Property Ratings at Avalon 850 Boca
I regret to say that my experience at Avalon 850 Boca has been exceptionally disappointing. The following issues have made living here extremely unpleasant: Lack of Soundproofing: The apartments are poorly insulated, allowing noise from the street and neighboring units to penetrate easily. From inside my apartment, I can hear every car that passes, as well as every sound from adjacent apartments. Food Trucks: Every day, food trucks are brought in, producing excessive noise and exhaust for up to four hours each evening, and sometimes even in the morning. This disrupts the peace and creates an unhealthy living environment. Elevator Maintenance: The elevators are frequently out of service, often remaining non-functional for as long as four months. This is a significant inconvenience, especially for those living on higher floors. Fire Alarms: The fire alarms are unreliable and are often triggered without cause. Being woken up at 6 AM due to a malfunctioning alarm has become a regular occurrence. Unresponsive Management: The management's indifference to residents' complaints is appalling. Despite numerous reports of these issues, there has been no substantial effort to address or resolve them. Cleanliness: The complex is consistently dirty. Common areas are neglected, and the overall cleanliness of the premises is far below acceptable standards. I strongly advise prospective tenants to consider other options. Avalon 850 Boca fails to provide a comfortable and livable environment, and I would not recommend it to anyone.
The staff here at 850 Boca are exemplary. Everyone is intelligent and capable. My experience has been that each Staff member goes above and beyond. Led by Elizabeth and her support staff, Jonnathan, Brittani and Heather, all highly effective, promptly resolving any issue I may have experience. Adan and Jay, the gentlemen who have handled any Maintenance requests I hve had, similarly, are pros, performing their tasks in a capable and pleasant fashion. The complex itself is aesthetically pleasing. It boasts gorgeous landscaping grounds, pretty scenery, fountains, a dog park, a childrens' playground, a beautiful pool and barbecue area, sidewalks, a beautiful lake. The residences are thoughtfully and tastefully appointed, both inside and out. The roofs are a terra-cotta; each building has been architecturally planned in a pleasing fashion, so as not to appear crowded but just right, in relationship to the other buildings. There is plentiful parking. The clubhouse is beautiful, as is the fitness center. The fitness center contains all the equipment one may require to exercise; also a childrens' play center for the little ones while their parents work out. I'm quite content residing here!
Very nice Community to live in and I highly recommend it. It is like a resort.
The property is very well maintained and the entire living experience so far has been excellent. Residents are courteous for the most part and the value and quality of the amenities are well beyond others in the area.

850 Boca is a top-notch community, offeringeverything one could wish for - attractive, new residences, attractive outer environs, landscaping, state-of-the-art fitness center, pool, dog park, childrens' playground. The architectural rendering of the residences, as well as the beautiful, stucco roofs are striking. The staff are professional, quality persons who address one's concerns expeditiously and capably, always with a smile and a pleasant greeting. The residents, likewise, are of a high caliber. I am quite content residing at 850 Boca!

This is a great luxury rentals community, well located, maintained and managed. The units are modern and the amenities really good. We've been here for more than a year and it's been a great experience.
I must say that living in this community is very pleasant.All the common areas are very clean and lots of options for children, specially for my grandkids.The proximity to i95 is a must.it makes life easier to go to the airports.People at the reception and management are always ready with a positive answer.
850 Boca is a new modern luxury affordable living experience in Boca Raton FL. Close to community amenities such as restaurants, grocery stores, shopping and the train! The floor plans are great!
Great community, great modern units, great staff and management.
850 employs a third party management company to patrol the parking lot. They force you to register with a 3rd party company called NO Go Booting and give all your info (first and last name, email address, street address, vehicle tag, phone number). The fee to remove the boot is $90. An insane amount of money. On top of that, your registration ends in 14 days and you have to re register your guests. It's a racket and its best to avoid this community all together.
It was nice a year ago. It seems to be falling apart when it switched to Greystar. All the maintenance and management changed, no one knows what is going on. The pool is dirty, everyone leaves the gym a mess, the TV's in the gym don't work. It doesn't feel very luxury anymore.

