Property Ratings at AVA South End
Do not rent here! I am trying to move out ASAP and have only been renting for 3 months. As a resident, my car was towed from the garage, and I had to pay over $300 to get it back. While my car was being serviced, I emailed management to let them know my rental vehicle's make / model and license plate. They still towed it that night, even though I sent them advance notice not to tow my vehicle! They refuse to refund me for the inconvenience despite their error. I would not recommend renting to anyone - management is incompetent, and you need to be prepared for your vehicle to be towed
My neighbors slam their door 50 times a day each time they go in and out. Nothing has changed and it has been months after asking personally and asking management. I feel like I live with the people above me from how loud they are stomping around all day. The ceiling must be super thin because I can even tell when they're sitting in their kitchen. I work from home and it feels like torture living here most days. I try to leave on the weekends and stay with friends to escape. There is trash outside always, it's messy/smells, and people always leave their trashcans out in the hallways.
335 used to be worth it as it was one of the cheaper options in uptown Charlotte and you got what you paid for. Ever since the management switched over to AVA, the fire alarms have been going off non stop (even 3 am in the morning) and the rates are skyrocketing without any upgrades being done to the actual apartment. They did some stone work on the exterior and painted the halls inside resulting in a $500 price increase per month. The gym is alright and the pool is laughable at best. I’d recommend staying in an actually impressive apartment for these rates.
I've lived here for many years and this apartment complex has not been worse than it is right now. Our fire alarms have been going off at all hours of the night (10pm, 11pm, 3:00am) for no reason. We have received zero communication around why they're going off, when they will be fixed, etc. Save your money and live elsewhere.
Well maintained, clean and convenient apartment community. Very nice apartment units with rich and luxurious finishes and accommodations, very nice indoor and outdoor amenity spaces, fitness centers, and professional Management team. A great apartment for the price. A great place to call home!

Hi! We are thrilled to hear you enjoyed your experience at Three30Five Apartments. Thank you for sharing your kind words with us.
Renovations are being completely right now and after that It’ll look great inside. I can’t think of anything I dislike with Three30Five. I have a nice roomy apartment and a pretty big gym for a complex. Thank you.

Quality apartment complex that’s in a ideal location in the middle of SouthEnd. Staff is pretty cool and willing to help as well as the maintenance team, who always addresses request in a timely matter.

This place is a nightmare, the worst management ever. Since we have moved in (May 2020) there have been over 4 new managers. The maintenance team is new every few months as well. Our A/C has broke 6 times since living here, sometimes taking the maintenance team 3 days before coming to fix it. The premises are covered in dog poop, the elevators smell of animal pee, and to top it off dog poop is smeared on the outdoor furniture in the common areas. Those are just a FEW things that have happened since living here. Oh and good luck getting ahold of the leasing office until after you have to turn in your 60 day notice, because they will do just about anything to take more of your money.

Meghan, we are so sorry you have had an unpleasant experience with our community. I have been employed here since May 2020 and the maintenance staff has not changed. We have had 1 Asst. Property Manager change which executed 1 month ago. Not sure where that disconnect is coming from regarding our team. Nevertheless, we appreciate you sharing and wish you well with your future endeavors.
The apartments and amenities are subpar. The noise pollution is terrible. Do not let them up sell you upgraded units. Communication with management is terrible. The gym is consistently dirty. Stairwells are dirty with garbage and dog poop and the trash piles up frequently.

Elaine, we are so sorry you are not having a pleasant experience. We welcome you to make an appointment to discuss your concerns.
Honestly this building has gone down hill. Residents are loud dirty balconies look like dumping grounds animals urinate in the hall way. Constant trash in stairs and garage nothing is done to address. Very gross. Attempted to share with management but they dont seem to care.

