Property Ratings at AVA Hollywood at La Pietra Place
I just moved into Avalon West Hollywood. Moving here was such a great experience. Jurixcy, the Leasing Agent made the move so easy. She's helpful, punctual, and extremely responsive. She made moving into the Avalon West so great. She helped me with everything I needed, answered all of my questions and assisted in making the whole process stress free. I am so glad I met with her, she's so nice and professional. I'm so happy that I moved to this nice building, the pool is amazing!
The complex is not safe with people stealing packages and intruders sneaking into the building and parking garage. The reviews online are horrible. My Tesla got broken into twice in less than 6 months. Lost so many Amazon packages
I HIGHLY DO NOT RECOMMEND AVA HOLLYWOOD. To start, I lived in a townhome maybe 4 months before a homeless person broke into the property, broke into my residence burned my place down and destroyed all of my belongings. Another 6 months go by when another homeless person breaks into the garage broke into my vehicle ripping wires making it not driveable. The Ava’s excuse was we don’t have security in the parking structure make a police report (nothing was resolved other than me coming out of pocket)! Dealing with staff is the most irritating and time consuming thing. First you half to call for a appointment and that’s if someone ever reaches out. I highly recommend if ever speaking to staff to have EVERYTHING in writing or they will lie to you and say they didn’t say what was promised. Highly over priced, poorly built, can literally hear any type of movements if you live below someone. You would think as big of a company they are the infrastructure would be much more professional. One of my worst living experiences I have ever had to deal with. 13 months of hell.
First thing's first, this is a MASSIVE complex. It's 5 buildings and each building could easily have it's own staff to support the tenants, but there is no where near that staffing. So, it's really easy to get in the door, get your lease signed, and get moved in. Once you're here, good luck getting any help from anyone in the lobby about any concerns you have. The maintenance team and custodial crews are great, and take good care of requests you make, but anything that rises beyond a basic fix or clean up and you'll be waiting weeks to get it fixed, if at all. Also, sound insulation is terrible here, you hear everything from every direction including the hallways. All that said, there are some positives. The gym is great and rarely busy. Squat racks, heavy dumbbells, plenty of weight lifting machines and an entire level of just cardio equipment. There are a lot of amenities like multiple rooftops lounges, a decent pool (although not large enough for the community), pool table, and they try with events like regular food trucks, comedy nights, and events like that. The neighborhood is not that great, it's central Hollywood, but it's the media district, so lots of studios, but not tons to do. If you walk about 20 minutes in any direction you're in centers with lots of great food and bars, but immediately in the area there isn't anything. Also, the fire alarms. I've never lives somewhere with even 2% of the disturbances created by fire alarms here. There's regular "testing" where they sound the alarms throughout the entire complex, and once every few weeks you can count on the alarms being triggered at 3 AM without explanation. Overall, just keep in mind that this place isn't "luxury" as it would lead you to believe, that being said the price point isn't outrageous, it can be convenient if you need to travel to the valley. You could do worse than this spot, but if you're a light sleeper or are annoyed by noise, then you'd do better to spend a little more and find a nicer place.
I am a current tenant under the Avalon Bay Communities portfolio. I am only writing this review to forewarn any potential consumers of the dangers of working with this community of apartments. Their leasing/sales teams are encouraged to lie to get you to sign a lease. Their property managers are also encouraged to provide a terrible living experience to incentivize you to break your lease early. This generates revenues for them in early termination fees and allows them to raise the rates in a shorter window of time, every 6 months instead of 12 or 18. You will find that most every favorable review across all channels are from someone new to the communities. They haven't lived there long enough to realize just how awful this parent company is. 6 months in, they are guaranteed to change up and hate it. Bad Management Bad Property Management Dangerous Danger Safety Unsafe Noisy Noise Loud Liars Cheats Poor Service Unreliable Poor Reliability Awful Sad Angry Unclean Alarms Sirens
I am highly concerned with this apartment's safety and vetting process of its residents. Last night, people arriving in an armored vehicle entered the premises with the help of several residents. The chaos resulted in tear gas, altercations, and a SWAT team swarming the premises. There is still an ongoing investigation, but the situation seems serious if a whole SWAT team was needed to be involved. Due to the tear gas, the fire alarm was also triggered three separate times every hour or so between around 1AM-4AM. It is unclear why the alarm was pulled again and again and again, even when the threat of fire was gone. A man also ran back and forth down the halls yelling "fire" and pounding on peoples' doors. In retrospect, this may have been a distraction attempt from the other chaos that was happening. I believe that those in charge were/are not being transparent with what is really going on here. Please be aware that even though the rent is high and the amenities are modern, that this complex is not necessarily safer than more modest apartments. If anything, this complex may be more of a target. I am posting this review because last night's events were truly disturbing and made me question this apartment's safety and the effectiveness of the resident vetting process.
