Property Ratings at Avalon at Arlington Square
May partner and I have been dealing with an ongoing mice issue for 6 months. We have killed 2 mice in the last week. I do not recommend. The leasing office is barely responsive and they wait until to continue to complain to come up with a lasting solution.
The apartments themselves are nice, spacious, and they have good amenities in the unit. The community amenities are fine
If I could give a half star I wouldn't even give them that. Imagine waking up to INCHES OF WATER FLOODING INTO YOUR APARTMENT from a locked door on your patio because your water heater from 1929 ripped open. Imagine walking into a garage you pay $60 a month to park in and your CAR is either MISSING ALL FOUR TIRES or is COMPLETELY STOLEN. Imagine walking outside for a leisurely stroll on the sidewalk and you see someone URINATING OUT OF A WINDOW onto the street. These are all typical things that happen at Avalon Arlington Square, I have either personally experienced or talked to someone who has had these things happen. The whole apartment complex has become super sketchy over the last two years that I lived there and I don't see it getting any better. They lure people in with "cheapish" rent for the area then when you move out they charge more than your security deposit because they didn't want to clean the carpets so they ripped them all out instead.
Lived here a few years back and the facility experienced a break-in the garage. The burglers stole airbags from each car & never felt safe living there again. Worst part is, Avalon never reached out to see how we were doing, never apologized, never offered anything! Just pure silence. I reached out and asked about potentially receiving a free months rent given the damages to my car totaled over a thousand. They just said they can't help me & no more communications from thereon
Be prepared moving here to live with roaches and mice. We moved from one of the apartments to the townhomes and have had non-stop issues since. We have had mice in our apartment for the last 4 months, and the exterminators and the leasing office have been useless. There has been mouse poop all over our apartment including on our couch. We finally found the hole where the mice have been coming in, and yet maintenance has still not come to fix it yet. Maintenance is friendly but does not fix issues in a timely manner anymore, leaving requests open for months. It's difficult to get office staff to respond to issues.
Like many other reviews here (and elsewhere) we were looking to get out of downtown DC and have more space. We have lived in three other Avalon apartments and always had a wonderful experience. Well, that streak just came crashing down once we moved here. We were guaranteed that the unit would be in perfect condition by our move in date. NOT. This unit has over 25 issues - some dangerous that would not pass an inspection for Health and Safety - yet staff is totally oblivious and condescending. We did our move in written report right away, entered all information into their work order system (with photos and explanations), yet when I went to the office to inquire why no one had contacted us to let us know they were coming over to address these issues, all we got were wide opened eyes and condescending nods. Staff said that they would look into it - nothing had happened yet. They clearly had no clue and worst, did not care at all. This place is embarrassing. It’s a shame that this community has such low standards. There’s a lot of potential here, but caveat emptor… you’ve been warned. Ultimately, I am also very disappointed at Avalon. We had never encountered such disdain towards its clients, more so towards a new move in.
We moved here in Dec 2021 looking for more space since we now work from home. WHAT A MISTAKE. Every month, there is something else that breaks or is infesting! We moved in and the microwave, fridge, and tiles were broken. We tried to move out within 30 days because of their "guarantee" that we were given when we moved but then they reneged on "because of COVID." Like we could EVER use COVID as an excuse for not paying rent. Then, the AC issues. Do not get me started - it's 82+ degrees CONSTANTLY upstairs, despite it being 70 downstairs. Why? "Walls and only one vent in the townhouse upstairs rooms." It's unlivable. The "wood floors" are stickers and are constantly coming up. We had an infestation of ants and now mini-water bugs! The sap from the trees covers the car every morning - not to mention all the spiders that cover our car mirror every morning. Living with the dumpster is a horrible experience too - we can't back out of our driveway because the recycling bins are moved in front of it. Not to mention the flies!!! There were stains all over the carpet when we moved in, like they didn't replace or clean it from the prior tenant - paint stains all over the railings and carpet too. They couldn't get the fireplace working for months. And now? 2nd time with no COLD water in the primary bedroom. Paired with these bugs with "pest control" not coming for a week+? We are out when our lease is up! Which sucks because we had to pay a ton to move! Lots of sq footage eaten up by stairs (52 to get from the car to the primary bedroom)! The walls are also paper thin. The staff do not care. Maintenance doesn't care. In 7 months, two of our neighbors have moved and now we know why. DO NOT MOVE HERE!
There have been multiple vehicle break ins in the past year but Management refuses to do anything about it. I have never felt the need to install a security alarm before living here, but I bought a Simply Safe recently. We've had problems with pests and neighbors smoking and being loud, many people on our community FB group have complained that Management does nothing about these types of complaints and that is my experience as well. It's just not a great place to live.
A random stranger was given a key and my apartment number for a self guided tour of my unit without my consent or knowledge. This is not an isolated incident and the stranger confessed to being given the wrong keys to another occupied unit as well. The man associated himself with the staff at the Avalon Community when I opened the door and asked him if he was here for the "preliminary inspection" and he replied saying he was. Once the stranger started recording me and my unit without my permission, I asked further questions and he stated that he was viewing the layout of the unit as a part of the self-guided tour of the property. This clearly raised alarms considering that he revealed he was no longer a part of the Avalon staff and not conducting an inspection. I later walked with the stranger to the leasing office to discuss with two leasing associates. They took the key from the stranger, gave him his ID and let him leave. They informed me that they were sorry and that this was a "mistake" to which I asked to elevate the issue and speak to a manager. I spoke to a senior community manager, who told me that I should not have opened the door because there was no way for me to verify that this individual was associated with the Avalon Community, essentially putting the blame on me for the Avalon Community's mistake. Besides somebody’s tires being stolen in the garage and multiple security breaches, there are issues with pests and maintenance requests go unresolved. Do yourself a favor and don’t rent here.