We are so sorry you had an uninviting experience at Three30Five. We always welcome our Residents to come by our office and share your concerns so we may address them. Again, we are sorry that you have not been happy with your experience and wish you well with your new living experience.
The apartments are clean as well as the hallways and amenities. We've lived here for over 2 years and have been through about 4 property management groups until Bell Partners took over and since they've taken over everything has finally improved exponentially. Many of the other apartments in the South End area are not only very expensive, but very dirty & loud - 335 is not. It's also affordable considering the lively area!

Trash everywhere, broken doors constantly, never any dog bags so theres always dog poop everywhere and the alleyway smells like dog pee. Very frustrated with the new management. Also took 2 weeks to respond to mold in my bedroom.

I've enjoyed living at Three30Five. It's a great location in South End. Far enough away from the light rail that you don't hear it very often, but close enough that you can walk to most places.

Three30five is an affordable apartment complex that has wonderful parking, amenities that serve a purpose rather than just to look pretty, beautiful flooring, and the best possible location! When we moved in, there were a couple of issues with the apartment, but we soon learned it was due to the previous maintenance personnel who has since been replaced. I think where this apartment could improve most is through its management, and I have been happy to see that is where they are working to make the most changes right now. This apartment is a little rough around the edges, but overall, absolutely worth the price for the location.
Hands down the best maintenance crew Ive ever had at an apartment complex. Cardigan is our favorite and makes living at Three30Five truly feel like home.
Nice Apartments; love violating North Carolina law and not giving you your security deposit back. They’ve been holding onto my money for 30 days now and nobody can tell me where/when/how the check was sent
Moved to Charlotte! Was looking for a place in an AMAZING LOCATION, INCREDIBLE VIEW, GREAT SECURITY, and WALKING DISTANCE to many restaurants, stores, etc.. 335 Met all my criteria while also being extremely reasonably priced for the area. I have lived there currently for one year and love all the amenities, floor plans, and management. The 5/Ten Team is great and very responsive. I was in a two bedroom handicap with a all in one washer and one of those shower head extensions and didn't like them and they came to replace both within the week. I have just resigned a lease for a one bedroom for 14 months. High recommend.
Moving in process was ridiculous - no moving assistance from building (no carts or caddies, no freight elevator), no welcome packet (didn't receive any information on parking - my mother was towed twice when I moved in because leasing never gave consistent information about parking outside; and where/how to pay rent). Walls were very thin - there was a dog (that sounded like a small elephant) that ran FOR HOURS every night above me. It shook my walls so badly that things fell and broke! Management changed while I was a resident, and the new property owners were just as bad. I had to vacate early since I got a job in a different state, and the leasing office gave me different answers on ways to break my lease. I also had packages delivered to the building after I had left, and they asked for my forwarding address months ago but they STILL haven't forwarded the packages! I enjoyed my actual apartment (no thanks to the management) but I would recommend other buildings in South End!
Very bad management. Other than that, not a bad place. Wouldn't recommend
This place is a bit of a joke. It looks classy upon your first visit, and the amenities are nice, but once you move in, you quickly see beneath the surface. The main issue is maintenance, and keeping the property clean. There are constantly beer bottles left in the stairwells, dog waste bags overflowing from the waste bins, and no timely follow-up on requests. I contacted maintenance at 2pm on a Friday to let them know my microwave was CATCHING ON FIRE, and they didn't respond, and instead, left property for the day. I had to go down to the leasing office several hours later to figure out next steps, and was told I'd be contacted on Monday. Completely unacceptable. Also, trash collection is a joke. The chutes are always jammed and trash overflowing into the hallway. The building trash compactor continually malfunctions and makes loud thumping noise, often waking us up in the middle of the night. The other issue is the low-grade construction – the walls and floors are just too thin. We hear our neighbors all the time, and have been kept up late at night and woken up early in the morning because of them. The nicest thing about the property is the club room and pool area, but the pool chairs are always broken – there are 10 working lounge chairs out there now. For a building with hundreds of residents, that just doesn’t cut it – unless you get out there at 10am, you don’t get a seat. A new management company came in a couple months ago and has made claims that they are changing things, but I’ve yet to see changes. The only change I’ve seen is that we used to have bi-monthly resident socials and those no longer happen. Save your money and go rent elsewhere!
Great Apartment! I lived on the third floor of a 3 bedroom, 2 bath place and very rarely ever heard the people above me. The apartment also had an amazing view of the uptown Charlotte, especially at night! They don't usually list three bedroom apartments on their website but if you call they usually have one available (Not use why they don't list them since I know people are usually ALWAYS trying to find a good 3 bedroom in South End!) Lots of guest parking which was really nice when I had friends visiting. It is a 5-10 minute walk to Sycamore Brewery, Rite Aid, Blaze Pizza and more! I've lived in Charlotte for three years and this is the cheapest rent I've been able to find anywhere. I would definitely recommend to anyone looking for a nice 3 bedroom with their friends in the heart of South End!

