Residents of Outer Chapel Hill live in a forested residential area with tree-lined streets, spacious properties and Southern-style homes. Local churches sit on almost every corner and provide landmarks and inspiration for road names. A lot of residents have small farms on their property with horses, goats and cows roaming the fields. Great leasing office and repair staff. Great public transport options. The apartments are in relatively good condition compared to the others in the area. Good amenities, especially the pool. Parking is getting a little scarce, but still can find spots available.

The neighborhood is great, the apartment itself is lovely. Maintenance is not as swift as preferred but no major issues so far. I wish the package system were better but that is likely the mail man's fault. So far, it is a nice place to live and in a good location for some peace and quiet.

Nice community where there is not much loud noise or partying. Maintenence is fantastic and very responsive and clean up after a job is done.
Autumn woods is clean, well maintained, peaceful, and friendly. Neighbors are seldom loud and or boisterous( occasional student graduation celebrations, etc.). The community as a whole is relatively quiet, making it conducive to studying, resting, reading or sleeping, as you may like. Neighbors are very helpful and welcoming. If, for any reason, you have problems of too much noise from a neighbor(a situation that is hardly likely), contact the office, do NOT confront the neighbor. There has never been an issue of theft in this complex, or at least I have not heard of one in the six years that I have been here. I am not proposing that you leave your apartment or vehicle doors unlocked, but it is pretty safe here. Office staff and technicians are very friendly and courteous. Issues of maintenance are taken seriously and mostly taken care of within 24 to 48 hours. Of course there are times when technicians can be supper busy(ex. summer time, or a big emergency in one or more complex buildings, etc.). Even in such times, maintenance issues in which tenant security, comfort /convenience(water leaks, AC systems, bathroom clogs, etc.) is at stake, autumn woods will step up to take care of business. In general, technicians respond to maintenance emergencies(please contact the office for details of what constitutes an emergency or their definition of the word. The incinerator is doing its job and the valet trash system is very effective and working the way it should, in my opinion. There is no worry about stench coming from dumpsters or corridor apartment trach cans. Valet trash is picked up as stipulated in the rental office brochure. In fact, it is an uphill task to see even paper trash around on the floor of this complex- it is that clean. I love a clean place. I would not be here this long if this place is not well maintained, believe me. By the way, I have to mention that I am not getting paid or accorded any special favors, recognition, or powers to write this beautiful piece. This is purely what I see happening on a daily bases.

It has been AMAZING!! It is quiet, peaceful and relaxing. I have lived in apartments before but this is the best by far. One of the main things, right now, is the air conditioner works great!!!

DO NOT care about tenants. Everything is just pushed under the rug, and very unprofessional. I have had problems from the day we moved in, and all they want to do is give excuses. I had to wait a week to unpack my boxes because the apartment was NOT move-in ready. They wanted me to delay bringing my things in and would not fit the uHaul bill to extend. Then, they failed to have a cleaning crew come in and clean up the messes made during the fixing process. Also, management made additional notes on my 3 pages of complaints upon move in, and refuses to relinquish copies of said report. I have notified if mold for months, and they will not test, because they are sure it is mildew and even so, will not replace the windows. Even though they have gaps to the outside, leak, and draft. Refusal to answer email concerns, refusal to pay for material for us to do ourselves, refusal to reduce rent. Have submitted maintenance requests time and time again, and they just close them out without saying a word. Health department is my next option.

Autumn woods apartment is a very nice and quiet complex in the Carrboro area. maintenance here responds swiftly and resolves any issues you may have in no more than 24 hours. Due to the issue I am experiencing now with roach sightings I would rate this complex a 8, apart from that issue, over all I enjoy living here.

If you like living in a community that has dirty breezeways up to your apartment with roaches constantly on the ground and live in an apartment that constantly smells like weed it's the place for you! Otherwise, don’t live here. Ever since moving here my apartment has smelled of cigarette smoke - this is a smoking community which is something the leasing office hides when touring, along with weed. Most apartments have not been renovated and therefore the ductwork connects the apartments so whatever is happening in the apartment next to you or below you, you will be able to smell. The leasing office has also not been helpful with this problem as this issue has been ongoing for several months at this point. I do not recommend this complex to anyone. Save your money on this overpriced complex and move somewhere better. Also, they make you pay for valet trash, but the trash service maybe picks up a couple days a week when it is scheduled for 5 days a week. Therefore, there is constantly trash in the hallways. I also called the leasing office about this issue and was told this is a 3rd party vendor, so they can't control when they pick up, yet the apartment complex is who charges for this mandatory service.

I have been living at Autumn Woods for six years. The best part of it has been the leasing office personnel. They are friendly and responsive. The repair personnel are also friendly and repairs are timely. The Valet Living door-to-door trash service has not been functioning well in the past six months and it costs about $40 . So, it is annoying. There are a few things to improve, but overall I feel good about AW.

Really spacious 2 bed/2 bath apartment with beautiful renovations. The maintenance team was quick to replace our washer and dryer when they broke, and leasing staff has been very kind and professional during our stay here.