If youre looking for a beautiful, more private community with wonderful floor plans and amenities, then 850 Boca is the place for you!
I would say dont live here
As a college student that goes to Lynn the price, location and layout of the apartment is perfect.
850 Boca is nice when you come to visit, but not to live in. They will be nice until you sign, but you have to pray not to have any issue because they do not care.As a perfect example: today as I write we have an invasion of ants from the window all over my kids bedroom. The management could not find a solution and rushed to go home because it was 6PM, with the excuse that they cannot do nothing today and I have to wait until tomorrow. Meanwhile the question's "Where are my children going to sleep with all these ants coming in nonstop?", the answer is "It is not my problem." CONCLUSION!!!
Great location, great environment
The location of the property is amazing par none, I was sold on the idea of the location. No security cameras or man on site hence I was victim of theft and car damages twice. Previous manager lack the ability to handle the property and client response and concerns without hostility I was a victim of her verbal and physical assault. I wouldnt consider renewing my lease unless I couldnt find a better . The property need to gain control and being short staff shouldnt be an excuse. Pet waste collection bins are a health hazard as they are always overloaded and left for days before being emptied. The pet wash station plumbing needs to be addressed since I moved in a year ago, the parking lot needs cameras or a security system, the exit button needs to be covered to prevent outsiders from coming in, the elevator needs to be cleaned properly in a daily basis, the office management need to observe these issues instead of waiting for the residents to call in for them to be handled.

Good living area. Unfortunately sprinklers are going off at 10:30pm and sprays the walkways so you will get wet unless you walk around them.
My experience here has been amazing so far, the apartment is nice, love the kitchen and the size of the rooms, its spacious. I looooooveee the tub its huge, I have two closets and they are really big. I love the spacious feeling
We are so happy living here! Location is fabulous, staff is amazing!
850 is run by selfricious, rude, unqualified money-hungry staff . the grounds are dirty covered with beer cans and the cleaning crew is yet to show up. People have pit bulls who aren't allowed and my neighbor has had a mattress on his balcony for 3 months now. were unable to park at our own clubhouse and they tow our cars at their leisue...regardless if you're a resident or not. The staff is unhelpful really lacking in the customer service department and drop the ball when it comes to reinforcing any proper rules like speeding in the neighborhood. there was a huge disturbance here the other night a girl got attacked and I know this because I was the one who heard her screaming and called the cops. Not to mention there's an 80% turnover if not higher and those are facts. Read the reviews before you come to 850 most of them are all negative and if not it's because they wrote them within the first week it's all downhill from there.

I moved in a month ago. I had a concern regarding the parking when I was touring the property. I was assured that parking wasn’t an issue . They are plenty of spots up front and in the back even though it wasn’t covered. Less then 30 days of living here they decide to change the parking and take all the (what’s convenient ) according to 850 Boca standards which is not convenient at all and make them reserved and now want to charge $50 for uncovered parking . So now instead of parking one and 2 rows back, I’m parking 3 and 4 rows back . I don’t mind walking during normal days but when it’s raining or you have packages it’s extremely inconvenient and had I known this just 30 days ago, I would have picked the Altis around the corner who offered a covered parking space including in my rent . I definitely would not of choose this apartment had I known how inconvenient parking was. I am not happy about this change and what else will they change in the middle of my lease I wonder ?
Unfortunately, I am one of the first lessors that fell into this new trap in Boca Raton and hope to help others avoid the same mistake. The first impression of 850 Boca is great, new facility, new apartments, pool is great, and the most friendly management team. Here is reality once you sign and move in. 1) management turn out to be the most unfriendly ever. You have kids? No unattended kids allowed in the game room and it is strictly enforced by management. So the nice game room you see and has the vision of your kids playing with others in the community, not going to happen here. My kid is 11years by the way. 2) parking nightmare! The place is not even 1/10 occupied and parking is awful. They don't allow you to park on the street, if you have a garage, they don't allow to park in front even though there is plenty of space. 3) beautiful clubhouse that no one can use. They don't tell you, but the nice clubhouse you see is only open during business hours. Want to rent the nice clubhouse for a gathering or party? Well, $500 and only during business hours. Seriously!?! In other words, it is just for show they don't really want you to use it. 4) BBQ and pool. Please do the math!!! They have hundreds of apts, 3 bbq grills and one pool. Really? Bring your glove boxes or tons of patience if you want to use it on the weekend. I don't expect the hundreds of neighbors and guesses to be as polite as you are. 5) walls are fin, you will hear your neighbors. 6) bring your broom and vacuum, they delivered my unit with lots of dust all over the place. 7) bathroom shower defect, the design of the shower with the glass door will have water leaking thru your bathroom. No fix from management, "that is the way it was designed" they said. 8) Lights. There are no light fixtures on the bedrooms. Management was to cheap to spend $10-15 on it. 9) Security! There is NONE! You are right off the street and anyone can come up right to your door. Ah, and use the pool area for that manner. I have signed up with ADT on a 3y contract, which I will pay termination charges as my wife did not feel safe there with my kids. I am definitely moving out as soon as my lease is up. We have been here for 3 months and can't wait to move. There are so many better choices in the area with management that has been in business for years and understand they are there to serve the tenants and not a sales agent.
