The absolute worst experiences we’ve ever had moving in :). The rent rate wasn’t clear had a ton of discrepancies and we were past our scheduled move in date before it was finally “settled” thus almost cornering us into having to move in or be at risk of not having a home. Maintenance came the first time and dismissed our request about our washer/dryer not working blaming it on our load sizes only for it to get worse the next day with a very small load and be filled with water. Our house had confirmed termites when we moved in which were “treated” but were told we had to monitor this as the treatment isn’t guaranteed. We have SWARMS of bugs (ants, spiders, silverfish, crickets) getting into our clothes, food and bathroom items in several areas of the house and were told we had to wait until next week to have this LOOKED at. The area is nice and just about the only thing worth the price. Leasing office is nice but seem to be very overwhelmed at all times and are dismissive/have to be reminded in most instances about things being so understaffed. Overall a VERY profit over people company.
Prices have gone up $40 overnight even though the unit I want is not even available until the end of August. Just because.

Filthy common area, you can hear every step upstairs neighbors take, slow maintenance, shoddy construction, nosy staff (they won't fix issues, but they'll issue a citation if you have a box in your garage). Leasing office pulled a bait and switch, promised me 2nd floor with w/d. I go to move in there isn't a washer dryer, even though it was clearly marked out on the floor plan. They ended up shifting me to a dumpy unit on the first floor and I didn't sleep well for a year due to hearing every car on the freeway at all hours. Also could hear every footstep of upstairs neighbor.
I cannot recommend moving here. The apartments are not up to date considering the price they are going for. Appliances are poor. We’ve had consistent plumbing issues. Our apartment came with water damage-clearly not inspected or maintained. Maintenance seems to rarely fix things correctly the first time. And management will just ghost you. I have never had one of my issues addressed completely or resolved. They pretend to care to save face but end up ghosting you in the end.
I lived in these apartments for nearly 2 years. They're spacious, the maintenance team are excellent and the leasing office team/staff are also generally professional and good to deal with, although the staff turnover was quite high. My review is heavily influenced by their aggressive approach to the business side e.g. refusing to offer a long term tenant a month to month lease option. The move out process was especially bad and others should be made aware. The communication was very poor. There was almost a refusal to acknowledge my intention to vacate provided months in advance and luckily I chased it up repeatedly until I got the written confirmation. Not having one's deposit in a central scheme means that they can withhold as much of it as they please. Having had a pre move-out inspection, I was surprised by some bogus charges for normal wear and tear added to my final bill, especially concerning since I asked for a final inspection on move out day but was told it wasn't necessary. The back office team were obtuse and obstinately maintained that these charges were proper despite being unable to provide any evidence of undue wear and tear to the paint work for which they withheld $150! The other costs included some overpriced pieces such as wiping the base of a table for $25, but this I expected and accepted from the pre move out inspection.
Do not live here. Only live here if you are okay with no centralized air conditioning, (extremely hot during summer), paper thin walls (hear creak sounds footsteps and stomping (sounds like a bowling ball pound), and if u like bugs as your roommates.
If you're thinking of renting here, walk by and talk to a tenant on your own. The noise is terrible, especially during the summer, when even on weekdays the college kids drink beer (despite restrictions) by the pool into the wee hours of dawn, singing and yodeling and being generously obnoxious. The security guard doesn't swing by until you've called him a dozen times. You'll get no sleep. Vermin infested. Constant break ins because door locks are frequently broken. Cars are vandalized frequently. Beware. There are better apartments in the area for significantly less. So glad I left.
Moved in June 2019, my day 1 of move in date I walked in realizing the walls were not painted, the lamps had to be changed, bathroom was not working, door would not lock so the unit was not ready, maintenance did bare minimum to get me move in. Every small request has to be resubmitted a few times for maintenance to do it right, they do quick fixes that are temporary (this happened with my door lock, thermostat, etc.). Now, I have a leaky roof that has not been fixed for over a week, I have submitted numerous requests, emails, called - no response back. They have a terrible maintenance management. Walls are paper thin and you can hear conversations, loud music, foot steps, there are termite issues, maintenance doesn't fix anything unless you submit a request 2 to 3 times. It is worst than pulling teeth and communication does not exist. Very disappointed, definitely do not recommend this place. This place does not care about renters, they do not care if you move out or if you are not satisfied... The AVA management is unethical because renters are locked into a contract and you are doomed to ride your contract regardless of how ineffective the maintenance team is.... Romeo at their front desk is the most accommodating caring person but their hands are tied so this is a large management issue. They are not staffed nor have the skill set to manage a complex of this size....
