Property Ratings at Autumn Ridge
FALSE ADVERTISEMENT: There is No working pool as advertised. The pool has been broken since 2015. There is NO working AIR CONDITIONING as advertised. There is such a high turn over rate here. The constant new management always puts the tenants at a great disadvantage while new management fires all the previous maintenance staff and leave tenants to wait for maintenance issues to be resolved. (PLEASE BARE WITH US ) has become the story of our lives. The buildings are full of water damage so there's always leaks and the elevators always brake, the laundry room may have 1 working washer out of the 5 in there and 1 decent working dryer out of 6. And not to mention, this is a common place of ppl braking into cars and an occasional death or two per year, where someone dies or gets shot. Don't make the wrong choice to move here. All I do is search for other places to move to. I pray God will remove us from this place sooner than later. His Will His Way. I will trust in the Lord with all my heart
Property management so unprofessional! They don’t fix anything and there is an infestation of ROACHES!!!!! BEWARE!!!
NEVER EVER COME TO THIS APARTMENTS. They are filthy and fungus forms all over toilet seat even though you clean it an hour before.
DO NOTTT LIVE HERE ! Someone just got shot outside my apartment! Thinking about breaking my lease , also I have to deal with roaches and mold in my ceiling . This is a terrible pick .
They’re fixing it up.Wait because the structure itself needs work. I loved everything about the location and spacious rooms etc. I don’t think yet.. look at the outside. It couid be fabulous
I can only speak for my household. We are very happy in the unit we have. I moved here four years ago and the unit they showed me was the unit I fell in love with and it's been our home for four years now. Our home came with new stainless steel appliances, new carpet and just a VERY spacious townhouse. We love the surrounding area of beautiful greenery and just so many trees to see when you look outside your window. You make your home what it is. We have had some changes in management but Ms. Dellinger has really been working hard to restore the not so good you hear about. I absolutely have and will continue to recommend this property for families looking for the single family home. It's a beautiful place to come home to after a long work day, I open my door and I walk into my castle of beauty and tranquility. You can decorate and fix your place up as you desire. We truly enjoy living here.
The building is old, needs to be updated. Washers & driers never work & the laundry room is always nasty. People don’t clean up behind their pets & it’s always dog poop & pee in the halls or elevators. The elevators are always always so dirty. The side door to my building is broke with shattered glass & it’s honestly embarrassing to the point that I never invited company here. I love my roomy comfortable apartment but I absolutely hate everything about the entrance the down stairs the halls elevators etc. you would think it was a low budget building. Can’t wait to move ??
Don’t trust the reviews, try it for yourself I am absolutely in love with my townhouse Alexia was very helpful and informative throughout the entire process ??

Thank you so much for your kind review! It means a lot to our team. We are thrilled to hear about your positive experience with our Leasing Team.
First off i had to move in a very short amount of time I was helped by Ronnika who was very Helpful, understanding, pat& Professional i had a million Questions and she answered every last one I'm grateful for her for real!!!!!! The move in went very smooth i was able to get in on my desired date the apartment is huge the carpet feels brand new the kitchen & living room has new flooring. The bedrooms are very spacious the master room has a huge closet & spacious Bathroom attached Overall I am happy with this move!!!
The apartment you move into will look nothing like the apartment the show you. they are old and outdated. The hallways flood and the sewage water come up through the drain in the hallway all the time. It smells bad on a regular basis. Trying to get anything fixed is another story in itself because it will take forever. They use covid as an excuse to not do any repairs. The pool that's advertised never opens. The laundry rooms washer is always broken, dryer don't dry your clothes. Air conditioner don't cool apartment when they decide to work. You can only have one or the other so once they switch over the heat to air no matter how cold the tempt drops you better have a portable heater to warm you up. it was 90 degrees for a week straight and they refused to switch over the heat because it would be one day that was in the 60's the following week. Management is horrible and have very bad attitudes. This place is just poorly ran period. DONT MOVE HERE
Where do I start… when you move in you only get ONE parking sticker to park your car in the lot. If your significant other has a car he/she has to park in visitors lane (visitors lane spots fill up quickly so it’s no guarantee) if there are no spots they are out of luck and have a high chance of getting towed and paying $400 fee. If the weather says it will rain expect your pipes in your apartment to burst, carpet extremely wet and mildew. If the weather says it will snow, expect upon entry the floors to flood and the ceilings to leak. Oh and the entry doors are always broken making it easier for trespassers. They hire anyone off the street to be a maintenance guy. The elevators smell and if you complain about it they do nothing. This place needs to be shut down.
