Property Ratings at AVA Studio City
Current resident at AVA 10925 building dealing with water damage on an entire room in our two bedroom apartment. Its taken AVA's team two weeks to start renovations along with horrible communication from there team and zero help. We are being charged full rent to sleep in our living room. Zero response or accountability from team and total neglect to tenants and care. AVA will continue to get rent from 35 units effected with water damage along with compensation from there insurance company with all the building damages. Not sleeping in our room for two weeks with another week minimum of construction in our room AVA has told us they will not be pro rating our rent along with telling us the living room is fine to sleep in. If you are planning to come to live with AVA because you think they are a big company and can do things for you please think again, it is frankly the complete opposite.
The lack of security is absolutely appalling. There is ZERO and I mean ZERO security in the mailroom. I have only been here for 6 months and two very important packages have already been stolen. And that is within 8 hours of them being delivered. There are zero security cameras in any of the mailrooms so when something is taken it will never be caught on camera. You are told to file a police report. The only place they have security is at the bbq and hot tub area. at 10:01pm they will always be right there to tell you it is closed but they will not be anywhere else to ensure that theft or homeless people are not coming in. If security is a priority for you I would 100% not recommend moving here. It is not safe for you or your valuables that you work hard for. They charge WAY TOO MUCH to not have ANY security. Imagine paying these prices but you cant deliver mail to your home because it will be stolen immediately? INSANE
This place is falling apart. 32 residents in total have had water leaks in their apartments for the past three months. Entire apartments are being gutted and management refuses to relocate residents and is still charging full rent. Personally, my heat didn't work for a week and almost everyone in AVA II has had issues with their hot water and maintenance refuses to fix it. There are crazy homeless people everywhere inside the buildings and the garages. I had someone try and break into my home one morning. Management does nothing. Stay away.
My fiance and I have been living here for 2 years so far and we have had a great experience! Having free parking and amenities like the vegas style pool have been so nice. Cisco, Lauren, Miranda at the leasing office are the best. They are always so friendly and helpful. HIGHLY RECOMMEND if you're looking for a place outside of the city but close enough to all the fun places in LA.
I have had only positive interactions with staff-both office & maintenance. They are quick to answer my questions, and complete any maintenance requests. The pool, gym, & dog parks are AMAZING. And the location is great! Close to Hollywood, NoHo, & Burbank! Being in LA, there are some concerns that came across with city living, but overall I feel safe here! Also, they throw different events that are really fun- comedy show, food trucks, coffee vendors- I love it here!
I stayed here for a year in one of the studios, when I say stay away ... STAY AWAY. When I first went to view this property, I was excited because the pictures make it look very luxurious, it’s definitely not. The tour was very strange because they didn’t have a “show room” available for studios so the leasing agent took me to his personal apartment (which was completely trashed). I was thrown off a bit but decided to continue with the apartment because I was hoping this was just a odd occurrence. While I lived there, maintenance never comes to look at anything you send a request, packages are stolen if they aren’t directly delivered to the door( management wouldn’t be bothered by complaints about packages being stolen on a regular occurrence), my brand new car was dented constantly by rude neighbors, and my car was towed while in my assigned spot scraping the front of my brand new car because management forgot to update there system for my new parking spot. I had to argue with them many times and little to no action was ever taken. DO NOT get tricked by the pictures, this place is a dump that only wants your money.
Yes, they will sweet talk you and the pictures look great. Even the tour will think this is a luxurious place. Far from. There are broken elevators, doors, and entrance gates! Every week there is construction or repairs going on, because things are breaking. They are cheap and will never properly replace things, so you will never have your peace. They have also have left barrels of hydraulic oil in the garage and piles of wood stacked on them, totally dangerous and hazardous. The high turnover rate should tell you many people get locked into a contract and leave after it's done. People are moving in and out all year long. Stay away!
Since the sale of this location the management has gone to hell! They don’t care at all about tenants! Good news is they don’t fight too much to keep you and will probably let you out of your lease because they believe they can just move someone else in for even more rent. If you like being treated like crap this is your place! It’s a shame because perfect area to live in the Valley!
Found homeless squatters living in the vacant apartment across from me yesterday! They broke in through a window and trashed the place. AVA had a shooting a couple weeks ago and the resident involved still lives here! We have had regular apartment break ins, car break ins, car thefts, etc. Our front gate is broken every other day and anyone who wants to come in can! Management is negligent and claims these are all “isolated incidents”. We used to have 24/7 security and AVA got rid of it because their multi billion dollar company apparently can’t afford it.
They will promise you luxury apartments, security, and a whole bunch of other things before you sign your lease. What they don’t tell you about is all the homeless people who come in regularly because they got rid of security, or all of the break ins. People regularly trespass and try breaking into apartments and cars. You will occasionally find bums sleeping in the parking garages. Don’t be fooled by the model pictures they post.
I do not fully have the words to express how awful my experience with the Avalon/Ava was. We went under renovations we had no choice in and our apartment was destroyed in the process. Ava also left us without any working toilets for a night, unplugged our fridge (spoiling all of our food), took out all mirrors, painted all over our brand new couch, and left us with no countertops. While all this was happening, they were still expecting us to pay full price. The amount of stress that went into this living situation is unexplainable. If you don’t want to live on a construction sight, inhaling fumes that make you wake up with a headache, and a staff that really doesn’t care about you, don’t live at the Ava.
