Property Ratings at AVA Toluca Hills
I've had a thoroughly disappointing experience at Ava Toluca Hills. For four years, I endured subpar living conditions and unprofessional management. During my first 2.5 years, I resided in a unit on the first floor plagued by relentless leaks every time it rained. Despite numerous complaints, maintenance only offered temporary fixes, forcing me to endure the inconvenience repeatedly. Eventually, after relentless pestering, they begrudgingly relocated me to a new apartment. For the next 1.5 years, I maintained impeccable cleanliness, only to be slapped with exorbitant charges upon moving out. Despite passing their initial inspection, they concocted frivolous charges for stove glass replacement and cleaning. Conveniently, they failed to furnish any receipt for the alleged replacement, leaving me to suspect foul play. Furthermore, the flashy amenities they flaunt are merely a facade to mask the shoddy quality of the apartments. Living on the first or second floors is a nightmare, as the paper-thin floors amplify every sound from the neighbors above, necessitating constant earplug use to maintain sanity. In conclusion, Ava Toluca Hills is a rip-off disguised as a luxury community. Don't be swayed by their amenities; the reality of living here is far from glamorous. Save yourself the trouble and look elsewhere for a place to call home.
As a current resident in AVA Toluca Hills for 3 years(Moving out of here immediately as soon as I find a place), need to tell you that it is not worth the money you pay for this place and I'll explain here to you why: 1. The security harasses you or your guests in the amenities every hour. 2. Paid parking which is comparably expensive, is only and only for one of your cars. If you have 2 cars, you only get one sticker, and the other car without the sticker will get towed if you park it in your own PAID expensive spot! Disrespectfully ridiculous! 3. The hallways always dirty, full of bugs laying down or dog poops. Not only that, you may occasionally find empty alcoholic bottles by your building or parking spot! 4. Staff do not care about you or your needs. Disrespectful and unprofessional. 5. As an electric car owner, the charging station is too narrow that every now and then the car gets small scratches by the cars parking nearby. We never had most of this problems mentioned here back in 2020 or 2021. Do not waste your money here. Moving out soon! Ciao AVA Toluca Hills!
It's got it's apartment living issues that just about every place has. But I have never had an issue with excessive bugs or any roaches at all! For LA, that's generally asking a lot. We had the usual noisy people around us, but nothing you wouldn't expect living in an apartment community. The amenities were amazing pre-COVID, and during the chaos of 2020, the on-site store was heaven sent and always had the things we needed to get through. The people who live here often go all out on their balcony. I almost never see places where people docorate and have nice outside areas like the residents here. If you've ever seen the show LOVE on Netflix, this is where that first season guys apartments were! Funny to rewatch and notice I had the same floor plan. They did remodel since then.. Haha. Loved our time here, check it out.
It has been a few months since I moved into AVA Toluca Hills and I could not be any happier. It’s a well-maintained community with gorgeous landscapes and rich nature all around, as well as exceptional amenities, including a convenience store, Amazon lockers for secure delivery, multiple gyms, swimming pools, tennis, basketball, volleyball courts, parks for pets, etc. Located no further than 10 minutes away from Hollywood or Burbank, it feels very soothing and more private than most apartment complexes in Los Angeles. These apartments have been a known spot for many creatives such as myself, who work in the animation, film, or music industries. This place seems very family oriented; yet, I was happy to discover that there are also a lot of young career-oriented people living here. This is a large complex with enough space for everyone to live in harmony. I was able to get a tremendous deal on the lease and would like to thank Kurt from the leasing office for his help, kindness, and dedication to his customers and most importantly for his patience with a picky person such as myself. Also, manager Paul was extremely helpful and demonstrated his professionalism and compassion, as he was able to think out-of-the-box and take immediate action in an atypical situation. Many of other residents I spoke with also seem to be very happy with the apartments and staff. AVA Toluca Hills has earned a solid 5 stars from me!
My car was traveling through the gate and it malfunctioned and hit my car. They refuse to pay for the damages. Simply put, this is corporate greed. My insurance company is going after them. They know the law but they refused to obey it to save a few dollars. Now I have a $3500 bill.
Not worth it. My partner and I have lived here for about 10 months and I would HIGHLY SUGGEST LOOKING ELSEWHERE. To begin with; we were shown a very nice and scenic "showroom" before moving in. On move in day we were dismayed to find that our actual apartment balcony opened up to a wall of dirt with almost no natural light. There is constant construction/work around the property that requires one or more of the following: -Blocked off roads/entrances/entire parking lots for most of the day. -Water to be shut off for 8+ hours (usually 8am-5pm and at least 3 times per month) -A contractor to enter your home for 40+ mins between the hours of 9am-5pm. Super convenient right? -One or more of the amenities (pool etc...) being shut down for days at a time. There are large stretches of street between building that have no side walks, so good luck trying to stick to the shoulder and not get hit by someone blowing around the curves at 40+mph. All the units are in giant connected hallways that amplify ALL SOUNDS, and the walls are paper thin so you can hear almost all your neighbors at all times. There is dog poop/ trash everywhere and no enforcement for picking it up, and the laundry room floors are covered in water. Parking is a nightmare! And they recently got rid of a ton of free spaces and replaced them with reserved spaces that cost a ridiculous amount. So be prepared for a ten minute (no exaggeration) hike to and from your car. The amenities are decent so I'll give one star for that, and the staff is pretty nice. Maintenance team is good too. DONT LIVE HERE!