My husband and I have lived in the community for quite some time and have been greatly disappointed the last few years. With New York Film Academy right around the corner, it’s as if the community has become nothing more than dorm rooms. There are loud parties in my complex practically every weekend. I contact security, it takes about a half hour to 45 minutes for them to respond. The partying stops momentarily but then revs right up again. Nothing ever truly gets done. Also, we have had a termite problem for the last couple of years. The renovation of the apartment was nice but came with a hike in the rent. The best part about this place is the maintenance staff. They respond quickly and do a great job.

I went to the apartment for viewing and I did the application with deposit before that I told him that I’m international student and he side that you have to put huge annual income!! There is no one going to ask for provide I side to him I have income if you want financial statements!! After that he said that I have to pay one month why they put that in the website just to grabs a lot of people!!! Unprofessional company!!! Burbank addressee!!!
Pros: I like the modern aesthetic of the apartments if your lucky enough to afford the more expensive renovated ones. Maintenance problems are fixed immediately. The neighborhood is friendly and quiet. Office staff is also friendly, not the most concerned or helpful but friendly and accommodating. Fancy Amazon mailbox for those of us who love ordering on Amazon :) Every building has its own pool & grills, building 7 being the largest & best one. Always sparkling, as they clean them very often Cons: Universal keys work to get in any building. Theft in the car ports. Just don't leave your bike or put anything in the storage above your parking spot and you'll be fine. If you live under someone the floors def squeak above you. just pray you don't get a heavy foot person, or chose a 2nd level apt. I've never seen the "security" the office says we have. Luckily they're never needed. Burbank Police are the most awesome. They responded quickly to the theft incident I had in my carport storage area, and they watch out for our building. They also reccomend living here. Wish I didn't have to move away. I enjoyed it here.
Warning: the unit layouts on the website do not always match the apartment you get assigned to upon signing a lease. Also, the finishes and upgrades vary a lot depending on the building you're assigned. Overall, this is an OK property. The buildings are arranged around courtyards, and you need a key or fob to gain access. Each courtyard has a pool, outdoor seating, grill, and community laundry area. Most of the apartments have wall units for A/C, central heat, and stacked washer/dryer. The townhouses have central air. The flooring used in all the units is carpet and vinyl with a simulated wood finish. The building on the property are older, but they are kept in relatively good condition. The only problem I've had is with the front entry into the courtyards on some buildings; the doors are consistently broken. My roommates and I have told management, but the issue never seems to be addressed correctly. It's conveniently located within walking distance from a grocery store and a few restaurants. there is lots of street parking available in addition to the single covered space included with each apartment (2 for townhouses.) Though a little expensive for what it is, AVA is a safe and generally quiet place to live in Burbank.

I first moved Into the Ava Burbank apartments in 2013 and I just signed on for another year lease. I immediately fell in love with the apartments. I moved into a large studio with a balcony, which is perfect for my dog Stewart. I have access to all amenities; all pools, grills and laundry rooms in any building, gym and lounge (which is the main office after hours). SUPER pet friendly (they leave treats in the main office for your pooch). The grounds are maintained daily, and the staff is extremely friendly. In Burbank you definitely get what u pay for and the Ava's are worth every penny.

I love my apartment complex. It's conveniently located right behind the grocery store, and a starbucks which are quite frequent stops of mine. I enjoy my bank and Warner Brothers are within walking distance. Literally in my "backyard" so to speak. I enjoy how we have multiple units and not just one building so we have access to any pool in case there's a ton of people out by the pool. I frequently hit the building's gym. It's great living at the AVA Burbank.
All the buildings are well maintained and the maintenance workers are all very friendly. Easy walking distance to some great restaurants and cafes, and just a short bike ride to the cinema or the studios. If you want a place to relax, sitting by the pool under the sun is one way, or you can take a run through the cooly shaded neighborhood it lies on. You can even pump some iron at the free gym anytime, night or day, if thats your thing. Overall, a very pleasant place to live.
