Property Ratings at Avalon at Gallery Place
I regret to inform potential residents that my time at Avalon at Gallery Place has been marred by a series of persistent and unresolved issues. I’ve had to contend with mice in my apartment, which is a clear sign of neglect when it comes to pest control. The situation worsened when my bedroom was subjected to an unexplained water leakage, soaking the carpet and wood flooring. It took days of constant industrial fan usage to dry it out, a process that was both inconvenient and disruptive. There were times with lack of hot water, and for over a month and a half, I had to deal with being unable to take a proper shower due to a broken valve cartridge, which left me oscillating between scalding hot and freezing cold water. The discomfort extended to the air conditioning, which was non-functional for over three weeks during the heat of summer. The issues didn’t stop there; my washing machine and dryer have been nonfunctional for two weeks now, and I’ve recently discovered that my oven is also failing, likely necessitating yet another work order. Lastly the trash shoot is frequently out of order. In conclusion, the cumulative effect of these problems has significantly detracted from the quality of life that Avalon at Gallery Place promises to offer. Management’s response to these issues has been disappointingly ineffective and unempathetic, leaving much to be desired in terms of tenant care and satisfaction. The only reason this place doesn't get less than 3 stars from me is because the maintenance staff are very helpful and the location is pretty good as far as access. The complex and management though leave much to be desired.
I resided at Avalon at Gallery Place in Chinatown for 1 year and 8 months. The concierge/staff personnel were always attentive and helpful (Jim is the BEST!). But management seems unconcerned with the tenant experience. In the last month of my first year’s leasing term, I had a minor issue with the lock on my apartment door that snowballed into my inability to access either my own apartment, my floor or the building/common areas via fob over the next 3 months. I was extremely frustrated but remained cordial with the staff since it wasn’t their fault and they were working to resolve it. But I should have regularly emailed my complaints to management over that 3-month period. I did not receive any measure of the consideration that I showed after being faced with a need to return home 4 months earlier than I planned. Management wasn’t obligated to grant my request and they simply did not care that I had been considerate of those unforeseen circumstances when I was inconvenienced. Adding further injury: I requested a parking space during the last week of my tenure at Avalon at Gallery place. Management charged me $100 to park for a few days instead of simply prorating the monthly parking rate for residents. Apparently that small step would have required them to complete some administrative steps and paperwork. I cannot recommend Avalon at Gallery Place as a community where management cares about its tenants/residents. And I suggest that anyone inconvenienced during the lease should regularly communicate with management. The concierge staff, that is most familiar with the tenants’ experiences, is a 10+ but they have little authority to make decisions concerning the residents that they interact with so closely. And management, unfortunately, doesn’t value their input.
The address is essentially Chinatown! You are in the middle of everything. However, you don't have to be. This community boasts the gift of time -- and it is true! From the rooftop skyline between the Washington monument and the US Capitol to the ATM tucked inconspicuously in the community room to the extremely helpful staff of concierge, you can stay close to home in this quiet community. It's a hip, upscale, and urban space that exceeds, intuits, and anticipates expectations. I like it!
