Property Ratings at Avalon at Grosvenor Station
This is a very well designed and managed human sized apartment complex. I have a one bedroom and the rooms are spacious and airy, the kitchen bath and laundry well appointed. As always important in communal living the apartments are well insulated so I never hear neighbors, though the ones I meet are very friendly and helpful. The staff here is friendly and responsive and the location can't be beat. Importantly, the complex is set up for current technology and service and package delivery are seamless. I'm delighted to have the opportunity to rent here.
I think the location of this apartment is what you cannot beat. I lived here for 3 years, and have transferred from one unit to another, so lots of experience. Location was great, metro is close by, Strathmore is close by for nice walks and some green areas, lots of restaurants and stores near by, and extremely close to 495 and 270. You can't beat any of this! We were extremely happy here, until the pandemic hit. We were on a ground level floor, and asked for a bit more protection while we were on our balcony. Leasing did nothing. People allowed their pets on to our balcony when walking by, and of course dogs use the bathroom directly in front of the balcony. It constantly smelled of pee, and we could not deal with people walking their dogs less than 1 foot from our balcony without a mask at peak pandemic. Additionally, they stopped tracking packages. 2 packages have gone missing from the lobby and that money is lost. When we couldn't take being on the ground floor anymore (ground flood has lots of little bugs and no Orkin during pandemic, no other options, just living the bug life) we moved up to a different floor. When we moved, that is where the true colors came out. We were charged $500 for damages for the original unit, but they could not show any evidence of damage. We asked for photos, and they provided, but admitted that the photos didn't the show the damage. Additionally, we left a dutch oven in the apartment, and within 3 days asked to see if it was left. We were told it was not in the apartment, but months later when we asked for the photos of damage, the dutch oven was pictured. So they did have it.
It is impossible to work from home here. Everything is so loud- the water heater always making noise, the dumpsters, the garage door, the neighbors, everything. It is enough to make you not enjoy your living space. I'm not sure why the dumpsters needed to be emptied 3 times a day, every day. It was constantly noisy. Staff was extremely rude and unsympathetic when the issue was brought up. They did nothing, as you can expect. This isn't a luxury apartment, as they claim to be.
I will start with the pros. The gym is great and I have no complaints, as it is very convenient and clean. Also, access to the Metro is great. The Metro stop is extremely accessible, and those are the only good things I have to say about this place because I am extremely dissatisfied. I have not been able to peacefully enjoy my apartment because of the amount of noise that comes from my upstairs neighbors. I have complained about how I regularly get woken up out of my sleep from the sounds of continuous banging and stomping. I cannot read quietly at really any time of day because I hear the sounds of my neighbors' loud footsteps, stomping and running. I have complained several times and the problem has only gotten worse. I do not fault Avalon employees because I suppose they cannot control their tenants' behavior; however, the poor construction of this building is impermissible. I should not be able to hear every step the person that lives above me takes. Countless times this nuisance has forced me out of my own apartment just to get a break from all the noise, which is not fair to me because I am essentially paying for an apartment I cannot enjoy.
I have now lived in 4 different apartments and Avalon by far has been my favorite. The office staff is friendly and helpful, as is the maintenance staff. They respond to maintenance request within a couple of hours and always get the job done. The apartment itself was spacious and full of light. The pool and fitness center were very nice, made me enjoy working out. The convenience to the metro is what drew us to the apartment and it was so nice to be a 5 minute walk away. We lived there only for a year and only moved away because we were moving to a different state. If I could have moved Avalon with us, I would!
My apartment here is perfect. Spacious, great layout, walk-in closets, updated kitchen, and in-apartment washer/dryer - what more can you ask for? There are two gyms in the community, both great with new treadmills, ellipticals, and bikes with their own TV. The pool is well maintained and always clean, as all the common spaces in the community are. Parking has never been an issue- I live in 10301 and park right under the building. The leasing office accepts packages and sends me an email promptly when they come in, which is handy. Everyone in the community is friendly, and I've never had to worry about my safety here. The real selling point though of this place is the distance to the metro which is very convenient. Just a short walk from my apartment! One thing I wasn't aware of before moving in, which I've really come to love is that Rock Creek Park is just around the corner. With great shaded trails winding along the creek, it's the perfect place for a walk or jog. I've lived here two years now and have no complaints. I am unfortunately looking to relocate closer to work and I'm finding it incredibly hard to find an apartment that lives up to the one I have now at Avalon.

This community is super pet friendly. If you have a large dog, they will fit in perfectly here. Although, I do wish they would add a dog park there are some dog parks nearby and plenty of grassy areas. Located right next to an entrance to Rock Creek Park which is great for long walks. less than a 5 minute walk from your front door to the Metro station, which is a huge benefit. You are also 2 stop lights from 495 and 5 minute drive to 270. The apartments themselves could use some updates in terms of finishes, but the trade off is that you have a lot of space and huge closets. I would recommend asking for the small stand alone building as they have their own underground parking garage, some updates to the kitchens, and a private fitness center. The pool is great, but gets crowded on the weekends. My maintenance requests have all been handled quickly and I haven't had any issues with the staff, they are all very nice. The trash rooms do get a little smelly, but when don't trash rooms get smelly? The hallways could also use some renovations, but overall it is a great community with great people.
My husband and I really enjoyed living at the Avalon at Grosvenor station. We lived there for a year and a half. The maintainance team was always very quick to respond (usually same day). The gym is the best apartment gym I have ever seen. About 15 cardio machines, all with personal TVs, and a great weight room. The staff were always very helpful and friendly. The metro station is literally 100ft from the apartments. The only reason I am giving 4 stars is because my car, and several others, were broken into. The garage was remote access only and the apartment did nothing to assist in our losses and only has one camera that is pointed at the main entrance.
I have stayed at Avalon's apartment for over a year. You are literally one minute away from the metro! to top it off you are also right next to the beltway. You are right between Bethesda and Rockville which provides for great shopping and dining. The staff at the leasing office are really nice and are willing to work with you on just about anything. Any trouble tickets that we submitted were completed within 48 hours. They also offer a pool and a pretty decent gym, with a cardio and weightlifting room. I would highly recommend this apartment!
We've lived in many different apartment's as my husband is military and this is the worst place we've ever rented. 1. You can hear everything your neighbors do; 2. The leasing office doesn't care about the tenants' concerns; 3. Poor maintenance service; 4. Low-quality appliances and material in the apartments.