Plumbing issues Utility Bill Ripoff Smelly hallwys laundry rms Garbage overflow on flrs
This place is a dump! The elevators are always broke. The front door of the building is always broke! My mail is always getting stolen! Someone tried to break into my apartment twice and when asked to change the locks I had to put in a work order which never got resolved! When it rains the carpet in my apartment gets really wet. Downstairs when you enter the building the floors it floods and often times the apartment ceilings are always falling down. People steal mail! They don’t watch the cameras. Other maintenance walk in your apartment when your not home! The office manager is extremely rude and charge you stupid fees that don’t even exist! This place is a dump! I was fooled by the pictures! What took me by surprise is that there’s always 5 or more people who move out everyday in my complex. Huge red flag! Look else where
Been here almost 3 years and property currently under new management.New management are on the ball, keeping units up to par and following up on maintenance requests promptly also reception staff friendly/personable...I NOW would refer/recommend checking them out
If I could rate negative 5 stars I would. DONT BELIEVE THE PICTURES ON HERE. When you get there it looks nothing like what the posted on apartments. The smell is horrible. In the apartments and in the hall way. Staff is horrible. NOT RECOMMENDED
Any review that is good is a false review. This place has serious mold problems. Water leaks from pipes. They will treat you like you are wrong for wanting maintenance on the things they promised. My carpet was wet from a huge puddle that formed in the hallway. My neighbors had inches of water in their kitchen. Beware.... do not ignore the bad reviews. You can’t say we didn’t warn you.
Me and my boyfriend decided to move into these apartments. We were sold on the walk in closet (which is huge). When we moved in there it wasn’t right, we agreed to get stainless steel appliances (which we paid for) and the first day we got in there it wasn’t there. The night after we moved in a cabinet handle was broken (looked like it had been glued in), the cabinets have a horrible smell. The smell was so bad ??we didn’t put our dishes in there for weeks until we cleaned it out with bleach. Water damage to the ceiling that ended up dripping into our new carpet causing it to be soaking wet. The door knob fell off in our hand while trying to open the door, lifting floor boards, and broken closet doors. The water was shut off with no warning for days which was super inconvenient and this apartment we moved into was supposed to be “newly renovated”. It was a mess???????
What's really sad about this place outside of leaks horrible plumbing the water being off for days at a time quite frequently. The carpets horrible from leaks and mold grow under carpets that are affected by the leaks. As well as broken doors no cameras. This is the second time in the past week that someone has been shot here. Anyone can just walk in these buildings. The side door on the building have been broke for weeks. The cameras on the first floors have not worked in who knows how long. These people want your money but can care less if your safe or not. It's horrible here please beware before you move here especially if you have a family and children. the big apartments are not worth not having peace and being scared for your life.
I was sold on my unit when I saw the gigantic walk-in closet and the patio! These apartments are pretty nice!
Autumn Ridge Apartments is a great place to stay, especially for a small single-family or a couple.
I've heard not so good things about AR in the past but I decided to check it out for myself. I've had no problems since I've been here over the past four months. The place is well kept and the people who work here are nice to me.
My wife and I were looking for an apartment that was not far from my job at Governors State and this was the perfect spot. It's nice and clean and the manager seems to know what he's doing.
I like the way they keep the lawn looking nice. It makes me feel happy to come home knowing that I don't have to do it!
The staff is very kind and helpful when I say staff, I mean the maintenance guys. Every time I see them they are smiling and asking me if my unit is fine. I appreciate that.
I am enjoying my new apartment. I've heard that it wasn't this nice before and that t's improved tremendously!
Great location and not too far away from everything. The up-keep is done very well by the staff.
This is the perfect place to take my dog out and let him run free. After living in the city for so long, I didn't realize how much my Max needed the fresh air as I do! By the way, I LOVE my apartment!
We've been in this building for almost two years, and love it! The staff and amenities are excellent, and our from our deck there is zero noise. We never even hear our neighbors, but I think that's mostly due to luck with who lives near us. I'd love it if the price!