Lived here on a short term 4 month lease. Staff was always very helpful and in the two occasions I had issues with the microwave and a door, they were resolved on the same day, their maintenance staff was always very nice and came masked and were able to resolve the issues on the spot. The building is gorgeous and very well maintained in terms of cleanliness and keeping it presentable. Yes, some tenants are not the greatest humans in terms of picking up after their pets, or leaving trash outside their doors, some even tampered with fire alarms, BUT the office staff was always stern and almost always identified the culprits. I absolutely loved my time here, Amanda went out of her way to help me with my out of state move, and was so helpful while I was there. I wish they had not stopped doing short term leases or I would lease from them this year again.
I’ll start with the only positive, I love my unit. However, everything else is horrible. The fire alarms have been “tested” 43 times in one year! The elevator is always broken, they have had to shut off the water 5 times in a year. The internet wasn’t installed to the building when I moved in, a massive oversight during a work from home order. Ashley lied to my face and said it was only my unit, even after I have emails from att and spectrum admitting it was a mistake. I had a crazy neighbor upstairs, who was hearing things. Management gave him my phone number, he was slamming on my ceiling, showing up at my door, they did nothing to help. Most recently my fob to lock my door, get in the elevator etc, and garage transponder, were deactivated by someone “my account was deleted”. I had to leave my door unlocked, but couldn’t even get my car out of the garage!! So so dangerous. I asked for an explanation, nothing! They have used concrete waterproofing in the parking garage, highly HIGHLY toxic, then sent out an email saying “sorry, more potent than we thought, we are looking to get fans”. It says on the label, do not use in not ventilated areas! Like, hello, it’s a respiratory pandemic....what are you thinking?! But the worst part.....is how much the management will look you dead in the face....and lie!! Straight lie. It’s a shame to me that they put more effort into the leasing part, so everyone is in the office to show units and make a good first impression, when if you didn’t suck so hard at managing the property, you’d be able to actually keep residents and not have so much turn over. I’ve not had anyone on my floor stay longer than a couple of months!!!!!
Regret signing a lease in this building. Main issues below since I’ve moved in: Issues: -complex / neighborhood security (had thefts - high factor) -lots of crime in neighborhood and huge pile of trash between building and 7/11 been there for a while -gym not open (other buildings like AKA have limited gym hours open) -management trying to charge me and give back move in concessions to transfer unit with less security risks -pest issues (ants) -inconsiderate neighbors (had a neighbor throw up in my balcony) -laundry machines often leave clothes too wet (spin cycle not adequate) -pool reservation system sucks and incredibly inconvenient -fob to lock to my balcony does not work despite requesting to be fixed multiple times
Do not live in a unit that is NOT on the top floor. Noise travels through and makes the units very noisy, where you can hear everything above you. I'm not sure why the units are so poorly designed as sound travels everywhere. Amenities are all busted and out of order - no grills available to use (even though there's a ton of outdoor space), gym is closed (understandably due to Covid) and pool/hot tub are constantly out of order. Oh, and the images of a movie theater on their Yelp page? I've never been there because it's been closed. I think a lot of people that moved in early thought the complex was great but a lot of cracks started to show once more people moved in...like the noise problems.
Why are half the grills broken? Why are there homeless people setting up camp under my window in a gated community? Why is the pool broken and Unheated? Why is the hot tub broken? Why are outside TVs broken? Why do the doors from the garage leading to the elevator not lock?
Unreasonable management that does not communicate properly they also are very judgemental
They don’t actually care about the people Living here. They are selfish.
I have stayed in this hotel a few times now, and it's just fabulous! The rooms are spacious and very clean. The casino is a really happening place with many things to do in that area. Many shops and restaurants to suit your needs. You can surely go up the tower and experience the slingshot, an amazing ride! Also, an awesome view of Vegas. Ample car parking, great customer service, and you don't feel the need to get out of the hotel; very cozy. On the strip but a little far away from the center of activity of the strip. But you don't have to stay in the center, just park your car in one of the hotels there and then roam around. This hotel room comes at a great price and provides amazing value. From here, getting to the Fremont Street experience, which is a must-see for Vegas, is pretty quick. This hotel is highly recommended!
