Property Ratings at Avalon Arundel Crossing
To be clear, I have not been offered any sort of compensation for writing this review as some have stated in other reviews. I have been here for a while now and feel that I have enough information to write an honest review. These are my experiences thus far: First of all I would like to address the management, JeLani is part of the management team (new management) and has gone above and beyond in every way possible. From the first day of me touring the property, getting me move in ready and being extremely accommodating through-out the entire process, to several weeks later continuing to answer all of my question and/or concerns. Not once have I felt like I moved in and am on my own ( I have lived in several apartments where once you sign the lease good luck finding someone to help). At Avalon Arundel Crossing everyone has been extremely helpful, accommodating and easily accessible. The other reviews seem out-dated in regards to management issues, I would come see for yourself if you are looking for an updated, modern open floor plan with a ton of amenities at a very reasonable price. Secondly, I would like to address the apartment. I moved into a second floor corner unit and have not had any issues since move-in. If you've lived in apartments before you know that most issues do not come to light until you've moved in and have lived in the unit for some time. The exact opposite has happened to me since moving into this apartment. I have started to notice things like how well the grounds are kept, how clean and efficient the buildings are, how much space and storage I actually have in my unit, and how high-end the finishes are in the unit. I have had one or two questions in regards to the trash/recycle service and building access. These questions were respectfully answered same day within an hour by JeLani and even though I was in the wrong about one of them, he still accommodated my request. Parking has been a breeze and surrounding noise is to be expected for an apartment building (although there is construction outside and I can not hear it at all from inside my unit). The amount of space in these units for the price is amazing, especially compared to surrounding complexes that are not even updated that I toured. All-in-all, I can say that having lived in 6 different apartment complexes in my life-time, this place has 5 stars all around from me. I would highly recommend checking this place out for yourself!
I would not recommend this place to anyone. We moved in and could hear everyone from top to bottom and side to side. Front and rear doors always broken so real lack of security. They promise a smoke free environment but someone was always smoking two doors down. ALSO, when you move out they will slam you with a huge bill. Be sure to scrub the unit from top to bottom. They will hit you with cleaning fees. If you walk on the carpet they are going to find one stain and charge you for cleaning or replacement. I was charged for cleaning and carpet replacement. Stay away from here not professional at all...
Beware: The 4-star & 5-star reviews online are prompted by the promise of rent reductions and/or gift cards and should not be taken into account when considering this community. We rented an apartment at this complex for about one year as it was close to the city and our business when we were in town; however, it was HORRENDOUS. The current management company Avalon, who purchased the community, is even worse than the last. 1. When it rains, the ground floor consistently floods (including ground floor apartments) with 1-4” of water. Black mold can be seen growing on some walls due to excessive flooding at times on the ground floor. 2. Although it's a smoke-free property, the management team here does not enforce it. Hallways consistently smell of smoke. We had a couple who lived next to us that would smoke cigarettes all-day, every day. Nothing was ever done about it. 3. Hallway carpets are stained in most buildings and rarely cleaned. 4. Walls are extremely thin - you can hear neighbors in the hallway, upstairs, downstairs, and on either side. 5. Foundation cracks can be seen throughout the walls in the hallways and in many units. 6. Doors are rarely secure (the locking mechanism is often broken) and are accessible to the public. For a community that supposed to be secure, this was alarming. 7. A neighbor was robbed at gunpoint while we were nearing the end of our lease. 8. Upon move-out, the new management company hit us with a bill to replace all of the carpet (which they admit was not stained and was only a year old) and a deep cleaning of the unit (although they acknowledge that we left it in a clean condition, but they needed to get it ready for the next tenant.). Their cost to do business should not be on any tenant. We’re extremely clean people and have never been charged a fee from any apartment complex, we’ve always received our security deposit back. It’s clear to us Avalon is a fan of price gouging people.
I would not recommend living here , especially for the price you pay. You will see a lot of good reviews and people mentioning how they just moved in because they literally pay residents in gift cards to write a review as soon as they move in. Before they notice: The walls/door/ceiling/ect are all incredibly thin. If you are not on the top floor you will hear every step the people above you take. You will hear everything from the apartments around you through your walls and everything in the hallway through your front door. If you have any windows facing the parking lot, enjoy listening to the other residents blast music and bass at all times of the day and night from their cars. Hope that you never have to deal with the office for any issues because good luck with that. Our apartment (5416) got bed bugs months ago and the office ignored us for over a month which allowed things to get worse. We sent them pictures of the actual bugs and were told "they look like stink bugs" (spoiler alert, they werent). They finally sent someone out after things had gotten much worse and had to heat our apartment all day at 140 degrees, TWICE, in order to get rid of them. We had to throw out about $2000 worth of property from the apartment. Come to find out later, another unit in our building had them and was being treated already when we contacted them about it. So they even knew it was an issue (and probably still is) in building 5 and still denied it. Lastly, we moved out about 2 weeks before our lease was up so we had time with the apartment completely empty in order to clean it and avoid their offer of charging up $105 to have it professionally cleaned. We spent hours cleaning absolutely everything in that unit. Well, we just our final statement and they are charging us $105 for "cleaning". So this is basically just a way for them to be able to not return your security deposit. I would be willing to bet there has never been a single tenant who has not been charged this "cleaning fee" regardless of how well they cleaned it prior to handing in their keys. Luckily we bought a house and will never have to deal with a shady apartment complex like Arundel Crossing ever gain.
Luckily we are finally out of this place and our lease is finally up this Thursday. If you enjoy paper thin walls, floors, and ceiling this is the place for you. If you enjoy maintenance coming in and turning your heat up for you this is the place for you. If you enjoy getting bedbugs because neighbors got them and were improperly handled by management, and then having them improperly handle your unit aswell, this is the place for you. If you enjoy listening to your ignorant neighbors sit in the parking lots blaring bass from their cars right outside of your windows, this is the place for you. If you decide to live here, Good Luck!!!!
Extremely thin walls. You can hear everyone around, above, and below you. Incompetent leasing office (to be fair almost the entire staff was recently replaced likely due to all the complaints. Our unit became infested with bed bugs (building 5) from another unit that got them before us and the office denied it for so long and failed to address it for so long that it caused a significant financial loss. We had to threaten to bring a lawsuit for them to offer to reimburse us half of our expenses from their negligence. My best advice is to talk to neighbors before signing a lease. I don't know a single neighbor that enjoys it here. Yet their reviews on their site are almost all positive because they pay you in gift cards to right a review immediately upon moving in. Typically you don't realize the issues on the 1st night you live here. If you decide to rent anyway, Good Luck!!

Communication sucks!! Spent the weekend showering in an empty apartment because they thought there was a leak. I guess plumbers don't work on the weekend. Went into the office Monday at Noon the Manager had no idea what was even going on. The maintenance team was unpacking a new bench. Guess that was more important.