Don't be fooled by the pictures uploaded. The amount of rent they charge is not worth the apartment. They're constantly shutting the water off. The water pressure sucks, has an odor, runs yellow then clear, the lobby floods when it rains, horrible mildew smell in the lobby. And mold is in the apartments. I could not figure out why I was constantly getting sick. A friend of mine mentioned checking for mold so I got a mold kit and in 2 days mold was growing on it. Management had a bad attitude about it when it was bought to their attention. Its always vacancies because tenants are constantly moving out. I repeat do NOT move here. Moving ASAP!!
I have been here for six months - the improvement is amazing. I like the place a lot - highly recommended!

I loved the apartment at first..the style is outdated but it’s ok because you can decorate it and make it look better. It has a lot of space and very quiet but recently there is a wasp infestation in my apartment which is dangerous because i am allergic to wasps and bees! I’ve tried everything to get rid of the bees but nothing is working! I’ve put in a work order to have it fixed but no one is taking it serious they sent someone to knock down the nest outside but I believe there is a nest in the wall or plumbing because I still see them everyday. I’ve killed 6 wasps today alone!! I really need an exterminator to get rid of this problem or I will unfortunately have to terminate my lease early. It’s too dangerous to risk it!!

New Management here with Jonathon is wonderful. He getting the place back together in so many ways. He change the grace period for rent back to the 5th in which I’m so happy about. The apartments are wonderful... it was just the upkeep of the building and the outside needed work. The workers they previously had were lazy but these new workers are on point and get things done!!! You don’t have to wait forever on work orders anyone. I really hope he stays....

No heat, holes in the ceilings, mold, no hot water, these people are the worse. Rent due on the 1st if not paid by the 2nd it's $100 late fee and the same with utilities, but they never fix anything. This place should be shut down!!! A waste of money. Don't come here!!!
Worst place ever! The owners are cheap!! Ceililimg flooded twice , garbage sat outside for two weeks, door is always broken, smells like sewage, and the hall has flooded at least 10 times. It is June 30th and some fool posted a note on my door , stating you have not paid your rent you owe 99.03 . Oh, I have never been late on my rent, by the way! But, if you are there is a 100.00 late fee, everyday after the first!
I live here now on the 1st floor I have a one bedroom. I moved here June of last year and on day 2 the kitchen sink made this gargling noise and water came out,not sure if it was clean but it was soapy. I told the office and they said “Yes that’s Normal for the 1st floor apartments” remind you that was not said during my tour of the apartment. About a month later my a/c unit leaked in the bedroom which is a great size with a gigantic walk in closet by the way. They took the cushion out under the carpet and used oversized blowers all day running up my electric bill to dry it but forgot to put the cushion back, therefore you could basically feel cement when walking on it but they eventually came. Also the power goes of and on unexpectedly atleast once a month for about 2 hours. Lastly which is what happened last night. I woke up and my living room carpet was SOAKED! Also the kitchen was flooded with water and the bathroom tub started filling up with green water, eventually overflowing on the the floor. Apparently every year the drains back up and flood the first floor apartments!!! The Maintence man came at 4am, by that time the building hallways where flooded included drops of fecises!! My neighbors are pissed!! I’ve never been more discussted. This is why they make it a rule to have renters insurance. I know the importance of insurance but the buildings have reoccurring problems that are ridiculous! The first floor is cheaper because your effected the most. The Maintence staff can only do so much but the truth is this not the best place to be long term. PS. The flooding happened a week after the pipes busted and my kitchen was a week for a week and none of the tenants could use their kitchen sink. And they don’t want to reimburse you at all for the inconvenience. I will be moving when my lease is up.
I am a resident and have been since 2015, the building management is absolutely horrible. Other than things being outdated, if something goes wrong, Brooke, the property manager, will not only dismiss your concerns but do so very rudely. I understand that the people working here may not live here, BUT THERE ARE PEOPLE WHO DO! I’d like to feel secure that the 1st floor entry points are locked until I use my key, however that is rarely the case. Entry doors are broken and either flying open or you’ll break your key trying to gain entry and still can’t! I’d like to wash my dishes and body with hot water if I’m paying my bills (early at that) and I am forced to boil water to adequately heat it after a week of seeking Brooke’s help! Overall, a terrible company to be partnered with! I will NEVER RECCOMEND SPENDING YOUR HARD EARNED MONEY WITH THESE PEOPLE.