We appreciate your awesome review and love hearing that you have enjoyed your time at 335!
I left 335 about 6 months ago after living there for about 2 years. I was able to snag a great deal on a sizable 2 bedroom with a great layout. The location is GREAT. You could not beat the price in that area, and that is about it. The parking ordeal is silly. When I moved in, both cars were allowed in the parking deck. Then a few months later the leasing office changed their minds and one car HAD to be in the parking lot and then another was allowed in the deck. Keep in mind, the locked parking deck isn't safe by any means. My car was broken into one night and I did not find out until later the next morning, the maintenance guy didn't think to notify someone when their car doors are left open when they came in in the morning with their belongings strewn all over the inside... The police and leasing office did absolutely nothing. The turnover in the office is alarming. In the 2 years I lived there there had been 3 property managers, not to mention the leasing agents that came and went. One leasing agent actually gave my roommate my password into my account that I pay rent with that was linked to my bank account... are you serious? Then there are the PAPER THIN WALLS!!! I knew exactly when my neighbors, both upstairs and downstairs woke up, when they flushed their toilet and most certainly when they were watching TV. And don't bother filing a noise complaint with the leasing office, they will respond to your complaint with a "we will notify the residents" and then go back to whatever they do. If you face the parking lot, you hear every time someone comes home and closes their car doors, and especially when the drunk hoards of frat stars come home from a wild night of partying around 2:30am. You also get to hear when the towing company pounces at the chance to make a quick $200 on towing your car at all hours of the evening. Now that I've moved out and was told by one property manager (surprise, they don't work there anymore) that I would be getting my security deposit back shortly after moving out... Well.... I still don't have it. To be quite frank, any south end apartment will give you this kind of experience and you are probably better off renting a condo near by for less cost and less headache.
I just rented an apartment at this location and could not be happier! I worked with the leasing agent Taylor Ellis who is AMAZING. He really cares about your move in experience as a tenant. He showed us the facility which was very nice and explained everything in detail. He answered all of my questions and really took the time to consider what my personal needs would be. They are the picture of customer service. My roommate and I are moving into the home at separate times but they were so accommodating it made this process so easy despite our circumstances. They have a loading doc and elevators for your move which made the physical move simple. Our neighbors have been kind and I couldn't be happier with my decision. The entire leading staff was so helpful and friendly. I would work there myself just to be apart of the positive energy! If you're looking to move, don't overlook this place!
The apartment are very cramped with thin walls. The officesecond will charge you for anything they can. They also have a contract with the worst towing company in charlotte. If you do get wrongfully towed do not expect help from the apartment offices. There is a lot of fluff on the outside which is revealed to be nothing more than superficial. Small rooms, small pool, small gym, and there is always something broken.
I've been living in the 335 apartments for about 8 months now, have had nothing but a great experience. Apartment is right in the middle of everything Charlotte has to offer, but far enough away from everything to keep things quiet unlike some of the other apartments closer to the light rail.
If you are looking for easy access to the light rail this is a great spot in a fun neighborhood. The location of this place can't be beat, however the pool and fitness areas are both quite small and should've been designed better. The apartments themselves are nice but a bit on the small side. I'd recommend you ask to see the specific apt you're moving into to make sure it is what you expect