I just moved in and the apartment is incredibly clean! There were some defects here and there, but maintenance was promptly deployed on the same day I sent in a request and fixed everything up for me. I have lived at Autumn Woods since 2016 and it’s been a good experience. Management, Lisa and LaShawn are amazing to interact and work with. Maintenance workers are exceptional and awesome! However, the owners of this property need to spend money on the water sprinkler system. When I first moved in this place looked like a golf course with lush grass, now, in the summer it looks like a scene from the Ads family, everything is dead! Step up owners, Lord knows we pay enough to live here, fix the system!

This is the worst place I have ever lived. They do not care about their residents. The front desk people are rude (except Lisa - she’s wonderful), maintenance doesn’t fix what is wrong they just put a bandaid on it, there is litter, the rent is high and I don’t see why when everything is breaking and they don’t do anything to fix it. I am paying for luxury living but don’t see where my money is going. This is not student housing, I expect more for what I am paying.

Autumn Woods is in a great location, very easy to get around with public transportation. Conveniently located to restaurants, bars, walking trails and shopping. Im new to the area and a student at UNC. I needed a safe, clean, quiet apartment that would give me the space to relax when I want to and work/attend virtual classes when I need to. I honestly do really enjoy this complex. Moving here from far away and it being my first place it has been nothing but amazing. My only issues are the added costs of rent, and the pool area could be enhanced. Otherwise, this is a great place to live. The management team is so nice and attentive, and the so is the maintenance team! They work really hard and you can tell. The community is great too, and it is a very quaint area. The apartments are nice even not-renovated, very nice floor plans and just overall a great experience. Tehre are some things I would change, but honestly if this complex was located n a different area for me personally, I would stay in a heart beat. I am only leaving because of needing to be in a different location. There is always going to be things that people thing should change in a place, but overall this complex is great and i would recommend to anyone, especially if you are moving from far away and are not familiar with the area.

I would not recommend this property, in fact my son recently moved to the area and I suggested a different place. I would have moved, but I am in the middle of my last year as a student so can't juggle both. The issues are: Noise level, lack of cleanliness of common areas, People doing laundry after 11:00pm, Not picking up after pets. Unleashed pets, Units are not repaired if occupied (other places would do this- I asked for some paint and was informed they did not have it)

Upon move-in, it appeared that the apartment management has not looked over our apartment. The carpets were very old, matted, and crunchy. The covering on the countertop was peeling back and the cabinet paint was chipping off. There was a dead cockroach squeezed in the door. They never fixed the carpets or the cabinets, and were frankly pretty dismissive when we talked to them about it. Beware if you don't you are sensitive to cigarette smoke because this community allows smoking indoors. My neighbor smokes constantly and the smell actually drifts up through the floors, so we are stuck in an apartment that constantly smells like cigarettes. My contacted the office but they don't care. Don't move here.

I have this noise problem ongoing for 3 years. My building faces the FOOD LION store. Their garbage collection and landscape services are scheduled very early in the morning, like 4:30 AM or something. Even though there is 24-hour noise ordnance in Carrboro and my lawyer tells me that what FOOD LION do is illegal, the management tells me that they tried and they can't do anything to change it. What they did is to contact to FOOD LION and ask them to reschedule. When FOOD LION said they couldn't, the management thought that they did enough. My situation is a bit specific. So, don't think that this place is hostile. Actually, I like to live here. My neighbors are nice and easy to get along with. There are enough bus lines if you don't have a car. Amenities used to be sufficient and accessible until COVID, but now the management has this ridiculously strict policy for pool access which basically restricts the use of pool from 10 am to 5 pm. It means that working people can't use it. If you are just looking for a place to live, this place is good if you get an apartment that is NOT facing FOOD LION. If you want to have access to amenities, such as pool and grills, go live somewhere else. You'll be happier.

The health and well-being of our residents and our team members is a top priority and temporarily closing or altering the hours of amenities is a way to protect our community. In regards to your concerns about noise, I have been in contact with the management at Food Lion. The noise that you are hearing is from the street sweepers servicing the Willow Creek Shopping Center not just the Food Lion. They use the service in an effort to keep the parking lot clean and have it scheduled at a time when there are no customers at any of the businesses. Unfortunately, they are unable to make changes to their schedule as it would not be feasible to do it during their business hours. Autumn Woods has been a great place to live for the past three years. The office and maintenance staff is always friendly, knowledgeable and helpful. The community is safe and located in a great spot near UNC. We love the community events and the amenities are excellent! This is an apartment complex, but really a neighborhood with a lot of great people!

I am happy living at Autumn Woods in general, but the noise issue is at a point where I started to look for another place to move into. I am satisfied with the area, transportation options, staff, maintenance overall. I would say 8/10, but the leasing office has been unable to solve the noise problem, which originates from the Food Lion behind the complex, for 3 years. I wake up 3-4 times a week at 4:30 am in the morning with the noise of huge garbage containers being dropped on the ground and truck noises. It started to affect my physical and mental health.

I was so looking forward to living here. I love the location and the updated apartment. Its roomy and well laid out. However, since the beginning Ive had issue after issue. There has been some attempt to help sort things out, but now it just feels like Im someone thats ignored or not taken seriously. Ive not been unreasonable. No one expects to come into an apartment with hair in the dishwasher, refrigerator, paint all over everything; a washer thats filled with putty/paint, etc. Ive went above and beyond what should ever be expected, especially with the washer. I would love to recommend Autumn Woods to others, but based on my experience so far I would not. I do hope things improve as time goes on, but I guess well see.