If given the opportunity to move somewhere else I wouldn’t hesitate to choose anything else but Autumn Ridge. They failed to include in their description is that there is only ONE maintenance man for the entire property; garbage pick up is never timely on each floor causing garbage to pile up so much so that the halls and elevators tend to smell like a dump; it looks as if management provides someone monthly to clean the common areas because so much trash accumulates in the halls that I’m compelled to pick it up myself; on site maintenance does not mean someone is always on hand to answer an emergency, there’s always a wait; the laundry machines do not provide a thorough wash; there have been multiple incidents of vandalism in the unmonitored parking lots; none of the security cameras work, other than the ones in the leasing office; the water is never consistently hot so morning showers are sporadic; the heating and central air units are not serviced regularly and when they are ill fitting filters are installed and the system is never cleaned out; mold is a constant problem and is not properly removed, only washed down and painted over; counter tops in the kitchen and bathrooms are painted over as well. I could go on but I’ll close by saying I can’t wait to relocate.
Carol in the office is the most bitter person I have ever met. I've lived at Autumn Ridge for 4 years and she is always the same- bitter and unfriendly. I don't know how you wake up every day in such a funk that causes you to be so smart mouthed, lippy, and unpleasant when asked questions pertaining to your job. The others are not much better, maybe it's something in the air over there but if you are truly unhappy with your position in life you should make changes instead of being mean & surly when residents have questions about that archaic accounting system that Autumn Ridge uses or whatever the case may be. The attitudes in the office is a recurring theme of reviews for Autumn Ridge, it's a wonder nothing has changed over the years. I guess no one is listening. Par for the course obviously.
Autumn Ridge Apartments should be ashamed of themselves. Management is a disgrace. Maintaince is non existent . The water smells like sewage. I have multiple work orders and nothing has been fixed. Everyting is outdated. The smell of weed hits you as soon as you walk in the building. The water is constantly being turned off. The worst thing I could of done was move here. Take my advice look somewhere else!!! This place is the WORST...
Autumn Ridge was bought by Ferndale Realty in 2016 and things have gone from bad to worse. Gone is the 5 day grace period to pay your rent. Rent is due when the office opens on the 1st, if not there when they open you will be charged a $100 late fee. You know, because LIFE IS PERFECT and things always go as planned, right? Well, not when it comes to Autumn Ridge & Ferndale. They put band aids on bullet holes when it comes to repairs and maintenance. Our boiler had been failing for months as indicated by the SCALDING hot water we had coming from faucets for 2 months, followed by the boiler needing to be reset numerous times a day for residents to have hot water. Needless to say this "fix" was inadequate and took a month to be resolved. Meanwhile, residents did not have hot water when getting ready for work in the morning, no hot water to shower with after work, spotty dishes from being washed in a dish washer without hot water and half washed towels and sheets because hot water was sporadic. FOR A MONTH! When asked about a rent concession these people passed the buck, no one wanted to admit fault and we were INSULTED with their offering of a $25 rent credit. Let's do the math: Rent late by 1 hour EQUALS $100 late fee. No hot water for a month EQUALS $25. Ferndale has a lot of nerve!!! Things weren't great prior to Ferndale taking over but it's been downhill since. It's bad when you live in a place that does not care about you. The very people that keep them in business. After 5 years I am moving and would never recommend anyone to live in one of their properties.
I moved here March 1,2011.for the most part I love it here.from time to time issues come up,but they eventually get resolved.I love the location and I feel very safe here...I could see my self here for ever.
We have been in our apartment for over six years. When we moved in the apartment it was old & moldy. The appliances were old, as well as the two bath rooms & kitchen. We had to take the apartment because of unforseen issues that arise. However we have made the best of it. It's home & we are together. :)
Living here (for my Fiance and me) has been pretty nice. This is our first apartment together and we've resigned the lease twice now. Maintenance is pretty good about fixing the issue within 24 hours. The Management and professionalism definitely has room for improvement. My 1 BDR apt is really nice. We have 2 balconies and the walk in closet is really huge. A drawback to the apt is the all carpeted floors and the out of date/style utilities, but for the money you spend per month, it's not a bad deal. One thing that bothers me though, is the lock on the front door of the building keeps breaking. Sometimes they "fix" the lock and other times it stays broken. The neighbors around here are extremely nice though! :) We have never had an issue with anyone. The walls are very thick so you don't really hear other families. If you're looking for a good, simple place to rest before you move to bigger and better living styles, Autumn Ridge is not a bad option!
