It has been very good so far it is nice and quiet and everything is like brand new clean . I like that. And that there is sercrity doors to the building so people can’t get in. And there no keys . So I don’t have to worry about losing them. . I like that I have parking when I get home .

Once you move in maintenance, the office, the whole niceness stops. You’ll never get them to do anything for you. None of their promises are ever made hole horrible very dirty and unsecured! Pool is always dirty. You wouldn’t let your pig swim in it.

Beautiful landscaping surrounding property for long walks with pets or play in dog run in evening. Amenities are close and trendy. Apartments are sound proof for working from home and love the kitchen and appliances.

The Changes that we have seen have been Amazing! Quick and efficient, We can't say enough about the maintenance staff. The new staff in the office I can't say more Brovo!
The maintenance on the building is not great. The halls are always dirty now and the maintenance requests take forever to get done. People are allowed to smoke and it smells everywhere
This apartment is really nice. The people are very friendly. I will Recommend my friends To move here if they’re looking for Apartment. The managers are ready nice and welcoming
I love my loft ?? The view is amazing at night and also during the day especially during the sunset. I love love love my loft. It's also very convenient to have an elevator, especially when doing groceries shopping never have to worry about going up and down flights of stairs.
Overall nice apartments. Has heating and AC and a washer and dryer in the apartment which is a plus. Maintenance seems overwhelmed considering it took them 18 days to get to one task. Management seems to be a big problem considering they have new management a lot. When prices go up or any inconvenience pops up they blame it on one thing, “ new management,” they really never have any other excuse.
We just moved in today and so far the experience has been amazing! Tera has been so informative and helpful on getting us started! The apartment was clean and I can't wait to get completely moved in!
The apartment is very nice but the shared utility fees add an extra couple hundred dollars to your rent in the summer. The block it’s on is nice but can be kind of bad a few blocks down
I love it here! Everything is beautiful, amenities are great. Nice dog park, they have a family park! They also have a great gym. Also there’s a restaurant in walking distance.
I like how the clubhouse looks I like the upgrades that are coming. I just wish the maintenance team was a little more on top of it. Other than that fantastic job
I love the inside of my apartment, my neighbors seem nice, and there are plenty of dog waste trash bins and bags. However, there is a lot of glass and trash everywhere on the ground which is really frustrating. The leasing office changed employees at some point and the new ones are not always welcoming. I don't feel like I can go in there and express my concerns.

Quite frustrating. So many issues with the front office. I have been waiting for a month for service requests. It is impossible to get in touch with them since the front office staff always tells you something different. They kept losing our information for renters insurance and forgot over 5x times that we signed our lease and kept contacting us about this. My roommate and several other people also had their windows open in the parking lot in the front office did nothing about it and just said it happens all the time here. Proceed with caution.
Been here almost 3 years. Pretty calm neighborhood. Good neighbors. My family feels safe. Would love for the clubhouse to be rented out for parties.
This is my favorite apartment complex I've ever lived at. First off the amenities are amazing and well taken care of. The staff and maintenance are great and always willing to help. The area is conveniently close to alot of stores and also we are minutes away from the RTD transport.
Slow maintenance service, this is sad given how much the rent is. The snow turns to ice on my side of the building entrance/exit making it a dangerous walk to the parking lot. No salt or plowing is done
We enjoy staying here, we just wish the amenities would stay active and working. The hot tub is is always down cold like the pool and the jets never work. The pool is always freezing cold.

Amazing apartments. The pool is really nice, the gym is absolutely amazing, has more than enough space, it’s very clean and the atmosphere is wonderful. Overall, these apartment complexes are perfect for what I was looking for.

I really do like living here. The location is good. There are restaurants nearby that I like and I love how close it is to the lightrail station. I like the layout of the apartment. The parking situation could be better. I was lucky to get a garage, but my roommate struggles to find parking close to our building, especially at night time. The community is good. I don't know my neighbors but they keep to themselves and they aren't too loud overall. I like that out buildings are locked but sometimes, people prop the doors open - I wouldn't have an issue if they just remind to unprop them when done. Also, people suck at picking up after their dogs, FYI.

I love my apartment, but the only thing I really have an issue with is the lack of security for the building, because there are constantly homeless people sleeping in the building and stairways and it gets very trashy, smelly, they smoke inside and do drugs and leave evidence of it in the stairway, and they sometimes follow you and ask you questions, I’ve even come out to a guy bent over and his pants were down and he tried to speak to me as I’m walking through the door, I’m pregnant and that’s a concern of mine for when my child is born soon, other than that maintenance does take quite awhile to respond to requests and clean up messes, and the pool seems to be closed quite a bit. I don’t like that certain things are required for you to pay even if you don’t use the service, like valet trash, I live right by the trash room so there’s no need to pay for it or the fact that I pay $10/mo for parking and don’t always get a chance to even use the parking lot.

