We apologize that you had to experience a rental increase when you renewed. With the market for renting in Grand Rapids, the demand is so high for apartments that we have to increase rents slightly. The lease termination fee is standard in most apartment communities. If you want to terminate your lease early, there is a buyout penalty and notice that needs to be given since a lease is a legal binding contract. You should have been informed of this when signing your lease. Our apologies if it was not. Avoid this place like the plague, its way too expensive for what little you get and the management is aweful. I lived here for 2 years and they invaded my privacy with a sheriff on the word of new neighbors that were here 2 months, no warning. These people dont care about you at all, i promise. Rent somewhere that isnt just a cheaply renovated motel,

I moved to Autumn Ridge Apartments a year ago and it was great for the price! All utilities but electric included, gym membership, and they allow pets. However they went through an ownership change and changed a lot. My rent went up $75 a month and now I have to pay $30 for the utilities and gym membership that used to be included! On top of that, they have decided to do all these "repairs" and "upkeep" by hiring the cheapest company that doesn't know what they are doing. They were re-insulating the attic space above my apartment and one of the workers foot went through my ceiling, and just left as if nothing happened! Once i complained, they sent the boss's son of that company to vaccum up the mess while his girlfrien stood awkwardly in my kitchen and after that, it took matinence a whole month to fix it! Because of all this I am now moving to a different apartment complex.
The price is completely worth the place. It is clean, safe, and 15 from downtown which is great. Cable is included in your utilities which is cool. Nice and quite area. Really happy with the move.
