Property Ratings at AVA Wheaton
First, this is a beautiful and well-kept building. Maintenance is fast, respectful & friendly. Melvin, in particular is awesome. Common areas such as the gym, hallways & trash rooms are routinely cleaned. The rental office is also friendly & responsive. Stephanie and Brian are so patient and have offered solutions to my problems on many occasions. Second, the noise concerns are valid. I initially occupied a second floor unit, and the tenant above had children. I was unable to sleep or enjoy my unit because the noises were unbearable. I made the switch to a 5th floor unit, paid the extra rent and have enjoyed my space since. Occasionally there are noises from other apartments (think game night) but nothing consistent. I anticipate that during the warmer season, people will use the court yard more and there will be more noises. Finally, it is safe. I feel safe on the property, specifically while entering and existing my car. This is a big one for me, considering the location. Overall, I consider this space a interim living arrangement. Not intended to be occupied for more than 2 years. Rent is rather high and I heard it increases at renewal. When moving, considering these factors and remember the other perks. Close to public transportation, in walking distance from numerous businesses, new amenities, clean and safe!
I feel depressed when I was living in this property. Please take a look at all the previous reviews and avoid this property! I totally agree with them! I cannot remember how many days I was waken up because of my neighborhood’s loud music or parties in the yard or stomping from the upstairs...
I was attracted to this place because of the location and luxury layout. The building looks great but one of the main attractions--the pool and courtyard area--are the biggest source of my discomfort. If you live facing the pool/courtyard, EXPECT to HEAR EVERYTHING, from phonecalls, music, kettles whistling, neighbors talking on their balcony, even kids playing in a whole other apartment complex!!! The design of that area is clearly NOT user-centered because the noise is truly what's prompting me to not renew this lease. I am working from home and cannot even open my windows because there's ALWAYS noise. I pay far too much to be hearing about someone's custody battle from 3 FLOORS UP as they yell on the phone. I've sent multiple emails to management and they do not even respond, yet have time to send other community-wide emails about repetitive nonsense.
You will hear every single footstep the person above you and next to you takes. The building looks great and it is in a good location. Additionally, the staff is friendly and will listen to complaints but nothing will be done. There were very few nights I slept or could enjoy my apartment I worked so hard to obtain. Residents are paying a large amount of money to absolutely hate their environment. Parties at all hours in the courtyards and dogs barking all the time with very little consequences. Community emails are sent that do nothing. Such a disappointing living experience that made my life miserable.
There is a serious mold issue in building 1. The building sits on top of a large cistern. Do your research.The noise is an issue as well, and strangers sit around the backside of building drinking and tossing empty beers. You will get a contact high from walking through the halls anytime of day, on occasion, a homeless individual can be found sleeping underneath your balcony (on the lower level). AND paid parking is a joke, and individuals found in your spot will remain because no towing practices are in place unless you call and wait an hour for the tow company to arrive...if they even show. Can't give less than 1 star.
I loved it here when I initially moved in, but have since encountered a significant amount of difficulty, and the management seems either unable or unwilling to act decisively to assist current residents. My upstairs neighbor began to stomp so loudly at night that I was being awakened through ear plugs. After making multiple complaints to property staff, the manager informed me (on more than one occasion) that I was "just hearing regular apartment noise" and asked me if I'd ever lived below anyone before. I found this dismissive response, given on multiple occasions, to be both condescending and unprofessional. Eventually, the property manager offered me two options: (1) allow a 3rd party (eg, office staff) to hear the noise, or (2) move to a new apartment. When I tried to explain that option 1 wasn't viable because I was being awakened at night, I was told to call an after hours number. Even so, this would involve timing a 3rd party individual's arrival with the stomping and hoping they'd hear it. Additionally, I tried to explain that this would involve many months more of not sleeping and I was already suffering. Again, the property manager repeated that I was hearing "normal apartment noise", completely dismissing my lack of sleep. Finally, faced with not sleeping for the foreseeable future, I moved and paid all expenses out of pocket, specifically asking for an apartment at a comparable rate. I walked away from our meeting with the understanding my rent would remain the same, but was shocked when I saw a $120/mo increase. Again, the property manager refused to even entertain the idea that she had not properly informed me of the rent increase, despite the fact that her staff failed to provide me anything in writing with the new price on it. Had I seen an increased rent price prior to moving, I could have addressed this earlier. Bottom line: while this is a nice place to live, it is also a new place, which means that they are evidently more invested in bringing in new residents than maintaining the comfort and sanity of current residents who are paying a good deal to live here. I feel that management perceives they are addressing issues and absolutely refuses to see any opinion outside their own. This was supposed to be a refuge for me in a new city. Instead, it is has been nothing but headaches and indecisive and uncooperative management totally unwilling to help
Apartment wrongly towed my girlfriend's vehicle and refused to work with me. She was a guest parking in a guest area with no signs stating a pass was required. I informed them of there being no proper signs posted at entrance to inform the driver of their policies.
If you enjoy hearing every word spoken in the hall, every footstep, every phone call, this place is for you! The summer it feels like you’re in a coliseum as a few neighbors party all night in the courtyard where the pool is- if your apt overlooks the pool, it’s actually louder than street side!! In the restroom, due to vents, you can actually hear the pool noise from a high floor, almost unmuffled. Beautiful place, but very inconsiderate people live here and very inconsiderate design! Not worth renting one of the higher priced apartments. It’s a shame since this place is so beautiful. That’s why I give it 2 stars- staff are great, but very poor design here.
First let me say , that the building is beautiful and made for an urban millennial. However the building was not constructed with the consumer in mind. The property definitely looks modern and luxurious, but the developers and contractors used the cheapest materials to build AVA. The floors and walls are super thin, you will hear every foot step, wash cycle, and neighbor's snoring. There is no sense of privacy when you can hear everything from your neighbors above or below. Although you will enjoy the amenities and community events , you probably won't get enough sleep due to the roaring fire alarms. The fire alarms have had "technical glitches" every month since it's opening and will disrupt your sleep. I am saddened that AVA rushed to open the building before it was ready. Besides the noise, I love it ..