Worse place to live. Vendors are not able to get into the building for deliveries. The delivery service Fetch that the apartment uses doesn't work, I've had to go pick my packages up anyway. Don't move here.

Love it here! Gorgeous amenities, the interior of the apartment is beautiful! They have a new dog park and a children’s park! There’s also an area by the dog park to grill and have a lovely family get together.

Poor trash removal that you pay for and is mandatory, dirty hallway carpet that smells and is not cleaned frequently I do not recommend unless these changes are made

I absolutely love my Apartment. Have had no issues with the community either. The staff is friendly and helpful especially Brenda! Can't wait to get out and enjoy the pool this summer.
Apartments are nice and modern. No one bothers you here. Only issue is we can’t access the trash room from the hall most of the time so that sucks
Overall I believe that Avail does care about the people that rent here. Maintenance is on top of things and helps whenever they can and I'm a big fan of the weight room and pool area!

The interior of the apartments is beautiful but the area is very unsafe and the parking situation is not great. These apartments should not cost as much as they do for the area they're in.

Despite the NUMEROUS issues I had upon moving in and living here for the first 6 months, many issues have been addressed. At first, when I brought up an issue with this company's executive leadership... (as the local management wasn't ever around or helpful) I was met with attitude and told to be professional because I was, understandable and noticeably, enraged at the lack of even basic customer service and credibility. But, since then it seems the same executive has taken a much more kind, helpful, and understanding approach... almost like he imagined being in our shoes. There have been other issues that have come up and they have been handled. Communication, in general, is still not very good, but it's getting better. I would say that if they keep listening, taking action, and communicating information properly then they can earn 5 stars in time. They just gotta keep on being honest with themselves and improve on what they are able to.
The beautiful interior is not worth the headache you may experience. It's kind of like a hit or miss with the leasing office. Depending on who you deal with, your issues may be resolved. My experience with them was terrible at move out. I am elderly and not able to get around as much, so if it wasn't for my family member, I would have been stuck with thousands of incorrect fees. They charged me hundreds in cleaning fees when we left the apartment spotless. Now I'm in the process of small claims court to get my money back.They need new leasing staff who is properly trained. The Apartments are poorly built, and you will feel vibration and hear everything outside, above, below you. Parking is bad after 5p Only Building T has elevators. Get ready to have maintenance entering your place checking something every other month, very annoying. The list goes on.......

Beautiful apartments. Adrian and Mandy are awesome and go above and beyond to address any concerns. My experience living here has been amazing. I would definitely recommend touring the community and see the amazing apartments and staff.

As of March 2021, this is month 10 in this “community”. Management is aloof at best, always hiding behind legal minimums and rarely meeting the luxury standards they advertise. Dog waste is a problem, despite the dog addendum outlining that dogs are not allowed on the landscaped areas. There are pits in the communal play area from dogs digging. Overall I would say the dog owners at this property don’t care about the property. Get ready for noise on weekends, especially if you like to sleep with a window open. I can routinely depend on neighbors revving engines and playing music loud at 10pm Friday and Saturday night. There is a “valet trash” service that you cannot cancel. When services are missed there is no recourse. When neighbors don’t use the provided bin there is no recourse. Months of complaints to management and we still have smelly trash in the enclosed hallways. There is little to no community standards or respect from neighbors. Sadly the best way to describe this community is “north aurora” but with DTC prices.

Over all, these apartments are super nice. I've never had issues with staff or maintenance that wasn't understandable (they were busy with lenders visits for a recent example). Plenty of dog friendly areas for my dog, and for what you get as far as amenities it's affordable, too. I'm also a woman who lives alone, and I have rarely felt unsafe here. Neighbors are super friendly.

I am impressed my my living experience here at Parq At Iliff. Ive lived here for 4 years and I love my home! The staff is amazing and when I need something fixed or have questions everyone pulls together to insure things get taken care of with professionalism and courtesy!

I moved in during an extremely stressful time and it has been nothing short of pleasant. The building is clean, the people are nice, its quiet and the staff has been professional when I have needed help. I havent had much apartment experience but out of the couple I have had, this has been the easiest, which is something I always appreciate