The one thing you can be sure when you live at AVA, it's that you'll get to enjoy the amenities you are paying for. Yes sure, the rent is high compared to other apartment buildings in the area but you have to be realistic that having a gym, a pool, a grill area and other things are extras you won't have everywhere. For my husband and I the hardest thing to find when me moved to LA was an apartment community that accepted large dogs. Our golden retriever of 75 lbs was a challenge, but with AVA we had no issues. Also, the apartments had recently been renovated and came with all the appliances, including washer and dryer, which also add more to your peace of mind of less things you need to buy/rent when you are moving. The area is very walkable, another plus, and you have a Starbucks, a Vons and an amazing breakfast place (Bea Bea's) just around the corner. I get on the 134 to get to work in less than 2 minutes, and I don't have to share my amenities with the entire community, since every building has its own. The cons, besides the high rent: The noise, but let's face it, you are not alone, it comes with the territory. Be polite and conscious of your neighbors, even though it's not always easy, it can be done. And the highway, well, kindda made us wonder at first if it was a mild earthquake or just vibration, Lol, now we are used to. The leasing office: not always very helpful, and we had an issue once with one of them who was rude. Overall, a nice place to live :).
Generally, the community of Ava Burbank is pleasant and clean. Occassional miscommunications from the main office are sometimes frustrating, but luckily these are not the norm - perhaps if the office staff were OVER 21 YEARS OLD things might be a bit better! I love my apartment - washer / dryer IN the apartment is a BIG SCORE!! There is also a laundry room for those without... maintenance requests are completely relatively promptly, without drama. The pool is lovely, and most tenants are polite about picking up after their pets... dogs and cats are permitted which is oddly hard to find in the area. I would recommend this community to my friends.
This apartment complex is in a nice safe neighborhood with everything around you,there's grocery stores,lounges and bars,banks and the freeway is right here. The best part is,it's like 15 minutes to downtown LA which is great for me because I go out a lot on weekend nights. The only thing I don't like about it is,it's kind of old so every now and then you have to call maintenance to come fix something. The other thing is,it's very expensive even for a studio apartment . Besides that it's a great place to live.
This is a great secure place to live with a very pedestrian vibe. There are many thing in walking distance from food to events. The apartment is very quick to respond to any issues that may arise. The property is very clean and is maintained well. I rented this apartment online from 3000 miles away and I could not be happier
While it certainly may not be the cheapest place to live, you really do get what you pay for: a great neighborhood with everything you need in walking distance, a safe place to live and friendly apartment staff. We leased this apartment before even moving to LA area and couldn't be happier - and the electronic lease application and signing and electronic rent payments were a huge plus!
The best thing about these apartments is that most of them come with a washer and dryer in the unit. Other than that, this place is simply average. My wife and I lived in the Kenwood Mews apartments 3 years ago and their only fault in my opinion, is the fact that they don't have a washer/dryer in the apartment. They have a heated pool and hot tub, their apartments are bigger than Ava, and everything is tidier over there. In Ava, the pools are not heated although the management staff claims that 3 of the 12+ pools are (yes, heated to 72 degrees - which is still very cold). After 3 years of living here, I have not had the urge to spend hours off of work trying to find a cheaper apartment community that is close to freeway access, shopping, etc. It is too much of a hassle just to find another location that "could" be more dangerous, dirty, or cheap. The maintenance staff is courteous and quick here although to get something done right, you need to complain multiple times. For 2 years, our dishwasher was making our dishes dirtier than before we put them in. So after a few complaints, they gave us a 6-month-old dishwasher. I guess that makes up for having them raise our rent by $115/month every renewal. And I guess the management company wasn't getting enough positive reviews about this complex so they changed the name from Avalon to Ava (creative, right? eh), put in a new barbecue, and is trying to make everything look newer and better. YET, the rent I'm paying is $233 more than when I moved in 3 years ago. YET, they are offering my same apartment (but with the new apartment upgrades) to new renters for $100 less per month than what I'm paying. Yay, that makes me excited! *sarcasm.