My boyfriend and I moved in a year ago and despite a few annoying quirks we’ve had a mostly decent experience, up until now. The parking situation has always been a nightmare, if you get home from work after 8:30pm there is usually next to no parking available near most units and you typically have to hike across the property from the A lot. When we moved in initially we were told the security team would happily be able to transport people who had to park further away to their apartments via golf cart late at night, though the one night I desperately needed them to do so, due to a torn foot muscle they said they would come but left me stranded for over half an hour before my boyfriend came and carried me the whole way. For the past couple weeks they’ve had no parking tow away zones throughout the entire property so that they could repaint the parking spaces. At first I was glad they were doing this given that some of the spots were so faded you couldn’t tell a spot said reserved till you went to your car the next morning only to discover it had be towed at your own expense. To my horror however I discovered that the reason for the repainting project was to make the already severely limited parking more so, and that about half of the regular spots had been made into more reserved spots. Now there’s just a bunch of empty reserved parking spaces no one can park in for fear of being towed. Reserved spots btw have a high monthly charge that goes on top of the already high rent. I now have to park on the street, which doesn’t sound too bad till you see the location. The property has been constantly under various renovation projects that leave you with constant water shut offs that last the whole day, letters posted to your door about various construction, and times workers will need to enter your apartment all extremely inconvenient to those who work during the day. I would also warn anyone who is about to move in to make sure they view the actual unit they intend to lease as the model ones they show can be vastly different from what you might actually end up with.
I just moved here from out of state. I love it!!! It’s a hidden gem with lots of green trees and beautiful views. I love that people walk around. It’s clean.., I feel safe ... you have two gyms.. one out doors.. hiking and shopping all around you!! The staff is awesome!!! Diana helped me get everything that I was looking for. She has been very helpful with all of my needs. It even has a grocery store for you... the pools are beautiful and have great views.. you have fire pits.. it’s quite. The dog park is beautiful and clean.. I fell in love with this complex the moment I had seen it!!! I highly recommend it.. Ask for Megan .. she is awesome and has great vibes!!!
I highly highly recommend to look at other apartments and to NOT rent from here. There are many negatives about this property and i will list them in details here. 1) The parking situation is an absolute nightmare after about 9pm every single day. When you first tour the property with the leasing staff, they will sell you on the fact that theres plenty of parking and even over-flow parking available but that is simply a lie. After about 9pm it is impossible to find parking near building Y or just about anywhere until near building A. There are just too few spots and too many cars here. For the past 3 months ive been having to park in A and walk over to Y where i live. Its been miserable and the leasing office wont do anything about it either. They cant even give me a ride on one of the golf carts to go get my car from A in the morning or from A at night to get back to Y. The office is somehow always "understaffed". 2) The leasing office is the most incompetent group of people i have ever dealt with. Look at the countless reviews of negative experiences with the staff and you'll see a similar theme. They are constantly understaffed and you often wait like 20 mins just to get a package from the office cause no ones available to help you. 3) There is constant construction and water shutoffs since ive moved here in feb 2018. At least twice a month there is a water shutoff for a 6 months in a row now as of this writing (aug 2018). How is this happening? Why are the construction contractors so incompetent that they're constantly having to shut the water off to fix something? Its not worth the rent here to have to deal with water being shut off multiple times a month and that too for an entire day. If you work from home this place is an absolute nightmare. These are the major pain points about this community and the sad thing is that the management office does nothing to address these. They just reply saying they'll "talk to the team and see what can be done" then thats about it. I highly highly want to reiterate you look away from this property when renting and find another place. I know i will be moving after my lease is up 100%
When we left our apartment(G310) after a six-day stay (Aug, 10-16), we discovered that we left our electric tooth-brush charger behind. After our call and a short search, the unit was found and preparations for its return to us was being arranged. But when the cost of the return was announced to be $48, we decided that the cost of delivery was excessive!. We have since ordered a replacement for the unit on line and already have it and using i. The cost? $18 Canadian! Shame on the management.

The place is old. And expensive. I have been a long term tenant at this property. The good news is that it is conveniently located. And the grounds are lovely. The bad news is The water mains break often, leaving tenants with no water for hours or days. The apartments also do not have enough electrical sockets for the numerous electronic devices we use today. Parking is a nightmare after 8 PM throughout this huge property. The place is huge. There are over 1,100 units in this property. There are few/no sidewalks. If you have kids, that can be a serious safety issue. Many residents walk the dangerous roads inside the property, sharing the road with vehicles. This apartment complex, via Oakwood, also caters to hundreds of college students on an ongoing basis; it’s like a dorm! It also functions much like a hotel, allowing people/tourists to stay here for only a few days. There are constant noisy move-ins and move-outs. The clubhouse amenities, such as the gym equipment and computer room, are old and often do not work. The tables and chairs in the clubhouse activity rooms are banged up and badly deteriorated or falling apart, giving these areas a third world look and function. Avalon offers free wifi in the common areas here but it forcibly and suddenly disconnected me every 60 minutes on an ongoing basis. The property is currently undergoing a massive long term down market renovation in 2017, making it inconvenient and noisy for tenants. The front desk employees are very nice and want to help but often they can do little or nothing for tenant issues, based on all the restrictive corporate rules and poor, or non functioning, services and amenities. This place is not luxury apartment living. I rate it 2-3 stars. For the above reasons, I would not recommend Toluca Hills Apartments by Avalon for upscale apartment living. There are newer, and better places, to rent in L.A.