They will not give your security deposit back, and they will charge you for extra "damages" that they can't prove.
Avalon @ Arlington Square is a nice place to live in. Small buildings and great apartments make you feel at home. It's great to park your car in the same floor as your unit, live in a pet friendly environment, and nice staff members, inside a great clubhouse. It's amenities give you opportunities to work out and relax. I recommend this neighborhood to live in.
I have lived in Avalon for over two years The apartments are ok a bit noisy but not to bad. My real issue is with the parking. I pay for a parking spot in the garage attached to my apartment. Avalon which lets other businesses park in this garage as well lets A-1 towing in at night to tow people without permits. Which is reckless because A-1 is a cutrate towing company. I had a car accident I received a rental car that I wished to park in the garage. I went to the conciearge thinking I could get a pass to park where I wanted to in the garage. I explained I was a resident and I had a rental and I needed to park in garage. He gave me a pass so I thought I was good. The next morning I came out and my car was towed. Long story short I had to pay 160 dollars to get my car back that the towing agency A-1 damaged and refused to own up to it. I went to Avalon explained my situation and they told me it was my fault and I would have to eat it. So in all I paid Avalon 100 dollars for a parking spot monthly that they towed me out of. If that’s the service you enjoy then this place is for you.
When I first toured this property I was impressed by the buildings, the landscape everything nicely maintained, but I've lived in my Avalon Apt now for one-year, and I am content. Their properties are slightly over-priced and not of the best quality of structure. I live near Glebe Rd. and every morning I hear the traffic, buses right from my bedroom window. The property staff is polite, but not professional. The great thing about this apartment location is the proximity to I-95, Shirlington, and Park trails. In addition, they have very nice pools, grills and courtyards. I'd love to give this property five-stars, but they have a lot of improving to do beginning with staff, and putting the tenant first.
A perfect place if you want an easy access to the metro by reliable daily buses, great shopping malls and restaurants, and well-maintained running trails and parks. The entire community is being inconveniently renovated with a brand new gym, an indoor basketball court, a swimming pool, dog parks, and outdoor electric grills. A perfect community for transient government workers and military families. It offers a quality quiet living without missing out on the rich cultural and urban lifestyle The Capital of the World offers.
I've lived here for two years and am renewing my lease for a third year, simply because the management has changed. The two pools have received upgraded furniture, most of the apartments are also receiving upgrades and so is the community office. This has all been happening within the past six months, and it's made a huge difference. Parking fees are next to nothing (free for the first car, $25 for the second and so on) and the amenity fees are much less than surrounding complexes. Sure, it's not walking distance to a metro station but the bus is free when you are a resident and it's within a ten minute drive to all the super popular nightlife. The only negative I can say is I wished the trash and recycling was easier to access. It gets a bit backed up at the end of the week, but that's also expected.
I've enjoyed living here for the past year. Clean, pet friendly, ghost free apartments. Management is super friendly and quick to fix any maintenance issues. They're also renovating a bunch of apartments. Overall it's a pretty good deal for the ridiculously overpriced DC area.
AAS is a lovely spot that strives to blend in to the neighborhood, but rather creates a unique townhome and apartment complex. It has lots of convenient amenities such as on site gym, two pools, updated grills, dog parks, and free access to the ART 87 buses that take you to Shirlington Station or the Pentagon Metro. The community is adjacent to 395 which makes for easy access into and out of the city with relatively short commutes to 66 and 495. They've also recently upgraded some of the homes to partial wood flooring, granite countertops, and brand new bathroom vanities and new stainless steel appliances. The area is very bike friendly and you're able to walk to the Giant grocery store, Starbucks, and Gold's Gym only two blocks away!
I've been very happy with Avalon. The location is great (near the Pentagon Mall, close to a grocery store, and Washington, DC), and the community is a nice place to live. Their amenities include just about anything you could want: basketball court, swimming pools, business center, courtyard, and a package room with long hours so you don't need to try to stop by during work hours. While we sometimes hear people and sirens outside, internally the apartment is very sound proof and we've never had issues with hearing our neighbors or dealing with noise complaints. Overall, this apartment is great value for the location and the space you get. We even had to break our lease early due to outside circumstances, and the Avalon staff were very accommodating and gave us multiple options for our situation. I've lived at several apartment complexes in the DC area over the past years, and this one has been my favorite.
This has been a great apartment to live at, really convenient to DC, Shirlington, Crystal City, Alexandria and the Pentagon. When searching for apartments, we found that Avalon offered us much more space for the same price than the other apartment buildings in the area. It's a nice community, and while being close to the highway means you sometimes have added noise, it also means it's easy to get everywhere. Whenever we've had any issues the maintenance was taken care of as soon as we requested it, and the staff always responded to our needs. It's nothing glamorous, but is clean, spacious and has all the basics you look for in a living situation while being really well-priced (at least, for the very over priced northern Virginia area).
The office is rude and impossible to deal with. The maintenance team does the bare minimum to resolve your situation and you have to fight them the whole time to be timely and communicate with you. I have had major water damage to my apartment from above 4 times since living here. They treat everyone that lives here as expendable not like people who are here to build a home. Only move here if you are a bunch of bachelor roommates who are just looking for a place to use up and move on.
